    SOME of the roaches. It has gotten to a point where I just stopped taking pictures.

    Warning: This will be a long review. I'll start with the pros. Pros: 1) Townhouse-style units - no chance of having noisy neighbors upstairs 2) Walk-in closet 3) Hardwood floors in the living room and kitchen 4) Washer/dryer in-unit 5) Aesthetically pleasing property - remodeled leasing office, well-maintained grounds 6) Quiet neighbors 7) Ample parking space - only time I didn't find any spot was around Thanksgiving, which is understandable 8) Can set up automatic payments on app Cons: I'll try to be as objective as possible but please excuse my frustration. 1) SO MANY ROACHES - I'm deathly terrified of roaches. When I viewed my unit, that should have been my sign to stay away. There were no less than 3 dead roaches in the living area and 2 in the kitchen. I thought they just hadn't gotten around to completely cleaning it up yet--and as they were already dead--I brushed it off. The weekend before my move-in date, I called the office and asked if I could move in that weekend instead (and pay whatever fee for moving up the date) so my fiance could help me. Kalie said it wasn't possible without the approval of her manager (Yanique), and she didn't want to bother her because her father was sick. Plus, she said they still needed to do a final cleaning of the unit. Okay, understandable. I showed up on my move-in date and Yanique was there to give me my keys. I asked after her father and the conversation got around to what Kalie had told me over the weekend. Yanique turned to Kalie and told her it would've been okay for me to move that weekend since I had already signed my lease, that all she had to do was give me my keys. Kalie apologized, stating she was new and didn't know this was the process. Understandable, but now I had to move by myself on a rainy day (the weekend was sunny all day long on both days). But at least, I thought, the roaches would be gone since Kalie did say they were going to do a final cleaning, right? Nope. The same roaches (plus 1 new one) were still there. It's been six months, and I still find 1 or 2 every other day to every 4 days. Staff told me they're tree roaches and are normal in Texas, but my co-workers said it's not normal to have this many! Their solution is to simply spray around the baseboards and put out traps. I'm also spraying every week and they still keep coming. When I once again complained, one of the newer office employees told me I didn't have it as bad as some of my other neighbors since they actually had infestations. I think she was trying to appease me but only served to do the opposite: Not only did she effectively minimize my problem and invalidate my worries, she also revealed that this is a big problem for this property. I guess the silver lining to this is now I no longer have panic attacks when I see a roach, I just gag a little when I dispose of them. 2) Defective/old appliances - washer wouldn't drain (took a week to fix), thermostat was defective (took also a week to finally replace, had to spend some days sweating with windows open), washer drum detached (replaced with a brand new washer/dryer unit the following day), old/defective heating unit (had to call 911 when I noticed smoke coming out of the vents, already had heat running for about 2 nights before this happened, fire chief told me they had responded to a similar incident on the property just recently and had informed management and maintenance to check all heating units, my heating unit wasn't replaced until after 2 days); silver lining is whoever gets my unit after I move out will have a new washer/dryer and heating unit! 3) Leaking ceiling - rained heavily on 12/7/18, noticed a bulging pocket in the ceiling, called the office and one of the staff said they would send somebody to fix it, to this day (1/1/19) the ceiling hasn't been fixed (it just got worse); no silver lining with this one as the water seeped into the vanity cabinet and drawer and ruined my makeup and other toiletries. 4) Could improve their communication/response time to service requests - After the roaches, this is what gets to me the most. I also had problems at my old apartment (I just have bad luck with apartments I guess), but at least my old property manager was on top of things and always kept me in the loop. Here, I have to submit multiple service requests and follow up to ensure something is done and done correctly. Plus, they tell you something will be done (e.g., fix the roof/ceiling) within a certain timeframe but they don't commit to it. I understand it's the holidays but this problem has been ongoing since early December. I just can't take them for their word and that's disconcerting.

    They reserve their parking spots at our no reserved parking lot! I was harassed for days about where I was parking my disabled vet car!

Its usually pretty quite, there are…read morea lot of trees and the units, though older (70's), are built with concrete making them great for keeping the summer heat out and preventing bugs. Vacated units are going through a remodel phase that brings them up to date with granite counters and stainless steel appliances.. I received brand new black appliances with my unit which was not remodeled/ They also provide valet trash service, are big dog friendly, and have enforced dedicated parking. I am very happy with the service this place provides, Ashley, Aubree, and their new guy, Payton, go out of their way to address my concerns. In most cases I receive same day maintenance service. For example, I showed Ashley my recent electricity bill that had skyrocketed way above the normal. I suspected the a/c unit and just expected them diagnose it and fix it, but she immediately put in a maintenance request on replacing the whole unit. I am very surprised and grateful for such a supportive staff! I have even recommended a co-worker to this place and she liked it so much she moved in the next month!

    Don't move through this propetry they had really poor management they are scammers when I moved in…read morethere they game a dirty unit with some issues and reported and they never did anything and top of that I talked to 3 different properties managers and they did not fixed also the corporate office sent 2 inspectors and I did tell the issues and they ignored me too and top of that in the last 2 months that I lived there suddenly the unit got insfested of roaches and mosquitos and call through the corporate office trying to talk to the area manager Mrs. Martinez and she never call me back so if you don't want to waste your money don't move trough this property they careless about their residents.

    I did a tour for this place it was mold all in the bathroom I asked was that going to be fixed or…read moretook down because I had a baby they replied yes everything will be cleaned before you move in ... I moved in 2 days later the apartment was the same still dirty wasn't swept or moped and there was still mold I went right to the office and complained .. they said someone will come out and fix the apartment up and remove the mold .. I left my apartment because I didn't want my baby around MOLD .. (there was also lots of roaches on move in day ). After I came back to see if the mold was gone I walked in on the guy spray painting over the mold not doing anything to fix it besides spray painting over it .. I immediately asked for my money back and to move out since we haven't even been there for 48h they kept begging for another chance and to move our units so we gave them another chance and for them to move our units ... They moved our units across the street at there other property called BUENA VISTA so it's BUENA VILLA AND BUENA VILLA .. not even a week pass there was baby mice running all around our apartment and I know this because I have cameras around my apartment because I have a 4 month old baby , they did nothing to fix the problem and now I'm patiently waiting to see if I can be refunded 1500 dollars which now I feel like was all a scam because they knew they had mice and roaches DONT MOVE HERE ITS VERY VERY BAD , I should have listen to the neighbors that was also about to move out .. they are very nasty and there POOLS never open they are very rude and it seems they are racist also .
