They have zero affiliation with ECU/Pitt CC so right off that bat, young adults think they are looking at off campus housing that works in tandem with the college system, but that is not the case. They also send you to collections, even if you never moved in. That's right. You don't even have to move to be sent to collections. If a student has to withdraw from college for any reason before taking possession of a unit they (and the co-signer) are still on the hook for the ENITRE lease balance. Even if the student (or the leasing office) fills that slot with another person, they still charge one months rent and an admin fee. Other apartment complexes in the area do not do that, especially if the student has to withdraw from ECU due to no fault of their own. Buyer beware. read more

My son moved out of The Landing in 2025. Today, August 3, 2026, I received a collection letter for move out expenses. The Landing turned me over to a collection attorney for $30. We never heard from The Landing about owing anything. The complex is in such poor condition it would be difficult to charge for any damages. I would never recommend any student live at The Landing. READ THIS BEFORE SIGNING : i've lived at the landing for a year and i knew one month into living there that i made a bad choice. for starters, the walls are paper thin so i hope you're ready to hear every single detail of your roommates' lives. it was so hard to fall asleep every night because you can just hear every little thing going on around you. i tried everything including earplugs, a loud fan, and even more..and i still heard everything. next, the wifi is TRASH and i mean horrible . i connect and immediately disconnect. for the entirety of my stay, i had to use my hotspot for every thing i did. i couldn't get anything to connect to the wifi and actually work. i was in building 1 and then building 2 and neither of them had any connection to the wifi. even connected to the ethernet, my pc couldn't even load canvas... i called single digits which is their one star rated wifi they provide and i stayed on the customer service line for an hour.. they"fixed" it and then five mins later it went out again. next is the bugs .. there was always some type of bugs in the apartment ... cockroaches..earwigs.. beetles.. u name it and it was there. i tried getting the apartment sprayed countless times and nothing helped. next.. there's mold. they don't clean the vents out and i had to and still couldn't get everything out but it was COVERED in mold and so much of it ..i moved rooms two months in to a different building and both rooms had mold. next.. and yes there's even more.. the ac and heat aren't efficient. in the winter it wasn't hot enough and we were freezing and in the summer we had it set to 68 ( the lowest they let us) and it never went below 74 in my room. above all else .. if you have ANY issues don't count on management to do a single thing bc they won't. they take forever to respond and are reluctant to do it. also.. don't expect to use the pool or amenities because there is ALWAYS maintenance. for most of the summer it was under maintenance ..and last but not least if you do decide to live here DOCUMENT EVERYTHING. when i moved it there was grime and dirt but there was no spots on the inspection form for the bathroom for me to even input that in there. i didnt take pictures or videos of the apartment and they ended up charging me $160 for a cleaning fee for dirt that is cemented into the bathroom and was already there . $160 for small little marks in the bathroom. so take pictures of everything when you move in so they cannot do that to you as well. read more

The Landing is the WORST option for student-housing in Greenville. The unit is okay, similar to that of a dorm. The leasing office is ran by students, making most things easier, but the leasing manager is extremely unprofessional. As this is student-living, My roommate and I did not expect to be living with a grown adult and her child! When we notified the leasing manager he asked for "proof", wanting us to go into her room and "take a picture of a crib" while the child is clearly on our indoor cameras, and can be seen frequently entering and exiting the apartment. Our parents are outraged as we, as 20 year olds, did not anticipate living with a child. Especially when we were given a 3 bedroom lease, now paying utilities for 4 people. Had to move my son 1 day after moving in. The place was absolutely nasty. A/C window unit in main room only. Trash & a pot full of dirt & socks under the couch cushions. Bags of trash in kitchen. Comforter & pillow in the pantry on the floor with spiders in it. Kid that is living there said he had been there 2 months (under duress- was being threatened)- he didn't move these bags & comforter. I had to mop the entire floor & wipe all surfaces. The refrigerator had a rotten smell.... I could keep going. Wood rot, broken stair rails outside, black mildew on sidewalks. We moved him to another unit a day later. I had to also mop & wipe down surfaces. We need to contact the corporation who owns this mess & complain. Probably won't help though. read more

The worst student living apartment ever. I understand I had my fair share of issues on my part including my dog I will take accountability for that. But the office is very much corrupted. They would spread my business through the office and it became to a point I had tried to get ahold of HR multiple times so if you want privacy please do not live here. Also charging me for the couches ???? "Brand new" these were raggedy when I first moved in as is!!!! Paint was on my bedroom floor, my mirror sliding closet broke handfuls of times. The yards are like land mines of dog poop. My tv wouldn't work for months when I moved in. I also didn't have a washer for a month as well! And when they brought me a new washer it was worse than the one before. If you want to be taken care of with respect the landing is not it. Read all of the fine print before signing a lease with them. Monthly rent will be at least $200 more than what you sign for. They have an additional fee for everything!!!! The unit was filthy when my son moved in. We deep cleaned then and again at move out. The grounds are horrible - apparently maintenance does not pick up trash. Bottom floor units flood with water / mud when it rains. Received a bill for estimated water and electric charges plus $150 extra for not turning keys in at noon on move out day. This place is ridiculous, and they take advantage of people at every opportunity. read more

The Landing has been a wonderful experience for me and my roommate. Signing early gave me an incredible discount which, compared with other apartments, is such a steal! They have been nothing but kind to those who I know live here. I haven't had any issues with my apartment, but I know that if there is anything then they are on it in a heartbeat. The rooms for a 2 person apartment are more than big enough and the kitchen/living room is a wonderfully open space. Not only is the apartment nice but the distance to nearest grocery stores and restaurants are legitimately no more than two minutes. As if that wasn't good enough, the bus to ECU is every 30 minutes and in perfect timing for classes. I have already renewed my lease for next year! read more

I would give 1/3 of a star if possible. I wrote a review here last year about the massive piles of dogs shit everywhere and urine on the walkways. side note- if you have to pay for something that was damaged, make sure you get your new (blinds.....etc) because they just want money and don't want to install new ones. ---this past year I got a new roommate. then her boyfriend was living here, rent free which is bullshit. come to find out he is convicted of a gang related murder and spend time in prison and is now on probation. and I'm a little white girl having to be home with just him here and I didn't feel too safe even though I got something if it came down to it. my roomie would go work and usually didn't get off until 2 or 3 am. at 2am one night he was tapping on my door and I said what is it and he said I need to ask you something out here...cracked my door open, he says the washer is broke but imma take care of y'all if u need some money to wash clothes. next time 3am knocking on my door for a lint roller. I was in contact with Jeff (the manager) and he didn't do anything about it but I wasn't surprised. so I got into a contact with an officer and he helped me way more than Jeff did. because it got to a point one morning at 4am he was on my patio and starting knocking on my window so I closed my blinds and turned the light off and then he messages me on Facebook about how he saw me changing one night when I didn't clothes the blinds all the way. I did not tell my boyfriend that because he would've caught a charge if he came up here. I even had to meet with a homicide detective because of a possible involvement in a case she was working and thought it could've been him. the guy was making music videos with his friends holding up AK's and AR's (not allowed when your on probation lol). I do have video evidence of some of these and I will try to post them. Jeff gave them a ban from the property. and Jarrell was still chilling here and Jeff told me to call the police, the point is for Jeff to call because obviously I'm the other one in here. anyway, I asked Jeff if he could put up cameras and no shit yay "I am done playing this game" , what game lol. one day I was in my online class and I heard them start yelling so I recorded and he was hitting her and I called my mom and she calls Jeff to call the police and it ended up being the police I had been speaking too. so they arrest him and the roomie got an eviction since he had still been living here. read more

Complex promised me new furniture in August 2021, here it is November 2022 and still nothing. Complex always smells like weed. So when my 2 daughters subleased this apartment I thought it would be great. I will agree that apartment was not clean when they took it over at all. They cleaned and took pictures and submitted damaged items upon move in. Some fixed most not. The parking is not safe with very poor lighting. Biggest issue is that when my oldest daughter moved out in November upon subleasing out her apartment and cancelled her renter's insurance that we have through State Farm, The Landing entered it under the daughter's lease that is staying there. So since November I have been trying to get the 3rd party insurance taken off that The Landing added in error. Every month same thing, we will take care of it and yet on rent due day there is the $15.00 charge. I have given them the phone number and agent's name to State Farm to prove the policy was not cancelled on her room. The Landing expects me to keep paying the $15.00 a month until they can get the 3rd party insurance from placing the charge on my account. Told by manager they can not do anything about the fee themselves as the 3rd party insurance places it on account. I feel it is their mistake completely and that I should not have to pay these fee and wait for refund whenever they get it straight as they claim they will each month. If had not renewed prior to these issues would definitely not have renewed!!! read more

Parents and students...beware when you check out...they will charge you $25 to remove a forgotten loofah...and they will charge you on a cheap blind (that breaks easily) (from Walmart) (that is right up against the bed) that broke 1/2 inch $25....which I consider normal wear and tear. I moved here to a very dirty apartment that included urine all over the floor, dust everywhere, mold in the shower, etc. The majority of the staff lack in communication, professionalism, positivity, and compassion for those living here. The environment is typically displeasing due to dog feces everywhere. This is not only displeasing to the eye, but it also causes terrible smells. Walking to my apartment has become an obstacle course and I have stepped in dog poop on several occasions while walking in the dark. The biggest issue is maintenance. We are currently on day 10 of not having a working washer. Months ago, we began to have issues and contacted maintenance. They kept telling us it was fine and that nothing was wrong even though there were lots of times where the washer would overfill, even if very little laundry was put in. Now our washer will not drain and after talking to the staff many times, we still do not have a working washer. When we have had other maintenance requests, the jobs are done with half-effort. The maintenance staff have also came in to do jobs while it is very evident that they have been smoking weed, which further proves my point that the staff need to work on professionalism. Lastly, it can be very hard to study here, as people at the pool get very loud, playing music so loud that not even my noise-cancelling headphones can help. I do not enjoy living here and I plan on moving ASAP to an environment that upholds the contracts signed, and where I can be more successful in my educational endeavors. read more

Moved here in 2020.When I moved in, the apartment hadn't been cleaned.There was/is male genitalia spray painted on our patio.There was mold in my shower and window.My toilet flushing chain has came detached from the flap several times as well,leaving the toilet unable to flush.Never had this happen anywhere else.A previous roommate had a significant other move all of her stuff in and start living here(this breaks the lease).The significant other then created a safety issue involving violence.The landing didn't care.In fact,the staff would make faces,roll their eyes,etc whenever Id go into the office to talk to them about the situation or even just to pick up a package.I brought the girls I babysit(very well behaved)in the office with me to pick up their Christmas gift & the staff rolled their eyes when 1 of the kids said the candle they had burning smelled good.Being rude to me is one thing,but to a 7 year old?Then during the turnovers before this year,they had kids come in to mop our living room floor & that was the extent of cleaning that was done before having someone new move in.When I say kids, I mean kids that couldn't have been older than 10-12.Whatever they mopped the floor with left streaks on our floor that will not wash off.Our ice maker hasn't made any ice in idk how long.They kept mail in the office rather than the mail boxes for months and lost a few pieces of my mail,so I don't even have mail sent here anymore aside from packages.I think they put the mail back in the mailboxes now but not sure.99% of the time the gates for this "gated community" dont shut.I mentioned mold in the beginning of this review;I put in a work order for it back in Nov. of 2020. I was told to just clean it with bleach.I tried.Many times.It always comes back & comes back worse each time.I have called up to the office several times throughout my time here & ask maintenance when they come for other issues,what can be done about it.Same answer:bleach.The mold was so bad & causing my cat with asthma to have attacks several times a day.So I posted in a safety facebook group for girls in Greenville asking for advice on how to get them to do something about it.Based on the advice I got,I sent a message to the landing through the resident portal & waited a few days for a response.When I hadn't received a response after a few days,I called the office.I spoke with Logan,who is probably the only person here who seems to care about anything.He put in an emergency work order and made a note that it is a severe safety issue.An hour later maintenance came to my unit.They looked at it & were shocked.Told me they needed to go to the shop to get different chemicals & theyd be back in 30 minutes.They showed up after 2 hours and reeked of weed.They're nice guys, but that's just unprofessional.They set 2 spray bottles in my shower and left.The next day they came back while I was not home.I have a camera in my room to keep an eye on my cat when I'm not home. It recorded them laughing at the mold & saying "that's gonna be expensive" and "that's a lot of work" and then left.Next morning one of the maintenance men come back & let me know that the staff told him not to clean it because they were sent my facebook post and were pissed.He cleaned some of it but there's still mold.They also did not fix whatever the root issue is that's causing the mold.Cosmetically,it does look better.But safety wise,there's still an issue.Then there's the pool.It is green.All 3 of the pools.Plants growing on the bottom of it.Hot tub is green as well with trash floating in it.It had been open like this for weeks up until today as they sent out a text letting us know the pool is now closed until further notice,so I'm assuming the health dept got wind of the state of the pool.A woman on facebook left a review with photos of the pools that gained attention,but they removed the review and turned off the ability to leave them reviews on facebook.Live somewhere else.I wish I did. read more

i hate these apartments. they always say they will call you back at the front office and NEVER do. they charge you for any and everything and the maintenance does a half ass job on anything they come to fix. my blinds fell down because they weren't even put up correctly in the first place, i put in a maintenance order for that along with something else and they didn't even bother to fix my blinds. they also find any and every reason to "inspect" your apartment. they have come in at least 10 times in the past year for inspections including "quarterly inspections" which have happened FIVE TIMES during my one year lease (which is really 11 months and a week so not sure why i paid that full amount of rent the last month???) and they also did "bedroom lock inspections"??? like wtf? these apartments are literally more strict than a dorm and have more inspections than you would living on campus which i find absurd. the gate was also broken for 10 of the 11.5 months i lived here, seems like they fixed it right on time for the next people to move in. also there is a security guard there at night but he always leaves at 1am so really he does no good and people come and go as they please regardless and i have literally seen him sitting in his car with a friend not even paying attention. people in my building also consistently partied and would throw beer bottles off their balcony which left sharp pieces of glass all over the sidewalks where i would try and walk my dogs. on top of that there is dog shit and trash all over the property. they also will charge you $50 if you lose your parking pass even though you fucking live here. i really could go on for hours of things that have irritated me about this apartment complex but please just STAY AWAY. read more

Given that the staff in my three years living here has been decent, the living conditions for the price you pay and the "luxury amenities" you receive is LESS than worth it. You WILL be charged for minor wear and tear on your room (ex: blinds that have been in the windows for 5+years) and trip over beer cans, dog shit that is everywhere, and broken exit signs on your way to your apartment. The gates are always broken (this is resident inflicted) and the noise coming from rednecks' trucks is unbearable at night. The quality of living here has easily gone from a 7 to a 4 out of 10 since 2017. There is better "non-student" living in Greenville for a fraction of the price you'll pay here. read more

The Landing did nothing about it. They're now leaving me voicemails saying they are going to file a claim for my rent being 6 days late. These apartments are run down. The apartment was very dirty upon moving in and we had to clean top to bottom. Animal waste, broken cabinet doors, just gross. The amenities are also not kept up. I am livid. Went to pay rent today at this student living complex in Greenville, NC for this month. Was paying about a week late (last day to pay rent without incurring a late fee is on the 5th of the month). Fine with paying the late fee bc it was my fault for letting it slip. However, They would not allow me to pay via the rental portal as normal. They required that I go to a "MoneyGram" location which, of course, requires me to go to a bank first to get cash and then go to the MoneyGram location(s) and pay there. Went to five different MoneyGram locations and none of them were working. Tried to pay via their website, their app, on the phone with a representative for MoneyGram etc.... apparently all of the MoneyGram locations were down today for some reason (my next review will be about MoneyGram, ugh). Called The Landings office at least four times asking if they would just allow me to pay via my debit card as normal. Even after explaining that I had spent 3 1/2 hours trying to make this payment via the venue that THEY were requiring me to use, they still turned me down. Had to call the home office who then called back to the local office in Greenville. Jeff, from the local office, then called me to tell me that I could make the payment via their portal as I normally do. Seriously 3 1/2 hours and five or six phone calls to get that to happen! Total waste of my day. And to be honest with you, Jeff seemed to be annoyed when he spoke to me. Pretty sure he didn't waste 3 1/2 hours of his day today trying to do something to make someone's day a little easier. I will say that the home office was very pleasant to work with and seemed like they genuinely wanted to help me (I think her name was Tracy). In an additional note, the day that my daughter moved into this apartment, it was a wreck. Had not been cleaned at all. I would recommend any other apartment complex in Greenville, or better yet get a few friends together and rent a house. That's what my son has done for the past few years and it has worked out great. read more

My roommates and I have lived here for 2 years and we can't wait to get out!!! The outer walkways in the buildings are disgusting and filled with bugs and vomit we have to walk around everyday!! I have called about 2 piles of vomit in our walkway outside our door and all they did was spray cleaner on it and left. After 4 months and counting, the vomit is still there!!! Most of the people who work at the desk are not friendly either. I would NOT recommend!!! read more

We never called maintenance EVER and they would try to say that we called them to come. An apartment of girls... it's scary when maintenance workers are just in your apartment when you get back home, ESPECIALLY if you're home alone!!! like wtf are you doing here? Management is extremely rude when you call them about anything, they think they can do anything they want. During the shelter and place for COVID-19 they moved a new person into our apartment... guess when they emailed us to make us aware of this? 10 am. Our new roommate moved in 2 hours later, 12 pm the same day. No warnings for ANYTHING. You might as well just live in a dorm because this place feels more like a dorm than an apartment complex with the management constantly breathing down your neck. If you're a person who likes to have any type of fun this is not the place for you because they will fine you for every little thing they find, after they've of course walked into your apartment and inspected it for the 5th time without notice. I'm not even finished. Dog shit everywhere, beer cans, juul pods, bottles of vodka, soda cups, YOU NAME IT ITS OUTSIDE ALL OVER THE GROUND. Maintenance has plenty of time to constantly surprise us with unnecessary visits but I guess they're so busy doing that because I have never seen them pick trash up off the ground. Don't even get me started on the broken glass. BROKEN GLASS IS EVERYWHERE!!!!!! All over the sidewalks throughout the WHOLE ENTIRE complex. The pool was closed for the entire month of April. The walls are so thin, you can hear EVERYTHING happening in your roommates bedrooms at all times, and they can hear everything happening in the common area loud and clear. "Quarterly" inspections were going on all year, and it made it feel like we had no privacy at all, as somebody could walk in at any moment. Super far from campus. $600 for some of the smallest apartments in Greenville is outrageous. Also, half of the electricity outlets didn't work in our apartment, and we had no light or ceiling fan in our common area. THE POOL WAS CLOSED FOR ALL OF APRIL! THATS WHY I DECIDED TO LIVE HERE! Disappointing. Only positive is a few of the guys who worked here were cool. read more

I think a lot of people are complaining about The Landing when they really should be complaining about the childish, selfish and irresponsible behavior of some of the residents. Our student has been there a few years, anytime you get a 'fine' it is because you are breaking the lease agreement so go by the lease rules and you won't have any issue. That is called being an adult with responsibilities. They usually give you some time to correct the issue and if you are not lazy and do so, the fine is erased. If you have a roommate who is being dirty and causing issues, you can actually speak to the management and they will work with the ones who are causing issues (we know from personal experience). Every time we have visited at the Landing we found it to be peaceful and calm, a nice environment much better than being in a student dorm on campus, and a way for a young person to learn responsibilities. Stop complaining about the messes you make and read your lease. The Landing is a peaceful clean place where you can focus on your school work and for the most part, most people are responsible and are learning how to grow up into adults. read more

This is not a review, but I am offering my 4 bedroom lease at The Landing for the 2018 year. Certain circumstances have come up that are not allowing me to return to school this year, but I have the apartment on lease. the original 4 bedroom price is $600, but I am willing to help out with that and pay $100 a month towards your rent to lower it to $500 (which can also be negotiated on our own terms). Currently, I have 2 male roommates that are taking two of the rooms, but the last one I also up for sublease. i have lived here summer 11-summer 13 (i still live here). they need new couches! some apartments already have new ones, but most do not. couches are in such bad condition they cant even swap you out a better shape one cause there arent even any of those! the gym.. they keep the sanitizing wipes for the equipment out 50% of the time, if that and i use the gym 2-4 times a week. also the bed are very noisy. you can move your head and bed will make a sound. other than those three issues that bug me the most.. this place is one of the best student living places to live! really nice people that live here, not too big of a community, nice pools and landscape. really nice office people and maintenance!! read more

Service is terrible, random roommates you'll be placed with are worse, property owner is arrogant, staff are incompetent, random inspections constantly, not pet friendly at all and staff will find any way to fine you if you have a pet or for just existing, roach infestation, probably the worst place I've ever actually lived in my entire college experience read more
