Avoid Retreat at Bothell - Unprofessional Management and Terrible Experience I lived at Retreat at Bothell for 2.5 years, and to say my experience was horrible would be an understatement. Throughout my stay, I had multiple unpleasant encounters with the leasing office over issues that could have easily been resolved with basic professionalism and courtesy. Unfortunately, that was rarely the case. Noise was a constant issue--particularly from the neighbors upstairs--but the tipping point came when rent hikes were introduced without meaningful improvements to justify them. I decided to move out in February, and at that point, I was fully paid up and in good standing. Despite this, the management withheld my $1,000 security deposit and came up with exaggerated repair charges, eventually telling me I would only receive around $190 back. To make matters worse, they issued the refund check with the guarantor's name on it--someone who does not even live in Washington--making it impossible for me to cash. Since February, I have been chasing them for a corrected check. It's now mid-July, nearly five months later, and I still haven't received anything. The leasing office continues to give me the runaround with vague explanations that make no sense. I strongly urge anyone considering living here to read through all the reviews carefully--many others share similar experiences. Between poor management, unjustified fees, and lack of accountability, Retreat at Bothell has been one of the worst housing experiences I've ever had. Avoid this place at all costs. read more

Only problem is that vallet seems to miss my trash and the recycling dumpster is always overflowing. Another point about vallet is that I'm not sure how many bags of trash or recycling I can get rid of a day. read more

My son and his roommates moved out weeks ago and since then the management has been extremely sketchy about giving them their security deposit back. I know they left the place in better condition than when they moved in. Along with this, multiple amenities were in non working condition for months during their stay. If they do get their security deposit back, I'll update this but right now, I feel like there are way better options. read more

Really nice amenities, maintenance guys are good, the office is so god awful that it makes them a 1 star. they will over charge you for everything and don't expect a deposit back. My wife and I hired professional cleaners when we moved out and they still took our $1000 deposit. On top of that, our cars were broken into on 4 different occasions and one time our roommates truck was stolen. No cameras even though they tell the residents they are working on a solution. Lived here from 2016 - 2021. One star for the great location - aside from that this place is terrible. Went through two different management companies and countless rounds of "new management." Safety issues: Lights out in the stairwell no less than 10 times. Maintenance shut off power to entire building because "PSE" told them to. Called PSE they told maintenance all was good on their end and they needed to fix the building's electrical. Ants.: So many ants every year. I would be required to remove everything from my kitchen so they could come spray every two weeks. This would go on for months before they would also start treating surrounding units. Was advised neighbors had a "sanitation issue" causing the ants. Still the next time it happened I would go through months of treatment before they'd even look at he other units. Management didn't see this as an issue and even laughed in my face. Having ants all over every service of your kitchen is not funny. So if you're in the J bundling then know the ants have been there since 2016. I'm sure they're still thriving. Pics included. Move out: They did a pre movement walk through. Noted how well I had kept up apartment. Was scheduled for a renovation. 0 concerns regarding any issues/repairs needed. Was advised I didn't need to patch holes from hanging art. Prepaid the "cleaning fee". After moving revived an invoice for wall damage. I was in the middle of apartment hunting and it was like $100 so I just paid it because I didn't have the time to call and argue. While leasing a house to the state I moved to when they called for a reference they were advised I significantly damaged the unit. Which sounds like bs to me. Would never recommend anyone to live here. read more

Staff is passive aggressive when we went to the gym as it was supposedly closed, but there was not sign, no email, and our key let us in. How are we supposed to know it's closed when there's no communication? Don't make it our fault for getting a workout in when we don't know otherwise. read more

After living here for 15 years we have never received a carpet cleaning, the windows never have been washed. Breezeways are shameful when we have visitors. The rats are crawling to the 3rd floor and we pay extra for pest control. The valet garbage don't pick up at least twice a month and we still get charged. Maintenance take at least one week to get the service done in the most mediocre way. I've done the caulking in the bathrooms better than they do. I've paint the whole apartment. And still they don't send a notice when is a renewal and rise the rent without any notification. I'm extremely frustrated to pay this high rent for this old, never maintained apartment. And now we're stuck here since they trick us with all their bureaucracy rising our rent to the same amount we could be paying for a newer apartment in Main Street Bellevue. I feel robed. read more

Tressa is in the leasing office and takes care of the financial aspect of this apartment- she is sweet, considerate, sensitive and very understanding! The pandemic really hit my husband and I and we're so thankful that she was there to listen and give us information on how to go about our lease and balance. The apartment is nice! However, in the grassy areas around the complex there are always chicken bones which I have to constantly pull out of my dog's mouth. The apartments are quiet! The grounds are well maintained overall. However, there seems to be a lot of problems with the administration of the main office. The apartment itself does show signs of aging. read more

We spent more than 7 years in this place, overall experience it was pretty nice and family friendly. Nothing better than watching your kids playing with neighbor's kids in front of the house or in the nearby park. Place is very convenient, elementary/middle school bus stops, in walking distance to Starbucks, us foods, homedepot ... etc and there are many walking trails around. read more

I am leaving one star for this Apartment Complex. I'll try to be succinct but there is much ground to cover. My wife and I moved in around September 2020. At the time, Management seemed responsive, approachable, and responsible for the state of the complex. Around November 2021, lease terms began getting updated. There was some lag time due to Covid lock-downs. During this time, we noticed a downtrend in the quality of certain services we were paying for, namely the garbage pickups and the cleanliness of the complex. At this time, we were notified of an increase of our monthly rent of around 26%. My wife and I spoke with the office to attempt to understand the situation and also make the case that our units, located on the far end of the complex, have generally been neglected when compared to the units closer to the leasing office. I believe that this neglect contributed to our building being at only at 50% occupancy for over six months. It logically follows that other buildings in our area of the complex were also at decreased occupancy - additional evidence for this was a notable decrease in the number of parked cars in the area during this time. We were condescendingly told by the office management that "this is a business" before our case was even listened to. Thanks, I was unaware that there is no "service" component to this business. You just build the apartments and leave while charging ever increasing rates. Trash pickup and cleanliness steadily but marginally improved, as did occupancy rates. However, this brought new issues such as noise pollution. These units are already located next to both a popular road and a highway. If you decide to live here, expect trucks slamming on their compression brakes at 4am, and sports cars speeding through at 12am. I'm sure something could be done about that if people really wanted to, but what is more easy to do something for is noise levels in the apartments themselves. I repeatedly requested from the office management that some notice be given about noise levels and hours of silence, which are stated in the contract terms. I was told by the office that a paper notice would be posted for our building to remind tenants of the noise policy. No such paper notice was ever posted. I put in a notice to the office that a piece of gym equipment was faulty and actually at risk of endangering the user. They simply taped off the equipment and it has been that way for months, last I checked. Their new lease terms are insulting, frankly. A further increase of around 7% and now previously included amenities, such as an included carport, will cost an additional $50 a month. So actually, that 7% doesn't account for all the increased costs. This office doesn't seem to understand that adding value to apartment complexes isn't a matter of simply charging more money and then things magically happen. You have to be organized, follow through on promises, enforce policies that are meant to maintain a high quality of living, etc. It's fine if you don't do these things, but then you should expect those low occupancy levels to continue. My wife and I are leaving as soon as our lease is up - we stayed as long as we did in part to Covid lockdowns and a lack of mobility, not because it was "great" to live here. read more

I HATE LIVING HERE! It was a little better when the old management was working here but this new staff is very unfriendly, unhelpful and very rude some days. ALSO I hate the fact that I CAN ALMOST never go to the pool because there are PUBLIC swimming lessons going on all year long, it's very frustrating, the pool was one of the things that got me to settle here... Also to throw it back to when I first moved in, I moved into an apartment we're there was MOLD growing in the kitchen cabinets and leaking all the way into the Master Bathroom the stench was horrible, the process took about 2-3 weeks to re do the cabinets and all the damage done. Just makes me wonder why it was like that in the first place, and why they allowed someone to move into the building that way... I still have mold growing in my window seal, my bath tub CREAKS like it's about to drop and I've had a problem with PACKAGES being stolen the whole almost two years I've been here. ALSO ANOTHER THING! The office closes early ALL the time, and also I've been trying to get a storage unit but I have to have a signature from EVERY SINGLE person living in the apartment (which is 4)... AND THE office is only open from 10-5... HOW DO people with jobs even get anything done if those are the hours... I'll tell ya they don't, the process takes WAY longer than it should because of that. read more

This place just is fuckin horrible. If u wanna spend top notch rent to be repeatedly pissed off at these people then this is the place for you. They have had the same water leak the entire whole year i have lived here in my building and have said many times that they will be shutting off the water and thats its the last time but it never is. My water is being shut off two days in a row from early morning until later than 4pm. The pool, gym, and rec centers i pay for have been unusable the entire year i have lived here. And they force you to pay valet trash fees but they never come get ur trash. It stays in fromt of ur door for days maybe weeks for wild animals and critters to get at. All n all this place sucks to live at definitely not worth the rent at all. read more

I have lived here since August 2017. Within the last 6 months the apartment complex received new management. Unfortunately I have had a bad experience so far. Exactly 14 days ago I filled out a service request for a large mold problem in my apartment and some other things. After 4 days of silence I reached out, the person at the office told me it would be handled the next day which was Friday and if not no later than Monday the following week. So when the following Wednesday rolled around and still no one had come, it had been 10 days since the request had been filled, I called again. They told me with out a doubt they would be there the next day between 1-4 to handle the problem. No one came. So again I called, I spoke to a gentleman and he was very nice and apologized, he did some research and called me back to say maintenance was coming tomorrow between 1-2 and he would follow up with me. That was Thursday. It's Sunday now and I have not heard a word and I still have large amounts of mold growing in my apartment. This is just 1 of the issues we have had so far. I was out of the country traveling for a month and the complex put a notice on my car that they were going to tow my car because my tabs had expired. Thank God my fiancé saw it and was able to tell them not to. My car is registered with the complex and I pay rent every month and I was never told about this new rule. My car wasn't towed but the sticker left an obnoxious residue on my car I haven't yet been able to get off. On the bright side my apartment is really cute and there's 3 pools here which is awesome. Unfortunately that doesn't make up for living with mold and the other problems we have had. read more

Decron has been improving their management team at this property, really appreciate that, but recently the valet waste service, aka trash pick up service, is really frustrating me. I've called the office 3 times in the past 2 months about how the valet people were not picking up our trash, or just picking up part of the trash. This leads to wild animals getting into the trash and making a big mess at our front door. We have to do extra work to clean that up. Every time the office would tell me they don't see any notes or remark from the valet about why they are not picking up my trash, then they told me they'll make a note for them. But yet, this is still happening. I mentioned I called the office 3 times, but situation like this happened way more than 3 times. Today I found that they didn't pick up the trash again, and when I open my trash can, I realized they actually ripped my trash bag apart. I see how they are not able to pick it up when they ripped the bag, but instead of fixing the mess that they made, they just leave it there without any notice, that's just a very irresponsible. I know this is a third party company, and it's not completely the management fault, but management should be making sure the company they hired is doing their job. I would have just threw away the trash myself, but residents are prohibited from the trash area. This situation is very frustrating and I don't see any signs of improvement, I also gave up on calling this time, and decided to leave a review instead, so people will not have to suffer from this. I am currently looking at other apartments, because I'd rather pay the one month penalty than having to put up with this for the rest of my lease. read more

So many reasons NOT to come here. It's filthy It's poorly maintained It took 2 weeks to get me a garbage bin which I was told would be there before I moved in. I moved in and there were fleas, birds in the roof, paint on cabinets and light fixtures. The closet smelled like cat urine. The kitchen was not cleaned. Not worth it at all. The staff is NOT helpful. There is so much that they DON'T tell you upfront. All of my complaints have fallen on deaf ears. Even though my child was injured due to the cupboard door falling off and landing on top of her on Day #6. I was informed AFTER THE FACT that there staff had been in my unit to take pictures. Lived at this place for over 2 years. Within the last 5 months they approved a tenant for a place above me. It's almost like I'm being pranked, the guys normal walk is King Kong stomping and loves to drop this heavy item right above my bedroom throughout the entire day. The banging is so loud my lights in the kitchen shake and at times the apartment vibrates. It's insane. Who stomps back and forth the entire day and open and slams closed the slider door for no reason all day. My only conclusion is this Dude must be slow. Finally saw him while taking my thrash out and I do not doubt it. Now TheRetreat say they can't do anything because of Governor Inslee eviction protection. He's obviously mentally unstable yet they decide to move him in the apartment right above me. Now you have your hands tied. GTFO. Sent over 7 complaints and the only thing they do is call asking him to be quiet. Called the security guard at night when he was having his mental breakdown. She went over to his place to ask him to stop. He said "I'm not stomping" yet she was just downstairs and we both heard him loud and clear. Then he said "Well now I'm going to stomp Louder!". And he did just that. She ran back down to my apartment saying she felt like he was going to hurt her. She wrote up a huge report stating everything and no feedback from the apartment nothing. If the guard felt threatened how should all the tenants feel living at this place. I would give this apartment a negative 10 stars if I could. I lived at "The Retreat at Bothell" formerly "Avana 522" for 3.5 years,it is overpriced with very few office staff who respond to any issues. You pay for "valet" garbage, no option and no dumpsters to take out trash, if the "valet" picks up when they should it's rare, packages are lost all the time and we pay monthly , again no option , for a "secure locker system" where packages are either misdelivered, left out in the open , or placed under house account requiring a call to the office to search for codes. If you get Nick or Jibril on the phone they are very helpful , manager and assistant manager Stephanie and Kelly don't even bother . Everytime , and it's frequent, I have to go to the office to report issues Kelly is more concerned with her social media than her job Literally. She is on her phone when your trying to talk to her. Emails are not answered, animals get into the garbage daily if put out for valet and makes a hell of a mess on the entryways , ask for this mess to be power washed and you'll put in maintenance request after maintenance request with no response. We finally did it ourselves after 3 days of calling and being told maintenance would be right up to take care of it. We had vehicles stolen and vandalized, not just us but many and their solution was to start a neighborhood watch which was a good idea however they had ONE meeting then dropped that as well. The first year as Avana 222 staff were excellent and we loved it, bring in Kelly and Stephanie and it's gone to hell, bought out by Decron 18 months or so ago and it's the least desirable place to live. Down to ducks in the pools crapping in the water . It's a high priced low quality complex at best. You'll find used drug paraphernalia, needles etc in the parking lots , right where the kids play . All I can say is if you want to waste 2300 a month on a 2 bed apartment have at it, may as well save your money unless you don't mind ghetto type environments and rude and lazy staff.
