My six-month experience living in the Linc has been a nightmare. I've tried reaching out to the management company multiple times, but nobody answers the phone or responds to my emails. The apartment has forced me to pay a termination fee, even though it's not my fault that I need to break the lease. The constant noise from my neighbors has been overwhelming. Loud music plays at 1:00 AM, heavy items drop on the floor around 3:00 AM, and there are persistent banging sounds and kids running around at all hours. It's impossible to get a good night's sleep on weekdays or even relax at home on weekends. I have reported this issue to the leasing office many times, but the problem persists. I called the courtesy officer as instructed, but no one responded. I've tried using silicone earplugs, which have already hurt my ears, and I've had to take several 10 mg melatonin tablets after being woken up by my upstairs neighbor. I've even paid extra to stay in hotels and Airbnb accommodations because of this situation. Additionally, there are plumbing and pipe issues in the unit. The leasing office sent a vendor who entered our home without notice, disrupted our belongings, and caused us additional utility costs for cleanup. I had to call the police to determine if this was considered theft. The same thing happened again last week when I entered the apartment to pick up my laundry and found a man in my bathroom. It scared me because there was no sign indicating he was a maintenance person; he wasn't wearing a uniform or carrying tools--just a regular T-shirt.. Furthermore, when I found a pregnant roach in my bathroom, I saw no evidence that pest control had been sent to our unit. Now we have to pay extra to move and leave early. The leasing manager initially assured us that we would have peace during our last 60 days, yet the courtesy officers did not respond, we're unable to sleep due to the loud noise from the unit above, and we've had to pay for a new place early just to escape these conditions. I signed a four month lease with Linc Brookhaven while I was building a new house. My apartment was the G floorplan on the fifth floor facing the dog park. The apartment was very spacious, the building was secure, and I like the washer and dryer. I ended my lease before my house closed and moved to another complex for the following reasons: 1. Broken Elevator - there are only two elevators in the apartment and one was broken for 3 months. This was a huge inconvenience. Another resident told me that the main elevator was broken for 3 months the previous year. 2. Loud Furnace - my furnace was located above the shower. It was so loud I could hear it outside my apartment in the hall. I reported the issue to both new and old management; they never sent maintenance to even look at the issue. 3. Limited Pet Space - there was not enough green space for dogs. The grass and mulch around the building had a horrible stench and was littered with dog poop. I had to bathe my dog every week to manage the stench from her walking around the building. The dog park is not maintained well and also has a stench that I could smell on windy days. 4. Noise Issues - the walls were extremely thin which made it impossible to get a peaceful night's rest. I could hear everything from my adjacent neighbor and the neighbor below me played loud music at all hours. My complaint to management was ignored and there was no courtesy officer on site to enforce noise violations. 5. Stink bugs - There are no screens in the windows. This allowed stink bugs to fly inside my apartment when my window was closed. I killed several per week. 6. New management - The apartment changed management three weeks after I moved in. I immediately noticed a decline in the property upkeep. They also had no measures in place to hold residents accountable for breaking their community rules. I'm not saying do not move here but make sure you do your due diligence especially if you have a pet. read more

I would love to give this place 5 stars, but the below are my biggest complaints about having lived there. The constant running in the halls, constant amount of strangers walking up to my door and trying to open it. I have no idea how you're in the building if it's controlled access. The complex is well maintained in some parts, but other parts aren't kept to the same standard as the front of the building; you cannot cover the smell of Piss with Fabuloso. Hallways used to be vacuumed on an almost daily basis, but that stopped. Parking: you will need a reserved parking spot if you think that you want a close to convenient spot. Get used to taking the stairs, and or waiting for an elevator down if it happens to not be reserved. (The garage is too small for how large of a building it is) I know I shouldn't complain, but if I'm not home before 4:30 I will be parking on the 4th and or 5th floor of the garage. Lived here for 13 months. We had a good experience for the first 8 or so months, until we had a dog barking next door at night until 3-4am, or whenever the owner got home from their night shift. We reached out to management to resolve the issue and they told us "they couldn't do anything about it." Also, during the last few months we lived there, we had a bug infestation on the fifth floor which was not resolved by the time we moved out. Finally, the fire alarm went off at least 20 times while we lived here, and several times in the middle of the night for 2-3 hours. Overall, I saw the place deteriorate pretty quick from when it was brand new to the end of our lease. The walls are chipped up, the dog park gate is falling apart, the elevators constantly break down, management stopped routinely cleaning common areas, etc. I think management stopped caring about maintaining the place once they got full occupancy. I would not recommend anyone live here; there's a lot of good options in Brookhaven like Town of Brookhaven Apartments and Brookleigh Flats which are cheaper and have better management. read more

Under new management since October 2021 the quality of service had declined. Been living here almost 3 years. Pros: Location to highway, shopping, restaurants, and local parks is great. Maintenance is always great. Cons: Management company. Since the new management, the quality of care of the property is has taken a nose dive. One of the elevators has been down for months; if the gate is broken, it takes months for repair, guests have to pay for parking, the carpeted hallways don't get vacuumed so there is sometimes a smell, the trash rooms are no longer mopped. We also pay a monthly amenity fee (for upkeep of the amenities) yet, new management has decided to now charge to rent the clubroom. This used to be a luxury property. The response (excuse) given is "well you moved here during a lease up and the management company gave us a lower budget." Turnover in office staff: there has been multiple managers and assistant managers. One day I came down for assistance and sat in front of the office until the leasing consultant returned, she walked right passed me while talking on her cell phone. I waited a few minutes to see if she'd realize if I was present, I eventually had to go to the back office to get her. The complex has great potential to be luxury again but that all depends on management. Get it together.The last management set the bar high and your company is taking it all the way down. There's so much competition of luxury communities in the area for your company to be slacking. read more

My name is Shamra way and I just want to say that I will be posting the worst review for this complex when I move in three months this place is the most horrible apartment building that I have ever in my entire 26 years of living has ever experienced !! my kitchen sounds like an ongoing earthquake that shakes my floor all the way to my bedroom ...things fall off of my kitchen counter because it shaking there's an internal sound that sounds like it's roaring like the earth is angry at me inside my own home my walls inside of my bedroom every time my neighbors flush I hear them flushing I hear them using the sink I hear them using the shower and the pipes in the wall will knock and knock AND KNOCK consistently !!! You can hear people walking through the hallway because this entire building is not soundproof at all !! the problem With my kitchen is every single day since June since I moved in here they said that it was because of construction but since construction stopped and it kept going I have put in numerous complaints about it and no one has yet to fix it and I have three months left here my neighbors upstairs are consistently and always STOMPING I have put in so many request and I will post receipts for that I have video footage of all the issues that are happening in this complex if you want to know and you want to see proof of what's going on please email me and I will send it to you. They care more to put cameras in the fucking stairwell because they care about a dog peeing in the stairwell they care more about the smoking of a cigarette outside of the entire complex they care more about the smaller things but they do not care to fix the problems that are happening in the apartment my neighbor had to get her entire wall taken down because the pipes to her walls were messed up they try to take my walls down because I said in my pipe lining was messed up and I kept hearing noises inside of my bedroom they already told me that they couldn't fix the problem in my kitchen which I don't understand how because the next people that move in here will have the same problem if it's internal!! This community is not worth the money you guys I cannot stress that enough to you and I'm making this while I'm still living here I promise you there are so many more apartments that are cheaper or if you want to pay more to get better than you can do that but if you want to go the cheaper route there are so many more places that do not have as many problems as this place it took six months for us to get our mailbox keys and this is a brand new building I promise you do not waste your time do not waste your money and please do not waste your sanity because mine has already been over the edge and these people do not care they care more about a dog peeing in the stairwell than they do care about your own sanity in your home that you're paying for !! UPDATE 12/22: I received a phone call from Linc Brookhaven this morning after they read the review I posted yesterday documenting my experience. I was asked to remove my review in exchange for a refund of the $75 application fee. However, I called the Linc Brookhaven yesterday and was told that the $75 application fee was non-refundable. I was already frustrated by the disappointing experience, so I did not argue this. While I appreciate the follow-up, it is deceptive to offer a refund otherwise stated as non-refundable in efforts to conceal a negative account that was truthful. Furthermore, I will not be swayed by bribery to allow the property to be seen in a more favorable light. This experience further confirms my sentiments alluding to the unprofessionalism and manipulation I have experienced. Original Review 12/21: I was compelled to share my unpleasant experience with the hope that someone else may not be swindled out of money like I was. The few critical reviews (via Google; Yelp) are spot-on in that this property adopts deceitful tactics to lure potential tenants in. I initially toured the Linc on December 19th. My tour with the assistant property manager Kayla was wonderful, and I was immediately sold on this beautiful property. Mind you, I consider myself an extremely careful planner; I am not afraid to ask questions and I do plenty of research before committing to any decision - especially when money is involved. I toured the Linc again on December 20th and decide to apply on-site for a specific apartment so that I could ask questions while applying, and again, to ensure I had all of my ducks in a row. After being approved for the apartment, I was told I would pay a rent premium per month due to not meeting income requirements. I was very confused because I would never apply for an apartment that was clearly out of my budget. Secondly, why add a premium to an apartment that one cannot afford? That seems predatory. I call the Linc (spoke to Elizabeth on 12/21) to ask a few questions about this questionable monthly premium charge. At first, she states that it was due to credit (which was incorrect). I let her know that this is not the case for the premium charge. She informs me that I was given a rent premium because I made below what was needed for rent. I inquired about this because I was very confused at this point. Elizabeth then states that the actual apartment I applied for was $300 more than what was shown online. This baffled me. As another Yelp reviewer stated, Linc Brookhaven has unfair practices. The online pricing does not reflect what is actually quoted in person. You can go online and see for yourself. None of this was properly communicated to me during the tour(s). They offered to change the apartment for me and to remove the premium from the apartment I initially applied for. However, I will not be leasing here based on the principle. It is really unfortunate because Kayla gave an awesome tour and the property adequately met expectations that I had. I was very excited to lease here. It is very evident that they were playing on the perception of my negligence, and seemed surprised when I actually knew the proper systems that should have been in place. The lack of transparency and overall professionalism are obvious red flags. I will now be looking elsewhere. I advise that if this is a property you wish to move forward with, you proceed with great caution. read more

(04/25/23) Do not live here!!! #1- amenities, they allow multiple guests who don't live here to swarm the gym and trainers who make money on their facilities who also don't live here to use the gym freely. #2- PARKING! I have lived at The LINC Brookhaven for 14 months now and randomly (keep in mind again...I LIVE HERE with proof of a valid parking decal) I was issued a ticket which reads "failure to display pass/permit" this is a $55 fine to a RESIDENT. The management team will not help you nor put in any effort to show loyalty or do the right thing. Imagine paying over $2000 dollars a month to get parking tickets where you live... #3- pet owners are not punished, and they do not care about crap everywhere. Think you will get to roam the dog park with your dog peacefully think again. #4- elevators and garage gate. The main elevator for moving in and out has been down for over 6 months and still is out of use. They claim they can't get the parts, but we all know how that goes...The same thing happened with the gate to get inside the garage. For at least 4-5 months the only way in and out was through the entrance gate. The only positive thing I can say about this place is the noise level. This place is an absolute dream. Kayla and Drew were amazing from the visit tour, all the way to move in day. The front office staff is so professional and knowledgeable about the property. They have met all my needs and more. I have had very bad luck when it comes to apartments, but I can finally say, I have found a place to call home. The property is well maintained and sanitized. The maintenance staff is also superb. I promise you will not be disappointed to call this place home. The only cons that I have since being here for a month, there are no mirrors in the parking deck to see around corners. The hot water heater is small in the one bedroom, so get in and get out. Also, there is not a light in the shower, so it is a little dark when having to shave etc. The pros out weigh the cons by a long shot. The staff is amazing, the amenities are great, the location is a plus, the place is constantly sanitized and kept clean, the maintenance does an amazing job at maintaining the property and responding to requests, different apartment plans to fit your needs, parking deck, elevators, appliances that are new and amazing, loves community activities, no worries with safety/security, and great responsive communication to residents. If you are looking for an apartment that is luxurious and cares for their residents, then look no further. I promise you will not be disappointed. read more

I've lived here since April, and honestly I continue to love it. They update us via email almost immediately when there are any community concerns, update us when the concerns have been addressed, and are always willing to help. It's clean, quiet, and most importantly safe. Sure, sometimes the elevator may need maintenance or the trash gets full on a holiday weekend, but that's to be expected in an apartment complex. Recently I lost my keys (left them in an Uber) and Vlad and another sweet woman in the office were able to get me a new key fob same day. When my keys were returned by the Uber driver, they willingly took my other fob back and didn't charge me! read more

I applied here and was told I was denied. I have Excellent credit so I followed up with the screening company and was told that I was not denied and that the application was approved. I decided not to pursue the inaccurate information that was given since I was already so uncomfortable when I went into the leasing office to inquire about a 1 bdr unit. My tour was guided by a young gentleman whom was very nice but the 2 young Caucasian females wrecked with racial energy. I think this position should be held by more mature adults. I'm so excited to take advantage of the beautiful amenities (pool with grills and cabanas, state of the art gym, theater room, media room, work spaces, and dog park is soon to come). My new home is so breezy and spacious with sliding door Juliette balconies, the closets are HUGE, and new amenities have me throwing in laundry and cooking for fun just minutes from any store or restaurant I can imagine. I've lived in five apartment complexes during my time in Atlanta, and this one has by far been the worst. Staff is typically unresponsive to emails, even after multiple follow-ups. Elevators often stay inoperable for weeks, and the resident gate to exit the community has been broken for months. Advertised as a smoke-free community, but the ventilation system is connected between units, so if a neighbor smokes, you will continuously smell it. I've tried to resolve this issue by emailing and visiting the office on many occasions over the last seven months. However, management still hasn't resolved this issue and tends to deflect matters they should be proactive about. The amenities and location are great, but you can do much better looking at other complexes for what you pay. read more

The LINC is a beautiful apartment building located in a prime location. The management team and maintenance crew are very professional and always there to help. There are so many amenities that are great and maintained daily. They offer many different floor plans to fit your needs and will work with you to find exactly what you're looking for. I have one of the large 2 bedroom corner apartments. I actually really like my apartment, the amenities and location...unfortunately I'm not able to enjoy it because of my extremely loud neighbors upstairs. They literally sound like they are coming through the ceiling every time they walk. Its so bad one of the pictures on the wall in my office fell to the floor and damaged the floor, which I'm sure ill be held responsible for. They throw a party every other weekend (yes during this pandemic) with loud music, yelling off the balcony until 1 or 2am. Several complaints have been sent to the leasing office via email with 0 responses. As much money as I pay to stay here you would think they would at least respond. I work from home and its gotten to a point where I rather be in the office due to the stomping. As much as I love the view from my apartment and the location, I don't see myself renewing my lease. read more

While nice to start, this apartment deteriorated quickly. As soon as they hit maximum capacity it was like all routine maintenance stopped. You can look around and see the wear on your tour. Amenity spaces have gotten gross and the basement floor smells overwhelmingly like garbage. The dog park while a nice amenity to start, is now constantly filled with dog poop. Grill areas and pool always have trash left behind. Disappointing how fast the place went downhill. I've been at apartments that have been around much longer that are better maintained. Luxury apartments are abundant in the area, I would recommend a different building. read more

While the property is nice, the renting polices are something that you should take carefully into consideration. this apartment building is amazing, if you're looking for a great luxury apartment that has a gym, office space, theater, and media room this is your dream home. Drew was so helpful with giving me a tour and helping me get settled with my new environment. Since the new year, Thelinc changed the management company and the quality of service is not the best. Currently, if you have to speak to the leasing office they rush you off the phone and procrastinate addressing concerns. The Elevator was down for months with no timeframe as to when that issue would be resolved. In addition, the gates that are supposed to protect residents' cars are currently up and never go down with no email indicating when that would be resolved. I miss the last leasing staff, they were professional and helpful. read more

We've been living in The Linc Brookhaven since September 2020 and I absolutely love living here. My wife and I have a two bedroom and the layout it's amazing, we have plany of space. Everything is upgraded and top of the line.The amenities are also more than I could ask or hope for. They are kept very clean and residents are nice when sharing an area. The gym is my absolute favorite and comes with two Peloton bicycles were you can take online classes . I've had a couple of maintenance request and they are always resolved same or next day. The location is amazing, just a few minutes away from Perimeter Mall, 285 and 400 Highways are few minutes away. read more
