I lived at the outposts for about 3.5 years. Don't get me wrong, the maintenance team was FANTASTIC! They were always so timely, kind and friendly! I enjoyed interactions with them when they had be had. My issue- I moved apartments twice living there. Both random roommate assignments. And here's a warning. If you are going to the outposts, as a person with no one to move in with you, DO NOT! Move here or get random roommates, they have you fill out a questionnaire, and then actually, completely disregard questionnaire, set you up with two of the dirtiest people you've ever lived with that let their cat poop wherever (and this was after my original two friendly roommates moved out and on!) Then you pay to move, and get moved into "a good match!" Wrong! OCD isn't even the word I'd used to describe who I was "a good match with" she was psycho. The homes are nice, prices were outrageous and rose after every year I lived there, area is nice. I don't like the front desk staff very much. Except the curly haired girl, she's very sweet. The other ones acted like I was stupid anytime I spoke with them. I will miss the apartment, and that is ALL! Also a little under two years ago, the bus driver died! And they (911) LEFT HIS BODY BARELY COVERED AND VISIBLE ON THE PAVEMENT! THE OUTPOSTS DID NOTHING TO ADDRESS THIS HORRIFYING EVENT. Do you know how traumatizing it is to just see somebody's BODY while you're on an afternoon walk?? Mind you, I wasn't even nosing around. I was on my phone on my walk, no sirens were sounded, as they (911) were just waiting around. Our experience has been extremely disappointing. The expectations that were set during the apartment tour were not the experience we received after signing the lease. Based on our experience, the roommate matching process did not reflect the expectations that were communicated to us before we signed. We were also initially quoted a lower rental rate, but after moving forward we were told that rate was no longer available and were instead presented with a higher-priced option. The communication throughout this process has been frustrating, and we have spent considerable time trying to find a reasonable solution. If you're considering renting here, I encourage you to ask for every promise regarding roommate matching, pricing, and lease options in writing before signing anything. I see a lot of negative reviews for The Outpost and I'm surprised, I've had a great experience living here! I've been living here for almost 3 years and I'm SUPER thankful. It's so nice to be on an individual lease rather than a combined one. The maintenance is quick and respectful, the living spaces are nice and the rent is reasonable especially if you sign up right when the rates are released! Recently I had a life event change my living preferences and needed to transfer units in the Outpost. Alex was PHENOMENAL and somehow managed to help me take over someone's unit and helped someone else take over mine. He was on top of EVERYTHING from start to finish. Without him, transferring wouldn't have been possible!! So thankful for him! From my experience here, they have done as much as they can to help me and make sure where I live is comfortable! read more

Outlook Apartments is by far THE WORST OFF CAMPUS CHOICE FOR STUDENTS. I am who co-signed the lease for my daughter who graduated CSU in Spring. I feel compelled to write a review to warn others about their negative experience. The apartment was filthy upon move-in, and the management has too many excuses. I am speaking out about this company taking advantage of college students and engaging in dishonest practices. I advise potential renters to avoid this company to prevent similar experiences. Her private room was not cleaned professionally prior to move in. The prior tenant simply wiped down the bathroom and vacuumed. Of course, they charged her for painting after her lease was up. My experience with the Outpost was not good. The shuttle service was not working a majority of second semester and I missed a number of classes. Also my car was broken into most likely by a homeless person from the near by soup kitchen. Also the carpeting in my place smelled awful and the bathroom was dirty when I moved in. I would love to be on the bus that leaves CSU Campus at 1:50 but the afternoon bus driver is ALWAYS IMPATIENT. I saw him leave at 1:48 while people were running to the bus because he is NOTORIOUS for this. Outpost management please talk to all drivers to wait til the alloted time that you give your residents. I have done what I can to be cordial to staff/management after the many, many unfortunate events they have put both me and my friend through. Let me just say I am not the person to leave a bad review, but I can't stand to feel powerless any longer. Let's begin with my move in this August. Long story short, the roommate situation between one of the girls in our 3-bed was going by the wayside and when we consistently asked the outpost to help us find a new place to transfer to, they PROMISED that they would put us on the top of our priority list. They did not. They strung us along with empty promises for months until finally, after this roommate let my friends cat out, (carelessly, I might add) she finally felt the need to seek housing elsewhere. Now it was up to us (me and my friend) to find a third person for our house which we did so swiftly, to ensure that our horrendous roommate would not come back. This person was replaced with a woman in her mid 30s who seemed fairly normal. Fast forward two weeks: we find out she's been homeless, she steals our belongings, let's her 4 convict friends traipse around the house including her husband with domestic violence charges. (How did she pass the background check? A mystery!) As she was (as she lied) in between jobs, my roommate and I gave her the benefit of the doubt and offered her the money for the deposit for move in if she paid it back. She never got a job, she never paid A SINGLE PENNY for rent, and she stole over $100 worth of items from our home. At this point in time, 5 months of living in fear, feeling unsafe in our own home, and respectfully trying to get our problems solved with management (to which they showed us aggressive disrespect), the woman is evicted, however they are not allowed to tell us when she will be gone, and she STILL HAD A FREAKING KEY!!! Even after getting my parents involved the outpost continued to disrespect both me and my roommate to the utmost degree. Starting around February of this semester we received the last utility bill that this woman had been on the lease for (in which she was letting 4-5 people use the shower, dishwasher, and washer/dryer). We accepted this as she obviously had no money to pay. To this day, my friend and I are still receiving individual utility bills of up to $160 at the highest. They will not divulge how they calculate this, the breakdown is wrong, and whenever we ask for advice they just say "go ahead and pay it" and then effectively ghost us. We have called the energy company and all the account that coastal is listed under is owned by another name that we don't have access to. Not to mention my toilet has overflowed 6 times just this semester and I now have water damage that I'll be charged for because they do not have maintenance for shit and they do not fix/repair maintenance requests in a timely manner (oh, as is promised in the lease we signed!!!!) There is something SUPER messed up going on with this apartment complex. Don't even waste your time on the management! Do not waste your time. They get joy out of the fact that as a renter of their property you have little to no rights (especially with how vague the lease is in regards to utilities!) me, my friend, and my parents have reported the outpost to the Better Business Bureau in hopes that a full investigation will be done as to how this money laundering business allocates their utilities and why because we aren't privileged enough to know as to why we are spending a fortune as renters. This place does suck. My sink has been leaking for about a month. I put in like 4 service request and called like 6 times asking when someone was coming to fix it. Someone came out a week later and said they fixed it but it was still broken. Called again and was told they would put a service request in. It's still leaking. Looking forward to seeing what my utility bill will be! Also the pool is never open. Literally every complex around us has their pool open but us. I could not post this review with 0 stars, had to pick 1 unfortunately. I highly discourage anyone from renting here. My daughter moved in last year and and even though we did not have high expectations on cleanliness the unit was disgustingly filthy. Dirty floors, filthy carpet with stains and holes in many places. Everything was filthy and required deep cleaning. They must have recently worked on the unit because there were nails and sawdust all over the kitchen floor. There were holes in the walls, scratches on the table and counter tops. Cabinet door was missing, damage to railing on the stairway. My daughter's room was missing the bed, desk and chair. The main area was missing the bar stools. I sent a very detailed email with these issues to the management along with a follow up and never heard back until now when they sent me a bill for carpet cleaning, missing bars tools and a damaged couch. I will not be paying for these items as I have photos, my email and the inventory/damage form from our move in to prove that we do not owe for these items. Also want to mention that I mailed my daughter 3-4 packages in care of the office so they did not get stolen from her porch and even though delivery was confirmed, they were not able to locate any of the packages when she went to pick them up. read more

I've lived in this apartment complex for two years, and I have been fighting with the administration every step of the way. If it's not sitting around waiting for a phone call to be returned that never comes, it's waiting three and a half months for a new dishwasher to replace a busted one (that I was still paying for in my monthly rent). The policies are not communicated well enough to the employees that answer the phones either, so whatever answer they give you to a question might not be accurate. For example, two different employees told me I wouldn't have to pay the pet fee again for my dog before I resigned my lease. Then a few weeks after I resigned, guess what $300 charge was posted to my resident account? Also, these apartments are relatively new, but they are falling apart already. For example, I had stepped on several protruding nails on my staircase and the maintenance crew didn't seem too concerned after a work order was placed just a week following move-in, so I had to resort to repairing the nails myself before an injury occurred. I give the complex two stars because, outside of the maintenance issues, the units are very spacious and nice. The campus shuttle is also a life-saver, though it could run longer for the students with classes after 5pm. But I feel like I was constantly fighting with the administration for one thing or another the entire two years I lived here. read more

Update from my last review: They have gone through at least 4 different property managers in the past few months and it's extremely frustrating. The person that commented on my last review had promised that my utilities would be waived for the remainder of my lease in order to make up for my troubles.... but when that was supposed to be in effect he had already left the company and that deal was no longer applicable. Concerning my sublet. I had found a sublet, showed her the place, sent my keys in and informed the office. Well, after calling multiple times and receiving no answer I had no idea if the sublet even went through or if she officially had taken the remainder of my lease. I had an agreement with my sublet that we would split the month of may since she would be moving in around the 15th. Well, when I asked for 1/2 of my rent back from the office since she would be paying the other half they said that the money could not be refunded and would have to be sent to my sublet and she would have to send me my money individually. That means a third party stranger would handle my money and have to send it to me rather than they just refund the money that I used to pay for may's rent. Now, I have not heard from both my sublet or the office regarding if the sublet is official and when they will be transferring the money to her so that she can send it to me. No one in the office knows what they are doing. The property manager (who I'm not even sure exists) will not answer my emails, calls, or messages through the building portal, and I have no idea what is going on. I was billed for utilities despite the original manager who offered me the free utilities bill, had noted that I was vacant from the property two months ago and said that because I was vacant I wouldn't be billed. So, basically they are still a shitshow and incredibly unhelpful. read more

DO NOT MOVE HERE. Lived here for 2 years, never had an issue with rent, never once paid late. Was signed for a new lease for the year of 2020-2021 a whole YEAR in advance without my knowledge. Previous management worked with me to extend my lease in 2019 so I could graduate in time. New management claims that they have no records of how previous management handled my situation. Come now, when I'm moving out of state for a federal job do I get informed that I'm obligated to stay at the Outpost and that the lease is unbreakable. No lease is unbreakable. Fee's or not, this situation they are trying to force me into will not benefit either of us. Do be afraid to fight crooked landlords folks. You also have rights as a tenant. Lawyer up. The first thing I noticed upon arrival was that the carpets smelled like pee...looked like it too. All of the common spaces were trashed...gross, gross messes left over from the last people who lived here. Don't get me started on the bed bug nightmare. These places are shit. Shady company if ever there was one. Suckered us into an air-tight year long contract, with promises that moving out would be totally easy. However, not only do they offer no help what-so-ever finding a sub-leaser, but they have failed to uphold their end of the lease, by promising to fix the faulty electricity after multiple contact attempts but failing to do so and continuing to give us the run around, on top of absolutely refusing to release us from the contract. It's no wonder we can't find our own subleaser, nobody wants to work with this awful company. On top of that, my wife just got laid off due to the Corona Virus and we cannot pay our dues, I informed them of this, and only after threatening legal action did they fix the electrical issues, but they still refuse to release us and give us no information on how to resolve this. Absolutely rude and inconsiderate staff, wifi that goes out for long periods, cheaply made interiors with paint stains on the floors, utility prices that skyrocket a few months in and never go back down. We have absolutely loved living at Aspen Heights! The staff is wonderful and the housing complex is overflowing with amenities... -There is a 24/7 gym that never seems to be very crowded. - a computer lap with a bunch of new Mac computers, free printing/copy/ scanning. -HUGE pool and hot tub area complete with grills and chairs to sit out and bask in the sun! -theater room that can sit over 30 (you can reserve ahead of time for your friends) Units are complete with high ceilings, crown molding, new appliances, very efficient hearing a air conditioning systems, and washer/dryer in each. Large bathrooms.. We have 3 in our two bedroom! Walk in closets and even options to paint your walls if you so desire! The staff is mostly run but student aged people and they are great to respond to your emails, texts and calls promptly and are always super helpful! A typical, enormous corporation that rents out homes to students: scalp you for everything you're worth. They have extremely ill-trained staff at this location and the management will give you a hard time about everything; they'll promptly play stupid when you send a lawyer to them and hide behind their contract that holds your family/estate accountable for rent even if you die. HAVE EVERYTHING IN WRITING, even the emails between you and staff. Don't rely on word of mouth because if something happens, you will not win without proof, and even then, chances are that the higher ups won't believe their staff can do any wrong. Save your breath. Save your money too and rent from a single party unless you know for 100% that your life will not change at any point during the contract. They'll shove whomever they feel as your "housemate" even violent tenants and then proclaim "roommate issues aren't our problem" even if you're afraid to go back into your own house. DONT DONT DONT unless you have looked into all check in and check out policies! My son lived there from 2016-2017. We helped him move in and took in alot of the wear and tear of the unit. SO first thing noticed was carpeted stairs were so worn and dingy like never have been replaced. Well interesting that when my son checked out the 3 guys living there were charged to replace stair carpeting/and restoration of stairs, He was also charged for full bedroom painting and full paint of common area. Major issue is they dont have a walk thru with the tenants, tenants just drop the key off and they decide what the tenant is going to pay for period. All of these charges we could have replaced for half of what they charged these guys. I believe they prey upon young people by telling them no walk thru just drop keys off and your done. Then in mail we get the bill. DO NOT DO NOT rent from this property! Very dishonest! Please give your business to a property that cares for tenants.Wish there was a way to take them to court for gauging of move out charges! I would love to see the unit he moved out of to see if they even did any of the repairs that they were charged for! THEY ILLEGALLY DO NOT CONDUCT BACKGROUND CHECKS!! Don't live here!! They set us up with an actual meth head who was smoking meth in the house. Took them WEEKS to even get back to us about it. The new property manager Aaron Lewis, is never actually on the property. They lied and said they conducted background checks but when we asked the police, it came up immediatly on his record. They falsely advertise that it is student living but you will actually live with people over 35 years old. Leasing center is unprofessional and rude, including a worker named Carlos. Awful. My roommates & I requested to live together almost a year in advance a month before we were told all of us were going to be split up. They accommodated us & moved us all together. When I showed up to check in they moved us again (3rd time). When I went in it was disgusting. Floors filthy. Carpet filthy. AWFUL PLACE. Highly recommend NOT living here. I did it for two years and it seemed great at first and soon enough I regretted it tremendously. Amenities you pay for such as the pool will be closed for weeks at a time, not to mention during the SUMMER time when it's 95 degrees outside. All I asked was if they could open the pool earlier because all the other college apartment complexes have and my content was "denied." I had a great experience living here. I lived here for two years. They did a great job of building town-homes that felt large and had a house-feeling. I loved the porches and porch swings. They were fun to sit out on when the weather was nice. Every time I needed something fixed, I submitted the request online and it was fixed in 2-3 days. It was great they allowed animals, it made it a fun community to live in with people walking their dogs all the time. The pool is also great, but the jacuzzi is weirdly small for a cold-weather community 6 months out of the year. They were also one of the few apartments who left the jacuzzi open in the winter, which was a great touch. Their gym was nice, and never that busy. The printers occasionally broke in the computer lab, but were always fixed quickly. The bus was also a great idea, since it was a little far from campus. I loved being so close to the giant King Soopers, that was SO convenient. You're also pretty close to Walmart which I loved. The electronic keys were cool, and they always worked well. The initial application online was easy, and made it easy for my dad (who was in a different state) to cosign. The only major problem we had was the first winter, our heat went out. Fortunately, 2 out of the 3 roommates were home with their parents. One roommate was there, and had to deal with it. They brought multiple space heaters, and were in there all weekend trying to fix it. They also gave us money off our utility bill, and money off rent for the days they had to fix it. In the moment, it was a giant pain. But how they handled it made it all better for me. This was their first winter after building all the houses, so I don't blame them for working out their kinks. I lived there through construction and was never bothered by the noise. For a while, there were crazy parties at night, which is normal and expected in a college community, but they got security and handled it well. I never had any damage to my car, that was parked on the street in front of my unit everyday. I never felt unsafe walking around at night, or in the house alone. I ended up moving out early my second year (only about 2 months), and they made the process fairly easy for me. I was happy about that. That helped a lot when finding a new tenant. I got my full deposit back for my room, and that was great since I worked hard to clean it. read more

So I just moved into the Outpost and our first utilities bill which included half of August and September was $33.00 each for a 3 bedroom which seemed fine. We got our next bill for October and it had doubled without us changing our usage at all. They told us that was normal but it doesn't make any sense why 1 month of utilities would be higher than 1.5 months. They are scamming us on the utilities. I would've much rather set it up myself through the city than deal with this. Absolutely won't be renewing my lease here. The office staff is completely unwilling to help with this issue at all. UPDATE My utilities bill is now $102!!! So it's $306 for the entire unit! This is completely outrageous. We have our heat on energy save mode and once again has been set at the same temperature since we moved in and every month our bill grows. This place is a complete scam. Also our back door has been broken for about 2 months now and they've come to "fix" it 3 times and I still get locked out because the lock sticks. Don't waste your money go somewhere else! Is slum lord one word or two? Great concept; house five college students under one roof with security at the front door and individual bedroom doors. All sorts of promises never met. Their idea of landscaping is chunks of dried cement and dirt. "Greenbelt" behind my daughter's unit was a vast expanse of dirt and weeds that constantly filled the house with a film of dirt. Some maintenance requests ignored or never completed. Got "gouged" on the exit costs and from what I understand we are on the "low end." Daughter and mother spent two days cleaning the place and got hit with all sorts of nickle and dime charges including a hole in the ceiling they put there. Move in early? Auction off one of your other children as they gouge you for that too. Great concept, poor execution. Wouldn't recommend to anyone. read more

DON'T BE FOOLED. This place is beautiful and seems amazing. Besides the weekly passive aggressive email and some issues with getting things in our home fixed, I loved living here. My roommates and I appreciated our beautiful home so much that we took great care of it. We cleaned and kept everything in good condition. At move out, we were charged over $500 each. $200 for full painting of each of our bedrooms, $75 for the "swag pack bracelets" that they give you at move in (KEEP THOSE) and other ridiculous charges for our well kept home. Great place to live if you plan on living there for the rest of your life but I don't recommend it. read more

They ran our electric and water like crazy trying to fix it and didn't compensate us. They literally do not give a crap who they put you with or how many pets are in a house. My daughter has lived there since August. They are absolutely impossible to deal with. If you call in to discuss an issue they NEVER call back. One of her two roommates sublet and they approved another tenant that didn't meet financial requirements. She defaulted on her rent and she was evicted. Many visits from the sheriff. The way they handle utilities is ridiculous. For a 3 bedroom it is $390.00 total. This bldg is fairly new so that amount for utilities is too high. I believe the utilities are another profit making center for them. From what I hear there are plenty of rentals in FC. You don't need to move here!!!! read more

I'm with most of the people in these reviews, even a one star minimum is too much for how god awful this complex is. The Outpost decided that it was an amazing idea to disregard security completely, I have had a car broken into and my windows smashed with rocks (it is projected to take six weeks to replace two windows, imagine that). There is no security cameras or security anywhere in the facility unless it is to bust kids for partying instead of actually securing the neighborhood. Rent is also extremely misleading, to pay online you have to pay a $20 "convenience fee" every month unless you want to risk putting hundreds in cash or a check in an envelope at a drop box at the main office that is open for what feels like 2 hours a week so you would most likely get a late payment due to their laziness. Or to set up an autopay you have to give them every piece of information such as SSN, drivers license number, and much more for such a simple process. The touching up on the houses is awful with what seems like a kindergartener using a paint brush for the first time, there is paint all over everything such as door handles, vents, the floor, the trim, he'll even the ceiling. It has been a month and I am already set in stone on finding anywhere but here to live. The only nice part about this place is the shuttle driver who is the nicest man on the planet and was almost fired for missing one day in five years due to illness because the administration here has no remorse for anyone. read more

The leasing manager Victoria has began to avoid me whenever I try to call to talk to her, the employees always seem to say "She's unavailable."Not to mention the staff is always very rude when I try to speak with anything about my matter.
