I lived at the Preston for two years never late on a payment model tenant. When I moved out left my apartment in better shape then I received it. I have yet to receive my refund from my security deposit! I have contacted the office many times via email and they always say they will get back to me and don't. It has now been over a month since I moved I still haven't received my refund. I'm going to take them to court and report to the better business bureau they're keeping secret deposits and not refunding them as stated In the contract. read more

I have an active termite infestation in my apartment. I advised the apartment office leasing agent on Monday, February 27, 2023, and on Tuesday the exterminator vendor still hasn't shown up at the apartment. This is a live active infestation where some of the termites have wings. A Terminix pest control employee confirmed they are termites and stated that some have wings so that means that they have been in the colony for a long time. I spoke with the Manager, Danyaha, who stated the vendors have set days to come and that's the reason she refused to call the vendor company to report an active infestation of termites. She stated the Terminix employee told her the same thing that I said but she doesn't care what he said because he's not her vendor Her exact words were , " The vendor doesn't work on my or her time." If I'm not mistaken vendors work for their clients who can call to request service. You've have amenities that are useful cause if issues ex. Pool , gym they don't work or waiting in "inspection". Disgusting complex! Don't live here!!! The managers are NONEXISTENT! They don't even have the front gates fixed (been 34 days since they were destroyed) The pools are NOT open. They come into your apartment without warning. The toilets both run constantly. They have tried to fix them twice, to no avail. To even use the pool in the BACK, you have to pay $300 to rent it out. Management is CLEARLY stealing the resources that are supposed to be used to upkeep the property. The trash looks like this ALL the time!! Edit: I see someone from the office responded with some reply as you can see. I am curious as to how they have time to sit on a computer and respond to each comment; INSTEAD of walking around the grounds with a checklist of EVERYTHING that needs to be done. How about you call someone to do the following: 1. Fix front gates 2. Clean AND maintain the trash area PROPERLY. 3. Power wash the buildings and have the railings scraped and painted. 4. Fix ALL the outside lights in my building, as well as the other lights that are dangling and not working. 5. Allow the pools to be utilized as they should be. 6. If I could give this property a 0 stars I would . From the time that I've moved in I have had non stop work orders put in for the bugs. Nothing has been done except then spraying the base boards once a week . It took three months for me to miss work so I'm here when pest control came in to show him the same videos I shared with the front office . He went next door and came back to tell me the unit next to me had visible roaches and that he will be back NEXT WEEK to fix it . One whole week . Instead of management caring, they've sat in the office implying it was my unit and it probably being my fault. If they put that much energy into fixing work orders. My sink has been leaking and clogged for over a month . My second bedroom has visible water damage in which I put an order in over two weeks ago. The fire alarm went off in my apartment, I tried calling the office 4 to 5 times they picked up and hung up. My neighbors all came outside to see what was going on, they called the fire department as I was trying to call the office. It took 30 minutes before a call was made, when the firemen came out he asked how long did it take and we said 30 minutes and he said it was problem. He immediately told the maintenance supervisor that was an issue. I submitted a work order on approximately 6/12/22 to alert them my electrical outlets were sparking and lights flashing. I went to the office multiple times to complain and they said they are short staffed and they don't know when someone be out. July 13th I went to the office and told them that if they didn't come see about this sparking I was going to call the fire marshal. Then the maintenance supervisor came switched the outlet and for 10 minutes it worked and I went to him and he said he has to call the electrician out. July 15th and 20th as I was riding by him in the complex I asked him was a electrician called and he said yes. But no electrician was called or came out as of today. I have expressed my fears of a fire and they don't take it serious. Chase, the manager is rude, unprofessional and unconcerned. He came to where me and my neighbors were and said it was no fire, then got mad because I am upset and bothered by issues I keep having and he laughed as he walked away threatening to do something about me( I don't care). I hired an attorney today because I was tired of paying rent and they don't do anything. Don't answer the phones, don't follow through with residents. We can't use the pool and haven't the whole summer but we are not compensated for not being able to use the amenities. Also we pay for valet trash service they barely come out, miss weeks at a time and when you go complain they tell you to call their office, we are not refunded for the lack of service. I applied for this apartments without touring the inside, but I was able to drive by after applying considering the useless gate that they have was broken. First thing I saw coming in was TRASH galore. The staff never answers the phone and advised me that my application was denied (how why I was never able to submit my documents), the agent told me she wasn't sure why I was denied after I sent everything via email because I qualified. I want to say that I love living here, but I can't be honest and say that. Overall, the complex, especially building 2 where I live, is kept immaculate. The only real issue I had was with my upstairs neighbors. No matter how many times I complained to management, or attempted to speak to the residents myself, nothing was ever done. I have lived for two years with the upstairs neighbors running and jumping, with the dogs barking, early in the morning. Management assured me that they were working on the issue, but nothing changed. I'm not renewing my lease again. I hate to move, but I pay money to enjoy where I live. Overall... DON'T LIVE HERE! I probably have only myself to blame, I should have looked around more before my out of state move. I was attracted to the gated community and "newness" of the spacious units and at first the management company seemed pretty cool. But now... - the crime rate has gone up and there are active police cars searching the property almost daily - there are several groups of rowdy kids that act a fool including 2 boys who walked by and punched my door one day. - the gate has finally been working consistently after being broken for months but pedestrians can sneak in around an opening in the fencing as well as a gate by the work out center that does not lock. I could go on with the little annoying details about the property but it is the management that really makes it miserable. They take packages and hold them for a MONTH without notifying you and when you ask if something was delivered they lie about it, the maintenance staff cannot fix something right the 1st or 2nd time and so by the 3rd time you just end up dealing with it because there is no hope : I called about my water heater 2x's and both times they didn't fix the problem - it runs out of hot water after 10 minutes and my front door still doesn't close right - after 2 technicians "worked on it". They never answer their phones, it always goes to an answering service and we were in the office once and watched a girl just let the phone ring while she was not doing anything else. They over charge for water, double charge for trash and overall it is a waste of money. Yes the floor plans are open and nice, even with the small black roach like bugs that like to get annoying at times, the water stains on the ceiling and horrible cleaning jobs on a turnover. Oh and I was lied to about my carpet, I was told I got brand new carpeting and it was simply old carpeting that had been cleaned and not real well - the blinds smell like cigarette smoke and the air filter was thick with gross. read more

Well, I applied anyway, the process was too good to be true; applied online got approved just like that! The next day I spoke to Joseph, and it was smooth sailing after that. He was very responsive, professional, polite, and very helpful; he accommodated my last-minute move changes without skipping a beat. I moved in this week, and I still call him when I need or have a question about something and he's always polite and professional during our conversations. This is hands down the WORST complex I have ever had the misfortune to live in. Toni (assistant manager) and Laura (property manager) are exceptionally rude when you present any kind of real problem to them and maintenance is an absolute joke. Make sure you request to see your actual apartment not just the model. I only had about a week to find an apartment and move, so proper research wasn't done on my part... clearly. I wasn't able to sleep for SIX MONTHS due to an incredibly loud knocking on my master bath wall (later found out to be the cheap plumbing knocking against the wood), maintenance entered my apartment on almost every occasion without my knowledge or permission, black mold is RAMPANT throughout the 700 building, the "amenities" are a joke at best, the residents themselves are quite questionable especially the further back you go into the complex, the traffic in the area is terrible, and having a bedroom (especially a master) backed up to the wooden breezeway makes for incredibly sleepless nights due either to the people stomping down to their apartments or the fear of someone coming through the cheap window. In addition to all of this... the mailboxes and postal lockers are constantly broken into or opened because MULTIPLE KEYS EXIST (both the management staff AND the post office know about it but choose to do nothing). Do yourself a favor, look 5 minutes down the road. You'll find quite a few nicer complexes in the same price range. read more

Honestly don't even know where to start. So I will start with DONT MOVE INTO THIS TERRIBLE PLACE. It's been nothing but problems for me since the day I moved in here. They didn't put me in the right apartment to begin with that I had already paid for two months in advance, the staff are rude and disrespectful! The place has roaches for days and there is dog shit every where. The front gate has been broke. For four months and fixed for two weeks but still breaks almost every other day. My CAR WAS STOLEN FROM RIGHT OUTSIDE MY DOOR IN THE MIDDLE OF THE NIGHT. I've spent over a month now dealing with that. When I went to the manager and asked for security footage from the front gate to see who took it they told me the cameras don't actually work. When I asked for a new GATE KEY they told me I had to pay for one after mine was STOLEN ALONG WITH MY CAR! Then when I got upset they proceeded to call me a liar and say "I read your police report and I know you know who took your car" I've never been so embarrassed and upset in my life. From all of the research I did, these are the best apartments in the McDonough area. After about six weeks of living here, I am very satisfied with my decision. -The apartment is very nice. -The other people who live here are, by and large, also very nice. There are, as can be expected, minor issues with some of them being a little bit noisy, but that will happen anywhere. -I think the value here is unbelievable. -The swimming pool is always clean. -The maintenance guys are very helpful and do a good job of keeping things in order. Really not many complaints. The locations is also wonderful (right by the highway with everything you could possibly need within five minutes drive. The staff at the office gets extremely busy. They routinely do not answer phone calls, and it sometimes takes a couple of weeks to get a response about a problem in the apartment. While this can be kind of annoying, the problem is just that they are really busy. They work hard, which I recognize... but that is something you do have to deal with. It isn't that big of a deal though. I definitely suggest living here. UPDATE-- After being here for four months, it is still going great. No complaints. Easy choice. We're thinking about moving next year, and one of the things I hate is that we'll have to leave this place. I could honestly just live here forever. We live up toward the front-- I don't know about the back part of the complex. I'd stick to the front. Don't want to have to deal with all those speedbumps. From the front, you can also easily walk to the mail boxes, QT (where you can rent movies at the Blockbuster machine), and even to Wal Mart. So convenient. UPDATE 2: After ten months, this is definitely the best place we could have moved around here. It's all been lovely. One suggestion is that they put a sidewalk in the front.. The area could be so much more walkable. McDonough really doesn't take walking into account at all. The "one bedroom deluxe" apts are a steal. They are essentially two bedroom apartments. read more

Not the best place to live, but it's not the worst either. The area is nice, and the neighbours are quite nice. BUT... The people at the leasing office almost never answer the phone and when you finally get someone they barely listen to what you are saying and just sound like they want to hang up the call. To put in a request you have to call multiple times so it will actually gets done because they don't actually pay attention to you even if you go to the office to make the request. My microwave door fell apart after they installed some weird looking fire extinguisher underneath it and they just installed a new door but, broke the vents for the stove in the process and basically ignored that fact and got on with their day. Renting at Preston Creek Having just moved into Preston Creek, I wanted to take a minute to review the rental experience. The onsite property management staff is top notch. When I visited other properties in the area, I felt pressured to make the decision on the spot. That was not the case at Preston Creek. Damaris, Leah, and Rita know the property well. They showed me the facility and introduced me to the website which actually showed current availability. Here is something even more impressive. It was accurate. John, Robert, and Terry maintain the property, a top-notch crew. I was impressed with John's knowledge of the units. I am not the easiest tenant to impress. Demaris and I walked through the apartment checking for imperfections. Robert and Terry were testing the HVAC. Being a bit nitpicky, I pointed out a few minor things. There was a doorknob that was bent, the thermostat cover was broken, a bathroom cabinet door slightly ajar, and a couple spots were paint wasn't quite right. They were fixed that day. My apartment is a third floor, three bedroom, facing the woods. The bedrooms are larger than expected, and the floor plan is well laid out. The kitchen maximizes the limited space. The vaulted ceilings in the kitchen, dining room, and living room make it look more spacious. One thing that I dislike is that you do not get to see the unit that you will be renting when you visit the property. I can understand not wanting the prospective tenant to see the place while carpet is being replaced, the walls being painted, and such but it feels a bit like you are buying a pig in a poke. There are differences between the model and my unit. The model had laminate floors in the living and dining rooms, where mine has carpet. Which truthfully, makes sense for a third floor unit. I'm sure the downstairs neighbors will appreciate that. There are no crown moldings in the upper floor units, although the vaulted ceiling is a big plus, a crown molding gives that luxury look. In addition to your rent you will be paying a small monthly fee for pest control and valet trash service. Five nights a week, someone is gong to take my trash away from just outside of my unit's door. I can see the convenience of this. No doubt, whoever thought of this revenue stream had excellent math skills. In my next update, I will explore the common areas and complex's amenities. read more

I've made a review here over two years ago, being unhappy with this place. Yes, I'm still here as boyfriend and I have no choice and no time on our hands to look around. We thought our lease was up next month, so we were actively looking at apartments to get the heck out and move closer to work. The new management, as *nice* as they seem to be, are really inadequate with getting on top of things. Before management switched around, we were used to, as renters, to getting a notice on our door with a 30/60 day warning before our lease was up, enabling us to prepare for it. No note, but we thought we had to the end of December. Apparently no, and we were put on 'monthly payments' without much knowledge and no real effort in contacting us. They told us they tried calling, we never got calls. So now we are paying $100 over the normal rent which was already too much on our paycheck to paycheck living and put us in a pickle since we had to scramble to pay car tag renewal fees on top of raised rent. Almost $800 for a one bedroom, one bath. That is just ridiculous and tears have been shed over it. Could only afford two presents, which breaks my heart. That is aside the point. Our car also got tagged. We had to be woken up at 3am, to go wash it while a cop shined a light at it. Renters do NOT understand that you need to pick up your dogs crap when they go to the bathroom, our grass in front of our building is LITTERED in dog crap. Two neighbors moved in recently to our building one month ago. A party twice a weekend every weekend so far. So loud, I can perfectly hear the lyrics to each song they play. Not too mention, the stink of weed lingers all over the place like a bad cold. One party erupted into an all-out brawl outside, with screaming, yelling and who knows what else. We called the cops. We didn't feel safe. All in all, not the best place to move to. It's mediocre in looks, parking and wall-thickness. It is WAY overpriced. Management are slow to respond. In regards to this property: RUN! DONT WALK! Run away from this location and the company that runs it. Once we agreed to lease our phone calls and emails were slower and slower returned. When we saw the place we were only shown the model (should have been the first red flag). We asked several times to see the unit we would be leasing only to be met with resistance because supposedly the tenant was still in it. We were not shown the grounds and probably because of the trash bags (yes plural and no not small) torn open and strewn behind the units. We signed a lease because we were assured the place we would go into would be the same size as the model bit with the extra bedroom. We were told that the kitchen would be updated. What we found when we arrived last night after driving down from Ohio/Kentucky, was filthy cupboards, mold on the windows, cockroaches, corroded bath drains and shower pipes, appliances that had seen their share of the war, and dirt. The only thing they appeared to do was clean the carpets and put in new flooring. We had to pay for 2 nights in a hotel with our two kids, had to pay a transportation fee to the movers we had to send away because of the things we found inside. We now have to pay movers again to move us into the new place we have found (last minute mind you), and are scrambling for deposit and rent for December because Preston Creek is taking their time in returning the Deposit, and prorated rent (for a place we NEVER inhabited). Now we are getting the run around despite the obvious fraudulent misrepresentation of the property and the unit. Do yourself a huge huge favor....go somewhere else to look, and don't deal with Natalie...she was the employee we had to deal with and it was hard to get a straight and timely answer from her. I have the pictures to prove what a dump this place is. If I could post them here I would. Update: our deposit and pro rated rent is being returned. However we have to eat the application fee, and the two nights in a hotel as well as the movers fee for the night they came out but couldn't unload. Mind you those hotel nights wouldn't have been needed had they not lied to us about the unit, and if we had known how crumby the property is we would NEVER have applied to live here. They are also telling us it could be thirty days to see our money even though they wanted the money from us sent priority mail. read more

This is by far the WORST apartment complex I have lived in, the first year I stayed here my car was broken into and they have NO CAMERAS. The gates only work for 2 weeks or even less out of the month, most of the time they stay open 24/7. Maintenance will randomly show up even when I don't put in a order and when I do put one in they take FOREVER. This year it seems to have gotten worse, these people are SO QUICK to put a late rent notice on your door (even though you're not even late), does it not go through the same day if you pay it online???? I wish they where that quick to fix the gates and mailboxes that look like they have been broken into SEVERAL times, I can't even get my box to open it's so messed up!! I have been staying here since 2015 late that year. My biggest complaint here is I stayed in an older model until November of 2017. I'm am baffled that even in a newer model I am still dealing with roaches and battling them even after continuously trying to keep my place clean. this makes no sense at all. To be, battling the roaches, it is crazy, no matter how clean you keep up your apartment you're battling bugs. I am so fed up, moved to a newer so-called modeled apartment so I thought, and still, I see a trail of holes in the wood, of bugs, traveling, this is crazy, in the walls behind all the appliances in the kitchen. I have complained and complained but it never gets better. I just renewed my lease because I can't afford to immediately move elsewhere, but I have already complained and told them the rent increase it also is ridiculous to have to endure these bugs on a daily basis. The apartment pest control person put traps down, but quite honestly I think these roaches is immune to it, so they all don't die. He took snapshots of another tenant apartment and sent it to the leasing office, in response to my frequent calls request to have my apartment sprayed; however it was pictures of another tenant in my unit, but not my apartment I was furious, that she had those pictures sent to me by email, with a phone call trying to imply the reason why I was having bugs because I had a nasty unkept apartment, when I saw the pictures I was floored and disgusted because firstly, it wasn't my apartment and to be misconstrued and talked to that way was rude, to say the least, and after the property manager came into my apartment to inspect she was immediately apologetic, but the sting of that assumption pissed me off, so much so, I am considering after this lease expires the end of 2019, I will be moving elsewhere, because I sees this condition won't improve here, it hasn't yet, and I don't think it ever will. They had taken snapshots of the apartment, the apartment inadvertently accused me of nasty upkeep of my apartment when it wasn't even my apartment that the pictures were sent to me in an email. The property manager came to my place and had to rescind and apologize for the mix-up. This needs to be handled immediately. I suggest after reviewing, and inspection checks a tenant won't keep their place clean up to standard evict, because we that pays monthly shouldn't have to endure this nastiness, and it makes us look like we are nasty, when we aren't. We, tenants, pay too much to have to deal with critters on a daily basis. Makes no sense, the entire units all of each building should be treated at the same time, on a monthly basis. I am fed up. I hope they won't make it hard for me after stating my concerns. overall it is a nice community, nice neighbors, who mind their own business as I mind mine. The ammenities is okay, but I wished we had a full time zuumba classes or more fun stuff to do for us mature adults, here and for the small children as well in the warmer season, and fall and winter times. When we were apartment hunting, we were told that we could paint the walls and not get charged AS LONG AS WE USED PRIMER. We used primer and now I find out that $225 was taken from our deposit because we painted three walls. I told the lady that did our walk through that we were told we wouldn't get charged. Not saying that it was her fault but some acknowledgement would've been nice. We didn't even receive notice of the charge from our deposit. I had to call to get an update. Just plan nasty, front gate hasn't worked since we moved in, neighbors let dog poop all over the second floor deck and never clean it up, valet garbage pick up that your are forced to pay for!!!! Power in master bedroom stopped working and it took 4 days for maint to respond, toilet in hall bathroom leaks I have reported it several times but hasn't been repair. Maint guy rides a bike! A/c hardly cools the apartment at all, the breeze ways smell like rotten meat all the time and parking is terrible. Ghetto living at its finest! First off, if I could rate it a 0 I would. My experience as a "potential resident" was terrible, which is why I never signed a lease with this property. From not being able to get in touch with ANYONE in this office to finding out the gym and other areas were vandalized was mainly why I decided against moving here. I tried contacting the property management for over 3 weeks and still nothing. I had to take off from work to go in and tell them I wouldn't be able to move forward. I was scheduled to move in a weekend before I actually was able to get in contact with someone. They are a rip off. They take your money and stop answering the phone. They claim to be "busy" but there are over 3 workers in the office that I'm assuming just watch the phone ring. After going in and telling them I couldn't get in touch with anyone for 3 weeks I was told the number "which is listed on Google" was incorrect by Natalie. Um. Okay. Who's fault is that? The apartment will look nothing like what you are promised. Random people walk in and out the complex through a side gate that was never meant to be accessible, I'm sure. The apartment is run down. Dirty. The doors are supposed to be white but many that I saw were black from dirt. This is really the hood. They will show you something completely amazing but when you tour the entire property and walk the hallways, you will definitely change your mind. Overall, I wouldn't advise a dog to live here. Even the corporate people don't respond to emails. I tried emailing Fabian Refec? No answer. I'm contacting the Better Business Bureau. I don't think this property will be running in 2 years. They are so desperate as to promising lower rent to residents if they LIE and post a positive review? LOL. The model apartment looked lovely but that's not what you get..I would love it, if Yelp had no Stars. This place would get it. Long story short...do yourself a favor...DO NOT MOVE HERE!! Holes in walls, cigarette burns on sink, maintenance responds 24 hours later for a leaking sink( wrench was at the bottom of sink in a puddle) carpet is filthy, no fresh coat of paint,security gate stays open for weeks, gang members etc... whew!! This have been the worst apartment complex I have ever lived in! First of all the gate always have a malfunction and on top of that the management staff sucks! The only thing the office staff is good at is saying "I'm sorry" which is absolutely correct because they are lazy and do not care about their tenants! Gold Oller Sucks! Do not live move here! I pay too much rent to feel like it's section 8! -The toilet runs all night long and when I flush the toilet it floods throughout the entire bathroom! -Now that the temperature has dropped my heat does not work... The only solution I got was put it on emergency heat! -when the trash guys comes to pick up the trash they waists trash all over this place -The model apartment looks really good until you get your key to your actual apartment it looks completely different - I advise you to take your hard earn money elsewhere because these people are scam artist! I have been living here over 5 years and always pay my rent on time and this place has become run down and fifty. Thrash every where because they charge you to pick it up but do not most of the time Cats are taking over and will attack if you step out on your your porch. And please watch out for the snakes, big ones. They charge you to spray and Roaching big as a egg meet you at the door. The exercise room if you can call it one is fifty and unusable, The laundry room machine do not work , the gate stay broke, they are suppose to have a place to wash your car it is dusty to, and they go up on you rent every year, and I am not talking about a few dollars. This place is dusty and they need to get it together the tenants do not care because they do not care. If you are lucky to get an apt up front close to the office you might be OK . They keep that area nice to fool people who comes in to look but please run if they give you one in the back. They will find you with out giving you notice and the place is a HOT MESS. Please be ware!!! Everything that looks good on the surface and NOT, I repeat NOT, as it seems!! I have been here for TWO WEEKS, and since day ONE, I have had a ROACH problem. I have continued to tell the staff about this problem and they have continued to sweep it under the rug and say they were sending pest control, but pest control never came until this past Wednesday. They did an assessment of the situation. After pest control's "assessment," they had what they called a "deep chemical spray," which I learned was fumigation while I was still occupying the unit, in which I had to REPACK all my things, place them in the bedrooms, this included all cabinets, and closets. They drilled holes in the walls of the dining area, both bathrooms and the laundry rooms, and I'm talking about nickel sized holes in a straight line across the walls. I couldn't even stay in the unit for two days because the smell was so strong. In addition, they replaced my refrigerator because they said, "i did see some roaches when we pulled it out to look at the hole around the ice make water line." After complaining to management and the corporate office, they are now going to freely "let me out of my lease with no fees, we are sorry we didn't know there was a roach problem in your unit." I beg to differ. PLEASE RUN FAR, FAR, AWAY.!! This place is not worth the headache. If you want to take the chance of getting a roach filled apartment be my guest!!
