At first glance, your operation appears professional, even polished. With your slick website, well-staged offices, and staff who speak as if they know what they're doing, one might assume they're dealing with an experienced and reliable property management company. That illusion fades fast. The reality is that your team is completely ineffective and clearly incapable of doing anything without direction from the "boss." It is unacceptable that basic issues go unresolved for weeks, sometimes months, because no one seems empowered--or competent--enough to act. This isn't just frustrating for tenants; it's a massive disservice to the property owners who are paying you for a service you clearly don't deliver. Routine repairs are ignored. Maintenance is delayed or outright forgotten. Communication is a joke. The staff is either unwilling or unable to handle even the most basic tasks without running it up a chain that seems designed more to stall than to solve. Tenants are left in the lurch, and owners are being charged for "management" that barely exists in any functional sense. If anyone is reading this in consideration of hiring this company: don't. Read the other reviews--they are absolutely accurate. I regret not doing so myself before dealing with this disaster of a business. Im seeing all kinds of bad reviews about this company but they have been nothing but terrific to us. We had problems with a neighbor and they jumped right on it. Times we couldn't get our rent in on time, they were VERY understanding. And anytime we emailed them about something, they got RIGHT back to us. They've always been very kind. My 90 yr old mother transitioned to a retirment home. While requesting extension over holiday weekend was not in dispute, duration was. John Nichols went into unit, stold valuables, high end furniture, sold them, then claimed they were donated to childrens center, went out of state. Why, when there are numerous local options (habitat for humanity picks up for free, Dolphin house right down the street, humane society, salvation army, etc). Not likely they donated barstools, liquor, case of beer stolen out of garage, did not come and clean out everything, just higher end items, leaving the rest. Don't bother renting anything from this company - they don't even deserve one star. First of all, a woman at this company was rude and condescending to my elderly father. I find this behavior completely unacceptable. Second, in this case, ABM knew that a property needed code compliant repairs and appeared completely content to allow tenants and/or their relatives to make the repairs to the property and not offer reimbursement. **FYI, ABM Renters - if your place isn't code compliant, you have a case to not pay rent under CO law!** I would definitely not recommend this company. I am seriously considering reporting them to the Better Business Bureau if they do not do the right thing and treat their tenants appropriately. read more

This property management company is awesome. They have a variety of places to rent from trailers to homes /yards. They have a list of utility companies to choose from to make it easier for a new resident to deal with. Their maintenance personnel as well as the turn around time on repairs is very good. I have read past reviews and it showed that ABPM wasn't very good about repairs. They have since improved substantially. All the folks there at the front desk are very nice, polite and do a good job dealing with any situations that arise. John, the owner is a nice guy too. A bit hardcore but what do you expect? hands down the worst company to rent through. they don't fix shit in the houses. when work orders are put in they respond with it's up to the homeowner what they can do. they are Johnny on the spot when it comes to collecting rent. good for bid your a few days late they put an eviction notice on your door. they are the rudest people to deal with. Few times in my adult life have I experienced such unprofessional, dishonest people. Their reputation really proceeds them in Montrose and the new owners are somehow even worse than the previous ones. I should have listened before wasting my time in their office. While waiting in the office to be shown properties I got to witness two horrible interactions. One on the phone where the desk woman (possibly the owner's wife?) rolled her eyes the whole time and another where an older woman came in with a question and they insisted on all these fees, but wouldn't show her the contract to prove that she owed them (even though they continually told her it was on there). I left while they were arguing with the woman who just wanted to see the contract she had signed. If they cannot be honest enough to provide proof, I don't need to do business there. So disappointing especially since they kept talking about being church goers. read more

This is the worst company to rent from , for starters they never return calls and never fix a thing. We complained about black mold being all over the house ..and they didnt renew lease after being there for 5 years and threw our stuff out on the lawn. The entire family had been constantly sick and they just ignored the entire situation.Then to add insult to injury gave bad reviews to others and we got turned down 4 times to find a place to live. They totally lied to cover themselves.Then they came in and cleaned the carpets ,put up new blinds and are going to rent it out again without fixing the mold problem.Terrible people who dont care about anything bit the almighty dollar. I don't even want to click one star. My anger and devastation in hiring this company cannot even be put into words. Please save yourself the trouble and do not hire this company. Seeing other reviews, it seems these poor tenants are bring tossed around by them as well. As a home owner, I trusted Area Best to take care of my home while renting it out. Our poor renters requested out of their lease early because they failed to fix the wood burning stove and the house got really cold. When I finally called the fireplace company, they said they could come over same day. They neglected to address this problem for months causing the tenants to want to move out. These are the things you hire a property management company to take care of. Then, after the tenants moved out, not only was the house a mess but nearly destroyed. John (owner) acted like this wasn't his problem and literally told me he wanted to wash his hands of this and here are your keys back. This was after requesting several times for at least the house be cleaned sending him pictures of dirty base boards and dust nearly an inch high on top of the cabinets. My beautiful home... and now my wood floors are ruined with areas of missing boards, blinds are broken, carpet is dirty and ripped up, there are holes in the walls, mismatched paint from poor patch work trying to cover up holes, trash everywhere (I mean....everywhere), yard a mess. It took asking several times to just have Christmas lights taken down (it's May ya'll) This is how my home was left and still $800 went back to the renters from their deposit. Do your research people! He also has (this is public record) disciplinary action on his license taken back in 2016 where he was fined and had to complete additional hours to keep his real estate license for similar neglect. They say this is a livable apartment with mold and water damage. They say it's livable for low income people and disabled veterans. It's bad when some one in a property management business says oh you have construction experience. It's ok this is livable. Even with mold growing and rusting screws inside a place where you want to live. I don't recommend these guys at all. read more

Terrible company. They will not fix a thing, be ready to do all your own maintenance and kiss your deposit good bye. They kept it all and refused to provide a list of what it was spent on. The service manager is useless, and wont return calls. Even the office lady's seemed to just not care about their renters. Area Best "managed" our property for 5 years and I can't even give them 1 star. Managing might be the only thing they didn't do. We are currently in the middle of selling our home and we are baffled by the feedback of all who have walked through. Simply put, our property wasn't taken care of. All the work we put into the house before we moved out was basically for nothing. When a new renter was needed and we asked to raise rent, Jon tried to talk us out of it. BUT we got what we asked for by pushing the raise. When listing our property for rent, they used photos from way before we bought the house so it didn't show all the work we had done to the property. If there were ever any "extra" expenses I asked that I be notified by email so I can make arrangements for the extra money. It happened maybe twice in 5 years. AND there was always an excuse or it was always somebody else's fault why I didn't get informed. I think I was once told, "well we don't do that for anyone else." SO! I need to be notified and I'm not asking that you have a bird drop me a memo. Just send me an email. Basically the smallest task, seemed to be the impossible for them. There aren't a lot of options for property management in Montrose so we were a little stuck, but I've never been so relieved to no longer have a relationship with these people.
