Since property management has changed they have noted some pending improvements to the property. -Updated dog parks to include agility equipment. -refresh the gym equipment. -a walkthrough was completed recently to plan for unit upgrades which is a good sign. -new grills and potentially the fire pit to be updated Rent is easy to pay using the resident app, whereas on my previous review I had to go to Walmart and pay through them to this third party. Two stars for the gate situation but they had workers out there a couple times this month to resolve the issue. Rear gate has never worked with my fob. One of the two front gates rarely works. When you go in the office to resolve the issue they are always responsive when available. Sometimes they have stepped out (showing the property or something) They could update the instructions on the guest gate as they have worn off. I looked up the system and learned how to use it that way. All in all, issues get addressed relatively quickly. It's a clean place and loses marks only due to inconveniences like the gate, garage door intermittent operation, and the state of the gym equipment. read more

This is not a luxury apartment. It's a regular smegular apartment with amenities that they charge you for. No matter how many time you complain about the same thing they don't respond or they are working on a solution that will never come. They have valet trash, bikes you can ride around in, a pool, dog parks... And you pay for all of that outside of your base rent. I specifically asked to be put in a quiet area if possible since I have lupus and loud noises tend to cause flare ups. The lady that was showing me around told me no problem. This apartment is quiet.. I think we have different ideas of quiet. The people upstairs are so loud. They have a dog that barks all the time. It's the exact opposite of we I asked for and was told I was being given. I've written complaints, since they have "quiet hours" that are ignored by the people above me, and I've complained since the 2nd day of living here and I even recorded the amount of noise and sent it with the emails, no response, and as I write this it sounds like they are bowling upstairs. The walls are paper thin. I would NOT recommend this place to anyone. This is not luxury living at all. I'm sure the projects are quieter than this place. Nevermind that they don't repair anything, the exit signs on both sides of my stairwells are holding on by a wire. And I told them that 2 months ago, I was told they would fix it. It's still not fixed. Between the bugs, the fruit flies that come out of the sink from an infestation (that's what was said to me) it's just not giving... It's not worth the money at all. And when I called corporate, they didn't call me back they just forwarded the message back to the useless manager Kevin who clearly hates to have to get up and do anything job related. Then the lady from corporate stopped responding. Overall I would give this place a 1 rating out of 10. I'm sure you can find somewhere else, when my lease ends that's exactly what I will be doing. Oh and management don't bother with the reply saying I'm sorry you're having these issues blah blah blah... Because you should have already handled this stuff. Again I would not recommend moving here. Oh and the "gated community" is a lie. 1 side of the entrance you use your clicker thing that opens the gate, the other side the gate is still broken. Doesn't open or close allowing whoever to come in the apartment complex. Like I said, it's not worth the money or the aggravation.Ohhh and I forgot to add that the "cleaners" they use when the last people moved out is a joke. My bathroom was just gross. My bathtub was not clean, it actually had a dead bug in it. The kitchen shelves are not secure at all. And the compactor is always overflowing. So there's no way to even put you to trash out there. If I could give this place zero stars, I absolutely would. I came in as a prospective resident with a scheduled tour, but the experience was so unprofessional and off-putting that I walked away completely turned off. From the moment I walked in, I was not greeted or acknowledged. I had to wander around to find the leasing office myself. When I finally encountered the leasing professional, she never introduced herself or welcomed me to the community--something that should be basic courtesy. I informed her that I had a 1:30 PM appointment, and she simply told me to wait in the main lobby with no further explanation. After waiting about 10 minutes, I overheard her complaining about being hungry and having five more appointments that day. It was very clear she didn't want to be there. When she finally came to assist us, I explained that I was interested in viewing both a one- and two-bedroom unit because I wasn't yet sure of what size I'd need. She quickly shut that down, saying she couldn't show me both because she was alone and had too many appointments. Mind you, I had already scheduled this tour in advance and had taken time off work to be there. Throughout the entire process, she had a noticeable attitude--cold, dismissive, and visibly annoyed. It felt like I was an inconvenience rather than a potential future resident. She didn't take time to explain any amenities (just pointed vaguely in their direction), and when we viewed the apartment, she didn't engage, ask questions, or offer any insight. The entire "tour" lasted maybe two minutes. She didn't seem to care about my questions--or me. After the brief walk-through, I was handed a packet with minimal information. Pricing details were missing, and the interaction ended just as impersonal as it began. This type of service is unacceptable. The leasing professional clearly lacks proper training and professionalism, and her attitude alone is enough to drive prospective residents away. If this is how potential tenants are treated, I can only imagine how current residents feel. We are new residents (three weeks) of the Parc at Flowing Wells apartments. When we toured the community a few months ago, we were very pleased with the professionalism of the leasing staff, the amenities and the overall appearance of the community. However, on moving day three weeks ago, we were horrified by the appearance of the stairwells and breezeway of our building (2516). Both were stained and filled with debris and bugs. The damage to the breezeway is well beyond just pressure treatment. They need to be repaired, retreated and repainted. Exit signs were broken and light fixture covers were dangling. These could be possible safety concerns. This was not a warm welcome to our new home. If these observations had been seen during the tour, we would NOT have chosen The Parc as our home. This is not what we want to see each time we enter our home. It's also embarrassing to welcome guests. We have a few other observations that are listed below with pictures/videos as evidence. The microwave control panel was broken prior to move in (please see video). Maintenance checked the microwave and confirmed that the panel is broken. However, we were informed by maintenance and management that the microwave cannot be replaced because it is still functioning. The front door threshold needs to be repaired and the weatherstripping is rotted. Maintenance said that they will order a replacement; however, they are unsure when it will be received. We observed cockroaches crawling inside from underneath the front door. We purchased and installed weatherstripping from a home improvement store to keep bugs from crawling in. Lastly, we bought into the amenity of the safety and security of a gated community. However, both front and rear access points have been broken since we moved in. In conclusion, we would like to see The Parc live up to its advertising potential as a gated Luxury Apartment community. It is our sincere hope that the issues discussed will be addressed and used as a learning opportunity to improve the quality of life at The Parc and make it a place that residents will be proud to call home. Been in this unit since December of 2018. The bad thing about it, is I have NOTHING positive to say. I've called multiple times and spoke with someone about renting a garage space. I ask for the pricing, they say idk, I ask for availability, and they say they'll call me back. I hope they have caller ID, because no one ever asked for my name or phone number. I have yet to get a call back. When it comes to the maintenance and up keep of the units, I would say it's definitely sub par. No preventative maintenance is done. I've had my garbage can disposal fixed, countless times. Each time it stops working, I ask can we just replace it with a new? It's such an inconvenience to pour items in the garbage can disposal, turn it on, and nothing happens. Now the sink it filled with water and waste for days, until maintenance come to do a repair. Had to do some research on YouTube to try and reset it, but the button on the bottom doesn't work, go figure. The upkeep of the exterior entrances is the ABSOLUTE worst. I feel like I walking in a dump yard (see pics below). This trash has been sitting in the breezeway since December 14th, it's now December 21st, and it's still there. I asked the valet trash gentleman to remove it, and his response was "man I dont pick up leaking trash". I explained to him, I don't think the tenants reside there anymore, and it's now getting worse. He just walked off. Money hungry evil people Worst place to live Management is awful, especially Brooke who closes the office early and locks you out to avoid doing her job or giving any help. They will screw you over and leave out important information to take your money or screw your credit. They will tow your cars during any cosmetic changes and admit no liability for damages that they cause. The gates never work and are wide open when they break. Your packages will get stolen as mine was due to the gates being open and improper mail room delivery. read more

DO NOT COME TO LIVE HERE! The staff is extremely unprofessional. My wife emailed numerous times about a roach infestation from the previous owners...no response. We then called and left voicemails at the front office...no response. We had to go into the front office in person THREE TIMES before any action was done. The apartment still has a certain amount of roaches, spiders, silver fish, and other pests. ALSO, the front office opened up a letter that was addressed to ME that had a check inside! According to federal law, this is ILLEGAL! I think the person in the front office new that as they called my wife and left a voicemail stating that there was something we needed to pick up in the front office, and then tossed the letter to us quickly when we arrived and tried to rush us out the door to pretend as if the situation never happened. We've had problems with the A/C going on and off as well as water leaking from underneath the base boards from the hot water heater closet area. Also, the plumbing was broken with the water constantly running for a week and a half before maintenance would come do anything about it. Good thing my water bill is a flat rate, because that bill would've been astronomical. The overall apartment complex is not very clean. The grounds are not well maintained/kept. The "grilling area" has 2 small grills. One of the grills doesn't work and only one of the burners on the other grill works. Both grills are extremely nasty with sludge and greased all over them. Neighbors are noisy, the pool is dirty. Overall I would rate this place a 0/10 if I could. I can't wait for my lease to be up to get out of this place. This place should be avoided despite its great location. While all of their workers are relatively nice and friendly this is not what it appears to be. Within days of moving in the AC went out and the plumbing was always horrible. The neighbors are an absolutely nightmare and leave trash all over the place, never pick up after their dogs, many don't even use leashes, and many of them are loud and make the entire complex smell like marijuana. I guess if you're into that then this is the place for you. Oh, and don't expect ANYONE who uses the gym to clean up after themselves or put the equipment back in place. Also, their mail system is an atrocious situation. They can't even confirm if you have packages over the phone (which they NEVER answer their phone). I've had more mail lost there than anywhere else in my life. Additionally, they put "warnings" on our door for noise complaints that weren't even meant for us. The price of rent is unbelievable compared to a house, and the prices only rise. I'm spending less for more space now than I was for their horrible little apartment that they didn't even fix up before I'd moved in. Now that I have moved out, they also decided to charge me with a bill for cleaning even though I spent THREE HOURS cleaning the apartment the day I checked out. Not to mention they "show no record" of my security deposit. If they renamed their complex to "The Parc at Flowing Hells," I think they'd be doing themselves justice. read more

I'm currently a resident here. Beautiful apartments, close to everything which is great but our experience here has been nothing but terrible. We've been here for bout 4 months and our AC broke twice now. Each time during the weekend and they "don't work on AC issues during the weekend" (keep in mind it is 90s degree weather outside so the apartment gets up to 80 degrees) we had to wait until the following business date, and even then, we have to wait for parts to come in. When we moved in, the apartment was so dirty they had to send a cleaning lady to clean "again". All carpets dirty even though our move in sheet did not state ANY of the damages we found. Least to say I filled the whole sheet. Maintenance team IS great and the three guys are truly great to work with. They are all nice and very respectful. Pool water is always hot. We pay for trash to be picked up, yet three times they have "forgotten" to get to our apartment. Oh, and we pay for this service. There's always an issue with the apartment. I truly wanted to love it here because is located in a great location! My AC is currently down as I type this. I'm not one to write bad reviews but stay away from this place and this comes from a military family. Cannot wait to leave! read more

I totally agree with Eazey Y. what this person describes is correct! When we first moved in the original staff was wonderful, made you feel like you were special, helped out in anyway if the online rent portal took 2 months rent instead of just 1 month! They were great; unfortunately, everyone quit! This apartment bends its rules for some but not others. Since new management is here, its more like 'Hitler take over'...and boy is this an understatement. Try using the pool which has 2 nice BBQ grills, but now management hand made a sign WARNING you...'We ask that absolutely NO food or drinks be brought in or around the pool." Not to mention, people (20+) who live in other apartment complexes will take over the pool you pay for and argue and fight when their drunk even when they don't live here. Rent is outrageous! Unless you want to pay over $1000-$1300 a month for an apartment that the you can hear movement from others, weak cell phone usage, monopoly with cable/internet/tv service then rent here. Also, the sister-property 'The Haven' is probably just as bad because the manager from that property is now the manager at The Parc. Want to feel like you have management who don't care or your just a $$$$ and will get charged 'fees' for no reason? If that's what you like...by all means, rent from these folks. Not to mention, this property is dog friendly and they charge a $300 FEE, which is non-refundable and they will tell you if there are any stains upon move-out they will charge you $250, or you will have to replace used carpet, even though it could be normal wear and tear. ALOT of tenants are leaving. The parking is getting better because residents don't want to put up with the office BS and for the amount of money you pay to live here, it is not worth it. ***red flag! red flag! red flag!*** ******i highly would not recommend this place to anyone!!! ****** the exterior is nice but the interior from the maintenance to the people working in the leasing office are evil!!!! i told them of my door knob being broke since i moved in and they told me to just buy a new one, i told them i put some holes in the wall when i moved in and would pay whatever to fix it or however that works and they never came to fix the holes. they say they require a 60 day notice but dont remind you of when its close to the time nothing. its posed to be a gated community which we pay for and the gates are always broken and inoperable. for the amount of money you pay to live here you can live somewhere else and get more for your buck!!!! there are bugs all in the breeze ways, trash spillage up and down the stairs. and last but not least i went to them on sept 21 to put in my 30 day notice which i was late for because i didnt remember and they didnt send any reminders but ill tak accountability for that. but i was told they would call me on the 22nd i never got the call, i went back on the 28th and said i never got a call. they told me on i would only have to pay $910 from oct 1-21. they call me oct 4th and say oh we have no record of you putting in any notice or anyone saying that to you so its going to be $1900 and its till the 28th because thats when you put the notice in. so now its double what they told me and i had told thr lady back on the 21st of sep. i could be out by the 3rd of oct when my lease was up. she says well today is the 28th ill back date it to the 21st and you only pay $910. i was fine with that being she told me about the 30 day notice so i understood and had no complaints. but now all of a sudden its october 4th and they tell me i gotta pay $1900 by tomorrow oct 5th to avoid a late fee mind you my rent with everything included was $1303. im telling them thats not fair and there has to be something we can do and they basically tell me no its not and have a nice day. long story short if you live here your not going to get whatyou pay for, they arent going to fix your problems within the apartment. they will jack your rent up after your lease and wont tepl you your lease is almost up. the people in the office just want your money. they give promises but dont keep their word. they could careless about who you spoke with. and as a army veteran who has been living in a bunch of places with no issues this is by far the worst experience ive ever had 0/10 do not recommend read more

I am quite surprised that there are no other reviews - likely because the residents are afraid of adverse consequences, but I am happy to be the first! The Parc is not AT ALL what is advertised nor what you pay for. This community is extremely over priced, the "hardwood floors" that are an option for a rather excessive fee are certainly not hardwood but rather some pathetic linoleum or vinyl - type substitute and that's just the beginning. Residents are forced to subscribe to valet trash for 2/7 days a week meaning you get to keep trash inside your apartment all weekend, or take it to the inconveniently located dumpster yourself, even though you're paying a monthly fee for trash pickup, with strict rules for what is taken and the nasty trash can can't even be left outside, and there's no recycling option. Additionally, there is an excessive amount of mold that builds up, in my apartment specifically, due to the moisture in the air that I'm relatively certain should be the responsibility of the complex. Those awesome jets in the garden tub that make life worth living...they get full of black mold weekly so if you want to see a mold show instead of bubbles, turn those suckers on. One of the most disgusting things I've ever seen in life. My rent is about 3 mortgages for a single family home in Augusta, and the additional charges that aren't optional such as trash and water are just another revenue builder but the upkeep of the community hardly shows it. The entry gates are always broken, the landscaping is shotty, and the"pest control" doesn't exist. Would you care to know how I know this? Because there are actual mice in the apartment for which I pay over $1000/month. Mice, that's more than one mouse. Droppings EVERYWHERE. Let's see, the office staff *was* okay, but just in the last month or so management and most of the staff has changed, and I won't even try to tell you how awful they are...I will, however, implore you to consider living somewhere else. If you have any specific questions please feel free to respond to this review and I'm happy to tell you all the dirty secrets that aren't in the pamphlet. Including the fact that WOW! is the only authorized cable/internet provider and they suck really, really badly. And if you're a proud member of AT&T, you will not get service inside these lead lined walls, lol. Ok, it's not funny, and the walls probably aren't lead but my iPhone 6 goes to "No Service" frequently, that is unless I stand on my right leg with my left arm behind my head and a frying pan in the right hand. I had to fight AT&T tooth and nail to get a signal booster, called an M-Cell. That took about 3 months. Imagine getting a phone call, answering it, dropping it, and if it was important - having to get in the car and drive OUT OF THE COMPLEX to pick up a signal. Oh! One more thing. I didn't get mail for about 2 months because the office staff didn't give me a name card to place in the mailbox like they were supposed to according to USPS, so the mailman assumed it was vacant and kept my mail hostage for who knows how long. Just to add insult to the already expensive injury of living here. Can't wait to move!!!! I should let you all know, the new manager Monica, is a mean, rude, dismissive and frankly ignorant woman. She is constantly making errors with balances and most recently my move out balance - she is outright accusing me of not moving out on time because 1) her leasing agent did not follow proper procedure, apparently, when I dropped off the keys and asked if there was anything else I needed to do or sign, she said no, 2) her assistant manager didn't do a move out inspection until 4 days after I had vacated - which isn't my problem. So I inquired about the threat to send the balance to collections because that date is tomorrow as well as explaining that I moved out on the right date and she responds with "I am not going to argue with you about this". I am only giving this complex a one star....because I can't choose zero. Living here is like a slow form of torture...A year ago, this was a nice place to live. It has now gone downhill... I think everyone that lives within a ten mile radius comes here to the pool...the pool rules are not followed nor are they addressed...there are loud and wild parties with blaring music and LOUD voices..the walls are like paper here...so when you are a person who has to work for a living....don't count on any sleep.. There are so many negatives to this place that I can't even begin to list...it would take forever...I am counting the days....weeks....months...and hours that I will be able to move!!!!! Well this is my 2nd time living here. 4 years ago was much better. I feel like I am living in the projects now. The maintenance crew is absolutely worthless. The front gate has been broken for 2 months now, basically defeats the purpose of a gated community. The pool is disgusting unless your into swimming in green algae. See the pictures I attached. This is like this yet again. Why have a pool in the summer I cannot use. The building are pretty much becoming shambles. The crew that works in the front are rude, unhelpful, angry, disgruntled, etc. Don't make a complaint or ask for help, you just get snide comments. I went in with a friend and made a complaint about issues I am having with the apartment.. My friend heard them talk smack about me after leaving. Unbeknownst to them, I made a call to Atlanta but they did nothing. Run far, far away from this place. They advertise "Luxury Living" but I have seen trailers in better shape. Gym equipment is junk and always broken. It takes weeks to get anything fixed. DO NOT, I repeat, DO NOT live in this place. If you want a true opinion here it goes. I PCS here via military 22 Sept 15 and ever since then I have had nothing but problems. Upon my arrival housekeeping wasn't even taken care of. There was dust and cobwebs all over, on every door, lighting and doors. Food splatter all over the top of the range, stove, cabinets. toilets were black inside and don't even get me started on the tank which had rust and filth. ALSO, IF YOU LOVE SPRING CLEANING EVERY SINGLE WEEK, then this is the place for you. Every week I have water puddles and mold in every single window that attaches to my blinds and curtains. Now during the 4 months since I moved I paid my rent and bit my tongue as much as I could until I received an email from the manager telling me it's normal and it's my responsibility to clean it EVERY SINGLE WEEK. No compensation, no cooperation. I had so many complaints about my neighbors above me that pound on the floor all day and night. All you hear is a dog and child running around back and forth, starting at 6 am and continuing until way after midnight. It's so loud that I was even able to record the noise and produce it to the front office. They say that it's my responsibility to go upstairs and work it out with them. When we do they won't answer the door. They have a wonder property plan but they don't want to make sure the residents are comfortable. I moved here from Atlanta for school and I can honestly say I love living here! The staff is extremely nice and helpful, the maintenance staff is prompt and awesome. I like the small things like the seasonal decorations, coffee and occasionally doughnuts in the front. As far as my apartment I have a 2bd 2ba floor plan with a sunroom rather than a patio. It essentially just gave us a huge living room. I have had no issues with pest or anything of that sort. In comparison to the general Augusta area the rent is slightly higher than average but I believe you get what you pay for. Although we have occasional issues with the gates overall I feel extremely safe in my neighborhood and a little sad to be graduating and leaving this place I've made my home. Also the lease worked out well as a student I was able to sign an additional 6mo lease to complete school for a reasonable increase in my lease. I do live with a roommate so aside from figuring out who has the bigger bathroom things here has going amazing! read more

The worst place I have ever lived. I can't even list all of the problems I have had living here but I will try. Let's start with the fact that we originally signed a six month lease and when that lease expired we wanted to sign another six month lease. They agreed to the six month lease and little did I know but they actually put us down for a year lease. My husband mindlessly signed with an electronic signature and didn't see that they trapped us into a year lease. When we brought the mistake to their attention, they were unwilling to fix it. I understand that my husband signed it so I had to accept it but I still felt taken advantage of. Another issue, our air conditioning has been broken twice which I understand that units break down but when I went to the office to see about getting it fixed I was very rudely told that they didn't have time to talk to me and that I would have to try again later. I had already waited all weekend and then had to wait for two more days. It was bad enough to live in that heat for 5 days but more than that, it was unacceptable to be treated that way. The women who work in the front office are extremely rude and very unprofessional. I would never recommend this place and I can not wait to get away from these apartments. One of the few boasted perks are that they claim to be dog friendly. Yes they do have two dog parks but they are always covered in dog feces and since owners don't pick it up and the apartment doesn't do it, you really can't take your dog to the park unless you're ok with your dog playing in feces. Also lets not forget the mold in both of the bathrooms. We also have issues with the trash service. We have valet trash service which sounds nice but don't forget to put the trash out or you will spend all weekend with smelly trash in your apartment or you will have to put said trash in your car and drive it to the dump which is just as disgusting as leaving it in your apartment. If you set the trash outside of your apartment you will hear about it and be threatened with fines. All I can say is don't move here. read more

I Moved here two months ago . April 1st 2017 , I received an eviction notice in the 19th of April when I tried to them they refused a Payment and had already charged me for next months rent. Management here is rude and very unprofessional . The jets in the tub have mold and the pest control is bad. The pool is always dirty and is still a green color even though summer is approaching. You cannot make PARTIAL PAYMENTS they expect the full amount even if you tell them that you just lost your job. My apartment has animal hair all over the carpet from the previous owners. There's always a malfunction with the front gates. If you do not pay your rent before the 10th you will be charged next months rent and they will file an eviction notice on you. It's sad that I've only been here two months and already have to move out because I refuse to pay for a months rent when it hasn't even approached. I wouldn't recommend wasting your money here . It's supposed to be "luxury" living but it isn't the rent is overpriced for what you receive and all the staff are rude, and are liars they tell you one thing and do another . read more

If you are looking for an apartment I would highly suggest NOT choosing the Parc at Flowing Wells. The property itself is very nice. However the customer service, especially within the leasing office, is absolutely atrocious. They, including the manager, treat you with disrespect if you question anything. I told them that I had a check with me and wanted to see some vacant apartments. They refused to show me any vacant apartment except the model 2 bedroom apartment which has a different layout then the 1 bedroom apartments. If you want to see the specific apartment you would like to rent, they will only let you see it if you pay them an unrefundable $150.00 to reserve the apartment. When I told them I would not pay any money unless I saw the apartment, they pretty much showed me the door. It is my personal opinion that if you are going to spend that much money on an apartment, then you should choose one where the staff want to work for you and treat you with respect. I chose instead to go down the street to Grand Oaks at Crane Creek and they showed me the utmost respect, which is what you would expect when you are renting an apartment for over $1000 a month. read more
