I rented apt to include amount of water, sewer, and trash. All electric and I pay electricity. The electricity is in my name. The rent amount is never the agreed upon lease amount. They say it's dependent on how much utilities are used and send a separate charge sheet including charges for electricity, yes the electricity is in my name and I verified with electricity company this is illegal. Includes charges for gas, water, etc. Sometimes a small amount more than rent. Last month about $100 more. Generic response when I say anything. read more

Five-star review for a five-star employee! Sebron, the handyman/maintenance guy at the property deserves a raise! Everything we ever needed, he was right on it. He was always prompt, kind and extremely hardworking, and can fix anything! He is the only one doing the repairs, day in and day out. It doesn't matter if it's 115 out, Sebron shows up and does it all with a smile. The apartments themselves were a little meh. Very underwhelming for the price, especially now because the pool/hot tub/gym/office are all closed due to COVID-19. The 1 bedroom apartment is uniquely shaped and actually makes it very hard for creating a solid decorating system. The office staff was nice enough, no complaints and no issues. Overall though, more than 1300? For a one bedroom? You can get a small house for the same price. But if you have a house you won't have the best handyman out there!! read more

At first I thought this was going to be a decent apartment complex in a great area. I was only right about one of those things. 44th & Indian school is nice place to live which is the only reason Ingleside gets 1 star to begin with. I lived there for one year with two roommates. The following are issues about the complex: Parking, appliances, the office staff. There are simply not enough parking spaces in the complex, if you have any job that requires you to come home late good luck finding parking. Most times you'll have to park out front near the office because the whole lot is full. Another issue we had was that things in the apartment weren't built to last; we had several issues with our sink, our door frame busted on us once, my bathroom sink and tub drains would never actually lock so retain water. Just a lot of maintainer requests. The biggest kicker was receiving a letter about 30 something days away from our move out demanding a 60 day notice. When we approached the office about it they said they needed a full 60 days notice although they only sent us one about 35 days out and went ahead and charged us an extra months worth of rent. They really will just nickel and dime you. All and all I'm just very happy to be out of there. read more

The unit was updated and very quiet, neighbors and management all very friendly, maintenance highly responsive, the location is convenient to common stores. If I needed to rent a place in Phoenix again, this is the first place I'd go to. read more

When I first viewed the apartment, there was a leasing agent named Heather. She showed us around the property and her energy made it such a pleasant experience to view, sign and move in without hassle. She was always extremely helpful, understanding, and very nice to me and my roommate which made us enjoy the first few months living there. A quality leasing agent. After about 3-4 months she left and 2 new leasing agents were hired (Alex and some other brown haired lady). At first, we tried to be nice and understanding as they were new to learning the system and expectations of apartment leasing staff. We gave them the benefit of the doubt multiple times only to endure multiple disappointments throughout the rest of our stay. The lady with the brown hair was always nice and understanding, then there was the other. Alex was nice, but very, very unintelligent. After about a month or 2, she began to give attitude to the tenants paying to live there. Why? Who knows. Maybe she was going through something personal. Either way all I know is that every time there was a problem she always tried to find a way around it. We had a roach infestation and she constantly doubted us, saying they were "carpet beetles". Either way, they're disgusting and need to be removed. Why is there question about that? And why doubt your tenants when you need to be catering to them? There was always something she had to say that was unhelpful rather than helping the situation at hand. I didn't ask for your opinion. I mean I work in customer service myself and would never treat a tenant the way she treated me and my roommate. I called multiple times to ask about the move out fees. Half the time she said they weren't ready and finally she goes "oh a check was issued and sent to your roommate", uh okay? Clearly we were both on the lease and I'm confused as to why both of us weren't notified about this. Also, the amount of attitude she had on the phone with me is unreal. Grow up Alex and get out of customer service because you are CLEARLY not meant to handle something as such. I really loved living here and have lived in lot of apartments in my life. I was here from 2015-2017. I loved all the windows in our unit with all the mature trees right outside. The layout of the buildings really minimizes your wall sharing with neighbors. It wasn't perfect living here, but looking back and comparing to all of our other apartments, we really really loved this place. We had the occasional loud neighbor and other apartment hick ups, but overall, we felt like we were taken care of and I never felt unsafe. read more

Ok, So I have lived here for almost a year...and am not renewing my lease for what I pay here I could get a nice house or town-home in the same area. I liked the area though and did not realize all the problems I would have upon moving in. My Sales Associate lied to me. I asked pretty specific questions upon moving in. Upon moving in...I was told my Apartment was going to be a 3 bedroom on the third floor with new carpet...and paint...well when it came time to move in the apartment I was suppose to get was not ready, I had no choice because I had already vacated my last place...so they put me in another apartment, with stained carpet, shitty paint and tile and it still had furniture in it from the last tenant...and stuff in the drawers and cabinets...it had not even been cleaned and it was on the 2nd floor. How much is the average electric bill I asked...they said no more then $200 in summer...mine has been closer to $300...nearly twice as much as what I was paying before I moved here for the same size unit. I asked how sound proof are the walls, am I going to be able to hear my neighbors...I live on the middle floor. They said I wouldn't it is a quiet complex, LIE...first night the people above me sounded like they were having a zumba class. If you fart to loud your neighbors will probably complain...and the office will give you a ten day notice for farting to loud. They failed to mention that the pet rent was a monthly charge not a one time fee. And this place is definitely not pet friendly, if you own a dog, and if that dog barks, don't live here...they will try to evict you every week for that one. You will get notices for everything. They also did not explain that I would have to pay for water every month, which took them three months just to mail it to me. So your rent changes every month...it is never the same amount. Um...you pay the landlord the water bill not the water company...sound fishy! This place sucks on all levels, the pictures do not do it justice, the apartments are old, the kitchen cabinets are 1990's, the fountain and grass are all gone, filled in with rocks and dirt. They landscaping sucks. Pool is ghetto, You can only get sun before 4pm otherwise it is blocked out by the buildings. And it is small, it is usually hoarded by fat people and screaming kids. And if anything breaks...it will take maintenance months to fix...because they never show up on time. The management office is a joke, no one is there to help you, they look at you like your a problem, I live in the biggest apartment they have and pay the most rent and pay on time...you think they would try to take care of a tenant like me...instead I get harassed. I've lived at the Ingleside for almost 6 years and while there have been a few issues here and there the experience has overall been positive. The staff is professional, friendly and compassionate, especially Jessica and Heather. Maintenance requests have always been promptly addressed. The complex is small and quiet, the 2 bedroom layouts are expansive and there is a ton of bathroom storage (very important to a cosmetics junkie). While I was not a fan of some of the upgrades (the resurfacing on the bathtubs and counters started peeling off), They were fixed as soon as I requested. I love my apartment and this complex, the location is great and am very sad to leave. read more

My friend has been living here for about 3-4 years and I have been coming over the whole time she has stayed here. Place was cool at first with no problems. Within this past year office staff has been terrible with such bad attitudes. Like they are just the worst. Just because you're in Arcadia doesn't mean you can act like a snob. Also,, her apartment became infested with RATS and it has become such an issue that the house smells like ammonia and if one dies it smells like someone threw up/bad trash/one week old dirty dishes in the whole house. They leave poop droppings on the counter top. She had to put her dogs food in a heavy duty plastic container and the little savages ate THROUGH the plastic lid to get to the dog food. One died under her stove and if she wanted to cook you could smell the dead rat by 10,000 once the stove was on. Her dog caught a huge one and killed it right in front of us. I felt so bad for her ,, and she has a young son and also she herself has asthma. This was going on for six months now they are finally moving her to another apartment only because her lease is up AND this apartment that she is leaving is already up on the website to be rented out right when she moves out. I do believe that's ILLEGAL when the landlord knows they have a rodent infestation. They should be reported and shut down. It's honestly a wicked company if this is how they are going to run their show. I'm sure she wishes to move out of this complex but due to reasons too long to put on here she can't at this time. I first moved out here from across country back in May 2011. When I first arrived the apartment had new carpet and linoleum. The overall appearance of the apartment was ok aside from the stains in the bathtub and the counters seemed to literally becoming unglued in both the bathroom and kitchen. The living room ceiling fan did not work so I called maintenance and they came out promptly. I forgot my debit card on my end table and while they were in my apartment and I was at work and the guy (who was also the maintenance manager) decided to steal my card and also make purchases until my card was at zero balance. (There was only about $25 on it at the time but imagine if I had more). Of course the office manager at the time, Diane, denied up and down and that her guys "would never do such a thing" the fact remains that they were there and it was gone. I guess it magically grew legs and walked out of my apartment and the fraudulent charges that I had to get reversed were a figment of my imagination. Needless to say they did the job half fast and didn't even fix the fan. The guy simply hooked it up so that I could turn it off and on with the light switch but I still could not change the speed. He was supposed to come back but never did. A month later I called the office inquiring about my fan and then I scheduled an appointment for the guy to come out and he replaced my fan. I don't know why this wasn't done to begin with. This guy was supposedly the maintenance manager! Thank GOD sh it for brains Vicki is no longer there. I did not want anyone in my apartment if I was not there and she gave them consent to enter my apartment. Everything this woman touched was wrong. She screwed up my move in papers multiple times. I told her multiple times I wanted the first two months rent included in the move in cost so I wouldn't have to worry about next months rent. Apparently to her a dog on the application is merely a suggestion she didn't realize I would be bringing a dog. What did she think? That I just put my dog on there for kicks and giggles? I swear Diane ripped me off. I'm not sure how she came up with the total that she came up with. I should have ONLY owed the $300 in pet deposits and two months of pet rent yet the number she was coming up with was at least $100 more. (I can't remember exact pricing since it has been almost two years.) Regardless, I do not feel that I should be responsible for their mistakes and should not have been held accountable but it is what it is. They shut down the pool in August OF ALL TIMES!! The hottest, crappiest time of the year. It took them two weeks to even do anything. Then it took like a month for them to re-plaster. The pool sat there forever with the old plaster scrapped out and the new brown tile there. They didn't even take out the blue tile in the jacuzzi so now the pool is brown and the jacuzzi is blue. GHETTO!! (Times are an approximate. I can't remember exact time lengths.) I previously lived here before when it was under Equity and this place was SO much better!!! Ever since Lincoln took over the property went downhill. The grounds are poorly kept. They decided to repaint the buildings which looks as though its half done. They had to repaint a few places since they forgot to finish a wall or the paint bleed into the other color. The place looks now like a ghetto mexican village! They ripped out all of the grass on the property, which wasn't much to begin with and added bushes to "cover up" what looked like a giant litterbox since they ripped out all the grass and put stone down. This is smack dab in the middle of the property. The curb is still there. Everything they do is half fast. They didn't clean up the grounds for a long time. No cutting bushes back no cleaning up branches/leaves. It looked like a forest floor in the back with all the pine needles laying around. Recently they came and cut the trees. They didn't even bother to clean up after. They left it there for a week and then cleaned it up the following week. Really?? They couldn't clean it up right after they cut all the cr@p off?? There is new office staff and they seem very nice, very competent. I'm not sure about maintenance. There has only been one guy that I have been dealing with which I assume is not the thief. I would have hoped they fired his a ss. Anyway, this guy, I think his name is Cliff, he's very nice and he actually fixes things and doesn't do it half fast. When my air conditioner was dripping on the inside he came and fixed the shoddy job a previous guy did. All he did apparently was put some kind of grease to stop the leak instead of actually taking the time to do the job properly. I left a review before. I had no intentions of renewing my lease. However I had a financial situation and didn't have the money to move out of this hell hole. They raised my rent $50!! Worst leasing office! First of all they wrote the wrong rent amount on our lease. When my roommate and I went together to sign the lease there was a temp working. We initialed and signed. Then the office calls us back to say they gave us the wrong lease and to come back to sign new with correct amount which was $40 higher. Are you kidding me? We refused to sign new lease and this is there mistake. Called corporate office and they assured us that we are right about not having to sign a new lease. Among other small issues about the apartment, They had an insect sprayer guy come to spray all apartments. A couple weeks later they called to confirm our "bed bug treatment".. WTF! We said no one ever informed us the inspector found bed bugs! They said someone was suppose to call us. I was in Cali at this time freaking out! They were treating tomorrow. My roommate and I were furious no one notified us of this! They gave us a list of how to prepare for treatment. I came home that night late and trash bagged EVERTHING I own! We had to clean out kitchen cabinets and moved all furniture to center of rooms. I told them I know we don't have bed bugs since I have never been bitten! Next morning insect spray guy comes to our apartment that I had to take time off work to be there. I went to leasing office to ask if someone can help move my bed and they look at me confused stating "he's only going to spray, not treat" I looked at inspector and he said he never said we had bed bugs! No no bed bugs... WTF 10xs.. The leasing office just look at me like Oh Well. I got no apology. I called corporate again. Nothing they can do. I had to get all my clothes out of trash bags and put everything back! Lastly I was told I'd get my pet deposit and gate remote refunded at moving out. I only received one check in full for the remotes. I called and spoke to manger and she said she will mail the pet refund and also said our last water bill was taken out of this check. Fine. I never got a check! For months I called and manager tells me I was never due a refund for pet. Seriously! I called corporate again. Of course they don't deal with money issues.. This place is has made me feel absolutely taken advantage of. It was incredibly stressful to feel like you have bed bugs and no one told you. The apartments look nice, but they are poorly constructed (at least mine is). I can hear literally every step my upstairs neighbors take. I can hear it through the ceiling and even the walls sometimes creek/vibrate from just their walking. It's incredibly annoying. I have lived in many apartments (some for less expensive) and i've never heard my neighbor so clearly. I've also had issues with cable and internet. Im very disappointed in this unit. read more

I have lived in many apartments over the years and this is by far the worst ever. HORRIBLE leasing office. It's like you can never relax here - it honestly feels like being at work. You get memos and notices on your door from the office almost daily - and they aren't friendly reminders! It's about pets and noise and trash and pool rules - one notice was legitimately asking me to visit my neighbors and report them if I noticed them not disposing of trash properly! Rent increases significantly each year. Cooperative water bill - very interesting how your bill unexpectedly goes up $100 the same month they happen to be doing pool maintenance. They only accept rent in person during their office hours - if you work or can't make it there (between 9am and 4pm) you have to pay online for a $35 fee. A few months in and you start to get a really shady feel. It is never ending craziness and weird micromanaging with this place. read more

Ingleside will extort money from you!! Take pictures of everything before moving out!! We lived there from Oct 2014 to Sept 2015 and in that time our AC unit failed 5 times. The first time it failed, the maintainance crew came to "fix" the issue 3 days straight but couldn't get the job done (keep in mind our apartment was 88F). They called rainforest hv/ac (amazing company) and had it fixed in an hour. They gave us a portable ac unit which worked but then never came to get it. It was sitting outside our door for almost a month. Take pictures of the carpet! Also in that time, 11 months, when we moved out they claimed they needed to replace the carpet, and did. Keep in mind that it was only my wife and I, two working adults. No pets. No kids. No parties. They sent us a bill for almost $800 and said we owe them for replacing it. They replace EVERY APARTMENT anyway, don't be fooled. It happened on a weekly basis as other people left over those 11 months. We emailed back and forth and had them send over evidence of damage. The pictures they sent didn't prove anything other than a carpet cleaning would be a good idea, not total replacement. We explained to them that if the carpet needed to be replaced after only 11 months maybe it was the manufacturers error and not our own, we also cc'd our attorney. Only after this did they accept and drop their pursuit of us turning instead to the carpet manufacturer. They will try to extort money from you when you move out. This is going to happen. Protect yourself and take pictures and hopefully you know/have an attorney should it go that far. The maintainance crew is terrible. Trash is often left for weeks, parking cones are probably still there in the rock landscape from an asphalt job completed in July '15. Standard apartment other than all the above. I stayed here for a year. Worst experience ever. When I left I was hit with a carpet fee tab of around $600, after I hired a professional cleaner to take care of cleaning. Don't sign the carpet fee robbery. THE STAFF TURNOVER RATE HERE IS SO BAD, Scout this place within a two week time frame and you will see a new face everytime. One really nice handyman resigned because of alledge overwork and exlploitation, too many hours no OT pay. I moved to The Ingleside in November, 2015. I chose this property because I thought it was charming - a small complex with nice landscaping. First, I must tell you, I have lived in 14 different apartments (in three states) within the past 23 years. That being said, I have a plethora of living environments to compare to. Within two months after move-in, I had to go to the leasing office about my upstairs neighbor. He/she was up every weeknight throughout the entire night, pacing, slamming drawers, and moving things around. When I talked to the leasing office (which is also the Property Management Company, this is awful if you want things resolved) they asked if I wanted to confront the neighbor, or if I would prefer they do it. I asked them to please discretely reiterate Quiet Time (after 10pm). Within minutes of my getting back to my apartment, the neighbor himself came pounding on my door! I called the office, and quietly told her he was pounding on my door. "Really? Oh my gosh!"... "you can call the police". "What?!" Why would I call the police? He hadn't done anything. He was likely looking for validation of the complaint. I did not answer the door. I went back to the office the next day, and they advised me again that I will need to call the police if the neighbor was still noisy at night, and that they could not help any further. After more than two months of this (and one call to the non-emergency police), I asked to be moved to somewhere else on the property. So I moved May 8th of 2016 to another apartment, assured that it would be a positive change. I spent two days, and $600 to move from one apartment to the other because the movers still had to load a truck, etc. It gets better. After about two months after move-in, I reported to the leasing office staff that I smell marijuana every day, wafting into my apartment from somewhere nearby. The staff asked "do you know who it is?" I told her I did not. She advised that I pay attention to where the smell is coming from, but also that she could not help if it is after business hours. I agreed to let them know if I figured out who it was. Day after day, the marijuana smell came flooding into my apartment. Then one night, I was sitting on the patio, and sure enough, the neighbor just below me came outside, lit up, and smoked a bunch of weed. The next day (or so), I let the leasing office staff know, and I did it during business hours. I advised her it is the same time daily. She said she could not help me, and that I needed to call the police. Are you kidding me? My renewal recently came up, and the price is going up substantially. I say good luck to The Ingleside to getting quality tenants at the price they will be charging. As I mentioned earlier in this post, Lincoln Management is the Leasing Company as well as the Property Management Company. They ask for donations on the resident portal when you pay rent. Absurd. Oh, I just found out that the man who was pounding on my door last year had charges filed against him for sexual harassment. They have no regard for individuals, you are just a rent cheque. The place is old! Only part of my apartment was updated. The ceiling fan in my bedroom was so packed with dust, circa 1997. Although I asked on my move-in sheet to have it either cleaned or replaced, they did nothing. Upon move-in, there were dog chew marks throughout the place, they said "don't worry about it". The entire apartment is painted in high-gloss - hostile. The dryer drum is black with white speckles - okay, people, we know this is from the 90's! The washing machine smells bad. I mentioned it on my move-in, they did nothing. The dishwasher may be "new" but it is the cheapest model, and doesn't get things clean. In my 23 years of living in apartments in Arizona, California, and Michigan, this is the first time I have ever written a review, and pray I never have to go through this again. If you do move here, get ear plugs and set the Non-Emergency Police number into your phone. The office isn't going to help you! read more

I lived at Ingleside from January 2015-July 2015. The only reason I left was because we had a death in the family and I had to move in with my aunt to help her. The whole time I was there was great. The rent is higher than I'd like to pay but for the location, I paid it. It's walking distance to my son's school and we had everything we needed nearby. I have never had any problems with the office staff. Everyone I've talked to has been very nice and helpful. My AC broke once and because it was after hours, I had to wait until the next morning to get it fixed but the maintenance guy (can't remember his name) brought me a portable AC unit to use for the night which worked very well. The next day (Saturday) he was there early to fix the AC and he fixed it super quick. All of my appliances worked great the whole time. It's true that most times you can hear your upstairs neighbor but my neighbors weren't too bad. The pool doesn't seem ghetto, it's actually nice. It's not huge but it's fine. There's plenty of parking for visitors and the apartment I had was really nice. I love Ingleside so much that I referred a friend there and she loves her apartment too. I'm planning on going back this week to sign a new lease and get back home! We've missed Arcadia! (The only reason I didn't give a 5 star rating is because rent is so high.) read more

My family came here from NYC, where it's common for people to live in apartments and to put down roots in a neighborhood. We've been renting at The Ingleside for nearly 14 years and would have been happy to continue doing so -- the complex is safe and conveniently located, with Scottsdale, Paradise Valley and Tempe just minutes away -- except that Lincoln Properties informed us that our lease will not be renewed, and that we will have to vacate our home so that it can be renovated. The renovation will take about a month, and we cannot rent another apartment in the complex and move our stuff in until the reno is complete (the shortest lease is 3 months, at a 50 percent premium above our current rent) and then move our stuff back. In fact, the management is being very cagey about whether we will be allowed to re-rent our apartment -- our 14 year history of paying our rent on time, will be erased and we have to re-apply. My elderly mother is distraught over the thought of losing the home in which my late father spent his last years; she said it's like she is losing him all over again, because we really feel his spirit strongly. Sometimes, when I am sitting in the dining room I can swear that he has just come out of the master bedroom and is walking towards me. I always look towards the laundry area because the feeling is *that strong* but of course, he is not there. I don't know how much longer I will have my Mom with me, but I am heartbroken that she won't be able to spend those years where she feels close to my Dad. read more
