When I first moved in my home, I was given TMS as my mortgage lender. I always paid on time - with the exception of 1 month when I had to get a newer vehicle due to my Audi started giving me problems. I went back to paying and all of a sudden - the people I were speaking with kept telling me I did not have enough money in the bank as I always get paid on the first of each month. So that was a lie. I have been with TMS since 2020. When I bought my home it was my first home so I did not understand how escrow and such worked. In 2021 TMS sends me an escrow analysis saying my payments would lower about $200. I figured it was an overestimate of my taxes when I bought my home. The next year I learned TMS miscalculated my home value by $250k raising 2022 payment $700. That is a huge difference each month. But nothing I could do. I understand this was also my error for not reviewing the miscalculation but being a first time homeowner I assumed I paid folks to do the numbers, the calculations were correct..THis was a costly assumption.. The real problem was after they incorrectly applied payments directly to principle and refuse to correct the errors on countless occasions. It has progressed so bad that TMS calculations appeared as "late payments" I spent six months battling this issue and in order to make sure I documented the communication, I would contact them via email as phone conversations offer no records of what was being said...They do not address issues over email but tell you to call...When you call, you get a wide variety of responses. At first I thought maybe it was bad luck, until I saw other customers with similar issues having to file civil cases. I am beginning to think it is purposely done in order to make money or force customers who have 2 percent interest rates. By the end of last year my escrow balance was almost $2k which is far more than I pay for my mortgage. This shows TMS was receiving money if the balance was $2k at the end of the year. I was told TMS would return the overage which never happened, no big deal as it would just be applied to the following years escrow payments. In March I received an escrow analysis which calculated a shortage. Although the shortage in their calculations was $150 they failed to apply the previous years balance. I called TMS the first time and was told it was correct. For over 90 minutes I argued for them just to "do the math" in which they repeated some rehearsed statement blaming my increase in in taxes and Federal law, but failing to understand the point i was making. I was switched numerous times and then told that TMS could require a "cushion" of 50 percent of my total escrow for the year lol I asked numerous times and repeated what they were saying allowing them opportunity to verify what they were telling me because federal laws outline how much a lender can charge for "cushion" but was told the same things. Since then I all every single month, forced to record our conversation so I have a record of the many different things they tell me, and yet nobody will take the 10 minutes and admit they made an error and will in fact like last year have a couple thousand dollars excess. The issue i have with their calculations is that I pay based on their shortages, that are incorrect. A couple thousand by itself isn't a lot of money but if you consider it being done to every customer that money can add up into the millions. Where does the millions of dollars in escrow balances go? Do they collect interest and profit from these funds because if they do that's a lot of free money to make simply by escrow interest. I"m still unsure why I was told I would receive an escrow return the end of last year after being told otherwise. My biggest issue besides them not responding in emails to document guidance they provide is the inconsistency with their statements in customer service. To tell a customer that they can charge 50 percent for "cushioning" which clearly violated federal laws. In March 2023 my escrow balance after everything is paid is $2,874.36 as the image shows. Yet according to TMS I have an escrow shortage of $374.00. The minimum balance they require is $958.12. I pay $5749 a year in taxes, insurance and other escrow requires stuff...Each month I pay $510.13 to escrow coming out to $6121.56 a year. WHen you add that to the $2501.00 balance escrow already in the account, I'm no mathematician but that does not come out to a shortage...Every single month I call and have them explain where the shortage is. As of August 1, 2023 they continue to tell them I will OWE at the end of the year unless I "pay extra"...I will gladly remove my negative review once someone explains the logic in this.. read more

I got a notice of delinquency from the county tax collector regarding my property tax. Money was disbursed from my escrow account to pay my property tax, but the county tax collector never received. So where did the money go? I called to ask for proof of payment but they weren't able to send it right away because they need to submit a request. When I received it, it was just a statement which I can download online myself. I was really expecting a copy of a bank transaction. One week later, I called to follow up on the case, they disbursed another amount via my escrow account without notifying me, and called it case closed because delinquency problem is solved. Now they made me open another case to file for a refund of that amount which is going to take 60 business days. They are deceiving people. read more

They ask us to FAX (who still does this?) information and someone will get back to us. Three hours on the phone for a supervisor only to get told to fax. "Then someone will handle it" someone? I paid into escrow an amount for home owner's insurance-I paid timely each month and on 1/15 I received a late notice from State Farm. I immediately called the Money Source and was told to email them a copy of the bill which I did. 2 weeks later still no payment made and now I am told the Money Source is not paying my insurance bill because my loan is being transferred. I don't recall that being a part of my closing statement...you pay into escrow but we don't have to use it to pay your insurance if we are transferring your loan....you pay it then. When I went to pay this off early, they gave me a payoff statement and what would be refunded in escrow and when that amount was paid, they came back and said there was arrearages on Mortgage Insurance and took it out of escrow they owned me. Why would you submit a payoff statement with arrearages left out? But no matter what you say or how you question it, they're going to keep the money. Despite paying escrow for the past year since we refinanced, TMS failed to set up our account correctly and have not paid our taxes out of the account. We have tried to resolve this issue 6 TIMES and filed a BBB complaint. This is 100% an error on their end and now they're threatening a lien on the house if they don't pay and a 5% fee. Their webstie sucks. t took forever for them to get my bank account entered and allowable for online payments. Then, after a couple of months, they lost or deleted my profile so I couldn't log in and pay my mortgage. Here I am having to set up my profile again, just to make a payment, which they will probably say is late since they are unreachable. The phone system is only openuntilo 5pm, so I can't call it in. Horrible experience swing with incompetence and negligence here. Sent ACH forms twice, still they haven't setup recurring payments. Their website shows everything setup and two payments but statements show balance! They can't correctly withdraw from my bank account with no explanation. And now they are piling up late fees with no rhyme or reason as to why payments did not go through. My bank has no idea either. Customer service is a joke. Wait times run into hours over phone and email requests don't get response for weeks. I am considering refinancing just so that I get a different loan servicer. read more

My ex died in 2021, it has taken over a year to get approval for a short sale. In the meantime they have sent people in unauthorized who stole 3 bolts of upholstery fabric and 2 Shark vacuums among other things and they have refused to tarp the roof to protect their collateral. That right there tells you how intelligent these people are. They want top dollar from the home yet refuse to prevent further damage. And I have been stuck with ALL the bills on this home that is NOT MINE. They are an absolute NIGHTMARE to deal with. Every time you call it's something else. BEWARE of this company!!!! I started with them 5 years ago and my mortgage payment has increased by $1000. My principal and interest has remained the same but my escrow is being manipulated in ways that NOBODY at The Money Source can explain. I compared my tax bills and homeowners insurance from today and 5 years ago and my property taxes have only increased by $1500. Major SCAM alert for this company. I'm in the process of hiring an attorney to go over everything they have been doing with my account. Something extremely unethical is going on and the answers are not coming from the 30 different reps I spoke to that can never explain how my mortgage has gone up $1000. All they say is the same phrase "escrow analysis". Yet the math doesn't make any sense whatsoever. I requested to pay my own property taxes and homeowners insurance and they denied that request. About two months after I refinanced and they took over my loan, the sales calls started. The first 10 I just said no, then I started asking them to stop calling. After months of getting calls to refinance I told them it was harassment and to stop calling. I said that 4 times and they still call. Every time it was the same "oh they most not have taken you off the list" I tried speaking to a supervisor to file a complaint and get the calls to stop but they hung up on me. read more

Currently this company took a double payment, from our bank account after we authorized a one time one month payment online. I started monday morning in our bank with a call between our bank and a manager of the money source to rectify this. It is now Weds, we were left without finances, etc, etc. I am now on hold an hour later, trying to find out if a manager in Connecticut, who needs to sign a check sent from Florida, has taken care of this as I was promised now for the third time with a same day check. At this point I am talking with a manager in Arizona, who can do nothing but email, the head in Connecticut is not responding, and I am supposedly being transferred to Connecticut. It is nearly impossible to talk to anyone from customer service. Their automated system tells you it is a 30 minute wait but I have waited twice over that. Once for 90 minutes and the lady disconnected us and didn't call me back. The other time was for 49 minutes and I gave up. read more

I have received my Tax bills over and over again and I call TMS submit the bills fax, email and by snail mail and request them to update the county records to reflect them as the servicer fro bills and pay from my escrow.... I have also had a huge issue with my homeowners insr. I received notice that my insurance was going to be canceled for nonpayment. I had to pay out of pocket to continue my plan while I called and went back and fourth with TMS and Insr co to correct the issues!!!! This went on for days..... As of now the taxes have NOT been updated and I am still receiving my bills...... The insurance co has been updated and I hope to NOT have the same issue come renewal but time will tell!!!!! And I have gotten to know Kristi Schleicher very well and she is Outstanding! She always was and is very nice and fixes any problems i have. And She Always Calls back very quickly if she's doesn't answer the phone .. Sometimes Reviews are good to go by, but in this Case I would Not. Some people are just impatient or just mean when they talk to customer service people no matter what company they are from. I have had Many customer service people tell me "Thanks for being nice" I ask them why do you say that? Because a lot of people are mean and nasty. So If you are thinking about a Mortgage bank don't hesitate to use them. And you'll see for yourself. Kristi Schleicher is the best. If I could give 0 stars I would. The customer service is terrible. People work and don't want to call in to get information that should be available online or can be easily answered via email. I sent 3 messages only to get the wrong information once then help was refused and I was told to call in when I clearly said I didn't have time. I would not recommend this mortgage company. Good Customer service is essential. Having a easy to use website that has answers to the most common questions is key. If I could give this company zero stars I would. They continually screw up my payments and then call me for collections and I have to explain the payments over and over. They have a suspense account to allow partial payments, but they randomly clear it out with no clear reasoning or process. This allows them to apply your regular monthly payment to principle and then charge you a $100+ late fee even though you pay more than the required payment amount each month. Through a move and refinance I have had 4 mortgage complies in recent years and they are the only one that does it this way it refuses to resolve the mistake. I am a current TMS customer. My credit was marked as late after our escrow account increased by $184.00. We pay our mortgage monthly through our bank's bill pay. I neglected to open the monthly statement from TMS that indicated our mortgage was increased by $184.00 since I trusted that my payments are made automatically through Bill Pay. I was alerted by my Credit Karma app that I had 30-day late payment and it was then that I contacted TMS. I spent hours upon hours on the phone. I attempted to pay on the TMS payment portal. I just couldn't get it right. The response from customer service was confusing and not helpful. And the response from the Vice President of Customer Satisfaction, although polite and cordial was non-empathetic. I am a high school principal that works in a high-poverty region. We have survived almost two years of COVID 19 by listening, responding and outreaching with compassion and understanding. It seems that Financial institutions are exempt from human understanding and empathy. I shared with TMS my honest story. I asked them to remove the ONE late mark due to human error and they refused. Now I am MARKED for at least 8 years. Years and years of being a responsible payer and one honest mistake goes unheard. A score credit score of 800 has been lowered to the low 700's. TMS has been a horrid loan servicer since the day my loan was transferred. The current problem is attempting to get my winter 2021 property taxes paid. I have called multiple times every month trying to get this solved. They assure me they sent out the payment, then a month later I get a letter in the mail from the city stating they're still unpaid, in delinquency. I see many others have had this problem too. When I call them, it's not unfrequent to be on the phone for 20 minutes before I'm simply hung up on. Avoid at all costs if you can. read more

If I could give 0 stars I would. First, they set up our Loan incorrectly. They were collecting Escrow, but didn't have it set up to use escrow for our property taxes as was outlined in the Loan. When I recieved a bill for my property taxes I immediately called TMS to ensure escrow would cover it. It has now been 1 month, 8 calls to Customer Care and I still have not been able to resolve this. They toss me back and forth to different people and different departments. They request I send in documents, which I do and then no one follows up - although they say they will call or email back. I still have not been able to get a clear update from them and its been nearly 5 weeks. This is SUCH low customer service. Got a letter saying they are transferring my loan to another servicer... starting on 10/31/2020 with payment due 11/1/2020. That is 1 day to setup a payment with my bank. Not even 1 business day as 11/1 is a Sunday. I will be forced to pay additional interest with this due to the later loan payment date. TMS does not care about their customers and had no explanation as to why they are transferring the loan the day before the payment is due. I have been lucky to receive decent customer care BUT after my husband and I lost our jobs due to Covid, we went on a forbearance plan. They ended up modifying the loan to help lower payments for 3 months. Before I started paying, they sold my account and attacked my credit with 180 days delinquent. The supposed person who is a supervisor named Dizbeth, is not focused on solving the client's problems. Wow. Over the lifetime of my mortgage I've had quite a few different mortgage servicers. This one is by far the worst. Automatic payment changes are processed with a 1 to 2 month delay depending on how their system feels like processing it. Reaching customer service by phone is a nightmare, requiring about 12 menu options to be selected perfectly or you are sent back to the beginning menu. This company decided to have a glitch in their system, while I set up automatic payments, did not notify me for over a month that I did not have a payment completed, and submitted that to the credit bureau's with no opportunity to rebuttal, also would not let me pay them, and chose not to take it out my credit report. My account stayed up to date, and they said it's not their issue. Worse company, I never wish bad on anyone specially during these bad time but I hope they go out of business, this company should not be allowed to lend anyone even 5 dollars. read more

We are a company that has completed work for a Money Source mortgage borrower. We completed the work in Feb. and submited our invoice to the insurance carrier. They sent the 2 party check to the borrower who immediately sent it to the Money Source. That was in early late April. The Money Source immediately deposited it into the bank where it either recieves interest directly or is reinvested overnight earning interest. Every time we ask when we are to receivce the funds due us, they create another delay asking for additional documents. We are not new to this but I have only once in 15 years come across this type of delay. This kind of delay while they earn interest on our money is an example of operating in bad faith. Also Managers do not return calls. We will now put a lien on the borrower's home. Everyone loses but the Money Source! read more

Although you don't have a choice about who buys your mortgage, it is helpful to know that this company is not very reputable. I mailed my payment in two weeks prior to the due date...it never got cashed until I called, (and waited over 1 hour on hold) and they told me that they had not received it and advised me to pay over the phone to keep my account current (cost $8.00 to do that) The same day, they found my check and deposited it which resulted in two payments for the same month and put my checking account in overdrawn position (cost $12.00) They have refused to reimburse any of the costs for their error.
