That illusion fades fast. The reality is that your team is completely ineffective and clearly incapable of doing anything without direction from the "boss." It is unacceptable that basic issues go unresolved for weeks, sometimes months, because no one seems empowered--or competent--enough to act. This isn't just frustrating for tenants; it's a massive disservice to the property owners who are paying you for a service you clearly don't deliver. Routine repairs are ignored. Maintenance is delayed or outright forgotten. Communication is a joke. Warning: Systematic Deposit Theft and Illegal Cleaning Fees…read more​ ​If you are currently renting from this company or considering signing a lease with them, run the other way and document everything. ​Like many other unfortunate tenants highlighted across their Google and Yelp reviews, my families expierence with this property management company's move out process was nothing short of predatory. Upon moving out, despite leaving the unit immaculate and matching its exact move in condition, I was slapped with an exorbitant, unjustified cleaning fee taken straight out of my security deposit. ​Automatic move out cleaning fees and deductions for cleaning fees are unlawful. Property management companies cannot treat tenant deposits as a slush fund to finance routine maid services between occupants. ​Retaining deposits in bad faith is a serious violation. Because of their systemic pattern of deceptive business practices and unlawful withholdings, formal complaints are being filed with both the Colorado Division of Real Estate and the Colorado Attorney General's Office. Fight back in court and claim your treble damages. Do not let them keep your hard earned money without a fight. Colorado law provides powerful leverage for tenants dealing with predatory landlords through treble damages. Taking them to small claims court sends a clear message that their illegal practices have consequences. ​Do not let them intimidate you with inflated invoices or automated lease clauses. Know your rights under Colorado law, keep your move in and move out photos, and do not let them get away with taking your money.

Had to do a manual paper inspection after the fact at their office. The bathroom was filthy and there was other damage noted. One small damage we didn't notice until later. We are being charged for that damage that we did not do. I Have to wait 60 days after my move out notice date to get refund of damage deposit. We left place cleaner and in better shape than when we moved in. Total lack of communication, dishonest, unfair, trashy property management company. They are extremely hard to work with. The right hand doesn't know what the left hand is doing. They take advantage of good, honest, decent, truthful people. Rude, unprofessional. I would never recommend anyone to them!
