The unit that I was shown was extremely outdated with carpet throughout and holes in the walls. It was the ugliest apartment that I've ever laid my eyes on in all of my life and living. The carpet had stains in some parts and some parts not. The living space was spacious, but the dining room area was carpeted and was pretty tiny. The bedroom was carpeted and small. The cabinets was unpleasant brown color with tiny holes in it. It looked like the last person who lived there was punching holes in the walls. In the closet, the door of the closet had a huge hole. I told the leasing agent that and her response was, "yeah, they got holes in this place!" The balcony was not cleaned and had a bird nest with cobwebs and bird poop everywhere. The leasing agent saw that and said, "oh, the maintenance guys haven't cleaned this yet". That right there shows me that the maintenance ain't about shhhh-. The leasing agent that showed me the unit was a cool chick. I even saw a really cute guy that lives here, but I decided against living here since the units are very expensive and outdated, all that carpet is a turn-off, and they had the audacity to show me an ugly unit.

There was a lot of construction (almost a whole year long) when I moved in and I would have appreciated a heads up. Maintenance has always been amazing, they are quick & so nice. The pool area is always kept clean. The gym could use an update or two, it has been the same for years, no stair-stepper or rower but other than that it has the necessities. A few cars here have had tires stolen & I even had shoes stolen from my front door. Things like this can happen anywhere & I do feel relatively safe living here. AVOID!…read more Prospective renters beware: Do not move to Camden Sugar Grove if you value your family's safety, work from home, or expect management to understand their own contracts. This property actively charges premium "luxury" prices but forces residents to live in dangerous, hazardous, and completely unmonitored conditions. There are many better apartments in Stafford or Houston--people should completely avoid this place. 1. TOTAL INCOMPETENCE BY MANAGEMENT STAFF Management and staff have absolutely no clue what they are doing. A carport is included in my monthly rent. Despite this, management failed to provide me with my space for two consecutive months because the Management and Staff "got confused" and didn't even know it was included in my package. They spent two months falsely claiming they were "looking for a car port" for me while pocketing my rent in full. I had to find out from my neighbor that the amenity was already legally mine. 2. STAFF HOSTILITY AND HARASSMENT. There is a worker/cleaner on this property who is incredibly rude and hostile. He has actively harassed me and my son on several occasions. Management has zero oversight over who they hire, and having an aggressive staff member on-site makes the property feel completely unsafe for families. 3. MANDATORY TECH FEE FRAUD ($1,416 YEAR LOSS) Management forces a mandatory $118/month Technology Fee bundled into rent for a smart lock and Xfinity internet. The internet infrastructure has been completely broken since May (over 4 months), dropping traffic unexpectedly ("Connected, No Internet") primarily on mornings and weekends. It was so bad we had one full month with zero internet, yet they still forced us to pay the full $118 fee. I did all my due diligence: had maintenance check the port and had an Xfinity tech completely replace the unit wiring. Because my son and I take expensive online courses requiring talking and printing at home, I was forced to buy a separate T-Mobile backup internet, bringing my monthly internet costs to $368/month. Local management explicitly admits they can't fix it but aggressively refuses to remove the charge. 4. DISGUSTING BIOHAZARDS AND PEST INFESTATIONS The common hallways are an absolute biohazard; people leave trash piles out for days and stray animals tear them open, scattering rotting food everywhere. Worst of all, there are literal BLOOD STAINS and disgusting, leaked bodily fluids all over the hallway floors that management completely refuses to clean or power-wash. There is also a massive infestation of giant cockroaches and flies everywhere that flood inside your apartment the absolute second you crack open your front door or balcony. The environment is constantly polluted; the balcony and walkways smell heavily of cigarette smoke and marijuana all the time. 5. SAFETY AND THEFT ISSUES Aside from the internet fraud and filth, there is a rampant stealing problem here--things disappear the exact moment you leave them outside your door. Management does nothing to secure the property, maintain gates, or protect residents from theft.I have officially filed a formal fraud, non-performance, and habitability complaint against Camden Property Trust with the Texas Attorney General's Consumer Protection Division under the DTPA. I lived here for about 15 months and enjoyed my experience here…read more The entire complex was very pretty and felt like a small oasis in the middle of a bustling city. During the warmer months (aka- 99.99% of the year), there are birds chirping/flying, ducks swimming, and lots of cats running around. I didn't really understand where the cats came from, but I didn't have a problem with them. The landladies Audria and Diane were very on top of their game. Whenever I had an issue, they made sure to fix it in a timely manner. I had a roach problem that persisted for weeks, and they both kept trying different solutions until the issue was resolved. (If you're curious, ultimately, Audria gave me a bottle of boric acid, which worked like a charm to ger rid of the roaches.) The complex hosted events throughout the year to all the residents of the complex. For example, there was free breakfast handed out some mornings, and I also attended a Thanksgiving dinner hosted by Audria and Diane in the leasing office. The price of my apartment was also very reasonable. With rent, water, and sewer combined, I ended up paying about $650/month (back in 2012). My apartment was also decently sized with a balcony (about 600 square feet). In terms of location, the apartment is close to Chinatown, not too far from the galleria area, and maybe "borderline far" from downtown Houston. People have different preferences on where they need to travel, so I won't use location to alter my star rating. I never had a problem with parking here, but that's because I lived in the back of the complex, which was full of available spots (and also officially where visitors park). I observed that the parking spots were always filled to capacity at night in the front of the complex, so I bet some overflow to the back was necessary. This may have been a little annoying to some residents, but to be fair, the walk from the back to the front was so short that it probably isn't too big of an issue (maybe a 200 feet walk at most). There are 3 reasons though, why I'm rating this complex as 4-star instead of 5-star: 1. The gate is connected to your cell phone, and guests can call your phone to open the gate. To this day, I still sometimes receive calls to open the gate since my phone is still in the computer system. 2. The landladies are really on their game, which sometimes could be an annoyance. One time Audria called me at 8am on a weekend morning because I threw away a cardboard box in the trash can next to the mailboxes. She woke me up to tell me to throw away those larger items in the dumpster instead. 3. After I moved out, I did not receive my itemized list of security deposit deductions within the legal Texas requirement of 30 days. When I did receive a letter, it said that I actually still owed the complex about $25 due to some weird timing of rent payments. This was a legitimate reason, but due to the delay in receiving the letter, I legally didn't have to pay it. (In fact, Texas law allows tenants to sue for 3 times the original security deposit if the letter is not written in 30 days). Because the landladies treated me so well during my stay at Crystal Falls, I didn't bother arguing about the $25 and just paid it. But if I hated their guts, there was probably a decent chance of a lawsuit. Overall if the location is suited to your needs, I recommend renting from Crystal Falls. The management here is superb and will really make you feel like your voice is heard!

With the new management, the issues were fixed within 24 hours. When my ac broke, the manager advocated for me and made sure maintenance fixed it as soon as possible. Which I greatly appreciated.
