Updated Review: Lived at the Happy Valley location for 4 leases which involved Covid. The staff prior to Covid was proficient and strived to make sure the tenants needs were met. After Covid, new staff took over and the positive bedside manner was no longer present. Prior complaints and agreement having been made with the previous staff went unaddressed and often ignored leaving my move out with stressful, unpleasant conversation with the new staff ( mainly Jessica ) and unresolved problems and unhealthy fines. After residing there for so long, I would have never imagined that one staff member could ruin such a strong impression of this company brand for me. I would not recommend as long as Jessica sat in charge of anything in that front office. Also, pigs and their many kids could be seen running around the grounds for months usually after midnight so be careful and on the lookout for them because they're dangerous. Also, frequent flooding throughout one particular section of the complex ( next to the fire equipment area), large dogs with no home training that challenged your walking to the mailboxes or anywhere on the grounds at night, fighting dogs that brought half of the complex outside at night and last but not the least gossiping maintenance who also got caught during the day having a cursing match in the parking lot with ( Jessica-management staff ) and yes I have a video of it with a stamped date and time on it. I probably would just opt to pay a little more and reside elsewhere. Before I close however, I did find the people who resided there being pretty nice and helpful towards another. I've lived here for 2 years and it's the best! I love the resort style pool, and the leasing office/maintenance team are always on top of it. They have several resident events and even have a food truck come park in the front from time to time (best tacos EVER!) Terrible Service and Management - Avoid Building 14 Our experience with this property has been incredibly disappointing, particularly with Jessica, the on-site manager, who shows little regard for residents' concerns. We were given our lease renewal just two months before the lease's end, which already felt rushed. During a tour with Ian--who was polite and professional--we discussed moving to another unit due to ongoing issues, like residents letting their dogs pee and poop right outside our door without cleaning up. Ian informed us we could notify management by the 30-day marker if we decided to stay, which we did--43 days before our lease ended, well within what we understood to be acceptable. However, Jessica later emailed us stating we would be charged a prorated fee for not providing 60 days' notice. When I tried to explain the situation and point out the information Ian provided, she dismissed my concerns, interrupting me and responding with the unprofessional remark, "How do you think that's going to hold up in court?" Her attitude was condescending throughout the exchange. When I asked for the final prorated charge ($1,226 for 17 days), she sarcastically wished me a "Merry Christmas" while handing me the bill. When I returned to request the management company's contact information, she told me to "Google it." This level of service is unacceptable, and residents should not have to deal with misleading information, unprofessional conduct, or dismissive attitudes from management. I strongly advise against moving into Building 14--or any building managed by this office. read more

Very disappointed in this place. At first was affordable for what you get and then they raise the rent a ridiculous amount for upgrades they say and yet the pool is constantly filthy.. I think they should hire better quality of staff to manage this property, what would happen if the city or state seen this pool... sad I watch several families with kids come in and leave due to the mess.. read more

I have lived in this complex since March, and the management has been extremely unprofessional. 1) The bathrooms in the actual apartments are different than the bathrooms in the model apartment. My wife in I were extremely disappointed to learn that we would not receive the same style bathroom that was shown to us during the walkthrough. We received a crappy insert. 2) There is almost no extra parking, so don't plan on having friends over. Although the apartment used to allow parking in front of the dumpsters during certain hours (when the garbage trucks were not picking up trash), this policy changed abruptly, and my brother's truck was towed late on a Saturday night. Management did send out a vague email about updates parking rules, but did not explicitly state that no parking in front of the dumpsters was allowed at all. I spoke with the Tow Truck Driver from KwikTow, and he told me they were recently contracted by management to patrol the complex and tow any cars in violation of the new parking policy. This was not at all mentioned in the email sent out by management. I also had email communication with Chad from The Place management, and he would not do anything to make the situation whole. As the General Manager of a local retail store and Apple Service Provider (MacMedia, Inc) I understand the importance of customer service, and so far these people have had absolutely 0. One of my neighbors just broke lease with them because of a pest control issue, which the apartment hesitated to deal with. My neighbor and his wife are expecting a baby within the next few months, and they did not want to have the bugs accompany them during that process... The complex looks nice because it is so new (built in 2017), but the management is horrible. I hope this review is worth a $117 tow fee to them. I originally chose this place because of their dog friendly policies and having the mountain almost in my backyard. I loved my view , but I had a horrible neighbor living below me who complained constantly about normal noises during the day and management never did anything about it even with security being called numerous times and they couldn't hear a single thing. The complex itself just seemed to deteriorate and then new management or employees came in who literally do not care. Very sad as I thought this place would be great but it wasn't. Not at all, and parking yeah don't get me started on that. Very little available and most people have more than one car per apartment so forget guests. read more

It sucks because during my first lease with Meggan and Carissa as the staff, it was a great experience. I did really love living here. My second lease, which was 6 months only, was horrible. First, once I moved from my first apartment (went from 1b to 2b), I was charged for not properly notating I was leaving. I didn't leave the apartment, I switched units and I did send an email stating I was leaving this apartment (plus they obviously know since I'm transferring units and signed a new lease). This took weeks to dispute. It was resolved, but it took weeks and was a lot of stress. The person I was working with would take days to talk to me and eventually stopped responding. I had to send a large mass email to everyone at the company to get a response. Ok, moving out process sucked but I figured that was corporate, not the actual place I was living in. Living in my second apartment wasn't horrible but wasn't as great as I thought. When I moved in, several things weren't working. I received notification numerous times maintenance was coming AND THEY NEVER came. I had to send another long-winded email for maintenance to come. This was several weeks. It wasn't really how long they took to come, it was the fact they kept telling they were coming and I would take time off work to wait for them and no one ever came. I never received an apology or any comments for wasting my time. During my second lease was when COVID happened and when Property managers changed. There were no more events, no sense of community, and the property managers never emailed us or kept us in the loop about anything. I understand with COVID things are different, but we're still paying the same amount so at least try to communicate through email or try events through ZOOM. Rules started changing. I saw someone on Yelp comment they had their car towed when parked in front of the dumpster (parking sucks) and we were told by old management we could park in front of them. It's also hard to get ahold of someone on the phone. Some days I'll call multiple times and can't get anyone. I'd have to keep calling for a few days and then get someone. The complex is beautiful but there's dog poop everywhere. Nobody picked up their dog's poop. Sometimes residents rev up their engine late at night. This is not the management's fault, but I wish they regulated this better. I wished they cared about making sure people picked up their dog's poop as much as they enforce other rules. My second lease is over and I moved out. I was charged with clean out charges. It sucks but I can't argue about it. I talked to someone name Chad and he was rather rude to me on the phone. Once I thanked him for the information and said goodbye, he hung up and didn't even say goodbye. Thanks for the great customer service. Even when I'm upset with others for my job, I still have to be polite with them so I wish he could have been when I tried to be nice at the end of the call. Moral of the story if you would like to live here: it depends on management. And read reviews from people who lived here and moved out. You'll see bogus reviews from people who don't even live here. I saw a review on Google with five stars saying "Can't wait to live here." That inflates the score and doesn't give you a real sense of what it is like to live here. read more

WARNING! DO NOT RENT HERE! This is a horrible place to rent from. The staff isn't that great and they don't accommodate residents very well. They have absolutely NO PARKING and they have a tow company come by every night checking license plates and parking stalls. If you want additional parking you have to reserve through a app and pay a fee. WHAT A JOKE! They have EV charging stations that throughout the property and haven't been working for over a year. Management is very corporate and don't care about issues with the staff so don't plan on any favors or understanding of your issues. Also, very expesive for what you get. Worse is their corporate office, non-responsive and do not care about the tenant...just that the rent is paid. For an apartment complex in a nicer area, it feels as if you are in South Phoenix, but I guess that is what you get with the management and support staff they have " allegedly managing ". Between the pool being shut down twice in less than a year ( maintenance crew...not knowing what they are doing), lack of response for repairs, a fire that broke out in an apartment and the mishandling of the surrounding tenants. The dog shit all over the property, charging people to park in vacant spots...especially with so many vacant apartments...but hey why would they do anything about it. I lived here for 2 years. I chose this place originally because of the updated features and the Mountain View's... however, within that 2 years, I couldn't tell you how many different workers/managers were in and out of that office- too many! Every time I had to deal with the front office, the workers were not helpful, they are rude, not very responsive at all. Unless they are complaining about something to you. Good luck trying to get ahold of them when you need something though. For the price you're paying, most of the lights on property outside don't work. So if you're walking your dog make sure to bring your phone as a flashlight. There is constant dog poop everywhere. Maintenance had to fix my washer, my dog and I had left because I didn't know how long it would take. We were gone from about 2-8pm- When we came back my front door was wide open with a key inside it. And a mess of some type, of mud/dirt from the maintenance workers?! Who knows how long it was left open and who could have gone in there?! They will fine you for anything they can but like I said, the minute you have a complaint or need something done- good luck trying to get help or any sort of accommodation. I could go on about so many other experiences I had here- needless to say, I do not recommend living here. Save your money and go elsewhere. read more

This place is ridiculous... THERE IS NO PARKING!!! My boyfriend got towed a while back because he gives me the covered spot so I am close to the apartment. Now they are spending money on re paving the streets, when they should be getting more parking and not worry about what the street needs. Even though it looked fine. I go down to the office and the guy looked like he did not care what I had to say. They want us to take care of where to park because they shut down parking. I just spent the last hour after work at 10:28 PM looking for a spot. Could not find one.. I had to walk over two miles and park my car somewhere I do not know. Not to mention I am getting foot surgery soon and is supposed to stay off my feet. The jacuzzi is alway broken and we are supposed to apply for another year to stay next month and they told me they are raising the price .. for all this bs they should be doing something to compensate. They do not care about their guest. So tired of the issues that don't get solved. Also not to mention with the last year and COVID with the pools and gyms shutting down ... they should not be raising the price at all. After living here a few months now and having a change in Manager's I'm seeing things changing. The building I live in has so many lights not working. The third floor none of the lights are working. The garbage service leaves what they don't want to take at your door. There's no security coming through but yet we are charged monthly for security. There was a party in a unit in my building and blood by the steps the next morning. People drinking heavily at the pool and causing trouble. They will always over charge and add fees. I switched to manual pay and the bill always changed. Pool is constantly closed and dirty. Pics posted. Facilities are not well kept. Broken Grills, Loud motorcycles, Smoking (although it's supposedly banned). No one adheres to the parking space rules. You pay for trash service but they do not show up. The front office will screw up your lease renewal every single year. Not to mention, they NEVER answer the phone or the door, and are always unavailable. They also employed a felon and did not warn the community. This person entered units without renters knowing his criminal history! There is court record from 2018. Broken water lines, dog poop, and too many vagrants on premise. This place is dangerous and understaffed. WARNING! When you leave, take a video and pictures. I have lived here for over a year, due to financial issues I had to sign another years lease. These apartments are not what they appear to be, they look like luxury nice easy living apartments and this is far from it. To start at least once a month to once every other month the pool is shut down due to something being broken and the hot tub almost never works, it took up until maybe June for them to actually clean the hot tub and for it to have clear water in it instead of cloudy water. Trying to contact anyone I'm the office during office hours is damn near impossible unless you actually go into the office and even then they pick and choose when they actually want to be in the office and take a day or two to respond to emails. The staff over all is friendly but do not do what they can to keep their residents happy. I put in a maintenance request Saturday to get my washer fixed and it is now Monday and still no response about it so I tried to go to the office to speak with someone and of course the doors were locked and there was no one in the office to help. If you have more then one vehicle good luck with parking, they have little to no parking for any guests or second vehicles and their way to solve it was get a third party company so you have to rent another parking spot that is not being used. They have a huge issue with people not picking up their dog mess and even with poop bag stations in a few areas they almost NEVER refill the boxes when they empty and don't do much about people who don't clean after their dogs. For the price we pay in rent for our 2 bedroom it is absolutely not worth it, if I had another place to move too I would in a heartbeat. I tried to contact corporate about my issues and the first time I called they had the office management I was calling about call me to see what my issue was and the second time they called I was at work and couldn't answer and they didn't even bother leaving a message and never tried to get in contact with me again. I have lived at a sister company in Tucson and they were so much better and actually handled their issues. Save yourself the hassle and find somewhere else worth your time read more

This place looks amazing! I have had my share of living in appartments and I have to say that this particular community has an excellent enviorment, staff and ammenities. First impressions are very important and The Place at Sonoran Trails has an inviting feel to it, not to mention I want to copy the lobby decore as it is beautiful. I was greated by friendly and personable staff that answered all my questions. The fees are resonable and are right in line with what you would expect from an estabilished rental community. The best part is their pet policy! I feel that my furry friend is part of my family and this community is very accepting of our furry four legged friends. I really feel like I would be able to live the type of lifestyle I enjoy and would recommend anyone to be appart of this community! Toured the community a couple of days ago, and fell absolutely in love. The first thing you see in the leasing office is a bright and elegant chandelier that immediately ties you in. I was greeted by one of the leasing associates and felt welcomed! They sat me down, asked me what I wanted and really catered to what I was telling them. They then even provided me with a move in estimate sheet to tell me what I was going to be paying per month, which was very reasonable, especially for a brand new apartment. I was hesitant about doing a higher level floor because I tend to not want to do stairs, but I did anyways because of the gorgeous views and how they offer a valet trash service that picks up my trash five days a week! How awesome! When I saw the model I thought it was super neat that they added so many wonderful amenities inside of the apartment as well as out on the complex. I absolutely adore the pet policy, and they even enforce doggy DNA to make sure every resident is picking up after their pet! I have a husky which is considered a breed restricted animal, but now I don't have to worry about taking her with me. It was awesome that I feel like I've met a company that really cares about all people. I work nights and sometimes I like to go by the jacuzzi and relax after work, and now I can with a 24 hour pool! They are also starting resident events and I am excited to say I will be moving in and attending one of them to meet more of my neighbors. There is just too much that I like about the community already, and I'm so glad I found it when I did. I always see the positive in every situation and never give 1 stars. If I could give zero stars, in this situation, I would. This apartment complex is the most unprofessional, disorganized and appalling I have ever seen. I cannot argue enough that it is a mistake to consider this apartment complex. I was one of the first 10 people to move into this complex. I should have seen the red flags when they were trying to rush me into the apartment to make a bigger paycheck so they could prorate the rent. They also put me into an apartment that was not ready and still had scratches, paint drips, light fixtures not working properly, broken ceiling fan, etc. The management is horrendous. They are dishonest (stating they never received documents, emails, etc),they have absolutely no sense of communication, they are unprofessional... just sitting in the office watching videos/ procrastinating, they do not take action or even listen to what you have to say, they immediately defend their situation although they are in the wrong. The maintenance people have walked in UNANNOUNCED while I was sleeping, in the shower, and changing! They left my door not only unlocked but WIDE OPEN. They have used my air conditioning while working on the apartment without permission. They have walked in without a word, headed directly to the restroom and shut the door with 3 of them in there just LAUGHING. I reported a leak and 1 year and 6 months later they still haven't fixed it. It is now black mold. For a non-smoking community there are cigarette butts all over, electronics cigarette pods, and the overwhelming aroma of weed circles the place. There is always something wrong. The gate would never be shut or your fob wouldn't work, the hot tub was cold, the pool was dirty, the grills were non-functional, there's not enough parking, the hallway lights would go out and be nonfunctional for days, water leaks and water shut off's, pavement issues when the complex is less than two years old, the list goes on. You pay for valet trash service which is not optional and they never pick it up even if you place it outside correctly during the pick up times. When they finally do pick it up the trash, the service people drag it through the hallway leaving a trail of trash and smelly liquid that only attract pests and unwanted visitors. They have a poo-print program for dogs to eliminate pet waste from being left but it is utter chaos. There is feces all over. They do not have enough parking so if you have to work late, sorry! Head across to cvs and walk because you won't find a spot. IF YOU LOVE SMELLY TRASH, DYSFUNCTIONAL EVERYTHING, CIGARETTE BUTTS, HAVING UNANNOUNCED VISITORS WHILE YOUR SHOWERING, STEPPING IN POO, AND OVERPAYING, this place is for you. read more

In the 7 months of living here there has been 10 different office reps & non of them know what they're doing or care to take care of you! After months of calling & consistent emailing I finally spoke with someone at the office about ending our lease early due to the unprofessional behavior & dog poop infested property. After a few emails & attempted phone calls they stopped responding & proceeded to have us evicted. They don't care about you or your family especially in this pandemic crisis, they won't answer your calls or emails until it's too late! Claim to be dog friendly but have recently started charging pet rent & the dog bins are always filled to the top with poop that has been sitting there for the entire month! I feel like they went above and beyond to give me information about the area, etc, again, all before I arrived. The complex is beautiful and well maintained. So when we moved here from a greystar apartment, we thought we hit the apartment goldmine. Small complex big apartment, new, heated pool, hot tub, gym, great maintenance and landscaping. Well then a year went by and the heated pool is never heated. The hot tub is never hot, lucky to have the blowers working. They have not landscaped the buildings in months. They used the cheapest equipment which breaks as soon as you move in, and now they have zero maintenance staff since covid hit... they also don't have a manager right now, or an assistant manager. The only person who works here every day is the grounds keeper, Darren, who is great but his job was supposed to be keeping the poop picked up, now he is literally running every aspect of this business. I offered to pay a maintenance guy to come in a fix my apartment issues, which have been since before the pandemic, then send them the bill and we could figure it out from there. They didn't even respond to my offer to fix THIER apartment, I just wanted to know it ALL would not come from my pocket. Like I said, no one is here. I would not be surprised if in a month they are bankrupt and Greystar buys them out. What a disappointment read more

Website is misleading. They don't have many pictures and the one they show of a kitchen is the great room in the office. The pool is very small especially in comparison to the other apartments in the area. It's backed up against a water canal which can only mean there will be a lot of critters and possibly in the summertime it will smell. The workout room is also small in comparison to the other apartments in the area. Not impressed. read more

My husband and I loved living at The Place. Emily, who I though to be the manager and still believe is in all aspects besides official title, was great to us and made move in easy. Whenever we had an issue she was there to help, and seemed very eager to help and ensure we had an enjoyable living environment. Emily seems to always know the answers to all of my questions, and is very prompt to respond to my emails. To be honest had Emily been the actual manger I'm positive that thing such as the exterior lighting, would have been fixed much sooner than they were, as it was a safety issue and should have been a top priority. However, things like that are the responsibility of the manager and so they go unaddressed for weeks at a time, which I'm assuming is because the manager has so much to do on the 1 day a week she goes into work. In all I would recommend this apartment complex to everyone, and highly recommend that they use Emily when renting, and with anything they need help with once moving in. This will assure their questions and concerns are addressed in a prompt and professional manner. Personally, coming from the management industry and growing up in property management, I would recommend that MC look into the management style at this property and consider making Emily the official manager so that she atleast gets paid for what she already goes above and beyond to do daily. read more

Renter beware! My daughter and I were really excited after touring the property two times and thought we wanted to move there. Both times we went we were quoted the same price. However, as we were about to sign the lease, they then disclosed other costs they had not previously mentioned. For starters, they charge you $9 a month for "renters insurance" but it doesn't cover any of the tenants property, it is only for the apartment complex. Then, we find out that they allow all types of dogs, no matter the breed. I have a small fear of certain dog breeds (don't get me wrong, I love animals) but I would like there to be certain guidelines to follow as far as pet policy is concerned within rental properties. They also disclosed that they use valley trash... for those of you who don't know what that is, you basically leave your trash outside your front door for them to pick it up. I have known other apartments that use this service and in the summer time it really smells. Also, they have a special kind of "trash container" you have to store inside the unit and then place it outside of your door. I cannot even imagine the germs you will transport in and out of your unit. They also charge for this service, which is $25 a month. The extra charges are what they are, that cannot be changed. The biggest issue I have with this is that they did not disclose any of these things until after we gave them money. We toured the place twice and even spoke to the manager a couple of times and nobody mentioned this. It is their job to inform prospective tenants on all aspects of the apartment complex. We were also promised a $50 Norterra shopping card for putting up an online review. We ran into a tenant that currently lives there and they mentioned that the walls are very thin. Apparently, you can hear everything that your neighbor is doing. Turns out, we were quoted misinformation and we were going to be put in a drawing to potentially win a gift card. The leasing agent clearly told us though that we would get the gift card for simply putting up the review. After finding out of all these things and because they chose not to disclose important information, we decided not to move there. We did pay $110 for our application fees and of course they will not refund them even though they were going to give $55 of that back to go towards our move in cost. All in all, we are very disappointed in their lack of communication. If you are going to leave out details in the beginning of a contract, whats going to happen after you sign it? read more
