After almost two years of living here with my three year old son with no prior issues. I ran into a…read morelegal matter that has me separated from my family. Unfortunately, the leasing at Thrive Luxury apartments have been ANYTHING but helpful. After emailing the leasing team to have my ex-wife/mother of my child, to be able to speak and act on my behalf, they still have not accommodated ANY request. Jonathan has a very nasty attitude and even more lack of care. Angel Rosario was also not of help in this situation and continued to push me off to his other co-workers. And the actual manager is never present when needed. I had to call the office six times, only answering on the 6th call because I marked it as an emergency. These people are incompetent and avoidant of their professional obligations and responsibilities.I have now gotten an eviction notice on my door, and they refuse to take the keys from my ex-wife, only because "she is not on the lease". Since when does someone have to be in the lease to return keys? This has now gotten to the point of having to take civil action due to the hinderance that it is causing my family and I.

Before I begin this review let me start off by saying that this review is based solely upon my…read morepersonal opinion and my personal opinions alone, so with that being said let's go!!.. We booked ( my wife did because I don't have the patience and time ) this Airbnb for our last few days in Orlando. We tried to check in early ( so we didn't have to drive around with our luggage in the vehicle while visiting the park )but the owner never responded to my wife's text/ emails so that was a disappointment!.We arrived here and was pleasantly surprised as to how nice this home was built! That is the best part of the review. The owner promised us that there was going to be a Christmas tree up but when we got there the tree was no where to be found, another major disappointment ( especially for my grandson )!. The cable was not working so when we finally got her ( the owner ) to respond we had to download the app so we could have cable! Note: I didn't come down here on vacation to have to troubleshoot and figure out how to connect cable from the app on my iPhone to the air play on the tv's!! Disappointed yet again! The garbage disposal in the kitchen didn't work so each time we washed dishes the sink filled up so that was a problem as well! Clearly this home is used for Airbnb property purposes only. I would've recommend this property unless you personally check it out in advance before you book it!!.. They also don't clean very well after each Airbnb rental because I found one shoe under the bed in the master bedroom and trash behind the nightstand ( pictured below )!.

There is no stop sign or traffic sign so it's extremely dangerous especially when they are so close to so many high designated spots!! I just saw Portofino's profile and they showed their Manager Amanda as being there for 3 years!! My husband and I looked here 2 years ago and they only had a part time 21 year old working who didn't even know what units were available and couldn't show us any units! This property has been sold too many times and property management changes too. You will be in the crossfire and we're just glad we had a relative in real estate and gave us the heads up!!

I have been living here for 3+ years…read more Here are my thoughts: The Management run by Amanda and folks was fantastic. I used to go and chat with her often about random stuff from Crypto to seeing Larry the alligator. Larry ended up having kids and now there's Al the alligator. It's a bit punny. Eventually, Amanda and the crew left only to be replaced by Michelle. She was a bit taxing to work with. Abrasive and she sucked the fun out of here like a leech in the 13th century, which is actually the 1400s. Do you know what else didn't make sense? The fact that she lived on the property and didn't care enough to host fun events with the residents. She treated us like a price tag just like the government. Now in 2023 we have a new Management crew and they are pretty cool so far. We had our first few residential events and they were fun. It was like someone injected life back into this place. People are smiling again and are friendly. The Maintenance crew is also cool. They are there for the residents when we need them most. I am giving this place 4 stars for three reasons: 1. The unit I am in has weird electrical wiring. I have to run an extension cord like it's the Soviet Union in order to run my electronics. 2. The grills are a bit janky. One of em had fire ants and well I ate insects before but I am not about to mix it with fish. Although some cuisines do, but not fire ants. That sounds spicy. I hope they improve that part. One of em had no propane so we had to get our own. It turned into a BYOP party. 3. The dogs shit everywhere. I know dogs shit everywhere but their lazy ass owners don't pick up after em. Seriously if you are going to own a dog at least pick up after it. It's definitely not human shit I grew up in the ghetto so I suppose that's a plus. If you want to live here go for it. Living here is like being on Cheers, everyone knows your name. We're a small community and we like to keep it civil, friendly, and chill.

We found The Pointe at Sienna Ridge and made an appointment to see Jodi, the Leasing Consultant, who was so friendly on the phone....We got there and were so pleased with the way she made us feel so welcome, with that beautiful smile,so friendly and 5 Stars professionalism ! She has shown us, a few units to choose from, and told us about the special promotions and we were very impressed and happy about everything....We were approved on the application and chose a unit. Jodi, ended up staying in the office later than usual to help us out ... Unfortunately, on the way back home, it was too dark on the highways and we realized how my sister was going to have to drive alone at night, coming from work, so far away, and we decided not to move in... We really felt bad about not moving in, because Jodi had made us feel like that was our home...We also appreciated how friendly Maria was when we walked in and some of the neighbors that we were introduced to, also. We ended up finding another location, that also belongs to GreyStar, and are going to be renting there, because it's very close to my sister's job. Thank you

After living at this property for two lease terms (23 months), we feel it is important to share our…read moreexperience. Our experience at this community was marked by repeated concerns involving tenant safety, property management responsiveness, and what we felt was a lack of accountability when serious issues were brought to management's attention. The most significant issue involved repeated package thefts directly outside our apartment door. The first incident was reported to management on 1/15/25. Additional incidents occurred on 7/9/25 and 12/28/25. The same individual appeared to be involved in all three incidents, and two of the thefts were captured on video. An additional package theft involving a different resident was also captured on our doorbell camera. Management was provided with videos, photographs, and detailed information regarding these incidents. To provide context, the stolen packages were not left unattended for days; they were delivered during normal business hours and were gone when we returned home from work. As incidents continued it became a safety concern. We repeatedly communicated concerns about ongoing criminal activity on the property, that management had been notified multiple times, and our fear of potential retaliation if law enforcement became involved. After repeated reports, we ultimately filed a police report. Despite documentation and repeated communication, we never felt the seriousness of the situation was fully acknowledged. The primary solution offered was enrollment in the property's package locker system. While lockers may reduce theft, we did not believe this addressed the underlying issue of repeated criminal activity or our safety concerns. Management repeatedly referred us to lease language stating they were not responsible for criminal acts by others. At the same time, the lease prohibits criminal activity that interferes with residents' safety and peaceful enjoyment. We felt there was a disconnect between those positions. Beyond package thefts, we also experienced ongoing noise disturbances. We had multiple complaints involving residents below our unit despite our efforts to be respectful neighbors. We contacted the courtesy officer after hours on multiple occasions via phone and email regarding excessive noise, gatherings, and disturbances, while also reporting issues directly to management, but did not observe meaningful resolution. Another recurring issue was smoking on the property despite it being advertised as non-smoking. Smoking was repeatedly observed, most commonly from the balcony below our unit, which we reported multiple times to management. While smoking on balconies, patios, and common areas is prohibited and residents are encouraged to report violations, we did not see the issue resolved. We also experienced issues with trash collection. Residents are required to use a mandatory valet trash service. On multiple occasions, trash was not collected as scheduled, forcing residents to transport trash themselves or leave bags outside for extended periods, resulting in odors in hallways. Additionally, dumpsters periodically overflowed, and animals would scatter trash throughout the property. We requested a virtual meeting with management to discuss safety concerns and lease options but were told communication would be limited to email. A transfer to another unit was offered, but we would have been responsible for moving costs and rent increases, which felt like we were being asked to pay for circumstances outside our control. After further discussions, management agreed to allow lease termination without early termination fees, but only if we signed a Notice to Vacate and Mutual Settlement Agreement prepared by attorneys. The agreement included confidentiality and non-disparagement clauses that would have restricted our ability to share our experience. We declined to sign because we did not believe sharing our experience should be tied to resolving a lease issue involving documented safety concerns and criminal activity, remaining through the end of our lease instead.

Such a beautiful property in a great location just gone completely downhill. The back of our building was tagged with graffiti. The smell of weed and smoke was in my unit constantly from neighbors. People let their dogs do their business in the hallways, elevators and stairwells as well as all over outside and don't pick it up. The pool is overrun especially on the weekends with non residents that come through the broken fence from the adjacent parking lot. People take over the area for parties and get angry when others come in. There are people that bring their dogs in there, the patio furniture is disgusting. The bathrooms near the pool are like a biohazard experiment. Kids hang out in the gym and won't move if you want to use the equipment. The hot tub is always broken. The decorative fountain in the front is always broken and has trash in it. They might as well name it the Broken Gate because the front gate breaks so often. The garbage valet only comes Sunday through Thursday so there is always garbage in the halls or piled around the dumpsters like a landfill. Raccoons, rats, bugs, vultures tear it up and drag it everywhere. Parking is not enforced there are junked cars in the lot and cars that don't move for months at a time. Packages are constantly stolen. You have to have a doorbell camera or your stuff will disappear. The keypads on the front doors break all the time. There is a master code for fed ex that everyone and their dog knows and uses to get into all the buildings. Everyone except fed ex though, they leave the packages outside. Maintenance works hard and does the best they can to keep up. But the property is getting older and the owners must not want to spend the money to upkeep it. Ann in the front office will respond to concerns timely, I think they are doing the best they can with what they are allowed for funds. The hallways, carpets and elevators are in poor condition, often has graffiti or scratches with profanity in them. If you want to rent there, make sure you drive through on a weekend, ask to ride the elevator and walk the hall you will see daily. Not just the show building 1 or the demo unit. Make sure you can live with spending the money and seeing what is there daily. I am not sure what all these positive review are they may be from the surveys we get when maintenance fixes something. And they are true, they do respond and are very professional. But that is only one piece. Make sure you take a good look at the whole picture and make an educated decision because there are a lot of new properties in the area that may be a better fit. And I know I will get a response on here to discuss my concerns and a phone number, but they are well aware of my concerns. We are just so happy to not be there anymore. Do your research before jumping in.
