I would like to acknowledge the new management. I have not had any issues since my last review 9 months ago & Joann the property manager is very committed to her job & the community. There's been a lot of projects to make the community feel & look better, lots of community events, neighbors are friendly & staff are responsive. Cleaning is done daily , especially as we are a pet community & it doesn't smell & accidents are attended to quickly . Service requests are handled same day & efficiently. Terrible management, I lived there for many years and as soon as management change it turned in to trash . My car got hit in the garage and they wouldn't cooperate with me . They said the woman who hit my car was the wife of a cop so they didn't want trouble . read more

Worst Customer service is sad how ZRS management is not aware of the assistant manager they have in this place, Sataria was always ready to make situations more difficult , never willing to help specially if you are Hispanic and yes I am sure she does not like Hispanic people , all the Hispanic employees were complaining about her as well! i am sure they have been replaced by now ! I am a current tenant and soon to be leaving. At first it wasn't so bad. However it only took a couple months for this place and the leasing agents to show their true colors. Here are a few things you should know before moving in... The parking garage: There are constantly people speeding through the parking garage like there is no tomorrow. Don't even think about leaving valuables in your car and make sure it is locked! Every once in a while I'll drive to leave the parking and notice someone waiting to get in the gate. (the gate will only open with a transponder inside and out) I'll leave and notice them drive up. As a matter of fact I'll get home and the gate will be wide open. So tell me how the residents cars get booted but not the cars that aren't supposed to be there in the first place? Amenities: the fitness center is really nothing special. The pool area is ok. Rather quiet most of the time. Individual apartments: My significant other and I were pretty happy here at first. Like I said this place really has shown its true colors. The morning of Thursday, June 20th 2024 at approximately 3:25am the fire alarms start going off. Trust me when I say this is not the first time this has happened. It goes off multiple times. It went off again approximately 5:30am. Aside from the wake up calls, everything is always breaking, the A/C, the electrical. I remember one time we had to call maintenance and we were away on vacation so we gave them permission to enter. When we got back we noticed that the lights have been left on by the maintenance crew. Thanks for that All I'm saying is don't let the leasing agents fool you. They do not care about you at all. They only care about their money. I felt like it was necessary to write a review to help the future residents. Another note to future tenants: I recommend shopping around before signing the lease :) you can get a lot better for the money around here. read more

I went to give my friend directions and saw there was only 3 stars so I felt like I had to comment because I was shocked. First of all Marcus and Sataria are such a great team. Just very nice and helpful even when things get annoying like flowers get delivered and they have to deal with it they are great about it. They both just have really good energy in general. Maybe them running the show is why everything turned around to be so positive from the other reviews I read. My back door wouldn't lock the maintenance was there the very next day. The maintenance men also have good energy and always smiling which sounds silly but it's important when you see people everyday and the overall vibe of a place you call home. The building is very secure. They don't tow or boot cars ever. And over all I just really love the vibe here. They do cute things like put out a wrapping paper station for Xmas (the fancy paper too lol). The pool is always clean I was so shocked to see that and I am right on the first floor so I see it everyday and no one is ever even there. It's like your own private pool it's so empty. There are snacks and soda and coffee in the club room.. just really cute touches like that I think are very sweet of them to do for the residents. I really like it here a lot I don't see myself leaving... ever lol! read more

Dont listen to these paid reviews. This building is downhill, parking garage is a nightmare. People speeding, break ins, management always changing rules because they cant keep up with all the issues. People parking in garage that dont live there, mean while resident cars get booted. Property not secure, only certain doors have fobs for some reason. Older building, if you are moving to area look at all the new construction that is the same price or cheaper then this building. AND lets not forget most postal services wont even come to this building because they use Fetch. Outside people using gym and pool that dont even live in building. This is not a luxury apartment building DO NOT BE FOOLED. Advice to management, dont profile your tenants, come up with better system for rules in building. Get a new property manager and assistant manager that know how to treat people. read more

As a current and soon to be former tenant, I would not recommend this place to anyone, not even my worst enemy. There are so many issues with the management and the property itself that it isn't worth you or your family's sense of peace to consider such a horribly managed rental community as a potential place you can call "home." I moved here a year ago with no intentions on moving for at least two to three years and moved into their "Bentley Townhome. Within three weeks of moving in, I had to request maintenance that eventually led to occurring on a constant basis where maintenance was visiting this unit the first 4 months on a monthly basis where by December of 2018, I had incurred over 86 MAINTENCE REQUESTS. I was then penalized for voicing my frustration to management about the ineffective manner their maintenance staff utilizes to address the issues by threatening me with legal action for requesting maintenance on which this occurred on two separate occasions with the intention to silence me by threating to evict if I didn't change my "behavior." I had two floods within a six-month period. I had to find out from my neighbors the truth about why my townhome was extremely dysfunctional to the point where myself and my property were subject to physical harm/damage (Some examples are air condition problems, toilet issues, drainage issues, garage closure, etc.) to come to know that the previous tenants whom were three young college students that lived and partied within the unit causing damage that apparently management neglected to address before the next tenant (myself) moved in. Management then maliciously blamed me and insinuated I was the cause for the constant issues and requests for repair. What a set up this place has been let me tell you because to put a tenant through such agony where management ends the landlord-tenant relationship by intentionally refusing to renew my lease by forcing me out with providing the most possible last-minute notice for refusal which this lease gives (60 days) to vacate the premises. Its beyond me that this is allowed legally speaking. It's sad in this country to see such an ill managed company knowingly cause a good, respectful, clean, tenant that fulfills all duties of the lease agreement with no late payments to be displaced. I've had to stop my life and now address this frantic last-minute move out because of the personal decision by this management company whom seem to have a vendetta against me. Embarrassing to see that management has been complained about and previously reported year after year for ineffective management and failure to fulfill the duties under the scope of their employment and still retain their jobs. It's crazy that they can be such a profound impact on a stranger's life by making decisions that knowingly impact the lives of those they are hired to assist with something as personal as where an individual decides to live. Loved living here and its horrible to see that the reason their turnover rate is extremely high is due to ineffective management. *** the automated responses by management are not methods attempted by them to resolve the problem but to fraud the public and potential tenants to assume they addressed my problem when in reality it's a fake message that should be reported to yelp! read more

When looking for a place to move, the friendliness of the staff was something to consider; dealing with unpleasant management is never a fun ideal. Regardless of the fact, the staff at The Manor in Plantation is very friendly and attentive. Blanca Reyes is always available to answer any questions or concerns and made the moving transition as easy as possible. The Manor is well localized- about a block from Publix, a mile from Target, a mile from Westfield Mall, and access to highways is not far away. The apartment itself is immaculate- granite countertops, stainless steel appliances, and full size washer and dryers. The grounds are well kept, and the interior is always clean. Overall, I am impressed by the friendliness of the staff, the upkeep of the complex, the apartment, and the amenities for the price. read more

I'd love to leave 5 stars but... Have been living here since December and love all but management. Least to say they are lazy but also totally useless without any interest to take care. Place is new but getting destroyed simply because nobody is in control. Pool area is always in mess since nobody follows the food policy. Nobody cares when one resident comes with 30 people to pool area on Sunday with bags of food and residents are pushed to leave. Management should not only care to fulfill the building with residents but also to control rules arefollowed. Still the same: office is worthless. Takes them few days to reply. Not to help. Atmosphere is changing as well: lots of mess around. Owners don't pickup up after their pets very often. Few times it happened in elevators. I would rate my apartment a 4+. The Manor in Plantation is in an excellent location in Plantation Florida. It is new and modern and well maintained. The model Ive chosen is 1 bedroom and a small office. The office staff is excellent. High marks for Blanca Reyes, she leased me my apartment last year, and again with my renewal. Blanca helped facilitate my move for a seamless transition. She is always helpful, knowledgeable and makes sure my questions and problems are always addressed. Lisa S. read more

The one star is because the Property has potential being just a year old. And the newer mgt company seems to get it. The front office tho is disappointing as they have no ability to relate to tenant issues or upkeep of the property. People are allowed to smoke , have more people living in the apt than the lease permits and the building is not very clean. In one year, they rarely vacuumed the hallways or cleaned the. The garage is filthy which means your car is always dusty and you aren't not allowed to use the beautiful amenity room unless the office is open. #workinghours Note to the Manor: people work when the office is open. People want to relax when the office is closed. I.e. Sunday's and evenings. The Security also is non existent and Fairly easy to get inside. read more

I lived at The Manor in Plantation for a year and it was the best apartment complex I've ever stayed at or even visited! The move in/out process was easy as you get to use an entire loading bay and elevator. The rent was the right price from everything we looked at in that area. Private gate to get in along with key cards to get into the building so security was excellent. The apartment had all new appliances and were all energy efficient which really helped the bills. The office and club house are amazing. There is free coffee and treats all the time and very inviting sitting area. Brand new computers to use and printer! The upstairs of the club house is a movie theater with a popcorn machine! The staff were all great, always welcoming and helped us The location is amazing being a literal 1 minute walk to a Publix and nice shopping center. If we did not simply need more space for our soon to be growing family we would defiantly stay at The Manor for many more years. Highly recommend anyone to live there! read more

Pros -Parking: Ample resident garage spaces- building never beyond 70% occupancy. Guests can find parking on street or Publix lot. -Lighting: Resident hallways are well-lit Cons -Safety: No security or concierge. Garage doors to resident hallways are unlocked. There have been reports of thefts and suspicious activity. -Customer service: It's time-consuming to resolve issues outside of routine maintenance because Manor office staff does not return calls or answer emails. They require you to figure out a way to come to the office during your work day or chase them down in between apartment showings on a Saturday. -Pests: Occasional bug issues are unavoidable in Florida. However, there is a chronic infestation of large black flies in the resident hallways. You have to cautiously open your front door to avoid letting the flies into your apartment. read more

Not all doors are fobbed, building is NOT secure. Parking is hectic, my 70 year Grandmother came to visit me. She parked in garage on first floor, came to my unit. I then walked into garage to register her vehicle as a guest per my App from Management office. When I got to vehicle there was a white van booting her car. The guy put two boots on my Grandmothers car within minutes of parking because her car wasn't registered yet. Mean while there are people who park past the gate with NO decal and nothing happens to them. This building does not care about their tenants, they half ass everything and do not know what they are doing more then half the time. DO NOT move into this building it is not secure and the walls are paper thin. read more

My best apartment yet! My leasing agent Blanca Reyes was very professional and helpful. I needed to move ASAP and she was able to get the paperwork sorted and approved in 2 days. Very nice to not have to wait 2+ week for approval. The building is very modern and we'll maintained. The gym is comparable to a plant fitness as far as type of equipment. Much better than you would expect for an on property gym. The parking garage is great, enough space for me and guests. Finally there are usable common areas with a poker table, pool table and TV room. Very nice to have get togethers without crouding up my place. Nice place glad to be here. read more

I'm happy with the apartment but, there is a few people who use the visitor parking as his own space, you can see it waiting behind you to enter in the gate without paying for this services, another thing I notice in this place . "Is Blanca is not here the whole site collapses", so why don't hire more efficient persons, at least someone who can speak several languages read more

If you are thinking about moving to this building please read my whole review. Parking: There is a first floor and then a gate to get into upper levels in the parking garage. Recently the first floor was changed to Guests only. Meaning tenants that pay monthly rent cannot park here even with a paid decal. Great for guests that don't pay rent. This was to stop people from speeding into the parking garage to park beyond the gate that do not live here. This did not stop people from waiting on the first floor to speed into parking garage to get past the gate. This is a huge issue, it creates not only danger from outside people getting into the parking garage to access building but having cars speed in a small area is very dangerous. Not to mention every time you come home there is a car waiting blocking garage waiting for someone to come out or in. Cars are booted, but ONLY on the first floor guest parking that do not register their cars. Once cars are past the gate nothing happens to them. You have to ask yourself why they do not boot or tow trespassing cars beyond the gage. Each tenant pays $25/month for their decal for each car. But outsiders can easily park beyond the gate for free. Not to mention there are 2 cars on first floor guests area that have been sitting there with boots for almost 3 months. This simply does not add up. Security: There is no security here, 2 of the 4 doors to access the units from pool area are fobbed. Only two of the 4, people can easily access these two doors on one side and go into hallways once they gain access to building. The side doors around the buildings are not fobbed at all, tenants block doors with rocks and people come in and out all the time. The building is not secure, no matter what they tell you during showings. Look and see for yourself. Walls: I have lived in other many other apartment buildings in Florida and other states. But these walls are the thinnest I have ever seen. You will hear all your neighbors and people in the hallway. If your in the bathroom you can hear your neighbors phone calls. They went very cheap with their sheet rock. Maintenance: The maintenance is great, they are trust worthy and come fix everything as soon as possible. Probably best I have seen in an apartment community. Office: Everyone in office is great, they address most of your concerns and are there to help. Gym: There are always outsiders in this gym that not live here. Kids and infants are in the gym all hours of the day. People with no shirts are working out all the time sweating all over the seats. Ringworm is most likely everywhere. Advice to management and corporate office: Your maintenance and office are doing great, and I understand that every apartment community is going to have their issues. But the parking has gotten out of hand, after so many tenants complained about the parking issues that we face everyday nothing has been done. There are still people parking beyond gate, no cars are booted or towed for trespassing on our property beyond gate. Only cars are the guests on first floor that forget to register. A simple solution to this problem is to start booting and towing cars beyond the gate that do not have a parking decal. This is a very simple and solid solution. But nothing has been done. Security needs to be addressed in this building. The doors around building have no fobs and tenants are putting rocks in the doors for them to stay open (no matter what signs say). Fobbing the other two interior doors would be a solid move. Rules need to be enforced in this community, if signs say no trespassing then you need to put a plan into place for cars to be towed or booted on our property. That is a gold mine for towing companies. When the new surrounding buildings are complete this community is going to have a lot of issues with renting and also keeping their current tenants in place. Management listen to your paying tenants, after all we are the ones who live here full time and see how things operate. read more

Been living in these apartments for about 4 months. If you work from home... buyer beware. The cell service sucks. The only option for phone/internet/tv is hotwire. I have had a few internet issues which is not good for me since i work from home. There has been times that they told me it would be over a week until they could come out and fix it. I should have payed closer attention to the fact that i needed to use Hotwire and done my research. They are expensive and not that good. It doesnt matter that the apartments are gated.... everyone follows people up the parking garage. For what you pay in rent... I think that there should be better security measures. On numerous occasions I have seen people putting something in the door to keep it open so they can go in and out as they please. Not the best security. The apartments are nice inside... but that is the only good thing. My FPL bill is super high... and considering that this is a newer place.... the AC should run better. Needless to say... I cant wait until my lease is up. I will be running out of this place. WASTE OF MONEY. read more

We lived here for 2.5 years and really enjoyed it. We never heard neighbors, but we were on the top floor in the corner. This building is very pet friendly, almost everyone has a dog. We loved all the tenants, everyone behaved like adults and I felt like there was a sense of a community there. The office staff seemed to have a lot of turnover, so it was hit or miss there, but everyone was always friendly. My only complaints are that the garage was a little scary (but it's better now that they put up mirrors) and the fire alarm went off all the time (even several times in the middle of the night and during a hurricane) but didn't always sound on the 6th floor (we would only wake up when the flashing lights in the pool area would wake us and sometimes just slept through), so that's not great. Other than that I felt like it was extremely safe. Location is great - we live in a house now but miss being able to walk to Publix, Anthony's, and Pei Wei.
