SOLD! That was the most important word that we wanted to see during our time spent with the Odd Couple Team. My only regret? Not partnering with them sooner. Living in St Paul for sometime, I was familiar with the Odd Couple Team and appreciated all of the community involvement that their team embodies. When I decided to make the move to purchase my own place, I knew that I wanted to work with them. I was matched with Austen Kordosky from their team and he was eager to help me get started. CALLING ALL FIRST TIME BUYERS! JOHN AHNEMANN IS YOUR GUY! Last fall I wandered into an open house for a condo somewhat clueless and not really knowing what to expect--fortunately John was there and as we talked he made so many things more clear. I never felt pressured, swayed or dismissed as I've felt by previous realtors and if anything John was eager to answer all of my questions thoroughly and thoughtfully. I agreed to get coffee with him the following weekend and we talked about everything from loan types, closing, inspections and showings. We nearly talked until close--the poor barista had to wait for us! Once I agreed to sign on with John (after a thorough explanation of the contract, of course!) the ball began immediately rolling. I gave him a detailed list of my wants and deal breakers and he clued in right away to the size, style and neighborhood I would be interested in (a cute craftsman style with character, mainly focused in Hamline Midway or Como of St. Paul). From there we began showing and John was patient as I started to learn the flow of a showing and figuring out my own priorities--remember, your wants and deal breakers are going to evolve over time, and a good realtor should accommodate that. He eventually knew what houses would pique my interest and began sifting out the ones that wouldn't (wrong neighborhood, weird dimensions, etc). Over the last three months, the sellers market continued aggressively into spring for the Hamline Midway and Como areas, where I wrote an offer on a house in each neighborhood, respectively. The first offer I was nervous for, but John was informative, patient and understanding and really went out of his way to give me all of the best options in writing an offer. I ended up being outbid by nearly $15,000 on the first house--an indicator to how aggressive these markets were this last year! Fortunately we pivoted and I was able to develop a strategy for the next house--our offer and John's professionalism was so competitive that the selling agent had offered us a counter from a $21,000 bid difference simply because he enjoyed working with John! Ultimately, as a matter of my finances, I couldn't counter so we ended up walking away but John was a skilled sailor on rough seas and wasn't discouraged. At the beginning of March, John took a chance and sent me a link for a house outside of my preferred neighborhoods and, since I trusted his judgement, we decided to go look. I was hesitant about the neighborhood being so close to 94, but once we arrived I realized it was a quiet little oasis with a ton of character, walking trails and a park two blocks down. Going into the house I was shocked to see that it had checked all of my boxes while remaining completely in my budget. Once I snapped out of my shock, we wrote a competitive offer and John was able to shave a couple grand off the closing costs to help with some future maintenance costs on the garage. The offer was accepted! As I began the process, John had an infantry of highly recommended and professional partners, from mortgage loan officers (Paul Krawczyk, AMEC Home Loans, wonderful guy), inspectors (Guardian Inspection Services, Troy Forbes was great) and other contractors that were all as helpful and professional as John was. To his entire team's credit, we had officially entered the coronavirus pandemic around this time and John was adaptable, strategic and helpful in keeping me up to date with changes while continuing to keep the closing running smoothly. To anyone nervous about navigating the housing market around this time, Spring of 2020, I can't recommend John enough for both his professionalism in an already tough market and his adaptability to overcome the adversity of a new pandemic IN THE SAME DAMN MARKET. Thanks to him (and Paul), I was able to secure a great rate on my mortgage and begin moving into my first home (!!!!) at a time of financial instability and uncertainty and I can't thank him enough for it. Our agent was very personable when we first met with him. Unfortunately, we were handed off to "the team" after we signed the agreement with him. He never came back to look at the property after the initial walk through. We had made a number of changes to the property but he never came back. After many showings, we learned we had received an offer on our property and were given a 45 minute window to return his call so we could find out what it was. We returned his call within his stated time frame only to get his voice mail. No one else on the "team" could tell us what the offer was. We learned he was at his birthday party and didn't want to be bothered even though we had met HIS return call time frame. As a result of this experience, I cannot recommend him. read more
