I had a very disappointing experience with Element Apartments in Downtown Tampa and would strongly caution others. I applied for an apartment on April 7 and paid $355 in fees. On April 8, the property manager confirmed that I would be able to move in on April 10 at 3 PM, assuming I submitted standard documentation, which I did immediately. On April 9, I was told there was a leak in the unit, but the leasing consultant assured me that I would either still be able to move in or be placed in a furnished guest suite. She explicitly stated that I would not be left without housing due to an issue on their end. On April 10, I was told the apartment would not be available for about a week and that the guest suite was also unavailable--contradicting what I had been told the day before. I was promised a follow-up call by 2 PM but instead received a delayed text message, and no one has responded to my calls or messages since. As a result, I had to extend my Airbnb stay at my own expense. The lack of communication, conflicting information, and failure to follow through on commitments made this a very frustrating experience. I would recommend confirming all details very carefully before relying on any stated move-in timelines here. read more

DO NOT LIVE HERE. Hands down the worst apartment experience I've ever had. This place markets itself as "luxury," but there is absolutely nothing luxury about how residents are treated here. My car was robbed in the secured parking garage and I lost over $6,000 worth of valuables. What makes it worse is that management refused to cooperate with the police or provide footage, which is outrageous and honestly feels like a complete disregard for resident safety. The building is constantly falling apart, the elevators are broken more often than they're working, packages go missing, and basic security measures seem completely unreliable. For the amount of money we pay here, it's unacceptable. On top of all of this, dealing with the staff has been exhausting. In my experience, some concierge and ALL leasing employees have been rude, dismissive, and completely uninterested in helping residents with actual problems. Every time I've needed genuine assistance, I've felt brushed off. I am beyond fed up. I would never recommend living here to anyone. You're paying luxury prices for stress, unsafe conditions, and unprofessional service. There are also homeless people everywhere outside the building and I can not even walk my dog without being harrassed. I'm giving the build a 3 star mainly bc of how bad the internet sucks. It's bad, like living in a 3rd world country bad and I know this bc I have had better internet service while living in a 3rd world country. Even if your plugged into the Ethernet it's still complete garbage. There's no option for an upgrade so don't listen to the leasing agents when they tell you otherwise. You can forget about streaming tv or gaming on the weekends the service is too shitty to support the amount of people that live here. Honestly, I wish I could've given them a better rating. The Element has been my dream location since I was a broke high college student so when my brother finally moved here a few months ago -- I couldn't wait to follow and be his neighbor. Where do I start? No guest parking. There are 10000000 parking spaces for TECO trucks and just a few for visitors. The garage is VERY tight and congested. The guest parking pass process is a NIGHTMARE! Initially guest would go to the crappy call box, they let the gate up, you park, go downstairs to the front desk to get a parking pass, go BACK to your car to put it on the dash then go BACK to the front desk for them to let you into the elevator. A true hassle. Right before the big flooding incident they changed the procedure to parking in the front, running in to get the pass then going to park in the garage then coming BACK to the desk to be let up. Still a horrible process. AND the pass is only good for ONE DAY. So God forbid your boyfriend/girlfriend/best friend frequents your home -- they'll have to do this every time. While the lobby LOOKS nice, it often time smells bad like dogs, other pets, sweat and Amazon boxes -- which piles up at the front desk very badly. A sight for sore eyes and I hope no one ever thinks to steal packages because no one really watches them. They're just out in the open. The elevators tend to take a while. There was one time the concierge pressed the wrong floor and it took me to floor 25 and I was trying to get to 12 and I literally stopped at 10 floors before being able to go BACK downstairs for her to swipe me to the correct floor because OH, you have to have a key fob to get to your specific floor (which I love the security, but it's annoying when you literally have to ride the elevator until someone with a 12th floor fob lets you up. A long awkward ride it was. Once the flood happened, the experience went total ruins. My brother was misplaced for nearly 2 weeks in a lack luster hotel that was NOT comparable to his condo. I understand it was a very tense situation, but my brother has a pet and they wanted him to out of pocket pet fees etc. The hotel even unlawfully charged him thousands of dollars to his card on file -- which he was able to retrieve back after a few days. His unit was a total lose so they offered to relocate him HOWEVER they were not even trying to accommodate his current rate or lease -- offering him a smaller unit and layout for the same price or telling him he had to pay almost $1000 MORE for slightly more space. It was disgusting to witness the negotiations they were seeking to do instead of simply trying to accommodate their misplaced residents. The management team exemplifies poor customer service for the most part. I'm told the concierge is a different company and it shows. They lacked professionalism far before the flood. The UNITS are very nice though. They are spacious and amazing views. Wood flooring and carpet in the bedrooms. The balcony is a little scary, but nice nonetheless. read more

I lived at the Element from 2017 until 2021. Northland Investment Group purchased & took over management in 2017. The building is attractive, well-designed, of solid construction & in a great location, but under Northland's management it has been mismanaged & neglected, resulting in my review & 2-star rating. Each unit has floor-to-ceiling windows & the views are amazing. The concierge desk is staffed by a separate company & our interactions with them were positive. The maintenance team is quick & efficient to address routine issues inside of the units. I love the location in the Downtown River Arts District. Our unit was a spacious 2-bedroom, 2 1/2 bath with a large balcony & ample closet space. Noise between units was minimal due to the concrete construction. Management's communication with residents is poor. Notifications of issues such as elevators malfunctioning, inoperable amenities, AC or water issues, problems with the trash compactor, etc. were inconsistent at best. The building is equipped for electronic signage, but it is not used. Emails sent to management staff often did not elicit a response. A letter I mailed to both local & corporate offices with questions we had prior to renewing our lease also went unanswered by either office. Proactive communication was rare & trying to follow-up on outstanding items was frustrating. The amenities are inconsistently maintained & largely unavailable. The TV & sound system in the theater have not worked for at least 2 years. The business center has a printer that was usually out of toner or paper & the wireless keyboards for the computers did not have batteries. The pool table is mostly unusable due to the cues missing tips. The outdoor fireplace does not work & hasn't for years. The grills were replaced after numerous complaints, but the replacement grills are also broken. In the fitness center the TVs on treadmills don't work, but it is otherwise okay. Note that if you live on the 10th floor, there is a lot of noise from the gym due to people dropping weights or letting the weights stacks slam. The building is access controlled, but some fob readers are broken or not programmed correctly. The clubroom is outdated with broken furniture & old TVs. The pool & hot tub are maintained well & enjoyed by residents, although there have been several issues that resulted in temporary closure of the hot tub. Also, rules implied by signage around the pool regarding eating, drinking, smoking, hours of availability & glass in/around the pool were not enforced. The community Wi-Fi provided by Spectrum works as expected. One does not have to look hard to see obvious signs of neglect in regard to building maintenance. The carpet in common areas is in much need of replacement. There were frequent issues with water even before the recent high-profile incident. Walls are dirty & need to be painted. The stairwells are filthy. The elevator lobbies on each floor are dirty. Permanent signage throughout the building is missing or falling off. Repairs to the garage gates, elevators, security cameras, etc. tend to drag on beyond a reasonable time period. While the floor-to-ceiling windows are a great feature, they were only washed once in 4+ years. The dryer vents were cleaned only once. The smoke detectors & fire extinguisher in our unit were never inspected. The plants in the pool area & urban garden area are not well-cared for. The entire loading area reeks of trash which permeates into the lobby & hallway. When we first moved in before Northland took over, the prior management provided a handbook outlining standards of conduct, rules, hours of availability, quiet hours, etc. If such documentation exists under Northland, I have never seen it. Rules that are in place, such as the non-smoking policy, are not enforced as evidenced by cigarettes in the stairwells, on balconies, in the parking garage & the frequent smell of smoke or weed in the common areas. Changes to rules, such as those dictated by the pandemic were often relayed using handwritten 8 1/2" x 11" temporary signs taped up in common areas. Even though we no longer live in the building, I share this review with hopes the issues can be addressed. We still live in the River Arts District & hope to see the property better managed. read more

BEST place to live in downtown Tampa by far!!!!!!!! living here has been a dream. here's all the great things about it:) -the best management team i've ever had in any experience living somewhere. Id like to give a special shoutout to Alyssa, and also Brooklyn for helping me navigate my tough situation with my roommate abandoning our lease. they have been unconditionally supportive and helpful with any questions I have had along the way and even comforting to me during times of stress. they feel like two of my friends at this point, not just helpful leasing agents. -a very walkable neighborhood surrounds the element, with everything you may need within 10-15 minutes of walking. -free resident parking, unless you'd like a reserved spot. have never had an issue finding parking. -apartment security. sometimes living downtown can be scary in any city, as crime tends to be higher in these condensed areas. but the element you need many key fobs or codes or apps on your phone to get around the building. there's building security at night (always someone around 24/7). you can ONLY get to your floor with your fob. there's a locked secure package room in which they retrieve your packages for you. it's impossible to get someone's apartment or in the residents parking garage unless you're on a guest list or something. -wonderful amenities. massive pool deck, amazing massive gym, doggy relief area, game room, study room, you name it, they probably have it. I think except a free coffee machine but you have two coffee shops downstairs so who cares!! -the concierge are just like my first point. at first some of them I didn't find too friendly, but once you get to know them you'll learn just how sweet and awesome they really are!!!! rachel has been especially helpful and sweet through all of this!! they always ask how you are and really do care about their residents. -some places around here literally will charge you for what floor you're on or extra shelves in your apartment. not the element tho -free guest parking passes. period. that's all. -lastly but very importantly the VIEWS!!!!! for the PRICE of these apartments it is WORTH IT! places across the street charge the same if not more for way less good of a view, charged parking, or even just not as "fancy" feeling of a building. the elements elevators are granite for christs sake!! the element feels luxury and is the best quality for the best price.. my apartment is a dream, and if you're looking for a sign to move in this is it! read more

I've lived in this building for about two years now and Ive never really had an issue with anything. Everyone is very nice and welcoming and I love our apartment but tonight I come home to absolutely no parking spaces open what so ever I drove around for about 20 minutes before giving up and going downstairs to complain. It annoyed me more that the concerige explained that this has been happening a lot and nothing has changed about it. I already pay a lot for the apartment and don't wish to pay EVEN more for a specific spot because there should be other spots available IF U LIVE HERE. I'm just really disappointed and annoyed that I cannot park where I pay to live. Now I have to go downstairs and move my car at 8am before it gets towed because that's what I was just told to do. DO NOT MOVE INTO THIS BUILDING - YOU WILL REGRET IT! The building is completely broken as a result of the flood from 2 years ago that caused a complete evacuation of the building for 10 days. Google it. Lawsuits still pending. 2 of the 4 elevators don't work. There are still water issues. The parking garage is a complete mess and your car will inevitably get dinged. The staff is terrible and do nothing to help you out. Also, they talk behind the residents' backs. It's a nasty place. Stay away. read more

DON'T LIVE HERE! This building is a nightmare. The water issues are serious, frequently recurring, and the bare minimum is being done to address them. In the time I've lived here the water main has burst twice! The first time we were without water for five days. The building gave us a measley $200 off our rent for the month. The second time the water mains burst, we were locked out of the building for ten days after being evacuated at 5:30am. Power was shut off during that time so we had to throw away all the food in our refrigerator. After returning to the building, everything is disgusting. Elevator walls are peeling away from water damage. Amenities are closed (No gym, no pool, no grills, no theater room or clubhouse) and there has been no rent reduction or attempt to compensate residents. Communication during the entire incident was minimal. 300+ apartments of families not knowing if their homes and belongings were destroyed is just unacceptable. Our water pressure is still bad. Outside of water main issues, the garage has had leaking from the pool level the entire time I've lived here. Had to have washing machine replaced twice due to leaking. Air conditioner gets clogged and stops working every six months. Trash chute frequently clogged and instead of organizing a timed pickup on each floor the management sends passive aggressive emails blaming all residents for the actions of one unit. My garage barcode randomly stopped working for two weeks. Gym equipment remains broken for months on end, same with the hot tubs and grills. I have no issue with the front desk or maintenance teams, but the people in the office are useless. Requests for updates on lease renewals go unanswered. I have emailed the office so many times with no reply. Even going to the office in person, the only one who can help with most issues, Debbie, is not there or busy. Though units are wired in each room for internet you are limited to using the Spectrum community solutions wifi, which has client isolation and throttled speeds during peak hours. Oh! And there's a train the rolls through at random hours of the night that blasts the horn at every intersection and sounds like it's in the apartment with you. Overall, this place is trashed and poorly run. Management is slapping Band-Aids on bullet wounds and extracting luxury rents for substandard living conditions without remorse. read more

When we moved in over a year ago it was probably a 3 or 4-star rating. Yeah the garage was nasty, the elevators were slow and crowded, a midnight train rolls through a couple times a week, but otherwise it was decent. But the longer we've lived here the more often things break, culminating in a catastrophic water main failure and 10-day evacuation from which months later we are still recovering. It's now been 3 months of constant construction to repair the building. Water, elevators, amenities, even the Wi-Fi are frequently shut down. The gym has been closed ever since (although they did give us memberships to Crunch over a mile away). It takes even longer to get an elevator now because it's always full of contractors. And there's no indication that repairs are even close to finished. Nonetheless the rent still went up. But hey every couple months we get free chic-fil-a. read more

I absolutely adore the concierge staff, they are always so kind and treat everyone respectfully. Trying to find parking is a royal pain. They need to buy back some of those spots they sold to the business. The views here are absolutely stellar, especially at sunset or during storms. If your a night shift worker like myself you might have trouble getting a good quality sleep. There are many great local businesses to enjoy as well as an abundance of Uber or Lyft drivers around. Residents are all super hot and most pretty chill. The carpet definitely needs updating. And not everyone likes this open room concept, put doors on the bedrooms. read more

I was skeptical about living at The Element after reading a ton of reviews about management and the past incident with the broken water main that occurred last summer... I have to say, I've been impressed. Kelsey was the best leasing professional I have ever worked with. She helped answer any questions/concerns I had before and after signing up for my lease. She's attentive, detail oriented and caring. The Element is lucky to have her. As for the building, they are actively renovating a ton of areas. The elevators, the gym, and just finished the lobby. So far, it looks like they are progressing quickly. I've had a few issues in my apartment regarding some appliances and things I've noticed when I moved in. The Maintenance team has been quick and efficient. Above all else. Everyone in the building has been nothing but nice. New and old residents adopt a warm welcoming culture at The Element. I moved to Tampa a few months ago. I looked at about 6 places before I stumbled upon Element. Im absolutley loving it! The people that live there are extremely friendly. The office staff is always pleasant and informative. Jessica gave me my tour... very impressive young lady. Also the concierge staff is top notch. Especially jose... the guy is always smiling and pleasant; whenever I have a question for him about the neighborhood he points me in the right direction. Hes also been helpfull, on more than a few occasions, with my packages and deliveries. I am staying in a one bedroom studio on the 22nd floor. High ceilings, gorgeous view, granite countertops... love it. The neighborhood is great. Very safe and clean. There is a very cool urban shopping market and a pub inside the building. Tampa theatre is right across the street... very cool little gem of a theatre (which is a must see if you live in Tampa). If I could suggest one thing to the company it would be this... utilize some of that extra gym space. Although the gym is good (about 8 cardio machines, dumbells, universal pully-based gym equipment) its missing some real leg machines... like a leg press or smith machine... and there is plenty of room in there for one. Also, the dumbells only go up to 50; not heavy enough for a decent incline dumbell chest work out... they should go up to at least 75lbs. (Especially since you have about 6 or 7 professional athletes living in your building) Im not a gym rat by any means. Im an average sized guy, but i find the gym a little less sufficiant than I had hoped for. Just a suggestion. Forced to use extremely slow Internet Provider! Impossible! Like many people, I am able to work from home by remoting into a server. Unfortunately the Internet service you are forced to use as a tenant makes this impossible to use. When most connections are 30Mbps ... 50 Mbps... You can not function when your connection can be as little as 10Mbps. Especially in the evening when more people come home. A couple people in the office, like Brooklyn and Jason have promised that this will change soon. Though every time I follow up with them they offer another excuse. With all the development going on in the neighborhood, they can't afford to continue being ignorant and pretend this is not a problem. I have lived here 7 years exactly. I have a beautiful Corner apartment on the south side of the building. From here I sit on my balcony with my morning coffee and see the cruise ships come on through the channel and over to dock in channelside. On good weather days my view is of the beautiful bay and I can see as far as St Pete and Clearwater and all in-between. At night the twinkly lights and night time landscape are mesmerizing. The maintenance, leasing and concierge team are terrific. They are responsive and professional and made living here so easy. I am Moving away and will miss them. This was a great place to live. One of the leasing of employees by the name Wayne threaten myself and 3 other residents living in the building "that if we didn't stop slamming weights that he would send someone bigger than all of us to handle you" And he said this Multiple times. Unfortunately the corporate office Northland investments and The Elements managers decided to do nothing to him and said the threat was not that serious enough. After I explain to him that I honestly did not feel safe living in my own home after he threaten me and 3 others and such a aggressive and angry manner. Seriously, I don't know this man at all, so how don't I know that he's going to made due on his threat. Considering he has access to all the keys in the building. And for all 4 residence to meet with management and every single one of us expressed how he threatened us.. I'm just in shock they done ABSOLUTELY NOTHING to protect 4 PAYING residents living in the building. I would recommend NOT living here because the staff can treat you how they like without any consequences, making this a VERY dangerous environment/building to live in. Plus there will be a NEWS report done within the next few weeks over this incident. By far the worst place to live in Tampa. I should have read the reviews before moving here, but didn't. Management is TERRIBLE... especially Debbie. On one in the leasing office will answer the phone, so the only way to get ahold of them is to go down there and they'll still give you the run around. My bathroom ceiling leaked for 2 months before they finally fixed it and they hired a shady contractor so it wasn't fixed incorrectly the first time. Plus I had to threaten to call code enforcement and the BBB just for them to send someone to come look at it. I couldn't use my shower or toilet for about a week minus the 2 months the issue was happening and they lied to me and told me they would give me a credit for the inconvenience and then lied and said they never did. This place is shady. They allow anyone to live there without proper background checks. The elevator smell like weed. The amenities are never cleaned when I would use them. The parking garage is a nightmare. They lost multiple packages of mine. Maintenance doesn't know what they're doing and the elevators are always broken. Live somewhere else for the money. read more

We've been at the Element for a year and a half and there are some pros, but definitely more cons. Pros: - Good location, close to riverwalk, Curtis Hixon park, expressways - Friendly concierge and great maintenance. Anytime we've put in a maintenance request it was handled within 24 hours - Safe. You need a fob to get anywhere in the building, so you don't have random people wandering around Cons: - Slow internet. As someone previously mentioned, the internet speed is very slow. Watching Netflix/Sling is pretty much impossible because of the constant pauses/lags. Internet is a part of the rent bundle, so it can't be changed/upgraded. - Construction right across the street. They usually start at a ridiculous time of about 4am (sometimes even earlier!), including Saturdays. I have not gotten good sleep here in almost a year. You will have drilling, hammering, etc. right outside your window in the middle of the night. According to the Element nothing can be done to enforce regular working hours, so the residents just have to put up with it. Oh, and they're not even close to being done, so expect this for about another year. - Parking garage. Spots are very tight, you better have a small car. Resident parking is on levels 5-9 so you circle and circle around the structure until your head is spinning. If you come home after 6pm your options will be levels 7-9. - Elevators. There are 4 elevators for the entire building, one is the freight evelator often reserved for people moving in and out, and one of the remaining 3 is sometimes broken. Wait times during peak hours can be very long. - No screens in windows. When I brought this up to the management they said there's no need for screens because bugs/mosquitos "don't fly up that high". That's a lie. I cannot open the window to air my place out because something always gets in, including mosquitos, moths, wasps, etc. - Carpeting throughout the unit. Carpets are unsanitary, and they do not replace them after each tenant leaves. When we first moved in there was a musky smell coming from the carpet for months! Made me uneasy and to this day I never walk barefoot on it. - Pricing. This place is way overpriced. Sure, it's a nice building with some amenities, but you're still in Tampa - not exactly a hotspot and not a whole lot to do. Happy leasing! read more

These apartments are nothing what I hoped or expected to move into. I moved in on July 7th. Two weeks later the entire building had to be evacuated because of improper care cause the water mains to break on more then one floor. The complex did pay for our hotel rooms while we were evacuated but the hotels we were put in were poor quality. The washer and dryer did not even work so I had no way or cleaning my clothes conveniently. They apartments finally allowed people go get stuff out of their apartments but was only in small hours which I was unavailable to attend because of my work schedule. This cost me a lot of money for having to buy thinks I need! After finally being allowed back into our apartments the complex is in horrible condition. It smells, the walls and elevators have major water damage and all of our amenities are lost. I agreed to pay alot of money to live here and have amenities such as a gym, pool, and red room. Now we have none of those and will not any time soon, yet they expect us to pay the same amount we agreed to. They rather us break our lease and leave then to us stay and still receive money for a fair amount. They have lied and been rude since coming back. Rachel got a nasty attitude with me when I asked for a parking pass upon returning. I have to have a pass because they have no barcodes available for residents to enter the parking garage. The parking for residents is horrible and you have know way of knowing until you move in. Because I have no parking pass I have to be paged into the resident parking. I have to wait 5 minutes sometimes to be pages in because no one is attending the desk. The experience and hospitality is horrible here. I recommend no one move here anytime soon. Jessica and the other office staff is amazing. That being said; we were rented the wrong apartment we were shown. We moved in and had no other choice other than to deal with it for a year. On moving day, we saw our apartment and were like " none of our stuff is going to fit." We made do with it and made it our home for the next year. ***USE Jessica!!!*** Maintenance is great "Nester" the best. Michael "our leasing agent" told use they would install shelves in our closet and install blinds which are a must here. 'The views are awesome but sometimes you need to sleep" When it came time he just told us what we wanted to hear. We had to pay an outside company to install blinds, closet shelves, and a fan. The view: The views are breathtaking, but get the downtown side. With the construction right now you hear it every morning. It is beautiful though watching the sunset. "For the extra $100 a month the downtown side is nicer" If you have a dog: I take my dog out 5 times a day and it's nice to walk around with her. If you are okay with a huge homeless population in downtown and getting asked for money and just ignoring it, you'll be fine. Just stick to the park. It's not like New York City here. It's like drunk zeeks walking around saying "you got a pretty dog, can I have a dollar" in Normal places they wouldn't ask you on every corner. It's documentary worthy. Parking: I hope you drive a small car. Don't get a reserved spot for the $150.00 a month extra. It's an extra $75 per spot if you have an extra car. Parking really doesn't bother me except when people hit the gate and it doesn't work for 3 months or double park. The pool: 5 stars The gym: Great could use a bench press and a couple spin bikes. We have our spin bike on our balcony. Duckweed: They are the only grocery store in downtown they are overpriced. If you can afford it, just get the penthouse if you're single, a one bedroom. The rooms are way to small for families and for the pricing. It's better to just buy a house or rent a normal townhouse in Tampa. I thought I would love it here because I lived in New York City, but I wouldn't recommend this place to anyone and we still have 6 months here. I hope the owners of the company see this review and step it up! People who live here pay a lot of money to live in here and shouldn't feel like we have felt. This is the best building in all of Tampa. Especially the most visually stunning with its gorgeous architecture. The Views from the units and even the gym are absolutely beautiful. In the management/leasing office, the staff is AWESOME. Debbie the manager, along with employees Jorge & Jason are all very kind, helpful, genuine, and professional. The building is a perfect fit for so many due to the variety of floor plans available. My leasing associate Jorge, helped me get a perfect apartment for me with the view of my preference.... and the front office is so accommodating they even had wood floor placed in the unit for me a few days before I moved in, upon my request. It feels like a 5 star luxury hotel at Element. The new management company is constantly innovating and improving. The downtown lifestyle is amazing at Element. Even a vegan grocery store on the first floor. Lastly, the lobby and concierge desk shows the level of safety and security the building strives for. They also do great accepting your packages and such. read more

But what made it truly special is you're leasing agent ; The Element /Justin Rodriguez Leasing Agent... My Brother Glenn Evers is one of the greatest property mgmt Cam's in the USA and My Sister Glenda Berray a MGR with a huge property mgmt company and I couldn't say enough about how elegant and efficient and just amazing human being.. He was the tip of the iceberg for me.. I was approved at the Slade and a few apt. at Channelside and yet Justin just Represented your building with class and style that reminded me of home/NYC... I would make sure you keep someone like Justin in you're employment for I wanted to steal him but then I said No I am moving into the building I like knowing such a great person is in that leasing office... The leasing office is extremely slow and forgetful. The chances of you getting anything done on a timely manner is almost impossible. And that even includes PAYING them. They come off as very professional wearing their suits, but they're extremely slow in everything they do and forget things A LOT. read more

Moved in a month ago. So far, we really like the place. It was cleaned nicely before we moved in. Maintenance has also been quick and responsive. Concierge is nice also. I love being able to drop off my dry cleaning downstairs, saves me a trip in traffic. The two points of issue are the parking garage - not sure what's going on the the gates. Sometimes they are open, sometimes closed, sometimes not responsive. Hopefully it'll be straightened out soon. Also, the gym could use improvement. The weight machines all look fine, but 2 of the 3 treadmills didn't work the last time I went. Neither did the tv remotes. Wish they had some mats and floor work equipment (all they have is one sad torn mat in a corner). Other than that, I'm happy here. Can't beat the location. read more

Stay Away!! We used to love living at the Element until it was taken over by Northland Investment. The building's condition has significantly deteriorated since they took over, ask any resident that has been there for several years and they will tell you what a poor job this company is doing with this building. The garage is filthy and unsafe (lidangerous leak for over 2 years), common areas are atrocious, and don't get me started on the elevators that break down at least once a month. I have asked numerous times in writing for a detailed history of my account as I am disputing several charges, they refuse to respond and have ignored my requests sent by email and certified mail. Looks like I have to take them to court. The building looks impressive when you do your initial walk-through, be sure to talk to existing residents, read ALL the reviews online, and go down and visit one evening and see all the drug addicted homeless people loitering around the building. read more

We have lived at Element for 2 years and there are some good things and some bad. The bad things would be tolerable in most places, but paying almost 2 grand for a one bedroom apartment makes me want to see the bad list much shorter (especially when they are ridiculous items). Good (if not for the cons, this short list would earn them a 5 star rating) ~Concierge. The concierge staff are always super friendly, know your name, and in short, go above and beyond in many ways. ~Maintenance: They are fast, attentive, and will get done whatever you need. They are friendly and we have never had any issues for the minor fixes we needed. ~Location: Awesome location, near lots of food and an awesome gym, plus activities. Bad: ~ Concierge turnover: I don't know if it is pay or hours or what, but the concierge staff has a high level of turnover. Corporate and the front office staff should be doing everything they can to keep concierge happy and in their role. They are the face of the building and they are the ones the residents interact with the most. There have been at least 3 concierge who were amazing who left in the 2 years I have been here (not to mention some non amazing ones who also left). ~ Front office staff: The front office staff is extremely friendly and accommodating when you first tour and are in the process of signing your lease. Once the lease is signed, the only other time you will see them be so friendly is when they see you in the building when they are touring another group of people. Other than that, expect to be completely ignored. If you go into the office with an issue, make sure you talk to Michael. ~ Windows: for a building comprised mostly of windows, you'd think they'd wash them more than once every other year (especially for the mineral buildup they get horribly badly). After scheduling and rescheduling window washing about 5 times this past spring (sending out an email every single time), they finally sort of got them washed. My balcony windows were washed twice, none of my other windows were (and I work from home, so I know). ~Elevators: The 4 elevators are a sham. Expect to wait 5 minutes for an elevator every time, more during peak hours. Oh, and no one will hold the door for you, so you better be ready to run if you see one opening. They are also frequently wet for some mildly disturbing unknown reason. ~Carpet: For 2k a month in rent, we have some real shitty carpet. It wasn't new when we moved in (as evidenced by some stains and hair all over the place) and it looks terrible now, 2 years later (I'm sure I'll be paying for that). The padding is all smashed down and worn, and the beige color has been bleached by the sun, so anywhere covered by furniture is still beige but anything exposed to the sun is closer to white. If you look at it wrong it will stain. They started a project to replace the carpet in front of the elevators but they quit once they got halfway done (it has been a year and they never finished). ~Parking: I don't know where the leasing office thinks we are located, but this is Tampa, not NYC or Chicago or DC. There is no reason to charge over $100/month for a parking spot. They also marked all the "good" spots reserved (even though no one parks there) just so residents have to pay for them or drive further for worse spots. There is a poorly-operating gate to supposedly keep guests out of resident parking, but it is frequently broken and often doesn't operate right. People park terribly, taking up two spots, and many will leave their cars parked terribly for weeks on end. There are hideous yellow bumpers all throughout the parking garage to help protect people's cars from getting scratched up (they don't work, just look around and you'll see a number of cars scraped on their side). I think maintenance spends more time repairing those bumpers than they do anything else. Maybe that money could go towards any other number of improvements/fixes instead? ~Trash chutes: They don't clean them until they reek. Residents are also super thoughtless and will leave trash outside the trash chute instead of bringing it down to the loading dock if it won't fit down the chute. I feel bad for people who live closer to it, because the smell probably permeates their apartments. In summary, I really think the Element leasing staff and corporate are more focused on making money than they are on making Element a quality "luxury" place to live. They half-ass projects, their amenities aren't any better than anywhere else in Tampa, and they only do enough to make it seem like they're trying, while falling short of achieving what they were supposed to. If you live here you probably won't hate it, but it will most likely irritate you often. read more

New Management is horrible, after living here for 5 years, I'm moving out. Here are just a few reasons why. They are completely disorganized and don't communicate important information to residents. We all got locked out a few months ago due to their poor planning when moving to a new security system. There were literally over a hundred residents in the lobby awaiting access to our apartments. The parking garage gate at the top hasn't worked since they took over. They increased prices drastically then tried to kick me out of my apartment before my agreement with them was up, pretty shocking. They've violated Florida's Security Deposit Law. It's been over 45 days since I moved out. I gave them the required 30 day notification that I was moving out. I left the place in better condition than when I moved in. They've not returned my security deposit nor did they provide notification of trying to claim anything against it. Be prepared to have to go to small claims court in order to get your security deposit back. read more

Been here a while. Started out great but it is quickly going downhill. The grill on 10th floor was gone for a long time. It has been replaced but the other still doesn't work. Likewise the "theatre" has not worked in a while. Now, we are developing a smoking problem in the building and the management isn't doing enough to deal with it. The smoke permeates the halls and seeps under your door. Quite disgusting. Yes, the view is nice but there are no curtain rods even to help block the light in the morning. The gate is often broken in the parking garage or the sensor barely works. Parking spots are narrow. Visitor parking is nearly non existent. Overall, the rooms are nice but not worth the price when you add up every other issue that has come up. read more

So I'm in town for business, it's gonna be a long project... Staying at a hotel isn't going to cut it, it feels too distant, almost tiring... Moving into the Element gives you that home feel while being away from home. It's very nice and well decorated, at least mine is sooo I dunno I saw a couple more layouts and one was better and one was a bit of different taste... Now even if this is the place where you will live for years, it's still a good option... I remember thinking about moving into this kind of city living back in California, but let's be real, city living in a major Cali city will break your pocket bank, you're piggy bank, and every bank if you want to live to the fullest. So here's the best living where the scene starts and ends... You have the option of many places to eat and everything that you need is in close proximity... The price is manageable, about 1/3 of what i'm used to seeing In comparison. But still costly for locals cost of living...Location location location... The only reason I'm giving 4 stars is because you have to go down to the desk in order to visit a homie on a different level... Kinda hassle when you wanna just hang out.... read more

I have recently moved to Tampa and found this place to live, after seeing about 15 other places. It is gorgeous, beautiful and spacious. Management is great to work with. Great location, and the views cant be beat. Pool and grill area is gorgeous. The only reason for the poor review is the slow internet speeds. (which cant be changed, cuz it is included in the rent). When I was shown the apartment, the leasing agent ran a speed test which showed about 75Mbps (dl)/ 25 Mbs (up), which is a good speed. When I called DirectPath ( they told me that the speed is only 10/10 in each room. That is absurdly slow, you can barely watch HD Netflix with those speeds without lag/stuttering. So if you are someone who plays Online video games and does alot of video streaming, please find another place to love, otherwise you will curse yourself everyday. read more
