I was not settled on a single family home versus a townhome, nor was I really married to any particular geographic region, architecture, style or type of neighborhood. I wanted to "see it all" which required Amy do to a bit of weeding and sorting on my dreams in order to figure out what I truly wanted and needed. Taking what little I offered her (which was not only ill defined but subject to change based up on mood, diet and a possible lack of sunlight), Amy worked diligently to get at my true drivers and, therefore what properties would be most appropriate for me. Some of this spade work required her to indulge my desire to look at some pretty far-flung properties, but Amy used this time to effectively educate me on what items would become important to my search, selection and, ultimately, my overall satisfaction. Amy took my feedback and began to deftly draw the funnel down towards properties that would be good potential fits for me. She took the time to really listen and engage with me in the process of finding what turned out to be a great home! Amy also worked tirelessly through the closing process, making sure I was well served and expertly represented right up to settlement.     I lived at Graduate Court for three years during undergrad. The first unit I lived in (unit 17) had…read morea rat problem. We initially discovered rats living in our trash can (it had a lid and we took it out at minimum once a week. My roommates and I are all very cleanly. We did not have food out or dishes in the sink. We reached out to maintenance and the leasing office immediately and they said someone would be out in A FEW DAYS. There was no sense of urgency. The rats were in our common space/kitchen, which was unusable during this time, and was absolutely a health violation that we did not want to deal with or pay for ourselves. A member of the maintenance team said our cabinets were not closed off at the back and used spray foam to "seal" the holes. However, several weeks went by and we noticed there were MORE rodents, but this time they were in our water heater closet. In addition to a rat, there was also a squirrel. We followed up and requested a professional and they refused to send someone. This went on for months, until my roommate's lawyer dad stepped in and helped her write a threatening email indicating that they violating VRLTA guidelines and that they could get reported or shut down if they did not abide by this code. They finally sent an extermination request form for us to sign, but when the day came, the exterminator did not show up and they ghosted us for several more weeks. Eventually, after a painfully large number of emails and phone calls, someone did come. We hoped this was the end of the rat saga. The following school year we were forced to move out of that unit and into another unit, as they were completing summer renovations. The new apartment (unit 19) was much nicer and cleaner, as it had been recently renovated. However, while I was home for the summer my roommate texted us that there was yet another rat on the stove and it was running around our kitchen counters... GROSS. We had JUST moved in and there was little to no food in our entire kitchen (even in the cabinets). Once again, we called and sent proof to both maintenance and the leasing office and they refused to send someone for SEVERAL WEEKS. It was a literal nightmare, especially for a group of 19 year old girls. They also refused to accept calls from our parents, as their names were not attached to the lease. If we did not threaten to go on the news or report the management company, they would not have helped us.

Although they were themselves having some staff changes that would enough to take up all their time, thanks to a very dedicated manager, Ms. Ally Albrecht, who would make sure everything ran smoothly, taking care of any misunderstandings and confirming things with us on a timely basis. Nest went through that personnel change and runs smoothly because of her initiative and determination. We highly recommend them and, Ally, can't thank you enough for all you did for us.     I rented through Nest for two years. I found that they were responsive to service requests, but…read moregenerally speaking were a fan of "nickel-and-diming" on the security deposit. The property I rented was hastily constructed and serviceable, but on the whole...flimsy. Despite a thorough clean upon move-out, we were charged for items like "trash removal", "replacement of light bulbs", and for replacement of carpets that were, quite frankly, very-low quality to begin with, and something that would need to be replaced through "normal wear-and-tear" (there were no carpet pads under the carpet when installed, for instance). Normal wear and tear of low-quality items means you have to replace them faster than if they were of higher, more durable quality. We were also charged for things that were assessed as faulty prior to the beginning of the lease. Not to mention the fact that property was immediately rented out to new tenants, I consider the way that the security deposit was assessed to be overly punitive compared to other companies that I have rented with in the past. None of this is necessarily worth the fight with them over the nitty gritty (which I'm sure they recognize), but it's certainly enough to prevent me from renting a property managed by them in the future.

    Buffy was TERRIFIC but she left. Cole was great but he left…read more I'm a former tenant. I tried to contact the company on a Saturday and neither email nor vm worked. VM promises you can leave a message on the general vm which of course never presented itself. Emails come back as non deliverable. This matters bc I received a letter from them requiring a response within 7 days. Charging me for painting bc I failed to fill back in the nail holes. The letter i received said there were "excessive" nail holes. Was it that there were too many?? How many is too many? Or was it that I failed to fill them in? Wouldn't they have to paint regardless of who filled them in? Fixing holes on screen porch that were there when I moved in. They charged me for "refrigerator parts". Worked just fine when I was there. The person who did the walkthrough was NOT the person who met me at the house when I looked at it initially. Certainly willing to be wrong here but chances are good that the "inspector" had no clue what kind of shape the property was in then. Stay away from these properties if you can. Too many other good property management companies in Cville.

    Upon start of lease term, apartment was provided in completely filthy condition. Food remnants,…read moredrugs, insects, and some evidence of vermin present at move in along with broken door/lock to the outside. There was a general lack of care and service from Hasbrouck and denial of breach of lease terms. After 27 days of rent the unit was finally cleaned and useable. Hasbrouck refused to refund prorated rent for the period of time it was in utter filth. Taking advantage of an active duty military member, they continued to deny my request for third party mediation knowing I was deployed overseas at the end of lease term and not able to physically return to Charlottesville. This company appears well accustomed to taking advantage of college students, and lacks an ethical approach to honoring contracts. AVOID!
