Despite being slightly further from where we initially wanted to live, we decided to schedule a tour. From our very first interaction, Jackson, Karen, and Aubrey from the leasing team were incredible to work with as we searched for our next home. Jackson was especially accommodating, allowing us to return multiple times to compare units without ever making us feel rushed or like we were a bother. The entire team went above and beyond to help us find the perfect floor plan, making the process as seamless as could be. It's clear that the management is genuinely committed to providing an exceptional living experience, something that's hard to find these days. Thank you to the entire team for your outstanding customer service and for helping us navigate this exciting step of where we were going to live next.

I'm paying over $4,300 per month for a townhouse, which is well above market for the area. We could have leased a full home of equal or larger size but chose this place for the promised community, convenience, and quality. What we got instead is an empty development, and now I understand why. This is new construction, but it feels anything but. Our first unit had no working AC. This is Florida in the summer. I have a baby. We were moved to a neighboring unit that was also unprepared. The floors are cheap plastic glued to concrete and were already peeling up. That unit's AC failed almost immediately and flooded the entire first floor. We had industrial drying equipment sitting in our living room for a week trying to dry out the water that leaked through the floorboards. The AC units are brand new, but the technicians sent by Cortland confirmed they are not properly sized for the square footage. The maintenance team also told us that our experience is not unique and that the construction quality here is some of the worst they have seen. I sent management a detailed list of needed repairs weeks ago, including safety issues like a nail sticking out of the stairs. I've followed up multiple times and I am still being ignored. I was told sealant would be applied to the floors to prevent further water issues. That has not been done. The mailroom has never worked. The package lockers do not send notifications. Delivery driers can't get into the mail room, and often even the community. I am not receiving mail. Amazon deliveries are left at the office with photo confirmation, and the staff confirm they have them by text, then say they don't when I arrive to pick them up. Everything about this place is rushed, poorly built, and poorly managed. For this price point, it should be a premium experience. Instead, it is one of the worst rental decisions I have ever made. Do not move here. It looks polished in pictures, but the reality is stressful, dysfunctional, and not worth your money.

    It is a beautiful place to live. Unfortunately the front office is not great to deal with. "Luz"…read morewho o thought was a great person to deal with, when I moved in, is not so much. I called about breaking my lease a few times and I was told there was no other fees other than the 2 month rent penalty. I was told by 2 separate people in the office the above information. Right after I was told to send an email of the date I would be vacating the apartment, Luz called me in a panic telling me to sign a document loving me into further money I would owe. I asked her if it would affect the money I was to owe, she stated it would not. I sent the email and Liz told me I would owe an additional month rent. The state law is 2 months rent maximum to break a lease. I asked Liz if I had not signed the form the day before I sent the email would I owe them the additional month. Luz told me "unfortunately no, we could not hold you to this". I informed her I was going to seek legal assistance. She called me back and changed her mind after speaking to others. Upon vacating my apartment I was told to wait for a certified letter, and I could not pay prior to the letter. I was not served the letter at all it showed up in my mailbox in my new home, weeks after it was sent. The wording in the letter was I had 21 days to make payment arrangements. I called and left multiple messages with the complex, no one EVER called me back. I was eventually able to get a hold of Luz. She told me on the day I was able to get ahold of her, my file was sent to collections, on that day. How in the world is any of this at all fair. I called the collections agency and all is well I was able to pay it before it hit my credit report. All in all the complex is great. If the office would get their stuff together it would be amazing!

    The walls and ceilings are so thin that you can hear neighbors talking. Also the kids and adults…read moreabove me are extremely loud and rude. Jumping on my ceiling all morning day and past 2 am. I cannot get any peace in my $3500 apt. They also smoke marijuana and it comes into my air conditioning closet and blows through my apt. My special needs son gets very sick from it. He gets dizzy nauseous. Hallucinates and throws up. We PAY for this to happen. He could die from it combined w his prescribes medications. The property managers tell ua that they cant do anything about it. So all the emails and rules about this being a 100% smoke free community is BS. And they told my son that theres someone else here dealing w the same problem. I have lived in many new communities and this is the worst by far !!! I have NEVER smelled things from my neighbors apts before in my apt. Also their cleaning products are highly scented and come through my ac. I have to have fragrance free products and fragrance makes ME sick and yes i have drs notes to prove it. Since school is out they now let their little kids jump and drop things loudly past. 2 am running jumping stomping What it sounds like is running then bouncing then falling. I describe this to a neighbor that also hears all of the noise they make and she told me that he used to play football so that explains what's probably going on if there is football all day long all morning and up until two in the morning +++. My dad is on hospice. He's in a hospital bed and he cannot get out of bed. He is extremely hard of hearing practically 90% hearing loss but he'll be sleeping and he'll be startling. I can see him moving his arms every time they jump on our ceiling it's affecting his last moments of his life and this is not OK I was told that this was Apartment living from my community and what I think Apartment living is is that you should have respect for your neighbors and you should not be able to let your kids run free and possibly play football on your ceiling. We live right next to a park they could easily go out there Apartment living to me as you have respect for your neighbors and you don't do things like this when my children were young, I made sure that we lived above a garage now I just heard a ball bounce or something that sounds just like a ball bouncing. And this doesn't even cover all the problems structurally that this place has we didn't have the use of our garage for more than a month and then when they were done with tearing out the ceiling in the walls because of faulty plumbing, the non-licensed looking people, they did not look like they had a license at all Cut our electric to our garage. So we did not get our garage back when other people did the day they came to fix the electric in the garage and give us our garage back. We now didn't have AC for three weeks there were constantly people in and out of my apartment for three weeks trying to figure out what went wrong. They couldn't figure it out and finally, they figured out that the electric to the AC was cut from the garage from the I alleged non-licensed people that they have working here.. I never got any compensation for people being in and out of my apartment for three weeks trying to fix my AC and for people being in and out of my Garage for more than a month. I could go on, but I need to go take care of my dad. I have plenty more to add.
