The good I was one of the first group to talk to Kristy (She…read morewas great) and we got to pick a great lot. The value was there as we got in early so the prices were very good. Due to some personal reasons we had to sell and made a profit of $150,000. It's a nice house , but I would never build with them again. The bad This house was built during Covid and we got all kinds of excuses about delays of material to the lack of available workers. At one point the rafters were delivered and sat very close to the street for 2 weeks. I got s many excuses it was crazy and the supervision of workers was lacking. The ridiculous Two windows were broken with one being fixed and the other being replaced about 2 months after we moved in. The electrical in the kitchen in a few places didn't work when we moved in as well as in the master bathroom didn't work. In the bathroom a hole cut in the mirror was too small and it was dangling for about a month before being fixed. I was later told that they had to fire the previous Electrician company as no joke they were incompetent. The slider installed by the window company had a half inch gap at the top and bottom which we could see light coming through it ! So you can imagine how much wasted air. The slider took a year later to fix BTW. Most of the group that closed on the first houses built felt that we were rushed by William Ryan to close and that they should have completed all the houses in Village 12 before starting Village 13. They went through two construction foreman and the first one was a genuinely good guy but at times seemed overwhelmed. The second guy is another Polk County good old boy who dipped and when in my house he actually spit in the sink which I didn't say anything but thought are you kidding me ! When I had I had asked him a question about my year warrant he was rude and said about the review you have to what you have to do. He definitely needs some better people skills as I did nothing to warrant his curt attitude. It's a wonder this house at times passed inspection , but I guess they know them so they over look things that shouldn't be passed. For example the electrical in the master bathroom never should have passed.

As a professional with few peers, Renee and the CFI team were thorough, prompt, and great communicators. She kept us apprised about available appointments and always let us know as soon as a new one came on the market. She was honest, forthright, and so knowledgeable about offers and the pros and cons of each and the best way to proceed. If any questions came up, she or her staff were available to answer them in a prompt and satisfactory way. You can also tell she really care about hers clients and the local community. Under the threat of a hurricane, one of her associates dropped by our house just to check on it. One example among many acts she has performed demonstrating the level of care and command that she expects from herself and her staff. This says nothing of her involvement in the local community service area as well as president of the state wide realty association. Look, real estate buying and selling is and always has been a competitive market and Renee knows how to navigate the complexities of it in a professional and customer oriented way. He offered to pay the entire year upfront, had over $1,000,000 in funds, has a valid passport, visa, and multiple forms of identification. He was not even allowed to apply. The reason was a strict "no Social Security Number, no rental" policy. No flexibility. No attempt to verify. No consideration, regardless of financial strength or legal status. This is not underwriting. This is exclusion. In today's Florida market, foreign nationals are routinely vetted using established online tools designed to verify both buyers and tenants. These clients provide passports, visas, multiple forms of identification, proof of funds, and verifiable residency in their home country. This is more than sufficient to properly screen and qualify a prospective tenant. Refusing to even consider them is not aligned with how this market actually operates. More concerning was the response from the individual who stated she approves or denies applications, saying it would not matter even if the client had "a zillion dollars." That level of disregard should concern any property owner. Policies like this do more than turn away tenants. They limit exposure, reduce opportunity, and raise serious questions about whether all qualified applicants are being properly considered. I requested to speak with the Broker directly and received no response. This approach is outdated, overly rigid, and out of touch with the realities of today's Florida real estate market.
