We clicked right away and he was super helpful throughout the whole application process and holding the unit for me. Romy was such a star I even told my friends about him! Even when I saw him dealing with other residents' problems, he was so on top of it. Romy also invited me to check out one the resident events after I signed my lease and I'm glad I went because I met such great people! When I moved in, I was greeted by Tigg, who was so kind to me and explained to me the new management company taking over and the events they host. Andrew helped me with the moving in process and was absolutely amazing!! He checked in on a bunch of times and got me what I needed to get moved in and situated and help me get my parking situation figured out. I didn't realize I had to make a reservation for the freight elevator to move in, but he was so kind to get it set up for me. He made me feel so welcome and comfortable. They were also so kind to give me move in gifts! My old apartment had one competent office employee and the rest were truly clueless, so it's been very refreshing to see so many competent people at this office! It looks like so far the new management company, Cushman & Wakefield, is making positive changes and I can't wait to see how things go! Thank you Romy, Andrew, and Tigg!

I recently came here for a morning meeting and ended up stopping by Dulce for coffee and a croissant, both were absolutely delicious. The whole vibe in the morning is just so relaxing. There are tons of tables and chairs set up outside right by the fountain, so you can just sit back, sip your coffee, and soak in the morning sun. It's seriously the best place to start your day. Major bonus points: parking is free for the first two hours in the underground lot, which is a rare find around here. Definitely a great place to study, meet up, or just chill!

I didn't stay at the hotel but went here because of a conference. The lunch and breakfast was very very delicious! The breakfast orange juice seemed freshly squeezed. The stunning 4 clocks with EASTERN proudly displayed, the turquoise, deep blue, and gold terra cotta, and wedding cake architecture. Considered the most magnificent remaining art deco building in Los Angeles. More beautiful than any building I have seen in New York from the period. The 80 million or so in restoration and conversion was money well spent. The only other property that cast this kind of spell on me was the Ramon Novarro house in Los Feliz. If you appreciate beautiful and historic buildings, this is not to be missed. Across the street from the Orpheum Theater and easy to find. Take a scenic walk from the Grand Central Market down the Broadway and admire other buildings from the period.

Vespaio two blocks away has excellent Italian food, and Messalina on the corner of 1st & Grand is great. They both have nice patios. The grocery store on the first floor has been renovated and is really spacious and well stocked. Pickleball courts have been added to the tennis courts along with a nice playground for kids. The Olympic-sized pool and jacuzzi remain a big draw and both gyms have been updated with new equipment. Some people say the HOAs are high but they include: ALL utilities including gas, electric, basic cable, water, trash and even super high speed internet; the aforementioned state of the art gyms (two of them) with showers and saunas, the pool and spa, the 24-hour concierge; and locked/gated parking. If you paid for all of those separately it would be a bundle. To me it's a great deal. The building is safe and secure. The other residents are lovely. It's never loud or crazy. Each floor has an up-to-date washer and dryer controlled with a reloadable card with an app you can use to notify you if you don't want to set a timer. The staff are friendly and really efficient. Any time I call for something they are right on it. After 15 years, I honestly can't imagine a better place to live in downtown Los Angeles.

Like any apartment complex in LA, issues will come up from time to time, but I always felt they were handled promptly. Management addressed any problems I had in a reasonable timeframe. As for concerns like trash and homelessness, that's just a broader California issue. Whether you rent at Hope + Flower, Circa, or anywhere else in DTLA, you'll likely encounter similar challenges. These are systemic problems tied to the officials we elect, not something an apartment complex's management can fully control but that's a whole other conversation.

After 3 years of living here, I've absolutely had it. The list of issues with the building are too many to list. Unresolved issues include, RODENTS, false billings, no security, constant city violations, break-ins, broken or useless amenities, and a manager that lies pathologically. There is nothing luxury about living here, at least not any more. Since the building was bought by the new owners it has been a steady decline in quality of living. In every way possible. A lot of the reviews here are from non-residents or outdated or from airbnb guests which are set up here illegally. A large number of residents have moved out in the last 6 months directly due to these issues. This has made our utilities jump up 75% due to low occupancy. I WILL ANSWER ANY QUESTIONS YOU MAY HAVE.
