If I could give zero stars, I would. My experience with The Metropolitan Apartments was appalling and blatantly discriminatory. I brought my elderly, disabled mother--who uses a walker and has dementia-- last week to tour an apartment to assess its accessibility. Despite providing my driver's license as her caregiver, the leasing agent demanded my mother's ID. I explained she doesn't have one due to her obvious disabilities, but the manager refused to let us view the property. The manager initially claimed it was a legal requirement. When I challenged this false statement and pointed out that it was discriminatory against disabled elderly persons, she abruptly changed her story and said it was now "company policy" not to allow anyone over 18 without an ID. I countered by explaining that I had toured at least 9 competing properties in the area, all of which accepted just my driver's license without issue. None of them demanded an ID from my mother, given her very visible disability and the fact that she could barely stand, even with a walker. Yet The Metropolitan refused to make any accommodation. This company's behavior was uniquely cruel and highlights their blatant discrimination against disabled elderly persons. Their lack of compassion or willingness to accommodate someone with obvious physical limitations is disgraceful. If you or a loved one have special needs, avoid this place at all costs--they clearly have no interest in treating people with dignity or respect. read more

The office staff and the majority of the residents are nice. However, to say this is a luxury complex is a flat out lie. They charge Miami pricing yet don't give you Miami service or amenities. The herb garden they talk about is three grates on top of wood chips- it's not a garden. Our apartment is completely rundown while paying a premium of this alleged "luxury experience". They like to focus on the pool a lot which is a nice pool however it's always busy so if you want quiet time, you can forget it. There are a lot of shady characters roaming around quite often as well as people tailgating in the parking lot and breaking down the entrance and exit gates at least three times a month. There is no assigned parking, it's just a free for all. If you want a private one car garage you can rent one @ $250 a month which again is almost double what most buildings in south beach are charging. The building just really isn't worth the price or the hype via the website. read more

If you're like me, the first thing you want in the morning is a nice cup of coffee. On rare occasions where you wake up and realize you have no coffee in your cabinets, you begin to push the panic button. Alas, The Metropolitan has come to the rescue with their high tech dispenser of coffee, espresso, hot coffee and latte. This is only one of the amenities offered here at The Metropolitan. I have lived here for six months and have found the office staff very friendly, professional and accommodating. The maintenance crew , when needed are professional and considerate if necessary to enter into your apartment. The development, management staff encourage socializing and provide themed parties during certain times of the year thus cultivating new friends within the community. The swimming pool, bbq and cabanas are the hot spot for weekends and holidays. A great community, within walking distance to the Drive and other nearby popular places. We moved from here almost two years ago. Unfortunately, with a job transfer out of Florida, it's taken me this long to write a review. We really can't say enough of this place. It's clean, so well-maintained (they actually have a schedule to clean the inside of the trash shoots), and the staff in office as well as maintenance all are so very pleasant. The amenities are better than most in the area. This place is walkable to the main drive where all the bars, shops, and restaurants are located. If you need an apartment in the Wilton Manors, Fort Lauderdale, Oakland Park area, you should definitely consider this place. read more

This place seems great from the outside, but buyer beware of what lurks just beneath the surface. I've lived in luxury buildings for many years in various cities ranging from NYC to D.C., and I could've never imagined the kinds of issues that I've experienced while living at the Metropolitan for over a year now. Even if you're okay with a loud freight train barreling alongside your home at all hours, you would still need to deal with a property manager who tends to take residents' issues as personal attacks rather than opportunities for improvement and who tends to argue with residents, threaten them with cease & desist letters for talking among themselves about issues, and engage in unethical practices rather than work towards solutions. Moreover, the construction quality of the units is far from 'luxury'. When I was moving in, I was told the insulation was upgraded. However, my unit is on the first floor, and I can hear almost every movement of my neighbor in the above unit, including every time he uses the bathroom. Imagine paying top of market pricing only to hear your neighbor urinating as if he was in your own bedroom every day. Meanwhile, the clubhouse, where the leasing office is located, is so well insulated one cannot even hear the train pass by from inside. Far worse than that issue, my bedroom wall (and my pillow where I lay my head to sleep) is shared with the trash chute room of my Bldg. As such, over the last 14 months, I have been regularly ripped from my sleep at all hours of the night and the early morning (most recently at 2am) by maintenance staff & valet trash staff (for which we pay an additional monthly fee) while working in that room, resulting in a lack of sleep which has sincerely and profoundly affected my quality of life despite repeated requests that the property manager and even the owner address this important issue. On top of that, I've also experienced the following: 1. Mold growing on my bedroom walls and an ensuing fight about who would pay for a mold test that I requested due to subsequent health problems 2. Constant gnats, flies, worms, & ants in the unit 3. Poor quality of neighbors: one of mine is an 'escort' with clients coming and going at all hours and another one woke me up by banging on my door at 3am in a drug-fueled panic (who was relocated to another Bldg rather than evicted because he has money & rents a 2 bdrm unit. 4. With no assigned parking & no separate guest parking, I often need to park on the other side of the Bldg and walk a distance with groceries, etc 5. I've been Nickeled & dimed to death with incessant & increasing fees such as the valet trash service (which is more a nuisance than a perk) from $25 which is written into my lease to $28 with no prior notice. Add up all these issues, and it's a recipe for disaster. If you sign a lease here, good luck to you! I moved out of Metropolitan a few years back and it is still one of the best apartment homes that I have lived in. Christan was a joy to work with and she always handled our concerns with understanding and kindness. The leasing process was smooth and professional and everything felt handled. The apartments look beautiful on the inside and outside, and if you have an issue, maintenance requests are easy to submit and they address it right away for any emergencies or let you know when it can be looked at. The amenities are well taken care of and I personally didn't like the valet trash service (I chose to just take out trash myself). The trash chute was always operable and the recycling room can get full at times due to how trash pick ups work, but I always had space for my cardboard. At one point maintenance had entered without permission when he responded to a request and we were alarmed because we were home sleeping. No knock or anything. We immediately notified Christan who listened to our concerns and immediately took action to make sure maintenance does not do this again. Move out was easy and we ended up needing to stay a day later and we were allowed to rent an additional day. We expected a cleaning bill because we ended up leaving in a hurry and didn't have time to clean it thoroughly. We were charged final utilities, which is the norm and stated in the lease. Additional cleaning items were detailed and it was around $300 which is reasonable for a 2 bedroom clean + carpet cleaning. Years later, I went into property management myself and looking back, this is one of the best management companies I have leased with. Noise complaints that we brought to the office were handled quickly. We had an enjoyable and peaceful time living here. There were almost weekly events where we could know our community and management team more, and it's clear that they put a lot of time and money into these events. This is the luxury apartment where LGBT+ people are treated fairly and welcomed warmly, a rare sight in South Florida, which is unfortunate. As a queer couple, we didn't receive any hostility or surprise that my partner and I were renting here. Everyone treated us with respect and friendliness. I would gladly rent here again if we were still in the area. It's clear that management puts in a lot of money and effort into this property, and even though the rent has gone up since we lived here about 4 years ago, it is worth the price for a safe and gated home with fabulous amenities. Save yourself the hassle, look elsewhere. Cheap everything, walls are moldy in the bathroom, always something they seem to be complaining about In the pamphlets and signs posted throughout the complex. They admitted to using chepater filters that cost a fraction of the price that and put plastic debris in our drinking water. They just installed the cheapest speed bumps I've ever seen in my entire life and they hit the underside of my vehicle going two miles an hr. I have no modifications done to my car, it's a 2017 Kia Forte, it should have no issue going over a speed bump. Emailed and put in a service request about it and they marked it compleated and I didn't hear a peep from them. We will be terminating our lease soon. read more

I could not be any more disappointed with Metropolitan apartments in Wilton Manors. My neighbor is scared of dogs, and has complained twice now that my dog barked at him. My dog did not once lay a paw on him -- let alone scratch or bite him -- and yet today I was greeted by the Wilton Manors Police and a call from Animal Control about the situation. Kenneth's response from the office was just to ignore him. I submitted my intent to vacate and they are now charging full penalties... I asked to be released from my lease because I am not going to put my dog at risk because someone is scared of a dog. Based on their insistence on charging a penalty and attitude that I should ignore my neighbor calling the cops, I would strongly encourage everyone to choose Gables Wilton Park instead. If they had been willing to release me from the lease without charging a penalty, I would have completely understood. Thankfully, the police offers put it best, "you can choose your dog but you can't choose your neighbors." Well, it turns out I can choose my neighbors.. so I am choosing not to live at Metropolitan Wilton Manors. read more

Responding to Kenneth's reply to my review as it makes it seem as though my boyfriend was in agreement of the condition of the cost we were charged for "carpet repairs" If you are going to replace every carpet with normal wear, then you should state that when renting to new tenants so they can at least be prepared. We stayed in that unit for EXACTLY one year and did not have any issues with any cleaning, we in fact had to clean the apartment ourselves when we first moved in, because we moved in so soon after construction ended- yet we had to pay for cleaning and carpet replacement??? We just renewed our lease at the Metropolitan. My wife and I relocated from NYC to Florida almost a year ago. When we first started hunting for apartments, we had viewed many of the high-end rentals in downtown FLL but were pretty disappointed with our options. Many were clearly lacking in community, some had a weird "college bro" vibe, and others were missing that modern style and charm we wanted. However, we were pleasantly shocked when we discovered the Metropolitan. We knew right away we could call this place "home". Living at the Metropolitan has exceeded our expectations, and we love it here! The entire complex is *brand new*. The facilities and amenities (pool, gym, grills, park, etc) are high quality, in pristine condition and well-maintained. The units themselves are gorgeous with brand-new appliances, spacious open floorplans, and modern/minimalistic design. The staff are so professional, friendly and responsive. I love that they make a real effort to know all of their residents (I think they know everyone's names!). Also, they always host free community events for residents which are awesome (cocktails by the pool on Sundays, sushi night, paella night, food truck night, etc to name a few). I remember they took incredible care of the residents especially during Hurricane Irma, and were so communicative with updates to evacuees. The location is terrific - walking distance from Wilton Dr., less than 10 mins drive to the beach, only 5 mins drive to major highways, and a short walk to the Alchemist and other great restaurants. Colohatchee Park is adjacent to the complex and a great place for a walk, to take your dog, or go kayaking/standup paddleboarding in Wilton Manors' canals. In short, there's a very good reason why they are always near 100% occupancy. People love it here! read more

The noise level here is excessive. Loud club music plays at the pool from early morning til late night, although it is supposed to be off by 7pm. Dogs are in the pool area every weekend and they are not supposed to be. The property is supposed to be smoke free, but our neighbors smoke on their patios, at the pool and at the entrance to the gym. There are junked cars and buses in the parking lot and alarm panels that malfunction and beep for days before management addresses them. The residents do not follow the rules for valet trash pick up. There is no valet service on the weekends and they just pile their trash up outside their apartment doors from Friday til Sunday, so we have to walk by trash piles to get to our apartment. Management leases the gym to trainers who train clients that don't live here, so the gym is always full of NON residents and trainers. I would not recommend this property if you are looking for a nice apartment home. read more

I must say from the moment I walked in I was blown away! Pictures don't lie, this place is exactly as advertised. Breathtaking!! I was welcomed by the secretary Christian such a beautiful person. I then met with Mr. Sanchez who gave me a tour of my future home, he's such a kind, professional, straightforward, and funny individual he made us feel right at home.I'll be relocating from NYC where I'm currently paying for a studio apartment almost 2,000 because of my location "John street". Here I'm moving into a huge one bedroom with so many beautiful amenities included. They have a few restrictions but what ever it takes to maintain this place as it is now, I have no issues. The units themselves are gorgeous, brand-new appliances spacious floorplan and well-thought design. I have loved living here for so many reasons, the staff has been absolutely wonderful, the maintenance team is on top of their game -anytime I've had a request it's completed the day of, it's a quiet neighborhood I feel very safe there not to mention all of the great events that the leasing team puts on. The pool and fitness center are well kept and never too loud or crazy, amenities I enjoy using. If I wasn't moving out of the state, I could see myself living here for several years. read more

Just, no. You would think a place that charges $1700 a month for a studio apartment would be nice, but think again. The units are built horribly. Yes, the buildings are concrete, a rarity. But the appliances are low-quality for what you pay. Dishwasher is nearly useless. They don't even put water filters in the fridge of high enough quality to filter out visible contaminants. The tub cracks under your feet while you shower, and the bathrooms are subject to black mold (this is a problem with many residents, not just me). They recently installed speed bumps, which I agree were needed, South Florida drivers are insane. However, they are so tall and at such a grade that our vehicles get SLAMMED on the frame if you don't go on the wrong side of the road to approach at an angle while driving at 2 mph. Management doesn't allow you to decorate your balcony with lights for holidays (really?), and you get rude ladies knocking at your door if you just happen to forget to pull in your trash can before 9am, or maybe you're just sleeping in. The community is active, however its not uncommon for us, as younger men, to be approached at the pool for various 'activities'. Not to mention the railroad crossing with train horns blaring at least every hour throughout the night. read more

I absolutely love living here! I am starting my third year and I'm just so happy. Originally, I was a little skeptical due to the location of the train tracks, but the sound proofing and heavy hurricane proof slider door do a great job. I love the style of my apartment and the cabinets they chose for the kitchen. I find that the hallways and stairs are always clean and if there is an irresponsible pet owner, the management has no problem addressing it. I really enjoy the design of the open hallways and how the building is only four levels. Living in a tall building is just not for me! The app designed to put in service requests is very user friendly and they are always handled promptly. I love to be able to request an air filter or water filter for the fridge. We moved to metropolitan about a month ago from New York and have to say the staff made the transition seamless . Cheri and Kenneth in particular are phenomenal in accommodating our every need and everyone from the super(Thomas) to the maintenance to the leasing office all conduct themselves with the utmost level of professionalism and great customer service . The amenities here are great and the building is modern brand new and well kept. So far my experience has been nothing but positive from the application to move in. All the neighbors I have met are gracious and professional - overall a really nice community to live in. We walk to all or favorite restaurants and everything else seems like a 10 minute drive . I just moved in at the end of July and have been very happy so far. My apartment is brand new and has never been lived in, so it was nice to be the first one! Also, the complex is super dog friendly and almost everyone has a dog, so it is a very animal friendly environment. I love the facilities and the modern finishes. My master shower is definitely my favorite part. The pool and cabanas are great and the staff is always going above and beyond to plan fun complex events. I am a resident and I would give them a negative 1000 stars if i could. After Hurricane Irma here at the Metropolitan complex, Kenneth the property manager arrived at the complex and was out by my patio and never asked how we were doing and if everything was ok with us. They hooked up a generator at the office with a small air conditioner inside. Per the lease they wouldn't let tenets us generators for fans etc. Yet they were using one at the office. Also the Maintenance Manager Thomas lives on site and was using a generator outside his apartment causing fumes to get into peoples apartments. Thomas didn't need one any worse then the rest of the tenets yet we couldn't have one. I have video and pictures to prove all I say. The owners: Ascend Properties LLC ,500 N.E. Spanish River Blvd. ,Ste. 108, Boca Raton, FL 33431,561.417.6201,DB@YesAscend.com and the property manager never offered us water, power to charge phones or anything when they had generator power in the office. They even locked the common area that had a bbq where we could cook and they though us out because they said the pool wasn't safe to swim in. I didn't even want to swim I just want to relax in the shade and use the bbq. We went and complained and 5 mins later they opened it up. They even had the nerve to have the lawn service mowing in front of our patio when everyone here had no power and all the gas fumes coming into our apartment. FPL got the power back to the club house and the office and they sent a message out to all tenets saying power is back on enjoy a cool evening. Tenets starting coming back only to find out only a few had power. We didn't have in our apartment plus several other. They property manager never offered for tenets to come and spend the night in the club house that would hold almost ever tenet without power here. They even left and locked the pool area with the bbq so no-one could use it or relax in the covered area. Kenneth the property manager posted on the portal "Hi residents, if you have a car payment due, most car companies are allowing a grace period, call them and see, three other residents have reported that they were able to receive a three month grace period on there auto loans/leases." I then posted on the portal to Kenneth how about the Metropolitan giving us a grace period. Kenneth the property denied us to put it on the portal saying it had nothing to do with the Metropolitan. Yet how did car payments and loans have anything to do with the Metropolitan. They control what goes on the resident portal and if they don't like what you have to say they won't post it. They just took away my freedom of speech. I will tell everyone I know about this too. I never seen a more uncompassionate place, staff and owners in my life. The power out wasn't their fault. But the way they treated us was!. I will find a place to live with a back up generator next time. This could have been such a great place to live but with the Management treating us the way they did in a time of crisis just shows how they really feel about us. When we first moved in they told us we could us the club house for events, parties, the coffee machine, bbq and pool anytime. Then when we signed the lease they told us it was only to be used durning their business hours. Nothing in the lease states this. It states we have access to all the areas yet they won't let us use them after they leave for the day. read more

To be honest with yelp subscribers I wish there was a zero star. Although this complex looks very cosmetically beautiful the internal problems are overwhelming. For starters the management team ( Kenneth ) is one of the most unqualified managers I have ever met in an apartment setting. His unprofessionalism and unqualifications for his position has made my stay here very unpleasant. Just a few of the internal problems are pest-control ( gnats/ flies/lawn worms), discrimination, amenities regulated by favoritism, extremely loud train horn, uncleanliness around complex, vehicle damage due to sewage water used in sprinklers, and management/ ownership not caring at all for other tenants. I strongly recommend no one to sign any lease until multiple changes happen. Which are very unlikely. I am only assuming Kenneth is going to respond to this message with some sort of cute things saying "he cares about us lovely residents" but that is untrue. He refuses to have any interaction with me to address any issues for over a month now. Actions speak louder words. Kenneth, Once people sign the lease treat them the same way they did when they walked in the door!!!!!! Also if you leave a review on their Facebook page that they don't agree with or like they will block you! If you read any other review chances are they are false. We moved in, in May and absolutely love our complex! Christan has been my go to in the office since day one and she's always available and answers my questions asap. They text us with up coming events in the metro community. Always doing pizza or different events such as yappy hour (dress up your pup) resort style living by the pool with free drinks. Food truck night. They have an herb garden that they make apps and drinks out of once a month for us. Over all, if you want a hands on team, this is definitely the place to live! During the hurricane they constantly stayed in contact regarding the power and such. Even bought coffee and donuts for us since we didn't have power! This community is extremely dog friendly. I feel like everyone who lives here has a dog! We also have a dog park! My neighbors are all very friendly but at the same time everyone minds there own biz. The trash valet service is fantastic! You never have to take your own trash out. The maintenance team is super quick to respond and I always see them out around the complex checking and improving things. And my apartment is beautiful! Everything is new, I have all the amenities. Oh and the free storage unit and bike storage is a bonus! Our pool is beautiful! Overall I'm extremely happy and have no intention on moving! My husband and I already spoke about being here for at least 3 years until we buy a house. Thank you metropolitan team for being attentive, always curtious and just badass! read more

When I first moved in I thought it was going to be a great place to live. The train noise is unbearable. Forget about getting a good nights sleep. Complain to the property management about anything and they treat you as though you are stupid. They gossip about about the residents and talk shit behind your back. There is no onsite security. Gates into the complex are often left open and anyone can come onto the property. The cabinets are cheap. Don't even think about putting a full size plate in the upper cabinets. Shower floors are tiled with slippery wall tile. Overall construction is poor. There is no sound proofing between floors. This complex is far far from be anywhere close to being called luxury, other than being extremely overpriced. Plan to pay extra for everything as well. read more

If I could select 0 stars I would. I lived here for 7 months, and I would not recommend living here.. save yourself the headache. The apartments are incredibly overpriced, and management will tell you anything just so they can make a dollar. I was blatantly lied to at move out, and ended up with some crazy lease penalty fee of over $1800, charged weeks after move out. Upon bringing up this discrepancy with management there was no help, even when I made it clear that they told me there would be no fees that would be charged upon moving out. Management had no explanation for the discrepancy, or for why I was misinformed. Also upon move out I was charged for a tile grout cleaning fee?! Huh?! Save yourself the headache and money and don't live here. I was warned by others before moving here regarding the money hungry nature of this place, but I didn't listen to others advice, and wish I did as I would be over $1800 richer... read more

Choose another apartment complex! Please do not make the mistake we made and live here. We are paying $2600 a month and are unable to sleep at night. The train is incredibly loud and comes by several times at night. Please do not believe the staff when they say the train is not that bad. Its terrible! There is no way to get a decent nights rest at this apartment complex. I have talked to several tenants in all of the buildings and everyone has complaints of the train noise. Friendly staff and a nice apartment does not make up for sleep deprivation. If you do not want to be woken up every few hours throughout the night please look elsewhere to live. read more

We have been totally impressed with everything at the Metropolitan. The leasing staff is super friendly and will bend over backwards to see that you are well taken care of. They gave us a comprehensive tour of the property and explained all the amenities, costs, etc. so when we signed out lease we knew exactly what to expect. The maintenance staff is also top notch. I have never lived anywhere where the maintenance staff has been so accommodating and helpful. We moved from our last home because the administration was not handicap friendly. Our leasing agent was proactive and removed any potential road blocks for me without having to be asked. What a refreshing and professional attitude! Maintenance installed grab bars in my bathroom and shower and otherwise the complex is very easy to negotiate in a wheelchair. They also change your AC filter for you. The staff also provides a plethora of services such as on site dry cleaning pickup and delivery, valet trash service which means all you have to do to put out the trash is to put your provided trash can outside your door in the evening and it is empty in the morning. They have a recycle room for the green conscious. They provide on site car washing service, there is an onsite air, water and vacuum station for doing your own car maintenance and an onsite trash compactor. We have a food truck night once a month and cocktails by the pool at least once a month. The swimming pool is heated and cooled so the water temperature is always welcoming and refreshing. There is a gas grill provided by the pool patio area which is used quite frequently, always makes my mouth water. The staff communicates on an almost daily basis by text and email to keep everyone up to date on what is going on. There is a stocked herb garden and a harvest once a month with beverages and light snacks provided. The people who live and work here are so friendly with positive up beat attitudes which makes life here so enjoyable. We have a gym, yoga room, spa treatment room, conference room with full kitchen and a large beautiful lobby where you can get free coffee from a machine that offers 14 different blends. There are also computers and a printer in the lobby for everyone to use. Oh and of course there is wireless in the pool area and rec building. There are garages and storage lockers available and a bike storage room. And if TV signal and internet speed are important to you the complex is serviced by fiber optic instead of cable so you get a perfect digital signal from the source. I get 100 megabits of download speed all of the time and my 4K UHD signal looks perfect on my smart TV. Oh and did I mention the staff? Kenneth, Christan, and Glenda are the nicest and most helpful people you will ever meet. Their enthusiasm for top notch customer service is their forte! They always have a smile on their faces and are ready willing and able to help everyone with anything to make life here more enjoyable.
