Now that the cat's out of the bag, I would just like to say that TJ and the staff were absolutely wonderful!!! My (Now) wife and I could not have asked for a better venue nor staff. They worked with us in every aspect possible...even when they didn't have to. The venue is gorgeous, and I'm sure that anyone who tours this place will have quickly already deduced that information...so let me address some of the concerns I had (And how they were addressed). We wanted Jack Stack (the BBQ place down the street was even better. We were worried 2 hrs of alcoholic drinks wasn't going to be enough For our guests. The bar downstairs was so large and so well stocked people didn't have a problem getting what they needed. I was worried it was too far from downtown (and I mean really worried)...the drive was not a problem for my family (all from out of town)...moreover, they all said it was completely worth it and the venue was excellent. My wife was a little anxious at times...TJ and his staff took care of it. It truly was exactly the wedding I wanted and at times didn't even know how to plan. Bottom line: If you choose this place, you will get a top notch staff with a top tear aesthetic for a reasonable price. If you have only considered venues downtown and Ruled this venue out because of the distance (which is exactly what I did)...don't ...at the very least take a tour of the location. My opinion on Dunn's Landing remains the same, but we would definitely visit the Orchard House again! Original Review: We chose Dunn's Landing and their Bed and Breakfast, The Orchard House, for our 2013 Fall Wedding because we were searching for a quaint and intimate setting. While the setting was beautiful, we urge you to use caution when working with these folks as their demeanor is very inconsistent and at times quite rude. While we loved the venue, the difficulties in working with them (Robin, her brother and her brother's boyfriend) made us feel unwelcome and added to the stress of an already stressful time. We definitely felt as though our presence - both on the day of the event and when viewing or setting up before the event - was an inconvenience to them rather than feeling like welcomed guests. This, in addition to poor communication around scheduling, pricing and set-up made us regret our decision to have the reception there. Based on our experience, we would neither use the venue again nor would we recommend them to family or friends.

The ceremony was outdoors and you could hear cars pass by on the highway since it's not too far off the road. It wasn't enough to stop the ceremony or anything, but you definitely heard it. Also, we could barely hear the pastor and the bride and groom so I would recommend microphones for anything outdoors. Indoors, it was a great space, and the bathrooms were clean. Cell phone service was spotty but not impossible. Pretty easy drive from Lawrence on K10 or Kansas City on Highway 56.

We had a country rustic wedding, on our cattle ranch and it was the perfect addition! The saloon was customized to say "The Siebert Saloon", we were able to work with Gary to customize our photo print out exactly how we wanted it! The guests loved it and we love being able to view all the photos and see that everyone else was having as great of a time as we did! Gary was quick to respond, very informative and made us feel like we were friends even as complete strangers. His demeanor day of was just as perfect and interacting with him was easy and fun!
