The Quarters is a fairly new apartment complex in Lafayette designed with students in mind. It's an easy walk to the University of Lafayette at Louisiana, but you don't have to be a student there to live here...you could go to any of the vocational schools, community college or even the beauty schools located there. The only requirement is that you're a student. This place is super nice and super well-maintained. They have one, two, three and four bedroom apartments. The bedrooms are individually leased, so say you want to share an apartment with three of your friends then you can do that. Each bedroom suite is keyed and has a large bathroom and large closet and you and your roommates would share the kitchen, laundry room and dining room. The apartments come fully furnished with a tv, microwave, refrigerator, couch, table, chairs...everything everything you need it's all there. There's also a clubhouse that has a really nice swimming pool, volleyball court, workout room and a theater room. It's so nice and actually more affordable than living in the dorms at ULL. Another really great thing about this place is that it's New Orleans themed. For instance, the names of the different units are all streets in Nola. The one bedroom is named Royal, the two bedroom is Dauphine, the three bedroom is Chartres and the two layouts for the four bedroom are Toulouse and Dumaine. Cute, right? read more

I'm not a current resident but this place was horrible. it's in a high crime area and property has a high chance of being stolen. There is not enough parking but they target their towing to residents. I had a roommate who was married, in her 30s with her husband also living there (I'm a college aged girl in my early 20s). The guy was creepy and out at all hours of the night in common areas without his wife present. HE WAS NOT ON THE LEASE. Management was super unprofessional and cliquey. They were told about a random man living in the unit and did nothing. Employees were all in your business like high school bully's. The maintenance man was stealing property and was lazy. the dryer was broken 100% of the time I lived there. The maintenance man also had attitude when he had to do his JOB and would put on the portal that it was fixed when it clearly was not. The gate was always open!!!! THE CAMERAS DO NOT WORK!!!!!! I like living at the quarters I feel like the apartments are spacious and affordable. They have pretty good amenities, and the staff is great everyone is very friendly and always available to answer your questions and concerns. Also, I think the Quarters does a good job looking out for the residents giving tips during a freeze or cold weather. The staff at the Quarters communicate very well via email, text, and flyers on the door. Whenever a work order is sent the maintenance people are there right away. Their gifts for their residents are pretty nice as well for the holidays. I'd recommend the quarters to someone looking for good student living. read more

I LOVE living at The Quarters!!! The grounds are always kept clean, the apartments are great & roomy, and the staff is amazing! The maintenance men are always quick to fix anything! I have been with the quarters for 4 years and I have absolutely loved it. The staff is super nice and have made my life so easy being a full time college student. Located only a few blocks from ULL campus, I'd highly recommend this apartment complex to anyone looking in this area. Additionally, the amenities offered here are awesome! I wanted to share our experience with my daughters off campus housing in hopes that other students don't have to deal with them. When she toured the complex they showed her a clean apartment with well kept furniture. Told her they would pair her with roommmates similar to her.She filled out her likes dislikes... she was super excited. First college apartment on her own. It gets closer to move in and we still don't know anything about who is moving in with her. They changed her apartments a couple times and finally learned of one girl she would be living with. Move in day gets here. She gets her keys. The apartment is dirty! Dirty sock in the couch, walls are not freshly painted it's different spot colors of white....grimmy... furniture is beat up.... and the mattress... stained with god knows what. As a mom of a young adult (super independent daughter ) she tells me she will handle it goes to the check area and ask them to come up. They send a young guy and he opens the door to the unoccupied room. Tells her she can switch out the mattress. (These mattress remind me a ruin down motel with an old magazine under the mattress )) We told them we would purchase our own mattress. The complex keeps the nasty mattress in the unoccupied room. Keeping it to rent to some other unbeknown student. We also store the worn out night stand, chair and desk in there. Through out this year her front door lock has been broke several times, washer is missing buttons, water stains on the ceiling and other maintenance issues. A couple months in a new girl moves in. My daughter gets a couple days notice telling her to clean her apartment as she is getting a new roommate. My daughters apartment is very clean as she is a very tidy person. When this new girl moves in her room is covered in mold! They come in a paint the room and call it a day. This girl too is from out of state so last minute issues like this are hard to navigate through when you don't have another option. This week my daughter gets a email stating she needs to take the furniture back or pay storage fees as they are renting that room out now. The new roommate is in her 40's....... It's kinda odd for a 40 old to be renting an apartment complex geared towards college students. Also knowing your roommates will be between 18-24.... As this is student housing but you don't have to be a student to live there. We learned that later as another mom stated on a message board her 19 yr son got a 40 something yr old man as a roommate in the same complex. She has exchanged emails back and forth with management. End results is the furniture is stacked in their living room. I am hoping they trashed the mattress. They are very unsanitary . I feel as they are taking advantage of these young adults. read more

I moved in and lived here for a couple years. This was the WORST decision of my life. Yes it's close to UL but that's the ONLY good things about this place. The staff is somewhat ok until they loose your packages or give you other people's packages. They are constantly doing some kind of inspection or test in your apartment so it seems like they coming in at minimal once a month. Also don't have a pet. They also tack on fees and charges like crazy. Do yourself a favor and live somewhere else. read more

My child is living here while they attend UL-Lafayette. Warning to parents and anyone else paying the bills...the rent IS NOT all inclusive. You will have to pay an extra fee for water and electric. What they don't explain is the rent includes an average and if you go over the average, you have to pay. Also, expect to pay extra for renters...your homeowners will not transfer over, no matter what your State Farm agent tells you. this place will constantly road block you until you surrender and pay their fee. When you call, the staff talks down to you. Sorry not sorry, I have 30+ years of customer service experience and they do not train their staff to speak to others with kindness. The units are somewhat clean and decent sized, but with the financial drama, our child will NOT be renewing...way too much of a hassle and way too expensive. read more

The rooms are a good size and come furnished and I love that I can easily get to my bathroom without leaving my bedroom. It's a short distance from campus with a couple of stores in walking distance as well. It is only about a 10minute walk to campus which is very convenient. The staff is very friendly and helpful with answering questions and making sure you have everything you need. They accept pets and even have a small gated area next to the pool where your pets can play. The only downside is it's right next to a train track that seems like it only runs at night. read more

I've lived here for years. My parking decal was out of date as the new semester started, this complex had it towed. $250 to retrieve my car, parked where I live and have lived for years, as well as a missed day of work. Office staff smile, pull my lease to point to their parking policy, and simply tell me to come back after I get my car and get a new decal. My first apartment here was broken into. A laptop with my final papers and a few other belongings were stolen. Going into the office to ask about the security cameras that were advertised when I moved in, I'm told that they are currently...and as of today 4 years later still currently not functioning. The apartments are fairly nice and the maintenance staff is great. The office staff, however, are almost vindictive with their sales and renewal pressure, and once you live here, they do not care about you until it is time to renew your lease. Live somewhere else. There are better, less expensive options with similar access to campus with staff that treat you like a customer, even after the paperwork is signed. read more

Great Apartment - Management Office is Great! The apartments are nicely furnished. The 4 bedrooms are better than the two bedrooms furnishings wise but overall the experience has been quite satisfying. The complex is close to campus making getting to class easy. read more

I moved in at the beginning of the pandemic and they took precautions seriously. The apartments are nice and everything is well maintained. Our dogs have a fenced in park to play outside. The Quarters is a great complex for college students. It is in close proximity to campus and the rent is cheap. The apartments are spacious and each room has a queen sized bed. The only downside is being near the train tracks, but it isn't too much to handle. read more

It's a pretty decent place to stay. The rooms are nice sizes and the apartment itself is overall great. Some people in the leasing office can be a little rude/dismissive and with the complex being located right by a train track that can keep you up at night. Would be helpful if the complex informed residents when moving in, the estimated train schedule so people can be more prepared. The walk ways between the buildings often smell like animal pee, it'd be helpful and appreciated if the complex made more of an effort to help the smell if possible. They're not the best with roommate matching so I recommend already having a roommate in mind before signing a lease. Other than that, I do recommend this apartment! They offer reasonably good prices on their apartments, which is great because they are student based. Very easy to get to campus within 5 min if you're walking and even less time if you're driving. They're always offering food and activities in the clubhouse to participate in for prizes and other things. Very responsive to complaints or issues. read more

The quarters is a very convenient apartment complex right off of campus (10 min walk) that has a friendly staff! They answered all of my questions and respond to work orders quickly. They also follow up to ensure they did the job right. My only complaint is the lack of guest parking but you can work around that. Overall I'm a fan. read more

This place kind of sucks ass. The gate was broken the majority of my time living here- and the pool unkept. Idiots try to enter through the exit gate & I think there should be a separate gate for residents and for guests. Really loud during the summer if your room is by the pool- I was awoken by blaring Kevin Gates while I was napping a few times. No thank you. Dog shit left in the grass. Fees fees fees !!! The office is run by... unprofessionals. When I first moved in, they didn't give me the correct parking pass and I almost got towed. Not enough room for guest parking!! Tow trucks are vultures. If you don't live there, then don't bother driving over. You won't be able to park. Or get into the gate for that matter. They come furnished with the cheapest furniture money can buy! Prepare to live in the dark for the rest of your stay, maintenance is in no hurry to change out your lights, which its requested that you do not do it yourself. Also don't forget to renew your lease a month after move-in or you're rent will go up! The only thing good about this place is it's walking distance from UL campus, but the neighborhood is sketchy so why would you want to walk to class. read more

Whoever wrote good reviews were most likely bribed to do so. I lived at the Quarters for 2 years and I have to say...DO NOT move here unless it is a last resort. Initially, it seems like a decent price considering that it is fully furnished, however, there is no guarantee that you will move into a building that has new furniture. Most of the furniture is old and cheap. I stayed in a 4 bedroom apartment and was paying $600 which was not worth it at all. Not to mention, outrageous overages! I swear whenever the Quarters feels like updating something irrelevant they just send overages to everyone for no reason to collect money. There was a time that no one stayed at the apartment for a month during summer and somehow we were still charged overages?????? Maintenance takes forever to fill requests and they expect you to replace lightbulbs yourself, even though I moved in and a bunch were missing, they will charge you when you move out for it. Move out is the worst because they expect the place to be cleaner than it was when you moved in, otherwise they will bill you like crazy. The management absolutely sucks and the manager always tries to avoid you when there is an issue. When that happens, I advise you to go to whoever is above them. The gate here is always broken which is frightening considering the Quarters is next to a sketchy area. They claim they are not responsible for belongings (claimed this after many people's stuff was stolen) which is messed up considering that their gate is always open for anyone to come in. They only have cameras at the gate (to catch people breaking it) and at the office (to protect their stuff) which is ridiculous because I know of at least 3 people who have had their car or apartment broken into. There is NEVER any parking for visitors because they only provide a small area for them. The only good thing about this place is that it is walking distance from school. read more

Cable never works. Charge you for everything. Never have a parking spots when I come home. It's very unsafe to be walking all the way from visitors parking. I wouldn't recommend. read more
