I subleased my apartment and they said I was required to move out 2 weeks before the person who I subleased to moved in, so they could clean. I asked them if my last month would be discounted due to them making me leave with two weeks left in the month, and I was told no I had to pay the full month, AND the full double occupancy fee, on top of 75% of one months lease as a "sublet fee". They did do upgrades, but they were poorly done. They didn't measure anything, so when they put the new refrigerator in, I was unable to open my microwave door all the way. I think their pricing is RIDICULOUS for what you get here. They tried to rebrand and make their apartments seem nicer than what they are. By changing the name of the apartment complex, they were able to clear their reviews and 1 star they originally had. I do NOT recommend living here.

The office staff was always friendly and welcoming whenever my roommates and I would call or go to the office. Maintenance staff typically responded to maintenance requests within 48 hours. Personally, I think the price of rent here was ridiculously expensive, considering that they're around the same price as other apartment complexes in the area that are newer and in better condition. My friends and I lived here our sophomore year of college and it was early on after we moved in that we decided we wouldn't renew the lease. The reasoning behind our decision was because of the issues we had while living here. First, our A/C went out around 2-3 months after we moved in, the filter and the area around the filter was absolutely disgusting and covered with a thick build up of fur, dust, dirt, etc. A couple months after that, our water heater went out completely and was replaced. A reoccurring issue my roommates and I had were several spots where the carpet was unraveling, which made vacuuming almost impossible because the loose strings would get caught anytime we would clean. Lastly, my car was hit in the Catamount Peak parking lot around March. I went to the front office to let them know, asked them if they could look at the camera footage and see if they could give me any info about who might've done it so I could file a police report since they didn't leave a note. The office staff claimed they looked at the footage and explained because of the angle of the cameras, they couldn't tell who did it. I encourage anyone who is considering living here to read the reviews before making a decision, but I will never recommend this apartment complex to anyone. UPDATE: Please do not sign a lease here. They are scamming college students and charged me and my roommates for damages that were there when we moved in. Save yourself the time and money.

They have so much mold in their apartments, they only cover it up with bleach and then put it on…read morethe lease that you are responsible for it. Mold can cause so many health problems, this is the reason why after the hurricane and flooding people couldn't go back into their homes. Mold can attack the central nervous system and cause upper respiratory system problems, bronchitis, and even feelings of dizziness. Black mold can even effect the brain over long periods of exposure. On top of that, they have audio and video in the lease. Yet I see no security cameras. Why the audio, does that mean some psychopath is listening in on us in the apartments or watching us? You will have them come in with hardly no notice, to spray for bugs every month. I could see every 3 months but every month. That stuff made me and my cat sick, with a headache for a couple days. If you have an autoimmune disorder, lung problems, are sensitive to mold, bug spray, and apparently don't care about the strange lease with audio and video on it, even if you have children, then by all means rent here. Oh and the lady Debbie in the office, seems to know a lot about you, even when you don't tell her. Although, that could just be due to the DV advocate, with conflict of interest with the masons, that had me rewrite the lease, that I can't find after my email account was hacked. Bug spray constantly inside can cause headache, fatigue, itchy and red eyes, as well as vomiting and dizziness. Oh, don't go to Reach either, if you want your situation staying private. Oh and the neighbors above walk back and forth like Bigfoot in steal toe boots day and night, they also bang on the floor all hours of the night.

They are very quick to respond to any questions or requests. Though this is an older section of apartments so of course there are some wear-and-tear areas but they are willing to fix just about anything you need! It's a short distance from campus and just down the road from a cute sitting area in front of the NC Center for Advancement! The pool and gym are great for time with the roomies and time to yourself! Beware! I am outraged, and this is the last straw! I am a mother who visited my child here to bring…read moremoving boxes. I was parked in the parking lot for 2 hours, like usual. I came out at 9:00 pm to find my car gone. I called the police, and when I told them 808 West, they immediately gave me a tow yard number. I called them, and they said they tow numerous cars from numerous apartments every single night, and I wouldn't be able to get my car till the next morning, and it would cost $240 to get my car back. The police said they get numerous calls daily, because if you don't have an apartment sticker, you are supposed to park in visitor parking, which they say is only 2 spaces that are down the hill in the gravel, which neither my child nor I have ever seen. There are no signs about permits or towing. I had to sleep on the couch, which breaks the rules about overnight guests, and my child had to skip classes the next morning to get me out of there as fast as possible, because the multiple cameras might have caught me there overnight, and my child was scared to death of being evicted on the spot. Shame on them. They treat the students like they are convicts!

I started following up last year after the lease ended. I know they are busy with move ins so figured that's why they aren't picking up. So left voicemail's. Tried several times after. Same thing. Just a run around. So I send a self addressed envelope try to be courteous. Nothing. No follow up and no answer to my phone calls. I finally got to see her in person last month, March 3rd, 2016 She started acting nice and apologizing about the situation. She says there is something with the phone and that she got my self addressed envelope. I start asking for the refund and she say the accountant is all the way in New Jersey and only they can send it. So she has yet to contact them. Doesn't return calls cause she gets the voicemail's. Got the envelope and does nothing about it. As I leave, helpless, she start asking for my address to send the check to. Woman you got my self addressed envelope!! Be serious! This is a big red flag as most student do not have a lot of money for these problems. I had to drive out several times to take care of this issue. The hours are weird and its hard to catch her. This is out of my pocket to get the refund already. I would not stay there again. I filed several complaints and filed one with BBB. I cant imagine what they are doing with other tenants. The lease contract specifically says the refund has to be made a with in a month after tenants move out and contract is terminated.

Freddy (the manager) was a creepy dude himself but seemed nice enough. I decided I would tough it out. The area I was in was definitely the ghetto. To be clear, I lived in the Brown and Tan apartments right next to the Kabboard Properties "office". They have many other locations but they are all the same amount of shady. On move in day, the NC SBI was there and I asked them what was going on. They said they have had a lot of drug problems around here and gave me their card, said to call them if I saw any strange activity. OK! Thanks for telling me this on move in day. I had already signed the lease and put down my deposit so I decided to move in anyway. The first night there my neighbor introduced himself, he was a scary dude. He told me some random stories, who to look out for, and that he was inbred. I kid you not, his dad was his grandpa. Anyway! I wanted to bring my puppy up because everyone around there had dogs and they barked at all hours of the night. I talked to the manager and he said it would be a $350 pet fee...I said "are you serious?" he said "yea everyone has to pay it to get a pet". No one around there had paid that fee. I had a serious problem with cockroaches, I tried absolutely everything to kill them. I am a clean person, but there was nothing i could do to stop them. I figured all the other people around me had the same issue, but didn't care. At least I didn't have problems with rats like some other people in other apartments did. I stayed there for about 6 months and I couldn't take it any more. A woman 4 apartments down the way was raped and my grill was stolen so I decided to move. I lost my deposit but it was worth it in my opinion. I think everyone needs to live in a Kabboard Property once in their life. It really makes you appreciate what you have once you move out.
