Great wee gem of a place. I've booked two nights. Today is my first night and the room and amenities are superb. It's peaceful here. I am surprised as it is right next to the village. Sandra the owner is lovely and genuine. Very helpful. read more

Once found , we were very pleased to see parking - rare in Edinburgh. The rooms were well appointed , a little small, and at first extremely noisy. We were on the first floor and could hear the clomping of guests on the exposed wood stairs. The breakfast room was also very near our door and I was thinking there was to be no sleeping - but I was wrong. Somehow , magically , the noise didn't wake us - I am a very light sleeper too. Whatever the sound dynamic was in the place - I slept very comfortably and quietly. If we were going to be spending time in our rooms , I would have found the space restrictive but for a good nights rest , it was great. The only other thing I felt was a head scratcher was the bathroom mirror. Very space age, 3-D type design that completely did not go with the decor. The breakfast room was lovely and the food was very good. The hosts are happy to accommodate your every need. They had umbrellas for the rain and a very nifty call button that summoned a cab in under 10 minutes ! It's location is walkable to some things but since you could have your car on property , it's easy to drive anywhere you want to go within a few minutes. Come and stay and enjoy this cozy gem in the midst of busting Edinburgh.

The drawing room has Classic movies running on the TV with classic tunes played in the background. The dining room is elegant as are the place settings at every table; complete with lit candle. Breakfast is large gourmet and cooked to order including eggs poached, grilled, or scrambled, black pudding, haggis, sausage, potato scone, bacon, beans, ham and far more options. Specials are prepared on the weekends. This meal is so hardy you won't need lunch. Bedrooms are comfortable, clean, and beautifully appointed. The beds are as comfortable as any top tier hotel. The rooms can be blacked out for a very quiet deep long sleep. I slept better here then I have in months anywhere else. Good free high speed internet that is fast enough to stream video. Ross and Kathleen have created a charming experience that we will return to with every visit to Edinburgh.

They had no problem with us checking in a bit earlier than expected. The location is a stone's throw away from the main attractions and has a nice choice of pubs and restaurants quite close (I personally recommend The Dogs, The Queens Arms and Eteaket). The bedroom was also lovely, the bed was comfortable and the boiler with tea and coffee to brew in the bedroom was a nice touch to warm our bones from the nice Edinburgh weather. There's a common living room with books and DVDs. You can take the DVDs to your room, where you have a DVD player. The breakfast was served at the next-door restaurant: Rick's, and while the food was good, the service on one of the days was a bit shabby. We had to wait a lot for our order and half of it was forgotten, the staff seemed like they were having a collective bad day. It's not the best choice if you want to grab something quickly and be on your way to explore the city. Anyway, I'd totally recommend this place and I'll definitely stay here again when going back to Edinburgh. It's very good value for money and a pleasant experience. A bit off-topic: If you love cats - like me - you'll be delighted to know Tessa has a beautiful big cat that you can sometimes spot at her office or around the reception.

For traintravellers as myself staying for several days Mike gladly and punctually picks guests up at Waverley station for no extra charge. During our 5 day stay last August we were guests in the large bedroom with en suite generous shower on the first floor. The room was equipped with an ultra comfortable kingsizebed, sitting and writing seats and table and a generous cabinet to store our clothes and things in. The huge window doused the room in lovely light. Während unseres 5 tägigen Aufenthaltes im letzten August bewohnten wir das grosse Schlafzimmer im ersten Stock, welches mit einem grosszügigen Dusch WC Raum ausgestattet ist. Mike and Annie are the most gracious hosts showing an engaged interest in the wellbeing of their guest. No question is too much for them, they certainly love Scotland and are an immense fount of knowledge about Scotland, Edinburgh and certainly Loch Lomond where they spend their spare free time fishing and boating. The bathroom was large and there were lots of nice natural light. Room had tv, coffee, tea, hot chocolate and biscuits. The building is stone and WiFi can be difficult (like any accommodation that is stone built). Once you sit in the dining room WiFi was fine. The location is fantastic, far enough from the crowd and close enough to walk to all the tours sites. We were suggested to walk through the gardens that sits parallel to the main Princess street. It's beautiful with all the flowers as we stroll through this garden to the National Gallery and to the Old City. The B& B is near the off and on bus line one short block away. We were situated in a lovely courtyard. Don't let the initial entry into the building fool you. We were a bit taken back with it too when we first got there. Once inside the B & B, all is well. It's spartan and clean. The conversation and knowledge from our hosts is what made our stay nice. Each breakfast (which sometimes linger for 2 hours because of our conversation) has really made our trip personal. We were there for 3 mornings. If you want to understand from a local perspective, this is the way to go. Take part of their history with you. Our host Duncan is fluent in at 3 to 4 languages and worked for many years as a tour guide all over Europe. His love for history is evident in his knowledge of all that he advises about what to see while in Scotland. His recommendations for sight seeing and schedule of when to get there as well as restaurants were dead one. Our other host Walter (pictured here) was a delight! Duncan and Walter were wonderful hosts, full of useful information and made us feel at home. The breakfast, cooked to order, was delicious. I HIGHLY recommend Inchgrove House, and I will always stay there when in Edinburgh.

Brian and Wendy are truly wonderful hosts and have everything running smoothly at this B&B. The room was clean and spacious and had everything I needed - comfy bed, warm shower, perfectly functioning wifi and flyers on things to do in Edinburgh. I was greeted warmly upon my arrival, and Wendy explained everything to me quickly and in a friendly manner. She even made me a nice cup of coffee with a cookie, which was perfect after driving in the cold rain to get there. The breakfast was also delicious - perfect fried eggs, tasty butter and toast (they also had many cereal options and juices, tea or coffee). Rooms are exactly what you need and there is a bus stop in front of the B&B that goes straight to Waverly Station in the city. This is also minutes away from the Edinburg airport and parking is available. Mini-grocery/gas station is a 2 minute walk. Highly recommended.

The place is lovely, the room warm and comfortable and endowed with all the basics items and facilities that you would require. The hosts are adorable as well, always very kind; they made sure that I would be able to get to my room even though I arrived very late in the evening. They have been extraordinarily available during the booking process, since I got replies to my emails within few minutes. The place is well connected to both the city centre and the university by several buses lines passing very frequently. I'll definitely come back here if I will have another conference to attend in Edinburgh.

The room--yes somewhat small, but I don't consider that a big deal especially given the beautiful Georgian building it is in, plus it had an awesomely super-high ceiling--was very tastefully decorated: quality curtains, Gustav Klimt reproduction hanging on the wall, lovely bedding, and bathroom was in great shape as well. The room faced North Castle St. The staff were polite. There were not a lot of hangers in the room (5 only, for a couple staying 4 nights) but provided me with 5 more upon request. The one issue are the windows, that let in a lot of draft. In the winter in Scotland, that's of course not very meaningless. This was in particular a matter because the hotel turns off the heater centrally overnight, and even if it goes on again later in the morning, it takes time to warm up, given the drafty windows. One has to keep the curtains drawn to not feel all the way cold. It would be great if they were either to invest in improving their windows, or else don't turn off the heat at night. Besides that though: Excellent experience.
