I rented a home managed by The Home Store for two years. During our tenancy, things generally went smoothly, and maintenance requests were handled appropriately. However, the move-out process was very disappointing and unprofessional. It took exactly 30 days after we moved out to receive our security deposit, and only because we reached out to ask about it. The company admitted they hadn't sent it yet and then mailed it to the property we had moved out of--despite both my roommate and I providing forwarding addresses. New tenants had already moved in, making this even more careless. When we finally received the itemized list of charges, there were several questionable deductions: * Repainting: We were charged for repainting with no documentation of any damage caused by us. Once I questioned it, they removed the charge immediately. * Tree/Weed Removal: We were billed for "tree removal," but after I disputed it, they changed their explanation to "weed removal." * Garage Door Handle: We were charged $100 to replace a garage door handle that never worked during our tenancy. The part costs around $20 at Home Depot, and management had previously told us to secure the garage with a separate lock instead. After I pointed out that they sent the deposit to the wrong address, they reduced some--but not all--of the unfair charges. Overall, this experience showed a lack of professionalism and transparency. It feels like they tried to retain as much of the security deposit as possible until questioned. Wow this Rental company is out of control with these horrible reviews, I'm a City Inspector and Housing Private Eye, for the Governor. I have witnessed them treating there black and minority Tentants unfair just because they have Housing Voucher's, they feel like they can just collect rent without doing simple upgrades as far as windows, basement Installation, plumbing, Doors, ETC, and robbing Tentant's of there Security Deposit's when they move out. Unfortunately, Sandy Bricknell the Property Manger/Accounting was born without a soul. In May 2018, we had a horrendous flood in our basement at 1726 Huntington Blvd in GPW. We begged Sandy to send someone out ASAP, since all our property was being destroyed by the flood. She refused. The full problem was not resolved until July 2018, after we when went to GPW court. We begged Ms. Bricknell for the house to have foam insulation since we had exorbitant DTE bills from heating and air-conditioning. Sandy refused again. When one receives a water bill, it comes from GPW, then the Home Store tacks on $17.50 administration fees to the water bill. Seriously? It costs the corporation $17.50 to put a bill in the mail. Really? This scam happen with EVERY water bill. This tactic was ridiculous. That last final straw, was last month we had to move, and Sandy made us move after my Husband had Left shoulder replacement surgery and I had major spine surgery. However, Sandy without a soul, lacked empathy for our current situation. My advice, please consider other corporations, after renting 7 years from this demonic corporation, I am so happy that I don't have to rent from the Home Store and I don't have to deal with Ms Sandy Bricknell, ie., Lucifer. While I was renting with them I was being stalked, it was a very scary situation. I put sandy in contact with the special victims detective of my case. I was told by the detective that it wasn't safe for me to stay there. They told me they would work with me to break my lease. As I left I steamed the floors, repainted and even patched a hole in the wall that was there when I moved it. There were a couple blinds that were broken but that place was perfect otherwise. They charged me $5000 of bogus charges saying I scratched the wall and a bunch of other bullshit. They are slumlords that took advantage of a young woman who lived alone who was in a dangerous situation. Disgusting terrible people. read more

They allowed me to live without heat for a whole winter while they lied to me about "inspections" once I said I would order my own city inspection, I somehow was met with a letter telling me I would have a new furnace in a week. Crazy how before I ordered an inspection it was perfect. They once installed a toilet that later leaked and then came and did a terrible cover up job. This house was neglected so bad by them, that once I left the city won't let them rent it out; it's been vacant for a year!! My lease will end shortly. I had hoped conditions would have changed, sadly they have not. I have repeatedly discouraged friends from doing business with the home store and will do so for a very long time. The Home Store uses a manipulative business model. In the one year I've done business with them I've noticed staff changing quicker than the seasons. The worst experience of my life. They were still finishing up the house and I asked if it would be done in time for move in, no problem she said. BIG PROBLEMS ! We rented because it had a finished basement for my boys to hang in and my husbands office, we put a lot of furniture and boxes down there so we could handle unpacking one room at a time and be able to walk around. 2 weeks in, sewage flood, lost 10,000-15,000 in furniture and belongings. The plumber told us and them, they needed to dig up the front and replace the pipes,tree roots were everywhere. What was salvageable had to be brought up and put in the living room and kitchen. And the smell.... Well you can imagine a basement full of _______! It took almost 3 months to finish, because.?THEY DIDNT LISTEN TO THE PLUMBER AND IT FLOODED AGAIN. This time they couldn't fix it,had no choice but to dig. In all this time, do you think we were compensated for our losses, or not being able live properly?all we had was stuffed in our bedrooms. Did they care, ha! Wasn't their house, why not take the chance. Well they are definitely of the same stuff that filled our basement, twice. The house stunk. Then we find out, the house was never inspected by the city as ready to rent. It was ILLEGAL for them to rent us the house. Never inspected, and according to the city inspector that WE CALLED, the house would not have passed. There was a leak in the corner of the basement by the drive, we were told it had been repaired, until it rained a lot, then a stream,down the corner, under the bed, etc..The inspector apologized to us for the fact that the worst punishment he could impose was a 25.00 fine. Home store didn't give a hoot, that's nothing compared to what it could have cost if inspected first. I'm sure they knew that. I'm not the only one who's home went un-inspected, I've read it in other reviews. Additionally the lawn was an issue addressed before renting, at signing of the lease and upon many phone calls. In the back, it was nonexistent!! I payed to have my two dogs rent as well, you all know what rain and no grass means. For 3 YEARS,WE CALLED,AND CALLED AND CALLED. Never did get that lawn. Then suddenly as I'm laying in bed recovering from surgery my husband comes in and says the owner is selling and we have to find a new place,pack and move most things ourself due to financial issues, AND... I'm supposed to be off my feet quite a bit longer. I emailed, called, my husband called the owner, again and again, PLEASE GIVE US ANOTHER WEEK, no, another weekend, NO!! We had to leave a lot in the garage and basement that we wanted but physically could not stretch time and space to move it out. I wanted that stuff, a lot of my dads tools, things he built and he had just passed. We had to be out. Now they want to sue us for 7,000, hahahahaha!!! Where's the money for all the lost property we lost in the flood due to a house that wasn't inspected, twice (house ms must be inspected each time you renew a lease)or are ready to rent. They want to charge us for leaving property we wanted but they wouldn't allow us extra time to move it. I Would have moved prior but wanted to stay for the kids, this was where they grew up and where their friends were. Our neighbors were moving because of how the homestore treated them as well. Many,many other things transpired while living there, these are just the top stories. Never, ever rent from these people. I just don't get how people with the ethics of the home store, stay in business. They are scum!!!! oh, by the way, the last 2 weeks we were trying to pack and move, the basement started flooding sewage again. They just sent someone every 4-5 days to try and plunge it out,but not fix it. Apparently other trees had to go. They just kept invading the plumbing with their roots. I have no doubt what happened, they threw out what we couldn't get in time . The owner, Dr. Richard Chesbrough, is just as sleazy and unethical. I called him directly, told him I had surgery, and he didn't care in the least, in fact he told the hs to tell us not to contact him. Such a caring person, no wonder he's a doctor, NOT! As unethical and heartless as the rest of the money grubbing bunch. STAY AWAY, NEVER EVER WALK INTO A HOME WITH ONE OF THEIR SIGNS, WARN YOUR FRIENDS AND FAMILY! The follow up to this story is that the Week We were moving the basement keep flooding every day and they didn't care one bit. They are suing us for the Cost of throwing out our belongings that they wouldn't give us time to get. I wish I wasn't disabled and could afford an attorney to take them to court. If I could give zero stars I definitely would. This place is a complete joke. They were the management company of the property I rented in January 2015. We didn't have appliances so they offered to provide us appliances for negation of $50 per month which we accepted. They apparently like to give appliances that are 20 years old we went through three refrigerators. In November 2015 we contacted them several times regarding our refrigerator being at 54° they were for the company to come fix it but this company could only come Monday through Friday 8 AM to 5 PM. During this time. I lost several hundreds of dollars worth of food. The owner of the property is a slumlord herself. We were rented a house with an attachment between the home and the garage that was illegal. In December 2015 the floor actually collapsed and separated from the walls along rodents to enter the home. Just opened up a letter from the home store where we received a refund of $116 after we gave them $1500. I will be taking this company as well as Glenda Butler the owner to court. I have had a great experience with The Home Store, and particularly with Eric Wizenberg, the Director of Property Management. My fiance and I own three single family houses in Ferndale and a duplex in Hazel Park, and THS manages all four properties. We live in NYC, and it is impossible for us to take care of & rent out our houses from so far away, so we rely on THS to manage them. They have handled renovations on one, are about to start reno's on another, and have been straightforward and easy to deal with in all interactions. They make owning rental property easy, and this is NOT an easy business. We are currently trying to buy another multifamily property which we plan to sign over to THS to manage if the deal goes through. They lied in the sellers disclosure's regarding plumbing information in 28501 Marshall st Southfield recently, was not insulated properly and had continuous issues with busted pipes. They were aware of the issue because they had a plumber come to the property on the day of our inspection prior to us asking if they were aware of any plumbing issues days before. In addition some of the top managers or representatives when they get into an attitude cloud, will provide name calling gestures at you for simply trying to state your fair case. Fortunately, we do not play in childish behaviors with grown adults, of the home store, in Ferndale. This being said, we do not condone any one deal with the services of - the home store Ferndale. Hi Ya'll- This company has threatened to sue me for my negative reviews and is somehow removing my negative review off Google. I think silencing unhappy former customers is way is a disgusting way to do business. I just want my voice heard. Everything I am saying is either true and I can prove it or is my opinion. I am changing my review to provide additional specifics. We have had a terrible experience with this company. Not only did they not do the job they were hired to do but they were beyond horrible to deal with. I have e-mails documenting everything including an e-mail the owner of the company actually signed "Love Mr. Criminal Idiot". He failed to pay bills on time and failed to pay the late fee he said he would pay. This is just the tip of the iceberg. I would strongly recommend not using this company. My goal is to give people knowledge so a potential customer can make an informed decision. It is also important to note, during your decision making process that two of the positive reviews (that are on Google but were filtered on Yelp) are from the wife and father of Eric Wizenberg, the Director of Property Management for this company. You can decide for yourself whether that biases the review or not. If you have had a bad experience with The Home Store (or any other real estate company) you have recourse beyond just a negative review. You can contact the Michigan Attorney General (especially LARA, the licensing department). The Better Business Bureau- They are just mediators, but if the BBB gets enough complaints, their rating will be poor. Since this is where people seem to look first, it can be effective in warning others. Michigan Association of Realtors (Your complaint with the AG's office and any legal action must be complete before filing a complaint). The Association or Realtors has a code of conduct that deals with behaviors and responsiveness. This is a good resource. I guess the best thing I can say is that their employee Kellie or whatever STRAIGHT FACE LIED to me and my partner about pretty much everything we tried to talk to them about. Super disappointed in my experience with The Home Store. Basically, my advice to anyone renting presently or in the future from THS is to document with pictures or video METICULOUSLY when you move out, and know that they will try to charge you for anything they can. They will even charge you if they have to replace some light bulbs. So be meticulous with returning the house to its original condition and document everything. In my case, I touched up scuff marks on the walls upon moving out and patched holes from pictures we hung, etc. however I forgot to uninstall a metal bar I had installed into the wall to hang clothes on (my wife's clothes occupied the only closet in our bedroom). It required some minor patch work, but seriously a super easy spackle job. They tried to charge me $1,375 to repaint the ENTIRE interior of the house. They initially said it was because some walls had scuff marks on them - which is an insane explanation... You don't charge the tenant to repaint the entire interior of the house because of a few problem areas and they were seriously easy touch ups. Charge me a couple hundred bucks for that if you must. Then after much back and forth fighting them on that, their reasoning was because they had to patch up where the bar was. A job that had I remembered to do it myself would have taken me 15 minutes of actual hands on working time, aside from letting spackle and paint dry. I felt really taken advantage of with the whole move out experience with all the things they tried to charge me for, and it really lacked a lot of integrity on their part in my opinion. We ended up settling the dispute but even the way they went about settling was pretty disrespectful (too long of a story to bother going into). If you are considering renting from The Home Store, I would seriously think twice. read more

I did business with this company up until API parted ways with them in August 2013. DO NOT do business with them. We had direct deposit set up for rent but were charged late fees for rent repeatedly which ended up totaling 800 dollars and we were threatened eviction- Last I knew direct deposit meant you take the rent money each month when you need it. We had to fight repeatedly for these charges to be removed. The lady in charge constantly ignored our requests to speak to the owner. The company is most likely still doing damage control. We have been a business tenant with The Home Store for over 6 years. We rent a storefront location in Ferndale. When we signed our original lease, back in 2010, we had no idea what was to come. Our business was a success, and we quickly outgrew our space. We began to look for a bigger space in Ferndale. When we told The Home Store that we were looking for more space, we realized that we didn't just have a "Landlord", we had what equated to a building partner. They offered ideas and suggestions to help us stay where we were and grow at the same time. When the space next door to our space became available, The Home Store helped us convert what was once 2 spaces into 1 space. Our business really took off! That was three years ago, and now we are getting ready to expand again. Once again, the kind people at The Home Store are helping us to expand our shop to its full potential. As small business owners, we hear all kinds of horror stories regarding landlords and property management from our fellow business owner friends. We are happy to report that we don't have those issues. We feel that the people at The Home Store are there to help us. No problem is too small or too great, and ideas for betterment are taken seriously. Action is taken. This is not your typical property management company. The home store was only effective in one way. If the issue was in their self interest they would attack it with diligence. If the issue was in the tenants or owners interest, then they literally would try to advise you against your self interest or wine about how they would not make money. Very unprofessional. They were not very organized or customer friendly. They would try to over charge you and your tenants for everything. They were more adversarial than a partner in most areas and if felt like you had to over see everything thing they did. They are not accommodating and will hang on to your money and find ways to charge extra at the end of your business relationship. Approach with caution. read more

Wow, I should have read the reviews of this place before I went ahead and used them. We were looking to lease a house and through our realtor (who is amazing !) we found a house that was managed by this company. To start things off, I ran over on my lunch hour to drop off an application check and no one was in the building. There wasn't a sign saying they were closed or left for lunch. I just stood there ringing the doorbell for 5 minutes waiting and decided to leave and come back. No consideration for clients. After applying and getting accepted we wanted to try to negotiate an EXTREMELY high pet fee (non-refundable $250 dollar pet fee PER pet.) We have a small, 12lb 5 year old dog and a 5 year old cat. Both potty trained and house trained. This is so unreasonable to me, I might as well throw money in the trash! We sent an email asking to negotiate the price. We also wanted to ask if the security deposit could be lessoned as my credit score is very high and they wanted 1 month and a half which is the maximum amount one can charge. Instead of getting a simple "No negotiations" email back we got a very rude reply telling us that they already accepted another application to a person for a "2 year lease, for full price, with no pets. Thanks for your time." I'm sorry, did we not just receive an email saying we were accepted and asking a good time to sign a lease? I do not want to use this woman's name ( I choose to be respectful to people even when they don't feel like being respectful to others, clients at that) What is wrong with this woman? I'm so disappointed in this company and judging on all of these reviews I don't know how they stay in business. Like others have mentioned, I am severely disappointed that i am forced to give them at least 1 star to even write this review. There are FAR TOO MANY ISSUES to list in this review but i will try to touch on a few and convey the overall point. My family and i have been living in one of their houses for just over a year and it might be the most miserable year+ of all our lives. Today our basement flooded severely for a third time in 8 months. The first time it flooded, the Home Store left our basement contaminated for about 2 weeks. We cleaned out everything we could, but a professional disaster cleanup team was necessary... except the Home Store thought the growth of black mold, stench, and bacteria was a matter that could wait several weeks. They half-ass fixed it, even though the contractors told them it wouldnt work long, and the basement flooded again just a couple months later.... Again, they left us sitting in the water, and each time we lost more. Two days ago, our basement flooded again, and once again, The Home Store is nowhere to be seen or heard from.... Throughout our stay here, the Home Store's laughable carpentry work has really become evident; closet doors just fall off, wind blowing through the seals of every door, cabinets loosen on the walls and their doors fall off too, the pseudo wood floor is curling beneath us. I can just go on and on. OUR STAY ON THIS PROPERTY HAS BEEN MISERABLE****** The Home Store is run by a few money grubbers with no respect for other and ZERO HONESTY. They're a lying fraudulent business hungry for YOUR money at their cheapest expense. Every ounce of work they do is on the cutting edge of legality. And like everyone else has mentioned, our house is a code inspector's nightmare. I can go on and on with more sorry events and hack job work that The Home Store is responsible for but i wont bore you. If I had a choice there would be no stars. I wish I would have never listened to the person that got us into this mess with such a horrible company. They never kept to a single promise they made that my roommate has email proof of. And now five months later after we moved out they are trying to make us pay them nearly 3,000 dollars for "repairs" that are not even necessary nor called for. They didn't keep up the promises to repair the floors or cabinets before we moved in and gave us appliances that they never showed up to service since they didn't work correctly. They also never updated any of the city inspector said they were responsible to fix in order to even be renting the house out to any person. Wish I could give negative stars. Their website is likely riddled with fake testimonials like any self run site. I put up with this company for a few years and went the extra mile to maintain the property better than most (as i was told by their crew upon the loosely scheduled inspections) and did almost all repairs myself inorder to avoid issues and lengths of time waiting on them whom would rarely return an email or phonecall let alone anything else. I agree with all the bad reviews posted and concur with them. I was more or less figuratively kicked in the teeth for all of my good efforts to be a good tenant. I rent a house. My original rent agreement was with Michigan Property Management which I had absolutely no problems with. After renewing my lease for 3 years, they sold it off to The Home Store. The customer service is horrible. I recently called because of a line down in my backyard. After several attempts to have it fixed by SBC/Ameritech, I decided to call The Home Store to see if they knew who I had to call. My call was placed to maintenance. I explained my issue. That's when the representative started telling me that The Home Store could not fix the line due to insurance issues. That's when I interrupted her to explain I wasn't calling for them to fix it, yet trying to find out who I had to call to have the line repaired. That's when she blew a gasket. Which I get it, she was frustrated that I interrupted her. I let her have her piece. Then when it went silent, I was expecting an answer about who to call instead I was treated like a third grader being lectured over interrupting her. After finding out I had to call DTE, I had to place another maintenance order for my leaky sink. I asked her why she spent 10 minutes lecturing me, when the answer was so simple, DTE. Click, she hung up on me. I called back to complain. I asked for a manager or supervisor to give me a call regarding the incident. Nothing. Then I called again, upset because my sink is still leaking and no order has even been placed yet. It wasn't quite 5pm yet, and my call was transferred to an answering agent who said she could take down my complaint, and put in a work order for me. A day later I had a voice mail saying their plumber would be getting a hold of me. No number for the plumber, no contact info, and no follow up phone call. Horrible company, if you are looking for to rent a home keep looking , these people are worst , they never ever answer the phone and you are lucky if they answer the phone , they have figured out how to trick people and they will do whatever its possible to keep the deposit money . I rented a house in Berkley for not even a year , had to pay extra for washer and dryer , fridge had to be replaced for another one with the same issue , the same week we were informed because they house was sold we got a RAT that caused some damage , a C02 leak that we have to pay to get it fixed ( they never replaced the furnace after tue flood) , we were forced to live the house mid January and we all know thats not a fun task in the cold winter, to make this issue worse , we paid for a whole moth only stay half of that same month and they kept the rest . My last review was removed, so here I go again. Recently my friends and I rented a home from The Home Store. After signing a lease and moving in we discovered after a city inspection of the property that the house had never been registered or licensed with the city for rental. The inspector that came to our house discovered several repairs that were needed at the house. Although the home store reacted quickly to one off the issues, there are still many issued yet to be resolved to make the home safe. I wish I had read the reviews of this company before we gave them our hard earned money. read more

The unprofessionalism (and bad language) used by the owner and employee's of this company is just shameful and a scam if ever there was one. They (meaning Brad, Eric, Kelli and 2nd woman) have been so dishonest, they have trump up major charges onto our account that existed prior to us moving in. For months, kept insisting on me paying a utility bill that was made prior to us moving in. I had to get deep proof from the utility company in order for them to finally remove most of cost, and do you know they still argued with me over a couple of dollars more. I'm on sec 8, and though The Home Store signed an agreement with my worker and self, the whole year I was renting from them, they kept trying to get me to pay additional rent to them. Even after my housing worker kept telling them I'm not to make any "side deals", they continued to harass me with additional costs month after month. There was major problems with the plumbing shortly after moving into the home. Pipes burst in between the ceiling from 3 level going to the basement, flooding the home badly. Home Store sent out a inspector to sum up the damage, and he immediately said to us that it was improper patch work done before we moved in the home, and yet they bill us for the repairs. In the basement they found lots of tree roots growing in the pipelines, it was so bad that they had to go outside and dig up pipes then billed us for this also. I notified them very kindly mind you, 2 months in advance, that we're not renewing our lease when the year is up. What did they do? Blackballed us from all prospective landlords. We lost a lot of money and time from this. Eventually we found a landlord that'll rent out to our family and we've been here for 4 yrs now. We are always a very clean family, always take great care of every property we stay in, which is normally for a few years each or more. They sent us a bill for several thousand dollars. We have pictures of the home extremely clean, vacuumed and shampooed the carpets, though not really needing it much, but did a through job anyway, we wash down walls, repair holes where pictures were hung up, cleaned down the kitchen, bathroom, and basement, the garage was sweep clean, even taken photos and a video with current date on newspaper. They refused to do a walk thru with us and told us to leave the keys on the porch. Our neighbors were very upset we were leaving because we kept our home looking beautiful and clean. When first moving in, we pulled up, by hand, the bad grass and weeds and planted new seeds and flowers in the front and backyard. While during our search for another home, we received a couple of visits from folks that rented out other homes from The Home Store, (their sign was on our front yard) and do you know the same things they ran on us happened to these other folks as well! My worker said this was the first and very last time she'll deal with this company. The Home Store was about being very unreasonable and scamming their renters out of money that they didn't have. I will never recommend this company to anyone. Unfortunately this a common practice with many big rental property companies. Stick with the landlords that has only a handful of properties or less. read more

This place is the meaning of do your research, we have had nothing but problems with the house, and they respond fix one thing on a list of 20 and then wait for you to call in another request for maintenance. We were in the flood they took forever to even show up, we still are waiting for our basement that we pay extra for to be finished. They don't even have doors or a sink in the bathroom yet no heat just wires hanging out the walls. Do not rent from these people they are only there for the money and anyway to get more from you. read more
