Waimea was amazing, the house had everything we needed for a 5 person family. The house was clean, big, in an amazing neighborhood, and extremely close to some of the most beautiful beaches on the island. We would ride bikes to the beach (5 min bike ride) and see turtles swimming and relaxing. They could've easily charged us extra for small things but instead they just took care of it all, making the whole process seamless. Extremely good pricing for all that was included and how easy everything was!

The home itself was very clean and they provided everything we needed: towels, sunscreen, beach mat, washer, dryer, detergent, local snacks, anything you needed was most likely provided in the house. The home had tons of space for our family of 5 and was one of the few properties with an extended backyard overlooking the ocean. The rental also came with beach club passes that were amazing. The club beach was clean, beautiful, and provided chairs and cabanas for members as well as having access to a private restaurant and bar on the beach. The hosts were very accommodating and helpful whenever we had questions regarding the property. We would 100% stay here again the next time we visit the island!

We were ultimately referred by a friend, back to an agent that happened to work from that same office. Our agent was incredibly attentive and willing to make things happen but...we kept losing bids and even getting offers submitted in a timely manner. We suspect an advisor and/or broker in her office was to blame for the delays. Finally had to go to another company to find our Hawaiian home. We understand "Island Time" but there are other companies willing to take business from them because they make it so easy.

We get here and she's not here. She doesn't even have our paperwork ready, so we only do the deposit. Strike two! I spoke to the receptionist on Monday about coming early Friday (on our move in date) before work to sign docs, she said its fine. I get here today on my move in date and sign docs date and no one is here again! Strike three! This is the worst service I have ever got. After this, I'll never come back.

AVOID. Very unfortunate that they have control of so many rental properties here. Truly wish there…read morewere more options for renters here. Rented from them previously and took great care of the apartment. Upon move out they required so much in the way of professional cleaning services (beyond carpet and general cleaning which is understandable) that were apparently required of every renter regardless, that we had to pay close to $1000 out of pocket just to move out after our lease was up. Many of these cleaning services were not part of the agreement upon move in, and very unnecessary considering we took great care of the apartment in the first place. Places like this put so much burden on families that it's almost criminal.

They will treat you condescendingly and callously and are likely to disqualify you for any blemish you may have acquired on your credit. If you meet their standards, they will pester and badger you constantly while you rent and will jump on every opportunity to charge you extra fees and fines. If you are an owner, these ladies have very little understanding of what makes a good tenant or doesn't. They also are completely physically unable to actually do any work on properties themselves or save you money on repairs by knowing what needs to be done and how to do it. They will charge top dollar for their services and return very little value. They will also turn away renter after renter when your property is vacant and burn away your entire profit margin and more while they pore through the results of their credit checks. Old, cantankerous and out of touch is my assessment of them. The rental market will be better off when they finally retire.

I interviewed four 'top' Realty Brokerages when it came time to hand over the responsibility of the estate I was stewarding on the Big Island. The Realty Brokerage that far outsurpassed any in terms of knowing the market, understanding how to represent properties effectively on the Internet with outstanding, qualified IT systems support personnel, the importance of first-rate photography and video-flash systems, AND had the access to Buyers was and remains Hawai'i Life Real Estate Services. Katie Minkus, Broker is a high-energy, ethical individual well-known in the marketplace, and Pamela Deery, my personal Realtor, is an outstanding professional, capable of dealing with individuals at all levels of income, especially the discriminating upper-end Buyer, and is very well-connected and understands well the entire financial process, including distressed property sales. (Yelp ghosts legitimate reviews. This is a real customer experience.)…read more From the beginning, the entire experience of leasing a house with Jennifer managing it has been unprofessional, frustrating and frankly, unacceptable. We rented a house in Waimea, 65-1187 Owaowaka Rd., last year for one year, intending to renew the lease for a second year. We were always clear about this fact and were told the owners were interested in a long-term lease. Delay after delay occurred, preventing us from moving in, from the building not being complete (It was a new home) to the house not being cleaned. We were pressured to sign the lease starting sooner than the house was ready, and finally relented, signing it for move in August 1, 2023. But the house still wasn't ready for move-in: it was dirty from the new construction, and we repeatedly asked Jennifer to clean it. Not only did she refuse to have it cleaned, claiming that the builder said it was cleaned, but I paid a house cleaner for the cleaning and spent two days cleaning it to make it acceptable for move-in. I explained to Jennifer that it was not the responsibility of the builder to clean a house SHE was responsible for managing. Our contract was with her real estate company and the owners, not the builder. No apology or compensation was offered ... and this was after we paid the $6500 deposit! Because the house was newly built, we were asked to document any issues with the house, which we did to our best ability, but again, the owners had a responsibility to do this and never did. We reported issues as we saw them and even worked with the builder and contractor to make sure items were repaired. We went above and beyond as tenants to help out the owners, and in the end, they lied and charged us for issues with the house that had nothing to do with us, but rather warranty issues that could have been addressed with the builder. Also, we repeatedly told Jennifer the issues with the landscaping: overgrown weeds and dead grass (It was the wrong type of grass for the climate so it kept dying.), and we couldn't use the yard and courtyard because they were always muddy with no grass. The owners decided to fix the landscaping AFTER we moved out. We had the privilege of paying rent, but Jennifer and the owners never seemed concerned about providing what they agreed to. Before we moved in, we asked Jennifer and the owners if we would be allowed to add a wall-mounted TV, and we were given permission to do so, but upon moving out after we paid for a contractor to repair the walls as close to the original condition, and even after our walk-thru with Jennifer asking her if the walls were acceptable, we were charged ~$1500 for additional repairs by another painter/contractor. We specifically asked Jennifer to let us know if the owners wanted additional work done to the walls so we could have the work done. She never notified us and we ended up paying 4 times what the previous contractor charged. We've since discovered that the owners and Jennifer lied yet again: the house is back on the market to rent. They asked us to move out before our lease ended, because the owners wanted to sell the house; but then we discover the house is back on the rental market for the same price. These people are liars, unprofessional and I highly recommend you don't do business with them. If you decide to rent from these owners with Jennifer as the manager, be prepared for them doing the same to you. We're grateful to be out of this inane situation but wanted to warn everyone how they do business. Aloha.
