Lived here several years and it just gets worse. Constantly dealing with water shut offs for busted pipes (not related to the freeze, this is every couple of months), leaky roofs, mold, and trying to pay your rent is ridiculous because the resident money order always is down because they want you to go online to their website and pay a $49.99 convenience fee. Property manager, Anna, is rude and absolutely will send you nasty emails and leave rude voicemails. Don't ever expect an apology from her. Tried to renew my lease for 6 months while I wait for my house to be finished and they can't do that, but they can do 13 months or month to month at market rent (which is over $300 more than my neighbor on a 6 month lease in an updated unit is paying). The unit has had one update and that was flooring due to a flood and they put in cheap laminate that was scratched and peeling the day of installation and I had to move ALL MY BELONGINGS and vacate for a week with 24 hours notice and attitude that I was at work and couldn't immediately come home and move all my stuff out. I've put in multiple repair requests over the years for carpet coming off the stairs and they'll come in and fix something else and leave that. It's a fall hazard!! read more

Having lived here for almost 21 years, I've watched The Resort Townhomes go from good to better; a few bumps in the road (mostly resulting from some unruly residents with no respect for others -- not tolerated these days), to what is now an even greater place to live! The grounds are kept up, property kept up, Management Team takes every service request seriously, no matter how small or large and do their very best to have issues resolved timely. The Maintenance Team is amazing, these gentlemen work so darned hard, rain or shine, unless it's storming out, handling all requests as quickly as possible. They never cease to amaze me, as they are always all smiles, no matter what! They work hard and do a great job on all counts! They are a strong team who work together to deal with anything that needs to be taken care of. With not 1, not 2, but 3 times during the week they provide garbage pick-up at your door. Super convenient for residents; greatly helps avoid issues where roaches, ants and other pests. If you have an issue any point, just call management office, or make online service request to get on list for the exterminator to come out. If you do that problem solved, and if pests return, request service again. Extremely quiet majority of the time, day and night; Stafford Police patrol the grounds on a regular basis; property right next to many restaurants; takes 2 to 3 minutes to get to 59/69; plenty of shopping and an AMC theater walking distance for those who love to get out and walk; not to mention 3 churches within walking distance as well. I just want to say that I have lives here since 2001 and it is the best place to live! The maintenance does a great job and is very quick to fix things if there is a problem. The management and staff is amazing and actually care about you! It is very clean here and also very quiet, which is hard to find!! A lot of the residents decorate the yard and it just looks so beautiful and makes you proud to live at a place where people take pride in their home! To Tatyana Murphy (who made an ignorant complaint on google) I'm not sure if you are blind or can't see all that well but my neighbors yard looks BEAUTIFUL and I am proud that she takes pride in her home and makes it look so beautiful! I am sorry that you are such a jealous and miserable person! Plus you don't even live here so your opinion is IRRELEVANT! It's sad that you are such a negative person and can't appreciate beauty. Have lived here for what is now 21 years. Given the COVID pandemic and other obstacles the management and staff have had to endure, as did the entire country, they have continued to do an amazing job of handling even the smallest issues from clogged toilet to a/c issues as quickly as possible! Always smiles on their faces when maintenance personnel arrive, as well as most pleasant and professional management and staff in the office! The complex is well maintained, trash pick-up three times a week is a blessing and neighbors watch out for one another. Unruly and ridiculously disrespectful behavior not tolerated here and Stafford Police presence, with officers doing routine drive throughs, definitely a plus. If you are looking for a clean, quiet community, well maintained, close to the freeway and with so many great places to shop and an abundance of awesome restaurants to enjoy dining out or in (with more coming), not to mention the great floor plans, The Resort Townhomes is definitely the best deal in and around this area for your money! I am going on 4 years here and it's definitely a upgrade from other apartments I've lived it. Only downfall is the response time for maintenance (VERY SLOW) and also from the office. Everyone is very nice but sometimes it seems they are just taking their time for nothing. The neighborhood is calm and quiet and have yet to meet anyone who doesn't enjoy living here. Warning: This will be a long review. I'll start with the pros. Pros: 1) Townhouse-style units - no chance of having noisy neighbors upstairs 2) Walk-in closet 3) Hardwood floors in the living room and kitchen 4) Washer/dryer in-unit 5) Aesthetically pleasing property - remodeled leasing office, well-maintained grounds 6) Quiet neighbors 7) Ample parking space - only time I didn't find any spot was around Thanksgiving, which is understandable 8) Can set up automatic payments on app Cons: I'll try to be as objective as possible but please excuse my frustration. 1) SO MANY ROACHES - I'm deathly terrified of roaches. When I viewed my unit, that should have been my sign to stay away. There were no less than 3 dead roaches in the living area and 2 in the kitchen. I thought they just hadn't gotten around to completely cleaning it up yet--and as they were already dead--I brushed it off. The weekend before my move-in date, I called the office and asked if I could move in that weekend instead (and pay whatever fee for moving up the date) so my fiance could help me. Kalie said it wasn't possible without the approval of her manager (Yanique), and she didn't want to bother her because her father was sick. Plus, she said they still needed to do a final cleaning of the unit. Okay, understandable. I showed up on my move-in date and Yanique was there to give me my keys. I asked after her father and the conversation got around to what Kalie had told me over the weekend. Yanique turned to Kalie and told her it would've been okay for me to move that weekend since I had already signed my lease, that all she had to do was give me my keys. Kalie apologized, stating she was new and didn't know this was the process. Understandable, but now I had to move by myself on a rainy day (the weekend was sunny all day long on both days). But at least, I thought, the roaches would be gone since Kalie did say they were going to do a final cleaning, right? Nope. The same roaches (plus 1 new one) were still there. It's been six months, and I still find 1 or 2 every other day to every 4 days. Staff told me they're tree roaches and are normal in Texas, but my co-workers said it's not normal to have this many! Their solution is to simply spray around the baseboards and put out traps. I'm also spraying every week and they still keep coming. When I once again complained, one of the newer office employees told me I didn't have it as bad as some of my other neighbors since they actually had infestations. I think she was trying to appease me but only served to do the opposite: Not only did she effectively minimize my problem and invalidate my worries, she also revealed that this is a big problem for this property. I guess the silver lining to this is now I no longer have panic attacks when I see a roach, I just gag a little when I dispose of them. 2) Defective/old appliances - washer wouldn't drain (took a week to fix), thermostat was defective (took also a week to finally replace, had to spend some days sweating with windows open), washer drum detached (replaced with a brand new washer/dryer unit the following day), old/defective heating unit (had to call 911 when I noticed smoke coming out of the vents, already had heat running for about 2 nights before this happened, fire chief told me they had responded to a similar incident on the property just recently and had informed management and maintenance to check all heating units, my heating unit wasn't replaced until after 2 days); silver lining is whoever gets my unit after I move out will have a new washer/dryer and heating unit! 3) Leaking ceiling - rained heavily on 12/7/18, noticed a bulging pocket in the ceiling, called the office and one of the staff said they would send somebody to fix it, to this day (1/1/19) the ceiling hasn't been fixed (it just got worse); no silver lining with this one as the water seeped into the vanity cabinet and drawer and ruined my makeup and other toiletries. 4) Could improve their communication/response time to service requests - After the roaches, this is what gets to me the most. I also had problems at my old apartment (I just have bad luck with apartments I guess), but at least my old property manager was on top of things and always kept me in the loop. Here, I have to submit multiple service requests and follow up to ensure something is done and done correctly. Plus, they tell you something will be done (e.g., fix the roof/ceiling) within a certain timeframe but they don't commit to it. I understand it's the holidays but this problem has been ongoing since early December. I just can't take them for their word and that's disconcerting. read more

I have lived here for 15 years and this is honestly the best place that I have lived. I love to decorate my yard and I receive so many compliments! Other neighbors take photos in front of my yard and pond. I decorate for every holiday and have for years. The staff is wonderful as well as the manager. No matter what you need they get it done quickly. It is very clean and very quiet here. The neighbors are very friendly and everyone is like a family here. I currently do not live here but I have a move in date scheduled for the near future. I'm excited about it! I was able to view the property both day and night(on my own just driving thru) there wasn't any hanging out or loitering which made me feel good about my decision. Then there is Terea! She's walked me through the process step by step, explained Any questions I've had with out making me feel like I'm getting on her nerves or that she doesn't want to help she's very pleasant and helpful! The rent is a bit on the pricier side. Most leasing agents are nice to get you in and then treat you like dirt after but I don't get that vibe from her! On November 15 I visited at the resort townhomes and I received a poor greeting by Rebecca Williams who is the property administrator I asked about a future and she immediately told me without looking or checking that no she would not have anything available and the reason for this response she stated the property does not assist with FEMA because we're displaced. Rebecca stated, " Because we're at 96% capacity we will accept anyone displaced or receiving any type of rental assistance." Professionalism is important as well as delivery and she disengaged conversation and went back to her office. This visit left me very humiliated and it's already stressful having to relocate somewhere for a future date but even more so the way she treated me because she basically didn't have anything else to say to me except "you must make three times the amount of rent to live on this property." I asked if she had a model to show and she replied " you can take a virtual tour online," leaving my son and I standing at the outside desk as she went back into her office. I find this her professionalism very poor and rude and suggest management to address this. I've recently moved from The Resorts, I lived there for 4 years. The property is well kept and the leasing office is there to assist msking Sure the job is done and the residents are happy. I hated to leave The Resort! The residents keep their units up so beautifully especially doing the holidays. Ine particila resident decorates her yard for each holiday. She usually has a swing hanging from her tree my daughter along with other children would go to sit on the swing or her bench. I mean she even has a pond in her yard that's kept up to profession! Not to mention the Resort does an outstanding job as well.... this place is centrally located near the freeway, shopping plaza and a wonderful place to live. read more

‼TAKE YOUR APP , ADMIN, and DEPOSIT ELSEWHERE‼ I've been a resident for two months now, and I want to move. The first six weeks in, I had to submit a maintenance request each week to have something replaced. (Clearly the unit was NOT ready for move in, but they were so eager to profit they moved me in...when I asked to move in on a later date) The baseboards had spacing, leaving room for spiders,and who knows what else to come in. The ice maker did not work and STILL doesn't. A/C needed work TWICE. The faucet fixture wiggled when you turn it on. The entire oven did not heat. Found mold growing under the sink. The communication is PISS POOR. From the corporate office...to the staff...to the residents, nothing is communicated AT ALL/ NADA. I only get communication when I call in/walk in and inquire. So what is the point of the Resident Portal? Oh ok. They do half jobs and expect full rent ‍ They turned my A/C off while my kids were there and didn't notify me BEFORE HAND. On another occasion, my water was turned off WITHOUT NOTICE...again while my kids were there Shall I go on? At this point I am livid. I will be contacting the BBB and doing a follow up review each month. As of now, they deserve a zero star. Tarhea is the only one who has been helpful during my transition to this community. This place was alright for about a little over a year. Until I moved units! I have yet to receive my deposit back from them, and they keep giving me the run around about how long it's going to take to come in. So they just keep your money and never give it back. There were roaches (little ones) everywhere since before we moved in. So their cleaning of apartments really sucks before you move in!! The front office harassed me for parking my bf disabled vet vehicle in the handicap spot. They harassed me about the no reserved parking spot that they "reserved" for someone whose unit was right there, and let them keep their walker in the parking spot for a no reserved lot to keep their parking spot. They harassed me about an "abandoned" vehicle which was not, but have yet to say anything about the beat up old silver car that's been sitting in the same spot (ABANDONED) for the past two months now, but have yet to see a sticker on their car to be towed as Yanique threatened to tow mine. She furiously banged on my door numerous times knowing that I have a newborn, intentionally waking my child out of her sleep only to harass me about the no reserved parking space that they reserved for the apartment next door!! The place use to be okay. Now its like the ghetto! When you report any kind of problems..they don't fix them(noise complaints, neighbor complaints). The noise problem is beyond me. I believe the requirements have changed to get approved. I have seen all kinds of people walking through the complex. Neighbors don't respect parking, trash days, or noise levels. They suck at answering the phones! Also there is no reserved parking but yet they tell that you can only have 2 cars. They also claim that visitors must park by the front swimming pool which is only 5 spots, so I don't see how that's going happen. I see why the reviews have went down. Cars are broken into on the regular . Two buildings closest to the leasing office had 11-14 car windows broken and none of the cameras ( the one ) caught it . Poor quality camera facing gate that is consistently open . Works for a week or two but will be wide open for days . A few police live in the complex and useless seeing how all the cars are getting broken into . Mentioned used condoms being left in the parking lot and as always yanique was no help . They're quick to sell for the commission but when your car gets broken into and gates were left wide open you're left with ineffective cops and weak responses . ****Make sure to ask them how many cars get broken into every six months . **** read more
