We loved where he was at Belvedere. Then the neighbor from down under moved in and made his life so unbearable, he was forced to move out. Such a shame that nothing was done and we were the bad guy in the situation. Too much noise with the footsteps on the carpet. Need to leave the pee in the toilet and not flush - ever because it disturbs the queen who lives beneath my son. Do not take showers at night or when it might disturb her because the pipes squeak. Anthony came to my son's apartment, checked everything out and NONE of this was happening. (the squeaks of the shower pipes, the squeaks of the toilet, the boards of the floor) There were things discussed that were going to be put in place to make it more pleasant for him to live there in peace. It never happened. She won!!. We have had to go through the pain of finding a different spot, and make all the arrangements of moving etc...... Leaving a place that was such a find we thought. So know this. If someone has a dog that continually barks like this woman did and NONE of us ever made a peep about this annoying thing - nothing will be done about it. BUT if you leave your garbage can out and it even LOOKS like it might be too heavy you will get slapped with a warning of a $50 fine. Such petty things that mean so much to this office, but the BIG disturbances mean nothing. BEWARE.

There's not many sidewalks, so it isn't particularly "walking-friendly", but there's plenty of folks walking on the roads, and there's a dog park, too. The gym is small but it's got the basics. It's a quiet community off of busy Rte.29, with townhomes being built nearby very soon. It wasn't meant to be for us, but seems like a really nice place with friendly neighbors.

The maintenance folks are extremely prompt with assistance; we have had several issues that would have taken up to a week in other places that were dealt with on the same day. I love that this complex is pet friendly, and there are tons of amenities for pet owners. The only downside really is that it is so close to the pavilion that many times you get the music from the venues as a secondary concert in the parking lot area. I'm sure there are people who would really enjoy this, though.

Pros: - Close to shops - Medical facilities nearby - Plenty of walkable areas around and close to trails - Trash valet is convenient if you live on third floor with no elevator (additional non-optional cost) - Maintenance can be quick to fix issues - Front desk staff are helpful (mostly) - 15/20 minutes drive to downtown, depending on traffic - Monthly social events (wine and charcuterie, pie day, Halloween event for the kids etc.) - Gym facilities are the best I've seen for an apartment complex so far. Cons: - Irresponsible dog owners - Dog wash facilities are never clean and always clogged with dog hair (again, some dog owners are just nasty out here) - AC / heating costs were a bit high. It seemed like our unit was always going even when setup not to - If you work from home, maintenance doesn't always follow appointment requests (could be a management office miscommunication issue) - Office staff don't always make the effort to provide updates when you're on the inspection list. I've had to cancel meetings on the off chance I might get picked on inspection days, which is a major work inconvenience - Parking can be a nightmare depending on which block you live in and what side of the complex - Not Archer's fault: mail and deliveries suck. Packages are not always stored in lockers, just left out for anyone to take. Christmas time is the WORST. Dog Parents: Be warned. While there are some awesome folks who pick up after their dogs and some super friendly pups, not everyone is a responsible owner and they ruin it for the rest of us. Many residents don't bother to pick up their dog's poop. My dog had hookworms and roundworms for almost the entire duration of living here. We'd get rid of them and then it would come right back. An expense I really didn't need to shell out hundreds for. We've been gone 4 months and no worms... Go figure. The dog park has also been used by lazy residents to relieve their dogs first thing in the morning. Disgusting. Emails are sent out by management about fines being imposed, but this has never actually happened and there's no way to tell who it was as there's no cctv. 3.5 stars rounded up because the good definitely outweighed the bad. I would live here again, even though rent is a little on the pricier side, almost matching our NoVa rent!

Since December 2024, I've had a persistent ceiling leak in my living room. Over five months later, the leak is still unresolved. It's caused a five-foot crack in the ceiling, and it disabled the living room smoke detector, which has been missing ever since. I've flagged this multiple times to management, but no permanent fix has been made. I've tried every reasonable channel--calls, emails, and after months of trying, even a legal letter from my attorney. Management has repeatedly failed to respond, delayed action, or offered inadequate solutions (with the property manager at one point responding that maintenance could place a bucket under the leak when I asked if any temporary fix could be made during a storm). It's now May 2025. I've been paying nearly $2,000 a month to live with visible water damage, an inactive smoke detector, and no responses from management on when I can expect the damage to be fixed. I would strongly caution anyone considering moving here to ask current residents about their experience with management before signing a lease. What was most disappointing was being told that certain steps had been completed when they had not. Renay was the most disappointing part of this experience. When I received my lease, there was no call or guidance provided. Because Sam was out of town and had not followed up as promised that Friday, I contacted the leasing office to make sure I had submitted everything required. I did not recurve any follow up but kept getting reminders about my lease so I went into the office and RenaY was there. Renay assured me that everything was complete and nothing else was needed. As the property manager, I trusted this information, unfortunately, that was a mistake. Ashland, who joined the communications after the ball dropping from the order two, has been the only person who followed up as she said she would. She sent a clear email outlining what was still needed and was able to accurately explain the requirements for a new tenant. That level of communication should have been consistent from the beginning, again especially for the property manager. I understand that the holidays can be a busy and hectic time, but that does not justify dishonesty or poor communication. If steps are missed, it's far better to be transparent than to provide incorrect information. Overall, this experience showed a disappointing lack of follow-through and integrity. Not a way I would like to start a lease.

Unfortunately, I no longer recommend beacon on 5th in any capacity as a good complex to rent from. Please look to find housing somewhere else.
