I've been here for 3 years now, and am overall satisfied. The staff is courteous and typically attentive. The swimming pool is nice with lots of seating, and there's a 24 hour gym available. Both require a magnetized key fob type thing to enter, which is nice for security purposes. Through the winter, they do a great job salting, clearing, and maintaining the sidewalks when we get snow or ice. They also have the parking lot cleared in a timely manner. They do well with maintenance as far as inside the units, and they keep the grounds fairly clean, however, there are sometimes things that don't get resolved (ex, there has been a hand railing out of the cement since the end of October 2022, and I was told an outside company was coming to repair it soon. That's been 4 months ago). Rent includes water, sewer, trash and internet. They also provide a washer and dryer in EACH unit, which comes in handy. The internet is fantastic, never have any problems with it. I will say, cable used to be included, but they cut the cable over a year ago, and then raised the rent (about 13%), and then the following lease renewal, raised the rent again (about 22%). I do think rent is a little high, but is overall worth it. They do patio decorating contests (which people LOVE), and they do "Get to Know Your Neighbors" gatherings atthe clubhouse every month or so (I've never been, as it's always during my work hours), with food, every month or 2. We have been tenants at the Preserve since 2016 and have happily renewed our lease year after year. This is by far the nicest apartment complex in the Branson area. Most tenants seem stay for many years and tend to be more the within the quieter older age range, at least in our building. The units are spacious and the grounds are well kept and beautiful. They are always very quick with maintenance issues when they arise. The office staff and leasing agents have always been so helpful, kind and treat you like family. Most importantly, having raised our own two children here it always felt like a very safe environment year around. With the economy being as it is the rent just went up substantially but in my mind it's completely worth it compared to a lot of the other properties around Branson areas. There is new owners and new office staff in the management company. New owners increased he rent $100/month or more on all units. Management doesn't tell you until your 30 day notice to resign your lease, or vacate. The apartments in Branson have waiting lists to get into. So a thirty notice kind of leaves you screwed! The office management is new, and does not know their tenants, or care really about their concerns. The previous staff was friendly, knew you by name, and always accommodating. This staff talks over you when you call and try to talk to them. Be careful when you read the lease. There are items such as picking up after your dog, to what can be on patios, etc. They only call certain tenants on these, while ignoring the most glaring offenses. You will find patient doors covered with blankets and sheets, patios that are trashed. For the amount of money they are asking for, some units are very trashy! The units are small in the living room area n all floor plans. I would suggest you stay on waiting lists for other apartment complexes, unless you like rude people addressing your needs and concerns. I'd give it a 1/2 star if there was one. read more

The Preserve's is a quiet, clean, well maintained & somewhat reasonable, though costs have had a rather hefty increase under the new owner, 28.48% over our first three leases which hopefully will level off next year. While literally two minutes from the strip this location feels as though we're in a remote quiet setting. Internet is also provided with an average speed of 100mbs. Having all the appliances provided was a final plus for us. - The Preserve's is pet friendly, as long as you clean-up after them. Most residents like the meticulously kept grounds which are well maintained. Garbage is picked up twice a week which means a lot when you live in an apartment complex. The few maintenance issues we've had were quickly resolved, only exception is an issue requiring parts to be ordered & we're waiting on that one issue. The staff is very friendly & helpful. - We've lived here for 2 years and don't plan on leaving any year soon, baring anymore major rent increases . It's convenient to everything in Branson. We have beautiful Ozark hills views off of our private deck. There is a resident pool with tons of seating/lounging space, & a small park with a grill. There is also a 24hr gym that has all the basics. And having a washer/dryer in the unit is amazing. - After living through the murders of our daughter & granddaughter shortly before we moved the Preserves has been one thing that has brought us any solace as this place has made us feel like home again. This place gouges its residents with huge fees. There are lots of large dogs on the property. Scary for small children, small dogs or people who don't love dogs. Some dogs are off leash, running around loose. read more

We have lived at The Preserve for two years now. It's close to everything but off the beaten path. The apartments are great with an open kitchen and living space. The office staff are wonderful and the grounds are always kept neat and clean. A great place to live in Branson, Missouri! read more

Definitely the best place to live in Branson. Safe complex, I've never had any safety concerns. The maintenance is pretty quick to look at and/or fix problems. Dogs and cats are allowed with a $200/pet deposit. We have 2 dogs ourselves. I am not aware of any breed restrictions, since I have a pitbull living right across the breezeway from me. There is a weight limit of 60 lbs. The complex is still pretty new, it's semi-updated. Comes with a washer/dryer. Only utility you have to pay is electric, and cable and internet are included, although we do upgrade our internet speed and cable plan. I love the pool, and we use the on-site gym when we can. It has the basics that any average gym goer would need. We have a beautiful view of the ozark hills out our back deck. The price is well worth what you get here. Cons: I wish we had a little more storage space, and a few more cabinets in the kitchen. read more
