So I have lived at the reserve for 2 years and let me just start with. You will get what you are paying for. We were paying $550 a month to live here. I moved in in 2024 and the apartment was absolutely trashed with rotting food in the common room. I have this all on my move in checklist. They switched utility companies over the year and we paid every month of utility with a ledger to back it up and we still got charged at the end of the year for more utilities. they "forgot" to charge us a month of electric even though we paid the same amojnt for that month as every month so we had to pay double. I had to pay $400 in move out costs that are due to a little carpet stain that has been there for 2 years that they have to "replace" I'm sure they won't even fix it. The blinds which they bend and lie about them being broken, again I have picture proof, and cleaning costs where nothing has been cleaned. They say the cleaning is automatic charges but when you hand the apartment back to them in much better condition then it was given to you I would think there would be a little grace. Absolutely abysmal management and Hannah won't budge on costs even if you ask to come clean the $266 "stain" on your carpet. They will fight tooth and nail for you to not be able to save any money. It's cheap and has two pools, but those are the two best things. The apartments are out of date, and so are the appliances. Our stove and oven kept breaking. We also were given an ADA apartment, which is fine, but they didn't inform us that ADA rooms don't provide the following: Proper counter space and a door for the washer and dryer, as they displayed on the tour. So it is mainly just a lack of communication, bad appliances, office hours are unhelpful for full-time students, etc. You can find a house to live in, a 4x4, and rent it for cheaper and with more control. Beware of Unfair Charges and Poor Practices!! Management here uses the lease to justify automatic charges for common area damages--without investigating who's responsible. They refused to provide time-stamped photos or repair invoices, yet still pursued payment. A $300 "holdover" fee was added even though staff had already entered the apartment before the move-out deadline. Returning briefly to collect belongings was treated as "failure to vacate," which is nothing more than a money grab. Unprofessional communication included unverified hearsay about the tenant. Transparency and fairness are severely lacking--think twice before renting here. read more

I lived at the Reserve for 5 years in 2 different apartments. While maintenance was attentive and always on time, the quality of the apartments and the management are abysmal. I found multiple bugs and hair painted in the walls and window sills as they do not clean before painting. There was also paint on every appliance, the floors, and even over the fire extinguisher. After having recently moved out, I am being charged almost $1000 for "damages" to their couches. It took almost 3.5 weeks for the assistant property manger to provide photos and when she did finally send them, they were blurry and show almost no damages or scratches to the couch. They even charged me $35 for drip pan replacements while I was still living and cooking in the apartment. When I emailed the assistant property manager about this I, to her convenience, got no response. This place used to be worth the price, but now there are other apartments in Central and Clemson that are cheaper and better quality. read more

Do not rent here if at all possible. After moving out, we were hit with gross over charges for supposed damage, trash, missing furniture etc. $800 after cleaning and leaving in good shape. As a parent of a student, we settled on The Reserve to save money. It was NOT worth it. On the rare occasion you can talk to someone other than Ari, staff is neither helpful nor friendly. EVERY time I logged in to pay monthly bill, I had to change the password. I always changed it to the same password. The utilities billing set up is a scam-$5.50 monthly billing fee for each of the FOUR residents. Someone is making $22/month off one apartment just to send the bill. When my student first moved in, I immediately reached for a broom to start cleaning the floors-turns out it was spattered paint all over the place. For the entire time she lived there, the dishwasher did not work properly. Multiple maintenance requests-they never successfully repaired it and would not replace it. The girls just had to stop using the dishwasher. Bedroom window would not open the entire time she lived there. I regret my money and my daughter were there. I am currently on hold for 15 minutes waiting on the front office to answer the phone. I hope to ask questions about exhorbitant damage and clean up fees after move out. I have zero confidence that there will be any resolution. I'll just have to pay $620 in damages and clean up for -ONE bedroom. That's a full month's rent that could be paid forward. read more

After living here for a year, we had countless cockroach traps in every nook and cranny around the apartment, as maintenance told us they couldn't do anything about the infestation we saw. There was also paint ALL OVER the countertops, bathtub, and toilet, as whoever painted was carless. The closet doors fall off every time you open them, and today I found a BABY SNAKE caught in the cock roach trap. DO NOT LIVE HERE. IT IS DISGUSTING, MAINTENANCE DOES NOT CARE UNLESS IT'S AN EASY FIX, AND THE APARTMENTS ARE ABSOLUTELY HORRIFIC. SAVE YOUR MONEY, THE LOW PRICE IS NOT WORTH IT. read more

I hate being the person to write a negative review. But I didn't have the greatest experience here. I figured maybe it was just bad luck on my part, but I've heard similar complaints a lot recently. I moved in last year to a disgusting apartment with animal poop on the floor and garbage everywhere that reeked of weed and filth. There was a girl who had already been living there a year, and she had really made herself at home. The reserve just disregarded the filth in the apartment and let my roommate and I get a nasty surprise on our move in day. It took me all week to deep clean that place. My roommate unfortunately re signed for this coming year, and what do you know, her new place is... filthy. Something needs to be done about people moving into dirty apartments. The area isn't the greatest, either. We had a few packages stolen off our front doorstep. I am hoping this review can inspire the staff to figure out a better way to ensure that people are getting a clean environment when they move in. read more

I lived at this place for the past year because the rent was low, I could have roommates and not be responsible for their portion of rent if something happened, and because it came fully furnished + with a washer/dryer/microwave. But this place is so trashed. They're is paint all over the floors from where I swear they spray paint the walls. The carpet desperately needs to be changed. Things in the apt break all the time. It's dingy and uncomfortable, the furniture is as cheap as they could possibly get it. The wifi (that's included in the price of rent) is god awful and unreliable, which is terrible considering we were all in college -online because of covid. The internet/wifi company they use I've never heard of before and they gave us the run around between them for 3 WEEKS WITH NO INTERNET before I just moved out early because I couldn't take it anymore. The gym has no air conditioning and if something is broken in there it does not get fixed. They tell you that you can have a pet cat (with a $400 pet deposit) here but then all the living room furniture is a fake Vinyl leather that will get picks in it of a cat even so much as hops up onto it, which mine did. He honestly didn't claw/stretch his nails in it (that I would understand if he had) but there were tiny pricks on the arms of the couch that weren't even bad at all and they charged us over $800 for the furniture (which it is NOT worth, probably worth $200 MAX) and then wouldn't even let us keep the "damaged" furniture, probably because they are going to continue to use it and keep our money too! Charged us for anything they could, like light bulbs?? And to top it all off, moving out we filled in every single hole from hanging things and cleaned with apt top to bottom and they still charged me and my 4 roommates $30 each after move out for (you guessed it!) "damages" AGAIN. They're we're no damages I assure you. They are a greedy money pit that entice ppl with low rent and then they charge you for whatever they can later. So our daughter moved in yesterday at the reserve.... furniture looks like it was found at a dump, kitchen cabinets gross and falling apart. Walls and trim filthy , balcony filthy and full of cigarette butts and we asked for non smoking ....bedroom smelled like smoke ....front door gross. These places should be given a fresh coat of paint , good cleaning in-between renters ....feel taken advantage! Do not come here. Would give it 0 stars if I could. You'll get charged outrageous fees if you don't do what they say, exactly how they say it. I have TWO boxes and an empty juice carton placed NEXT to my trash bin so I can take the plastic and cardboard to a recycling facility and properly discard it. But apparently a "representative" came into my apartment and described my apartment as being trashed and gave me a fee of close to $100. Absolutely ridiculous. Maybe if they invested in recycling containers, I wouldn't have to wait to go to a recycling center, which mind you are closed on weekends, so what do I do then???? Skip this place. My rent is around $550 a month, but I usually expect to pay around $650 for all the ridiculous fees they give me. read more

I'm a resident at the Reserve. I haven't had internet access for over two months. I still don't have internet access. Front office staff has not helped resolve this issue. Internet and WiFi are included in the rent. But I still don't have any internet. Aside from this the building itself is in poor condition, the walls are paper thin, poorly lighting in every room, and smoke detectors go off anytime you cook. Would not recommend. Hands down the worst place I'd lived in clemson out of the five places I've leased from in clemson. read more

As far as the apartment goes, its ok. Rent includes all furniture needed, as well as all appliances needed (fridge, Oven, Microwave, Washer and Dryer). It's all good on that front, as well as maintenance, they are really quick at responding to requests. As far as what you get, its definitely the best value around. The problem with the reserve lies with their roommate matching... We moved in 3 years ago with 4 people, everything was good because our 4th roommate was someone we knew. He left and the reserve stuck someone else with us. I swear to god the reserve just takes whatever you put on your roommate form and does the opposite. That roommate spent only one year with us, but low and behold the reserve gave us another roommate. This roommate is the worst rooommate you could imagine. He smokes, both weed and cigarettes (24/7), he always has guys stay over (maybe he's gay?), he doesn't clean up his mess, he's left the oven on over night on more than one occasion and he hasn't bought 1 thing for the apartment. Since we've been there for the whole time we've got a multi-thousand dollar home theatre setup. All the utensils, dishes, glasses, pots/pans and any other appliance not provided is ours ands it's just ridiculous. Don't come to the reserve unless you are renting an ENTIRE apartment and you know you're roommates will be staying the entire time you will be. We've asked the reserve to do something (even if its just send a letter) about this roommate because we've talked to him and there isn't anything else we can do short of beating the crap out him... I have had a really good experience at the Reserve so far. The only problem I have really had with the Reserve so far is we have had a lot of bugs and also with the pressure of renewing our lease super early because I can't be confident where I want to live or who I want to live with this early on.
