I've been having a mold issues since I moved into my unit in last August, however, I been dismissed on multiple occasions. Since then I've been getting sick without cause and asked maintenance to comeback multiple times to address these issues. All they did was paint over the mold. My health got so bad that I decided to see a specialist and it was confirmed that I'm getting sick from mold. I went on to performed an independent test that confirmed and showed elevated levels of mold in my room. I brought this up to the front office recently, only for them to ignore the results and have been inconsiderate of my health. Now they refuse to let me move out after repeatedly telling them I want to move out because my health has extremely gotten worse. read more

I've lived here 2 years in an apartment and a cottage so here's the deal since I moved out last month: The location is the safer side of town which is nice, maintenance is relatively responsive, and the apartments are aesthetically pleasing. That's about it. Let me start with: I moved in and swapped out the crappy student housing provided couch, with our own. They removed the couch and put in THEIR storage. Now, 3 weeks after moving out, they're trying to charge us for the couch that they physically removed from the property before anyone lived there? Riddle me that. If that doesn't tell you how disorganized management is, I don't know what will. I live in the cottages, the little white house's on the boardwalks. They LOOK nice, until you live in one. Mosquitoes are unbelievable, which was expected with the location along with the frog noises (that will keep you up at night). However, carpenter ants (wood-eating) are ALL OVER outside and inside, along with giant roaches. My roommate moved out months before the lease ended because they kept swarming her room. And if you're looking at the pictures of the areas on the inside of the buildings on the website (dog walking area, pool, volleyball court), know they're INFESTED with bees and wasps. With being on a retention pond or whatever you want to call it, you'd think they take measures to keep up their buildings. The boardwalk planks are wobbly, crooked and not screwed in. In my cottage, both front door and balcony door do not close all the way. You can see very easily through the large crack in the door. There has been a gnat problem the entire time i've lived here, and all 3 tenants are almost never at the unit, so it's not a cleanliness issue. This brings in all the extra electric overages they charge monthly (also a $20 processing fee every time you pay rent online?!) Appliances are very out dated. Garbage disposal and the ice maker never worked correctly despite maintenance being called. When I moved into the 3rd floor apartment, the couch was literally peeling apart and torn up from age. All 4 roommates put in requests and called relentlessly to replace them before I moved in, and when I moved out and into the cottage, they still hadn't replaced the nasty couches. Management is incredibly unresponsive. It took nearly 2 months to get approval from the manager for my ESA, and even then it was just a single sentence email stating he has been approved. If you get packages delivered, they're delivered to the front desk and it takes them hours, if not days (during the holidays) to send you the "ready for pickup" email. Most of the time, it's sent 30 minutes before office closing time even if the package was delivered early in the day. This is incredibly frustrating if you are expecting a package or work during business hours, etc. Not only that, but they close whenever they feel like it. Don't even get me started on the inspections. I have NEVER gotten a notice of an inspection but my roommates have. Which makes it Illegal entry. GOOD LUCK if you move here and have to talk to management about, well, anything. read more

don't live at the province. my roommate had an unregistered dog in our apartment that was not getting proper care from their owner, and when I emailed the province, the issue took over a month to be resolved. The parking lot is almost always full, and I've had to park in guest parking and walk in the dark across the entire apartment complex to get to my apartment. The staff lost FOUR packages of mine as well. with no update as to where they were. the employees working did not seem to know what was going on. My apartment was not cleaned well before moving in, my air conditioner broke frequently, and my dryer took at least two hours to dry a single load of laundry. Additionally. this is NOT student housing, they allow anyone to live in these apartments, do not expect to have a USF student as a roommate if you get a random one. Overpriced & overall not worth it. very disappointed in my experience. read more

New residents! Be wary of post-move out charges. I just got billed for random things that I attempted to fix during my stay of living there (2 years), but were not. The couch cushions were falling apart and after a year of endless calls and maintenance requests to get new ones, they only replaced half of them and then charged me and my roommate for the remaining damaged ones when I moved out. Next, they charged me to clean my tub (??) and when they sent me a picture, sent a blurry one with lots of shadows and told me that the real photo is better quality and the bottom is actually completely black. I laughed. Document everything and be prepared for these kind of issues when you finally leave. Terrible place to live. This place is significantly more expensive which I agreed to under the guise that they would actually listen to roommate preferences. They had a whole app and roomate preferences and even had it on the lease. They did not even look at this because I was paired with complete strangers even though all my roommate preferences were set to match a few friends and they did the same so we would be paired together. My friends got assigned to total strangers and I was assigned to a whole new unit. When I called the leasing office they claimed the manager was on a lunch break for the next two hours! You can tell they didn't pay any attention to roommate preferences and they are trying to hide from people when they call to complain. read more

I had a pretty good experience with Province management. When I was signing the lease, I put down that I would prefer an upper-floor room for safety reasons (either 2nd or 3rd floor). However, rooms are given out randomly in order to keep your roommates together and my roommates and I all ended up with a first-floor apartment. We were all emailing management trying to change this, and management replied back to my email the next day saying that they contacted all the residents living in 4-bedroom apartments on the second/third floors if they'd be willing to move. The next day, we got switched into a third floor apartment! The whole process was very fast and they kept updating us throughout, which was also really nice. They don't normally switch rooms, but they went out of their way to do this for us, which was very considerate and accommodating of them. Overall, I think Providence management handled the situation really well and I'm really happy with how things turned out! They also partnered up with TB, the makers of Lysol to install preventative measures throughout their public facilities due to COVID-19, which is also really amazing. These include touchless hand-sanitizing stations, disinfectant wipe stands, touchless fixtures, step-and-pull attachments for bathroom doors, and sensor light switches. It's definitely nice to see that they're taking the safety of their residents seriously because of the pandemic. read more

My apartment is pretty great. I've had few issues but they have always been fixed. I have my own mattress that they let me switch out which is amazing. The couch since move in day has been kinda crap. Roommate matching sucks lol. They put they are clean when they really aren't gross. It smells like dog crap Everytime you walk outside People keep parking on the curb so it's difficult to get out of parking spot and try to avoid hitting them Management is always responsive and so is maintenance. Cars get broken into sometimes and so do apartments but they don't want to install cameras??? I don't think I'm resigning Bc it's just getting too expensive specially since they want me paying electricity and water in student housing? No thanks. read more

I'm a current resident here and I have renewed my lease for a second year due to the overall convenience and location along with the reasonable pricing for student living. Living here for this past school year has been very comfortable with little to no issues that are normally attended to right away. With regards to anything maintenance related, it is normally fixed within 24 hours of a request. I had an issue this year with unit assignment and roommate matching, but I scheduled a meeting with the assistant leasing manager Kolade Alli and he was so helpful and understanding of my concerns. I discussed my concerns about my unit assignment and mishap with a roommate match and he was able to get to the bottom of it to ease the stress off of myself. It has overall been a great experience living here and the management was very cordial to work with! read more

Definitely a bait and switch. The models are so nice & the actual apartments are disgusting and terribly outdated. We just moved my son into his 2nd apartment and this one is just as awful. Both apartments have sofa & loveseats that are peeling like crazy. It leaves fake brown leather pieces everywhere! The room was also disgusting and not clean at all. It is completely unacceptable. The front door doesn't shut unless locked, the closet doors are not attached correctly & blowing in the wind. No light kits in the fans. Fans barely put out any movement. They fed us lies it was just the old apartment when this is equally as gross. I would NOT rent here. You are getting a very expensive dump. read more

Today at the end of his lease my son turned in his keys about an hour after their 1:00 cutoff and they said he owed an additional 75.00 for being late. He tried to turn them in 3 months ago when he moved out after COVID and they refused. They have been paid for 3.5 months for an empty apartment and still try to beat a kid out of an extra 75.00. I've lived at The Province for a year and a half now, and I would not want to live in any other student housing. I toured IQ, Halo46, Radius, On50, and The Standard before choosing to live here. What really sets it apart is the cleanliness and the property itself. There's space to walk within the property, and it if you have an ESA that's definitely essential! The location is also great and the traffic to get on campus is nothing compared to Bruce B and Fletcher. The maintenance staff responds promptly to any issues and the leasing staff are so helpful! read more

This is a beautiful complex with gorgeous units that are well worth the price for Tampa/USF area. What you should beware of is the management and their incompetence. They have continually overcharged my roommates and me for utilities with no evidence (number of kilowatt hours used). They also refuse to look into the issue even though I've expressed concern multiple times. The property manager is somehow never available to speak with residents and I don't see what else she could possibly be doing. I've never even seen her. I email her with no response (multiple times). I strongly advise you to find another complex! The incompetent management at the province has given me headache after headache and I wouldn't wish their stupidity/authority over anyone. read more

The amount of roaches we have found in our apartment is absolutely disgusting. The manager doesn't even respond to most of our emails - and they could care less about the residents here. Absolutely horrible management. I re-signed for my second year to live here and had signed in January. My friend and I were practically PROMISED a first floor apartment because we had signed so early in the year. We were given a room on the THIRD floor, which was directly next to my current apartment; I paid $250 to transfer to a new apartment in hopes it would be a BETTER one. We went to complain and fix the issue. We were told the only way to reach the manager was email--never got an email back after MULTIPLE attempts!!! Very disrespectful to residents and sneaky. ALSO, there was a large fire that totally destroyed multiple units. They NEVER contacted residents updating us on the situation. The only way I knew my neighbors apartment was completely burning down was from the news. Absolutely horrible communication and management. read more

During the Covid19 they allowed a 30 year old women from GA move into my daughters apartment during the pandemic. We pleaded with the staff because my daughter has health concerns and was staying Quarantine during the pandemic. She had no idea what social distancing this woman has been practicing very disappointed in the staff at Providence for not keeping my daughter safe. "the apartment will be cleaned before u enter" is the most bullshit statement ever. they failed to mention to me that the people before me were evicted and trashed the place. dealing with roaches since i've moved here and i'm very clean. throughout my stay keep discovering more trash from previous roommates (see picture from today) and it's literally april. mold. ripped couches they never replaced after we asked multiple times. found dead roaches at move in. so dusty in here i am constantly sneezing and coughing and having to dust every two days. lint on all my black clothes from the dryer they "fixed" twice. had my car broken in twice. pest control ghosted me several times. wifi goes out constantly. my friends who have visited me even agreed this place is not liveable. explained all of this to a manager before and pleaded for remedies but they seemed not to care. anyway, thought i'd share my experience for anyone currently looking to sign a lease for fall. don't do it :) read more

On top of this, the WiFi has been out for a whole day and they have now informed us that the residents will be without WiFi for 2 more days. Beautiful place, but beware of poor management, nothing getting done in a timely matter, no one ever seems to be available, maintenance never gets back to you when things are not able to be used, but it's your fault when you move out and things are broken/damaged. Also, make sure you move in with people you know. If not, you will live with people who have absolutely nothing in common with you, some may not even speak the same language as you. This apartment complex is an absolute scam. From the aggressive letters they leave in your apartment, threatening to charge you for the smallest things, to the internet being incredibly unreliable - The Province Tampa is the WORST apartment complex I have ever lived in. Ignoring the overpriced rent at the moment, I subleased from someone and only lived there for 2 months. I moved out and was met with ridiculous, overly-expensive move out charges. The 'proof' they provided of the damage did not justify the total carpet replacement they are charging me for (when I only lived there for 2 months!!). They're clearly looking for things to charge people on move out. The staff was incredibly unhelpful and incompetent. They are a terribly company, looking to scam college students for every penny they can. Don't live here. Don't sublease here. read more

Don't move here!!! They will rip you off at every corner. There office assists are useless, saying one thing then the managers saying another. The apartments are nice enough, but if you need their maintenance staff to do anything, it will take them atleast a couple tries to get it right. They let you live in unsanitary conditions. If you like sleeping in past 5am this is also not the place for you because they will schedule work to be done with no consideration of the residents. Honestly, I really don't like this place. The stove only had two coils that worked. The washer machine just went running and they took forever to fix it. I got bedbugs idk how but honestly it took them forever to get them out my room. Plus I had to pay 1,200 for it when it wasn't even my fault in the first place. No one was ever at my apartment. Also, the light bill I never understood because I barely had my lights on and it was $17-30 overages all the time. I honestly was truly upset because I did a relet for province as well and she told me she waived it and I still had other charges which is completely wrong so I had to pay $106.80. Which is terrible because she told me at first that everything including my overages was just $69 and change. So I got charged $30 for someone else who left the trash in the apartment after I left which is so wrong. I also feel like there is some racism issues with the assistant manager as well because she was not at all nice to myself until after the fact that I spoke with my mom and her at the same time. If you don't want to pay an expensive amount for such minimal quality go somewhere else not here. It's not worth the $700 honestly... and parking isn't great either. I'm just not fond of management and the way they treat the people that live there. It's just ridiculous... but Rachel was nice and really sweet even after my situations. read more

Beautiful place but beware! You rent a bedroom/bathroom for $600 a month and share the common area/washer/dryer with three others, hopefully friends but you can get drinkers, smokers, and people that will gladly use your things, eat your food, drink your beverages, and leave dirty dishes and stuff everywhere. You keep a mini refrig in your bedroom to keep your drinks and some of your stuff safe. They'll break your stuff and if they break something in the apartment the apartment requires the one who broke the item to write a note they broke it or everyone pay a quarter, even if the three other roommates say that he broke it - you'll pay! Go over on your power bill they'll add it to your rent WITHOUT PROOF OF THE POWER BILL, and when requesting to see the power bill several times before paying the extra - found out the office forgot to divide it out between the four roommates! OFFICE IS TERRIBLE and somehow they like to pass on late charges onto your bill when you paid your rent on time and they paid the bill late! Again, I DON'T THINK SO! Parking is an issue and The Providence has an awesome gym but it becomes an issue when you're in the other complex as the grounds are separated by a business. The final straw is upon checking out in your CHECK OUT PACKAGE that The Province or the United State Postal Service will forward your mail.s They will only return it, but it is not disclosed upon the LEASE AGREEMENT you sign or in the WELCOME PACKET, but when you are leaving. You must notify everyone - Magazines, Bills, Credit Cards, etc. that your address has changed! If you go to enter it on the USPS change of address it states that the database classifies the old address as non-residential or business status! read more

****ATTENTION: PLEASE READ**** I rated this apartment complex a 1/5 but if possible, I would've given it a -1000. I have never dealt with such rude, greedy incompetent management in my life. The management who lost my lease renewal and alerted me of my move out date 5 days before denied any blame in the situation and basically has kicked me out after living in their overpriced and poorly kept apartments for a year. The wifi is horrendous, things in the apartments such as the washer and dryer constantly broke and wouldn't get fixed for months and I was constantly charged overages without explanation or reasoning. Save yourself the time, energy and money and choose an apartment complex not run by greedy management and college children who bribe people to write good reviews (since obviously there isn't one honest positive one in existence). After leaving, I have discovered many other apartment complexes who are reasonably priced and closer to USF campus. PROVINCE IS A POORLY RUN SCAM, DO NOT LIVE HERE!
