I lived at Tides on the Rail back in 2020. I lived in between 2 drug dealers, and i am a single woman. I reported this to the office many times. I would have Random people knocking at my door at all times day or night. because they were getting confused about their dealer's apartments. I lived alone and one day after reporting this multiple times one of my neighbors was shot and I was not allowed to leave my apartment for a whole day because it a crime scene. I had to miss work because I couldn't leave. The cops had to come into my home to investigate to make sure no bullets came through my wall. besides all of that, this was supposed to be a gated community but all of their gates were broken. I couldn't even walk to my car without homeless people harassing me. Homeless people would pee and do drugs in the stairwell as well as bathe in our pool. After the shooting, i went to the leasing office and told them i wanted to move and i didn't feel safe. I gave them my keys and i signed a paper saying that i would not be charged for anything. Two weeks go by and they call me saying they don't have my keys. I told them who i gave it to and what i signed and they said, "he doesn't work here anymore." Again, i told them what happened, and they told me okay, we will make note of that and it will not be put on your report. fast forward to October and they permanently closed. In reference to "Tides at Chandler" formerly "2101 Chandler" When I first moved in, I loved these apartments. They are spacious and in a great location. However, everything is falling apart on the inside. Besides all the cabinets, doors, and handles falling off of literally everything, maintenance times for certain things are ridiculous. I have had many great interactions with maintenance and they are usually super timely! However, in March my AC stopped working. No big deal, I called maintenance and they came out. They said the outside unit needs replaced. They replaced it while I was at work, and when I came home, there were five! giant holes in my wall. After countless times asking for this to be fixed, every last one is STILL there along with bright blue streaks that they left behind as well. No idea why they had to put holes/weird blue stuff on my walls, but it is there. Additionally, they are unlawfully charging me late fees! In my current lease, it says I will be charged $75 flat rate after the 3rd. They are charging me $75 flat, + $15/day. When I try to address this issue, both my fiancé and my emails go unanswered. They are "renovating" aka putting white paint on a giant turd. they keep me up with these "renovations" from 7am-10pm. The amount of noise is ridiculous. They were just bought and the new apartment owners are called "Tides at Chandler". If they gave me the option to break my lease without eviction today, I would leave right this second. Made small cosmetic changes then started raising people rent when they renewed. My family's rent went up 500 a month. We are stuck, can't afford to move and can't afford to stay. Ever since the Robison Group took over I've had nothing short of a terrible experience. Nothing on site works, the gate is always left open, the property lights go on & off whenever, the washers and dryers only work half the time (how much fun is that?), maintenance requests are handled as quickly as possible, not always solving the issue but merely putting it off. There was a leak thru my ceiling from rain and they didn't even patch up the ceiling. I'm sure they'll try to charge me for it. The office is less than pleasing to deal with, they make you feel like you're bugging them when you ask for help, corporate is a joke and does nothing about your problems. I resigned for 6 months back in September yet they can't find my lease on file and are trying to force me to pay an additional months rent and are threatening to keep my deposit. When I asked about receiving a letter notifying me of my lease coming up the office admit that it is their legal duty to provide a written notice but ITS NOT THEIR PROBLEM IF I DIDNT GET IT. This place is a nightmare! The pool has been swamp green for over a month in the middle of summer and they continue to make excuses as to why they can't clean it. The gates to exit the property are always broken and don't work. The shared laundry has no AC and half of the machines in there don't work. There is pigeon poop all over the place and stray cats running around the property. Everything you see on their website is a complete lie. UPDATE. After I posted this review they finally came to fix the dry wall in my unit. This is what I walked out and found while he was working. Black mold was found in the walls where the leak was. While he was pulling that out (after he told me he was told to just fix the dry wall and not handle the mold) another leak happened. Upstairs neighbor had flood upstairs. January 30th. It's February 19th and my ceilings are still not fixed. Attached are photos of black mold and the damages still not fixed. They lied and sent a text out saying i "missed" my appointment to fix the damages and that was a lie, we saw Don the drywall guy outside and told him...he called them and Eddie and Edgar are trying to cover their asses.. see what it's like living here for yourself. read more

Do not move here. They are liars and do not care about your safety or how you feel. Someone came into our apartment without permission or without even warning us. I tried to have a nice conversation with the manager because I felt unsafe and she completely turned the situation around on me and said we did give permission. We would never have due to having a 4 month old. I had left her at least 3 voicemails before actually speaking to her and she said she doesn't listen to voicemails due to having to run the complex on her own. She said she doesn't have time to do anything. I tried speaking to a higher up manager and she pretty much said sorry nothing I can do I am taking their side and said I was wrong. Since The Robinson Group took over the property, now called Tides on Southern in Mesa, we have had nothing but problems. We are frequently without water due to maintenance issues. It takes forever to get hot water to our unit (a huge waste of water that we have to pay for). Our unit has been without heat for over 30 days without the issue getting resolved. We have been paying a monthly fee for pest control with no pest control service. The office staff doesn't take our needs seriously and blow us off when we try to talk with them. We won't be renewing our lease here and will avoid any and all properties associated with this company. read more

I love the Robinson Group I have lived at tides on mill a little over a year now and have seen nothing but improvements. i see reviews on bugs and I have never seen ONE in my apartment any issue I've had with my unit wether it be my ac or washer and dryer they move extremely fast to get it fixed. I love how reasonable and understanding they are with COVID going on and will always find a way to work with you on rent and keep you in your apartment as long as you communicate. I will be sticking with the Robinson group from now on. The Tides on 40th and Indian School. 1 star is too good for this place. AC is constantly not working. The pool is dirty and in bad shape. The pool area is the worst ever, a waterfall not working and full of green algae. Management is a joke. $1800. rent and this is what you get. I live in The Chelsea on Southern, now called the Tides at Midtown that has recently been taken over by the Robinson group. While I'm sitting at my dining room table on Memorial Day, I listened to an uninvited painter stand on my 2nd floor private balcony full of my plants splash paint on the exterior doors to my living room. How unprofessional to climb a ladder then over my rails with no warning or notification from the community manager. I had to quickly get up to close my blinds to keep the privacy in my own home. Could an email not have been sent so that all residents could be warned of this rudeness. So far, since the Robinson group has taken over, the community has been very DIRTY. Yes, they've splashed basic white paint in the halls and exterior of the building and put up cheap looking LED light fixtures outside each unit. The hole for the fixture is bigger than the fixture itself. TACKY!! I live in a gated community. The gate has been broken for at least 2 months. Why not fix it? Rent is due in a few days, they don't have an online portal for payment and apparently, there won't be a portal for July. It's 2022, get with the times. I've gone into the leasing office less than five times since moving here. I've lived in this community going on five years. honestly the worst experience i've ever had. As a first time renter, they fully have taken advantage of me. My 400$ security deposits got stolen from their office and they told ME to get them back, and the fee to get them back was 38$. now They won't answer my emails about it. Keep in mind, throughout the process of trying to rent with them, they would be in office then wouldn't be in office. I ended up not renting with them i found a much more organized complex to rent with, but they still owe me money. And when I asked christina is she had anyone higher up i could talk to about the money her company owes me since my money got stolen, all she responded was with "i am the supervisor". This property looks good on the outside, but moldy underneath. Constant complaints about noise issues are ignored. They recommend calling the police. All the calls don't solve the problem. They charge for amenities but the hot tubs are either permanently broken or too dirty to use or not hot, totally unreliable. Tough luck if you want a parking place anywhere near your unit. After lease signing we witnessed a lady looking into residents units, rummaging through trash/ dumpsters and peering into cars. She noticed us watching and quickly disappeared. We later viewed our unit, to which the back door was left ajar (opened), sink filled with dirty water, filthy filter, bird-poop laden balcony, trashed patio, loose door locks, lint cascaded popcorn ceilings and walls. Upon leaving the unit to report findings, we paused as we noticed a guy talking to himself; very dirty as he walked empty handed searching about close to cars and back patios. We returned to the lot after reporting the conditions of the townhouse. Same guy skateboarded away with a dog running after him. Friday evening as I removed a few items from my vehicle my daughter and I witnessed and recorded an influx of homeless, groups of men taking drugs, randoms roaming aimlessly, approaching and lying back in the darkness standing around watching. The unit faced a deserted dark plot of unsecure abandoned lot. WE NEVER OCCUPIED the unit. As residing at The Tides on 5th (Tempe, AZ) GRAVELY JEOPARODIZE our overall well-being, safety and peace of mind. Please proceed cautiously! Residents came through the office with many grievances and woes, mostly plumbing issues. Learned staff nor maintenance live on site; maintenance reside an hour away. Also, on several occasions the leasing office door was locked during business hours, while the leasing agent was sitting at her desk. I believe this was because of Safety and Security concerns as well. After further research - The Robinson Group whom manages/own The Tides communities; ratings are appalling. KNOWLEDGE is POWER...Read the Reviews and proceed to a safer, cleaner, well maintained community. DO NOT TRUST. The white exterior painting and brown shutters is indicative of what lurks behind..Communication is lacking. Answering phones, messages, and emails NEVER happens. So bad!! They recently took over my complex and it takes weeks for them to fix any maintenance requests.

DO NOT RENT from this place. They are refusing to refund my $200 deposit because it is past the 72 hr from the application approval.   However, the way this sentence reads is that the apartment will be held for 72 hours WITH a holding deposit.    Here is what I wrote them: I did not give t my holding deposit until the 18th, which is 5 days after the approval.  SO, if you are going by how this sentence reads, I did notify you with in the 72 hours after giving you my deposit.  And if you go with how it is written, that apartment should never should have been available because the 72 hours had past. This says nothing about 72 hours after day of approval.  It says after 72 hours of the holding deposit.  Which, I did call within the 72hrs of the deposit. A text stating my approval is not a legal document.  I have called over 5 times with promises of getting email in regards to this matter. I will give until end of business today to refund the entire $200, because you application reads "guaranteed for up to 72hr with a holding deposit."  My records show that I did call you within the 72 hours that is stated in the above sentence. read more

Since the beginning there have been issues with us paying for amenities that have yet to appear. This includes a gate, guard, etcetera. Every month I am being charged for renter's insurance despite having renter's insurance well over the management team's required coverage amount. I have had the same insurance since I moved into the property 3 years ago (before the Robinson Group took over). I have supplied the policy info over 50 times now and am still being charged. The managers sent this info to corporate every single time and nothing changed. Corporate thinks the property doesn't need proper staffing. Well now, the manager and the assistant manager and the janitor have walked out. Nothing has been done. There is dog shit everywhere on the property. I've been asking for work to be done for over a year in my unit. The staff was short handed since The Robinson Group took over. They didn't even have keys to all units. This is squalor and I'm paying to live in it. Disgusting. The phone number for corporate always goes to voicemail and the voicemail is full. I am contacting the City of Tempe. read more

Absolutely THE WORST property managers I have ever come across in 15 years of renting all over the country. They bought the property I've been happily living at for the last 3 years and have turned it into a nightmare. They let the good staff go and have cut office hours down to nothing. They stopped taking residents packages in the office so everyone has to go pick their packages up at the post office. Air conditioning is included in the rent price and they decided to shut it off completely at the beginning of October until next summer. The previous management didn't turn it off until end of November when temps were in the 60s and it was no longer needed. Despite residents being miserable in 80+ degree apartments they have refused to even hear our complaints and sent out an email telling residents it is non negotiable and will not be turned back on and that we are not to contact the office staff, maintenance or corporate about this issue. Clearly they could not care less about their own tenants well being. They are really terrible people with no conscience. There are many other negative things they've done since taking over, but I won't go on and on. Thank god my lease is up in 2 months and I can move out. I LOVED living here when it was Cabana on Mill. We re-signed our lease and two weeks later we got new management. I knew it was probably going to suck, but this has gotten out of control. Over the last two months, we have been notified that our complex will no longer receive packages of any kind. Not sure how I'm going to get my packages, so thanks for that. They also turned the AC off at the beginning of October. They don't give enough notice for changes that are happening and last month they put signs saying they were power washing the carport and the cars needed to be moved otherwise they would be towed. These signs were posted the less than 12 hours before they were towing. The last straw for me was yesterday. We didn't have water all day and were never notified that the water would be turned off. In fact, they sent out a notification that it would be turned off today. Whatever you do, take these reviews seriously and DO NOT MOVE HERE. UPDATE: Ended up having three days without water. Found out after two days trying to contact the office that the construction people upstairs never turned the water back on after they finished working on the updates. I said it above and I'll say it again DO NOT MOVE HERE. UPDATE: We have not had water for 3 months. We are currently looking to move out ASAP and I have been hearing from others in the complex that the management has harassed, threatened, and charged him for "damages" when management even stated in writing that there would be no costs incurred from breaking a lease. I really really really regret even looking at this place and even moving in. Management does absolutely nothing. No one does anything about any issues here. My ceiling has cracks in it from the upstairs neighbors stomping around. My car has been vandalized. The hot water heater upstairs had a bad leak, now my ceiling is caving in from a water leak that took a week to even "fix it temporarily" now it probably has black mold but who gives a shit right? The ceiling still never was fixed, I've added photos. Yeah I have 4 kids and nothings happening with anything. This place is bullshit. Do Not move into any Robinson properties. Yelp needs to put a zero star option. Because that's all this place is worth. ZERO. At this point this place needs to be demolished. Don't listen to their post on Zillow and shit it's BS. They allow anyone to move in and it ghetto as fuck now. Yeah it's downtown Gilbert but pass the new parking garage it's ghetto now. Edgar is this property manager he does absolutely nothing, we've sent him multiple emails with no reply. The receptionist at the office is rude and doesn't know what she is talking about and says "keep emailing Edgar and he will eventually get back to you." Were at 30 days no response. Its getting to the point where we are legally allowed to break our lease. Some tenants allow their children to vandalize property and also don't pay any attention to their children when they are physically assaulting other kids. Dogs run wild and have bitten children on multiple occasions. Other tenants enjoy cussing and harassing the children. When we were shown the property Marks word for word was "they don't give a fuck about credit or backgrounds, everyone is accepted" DO NOT MOVE HERE. I wish there was a way to give negative stars on reviews. I had to write a review. Normally I'm a very satisfied customer (most my reviews are 5 star); however, The Robinson Group screwed us over, dicked us around, and made living in their property hands down the worst experience of my life, and I have lived in 5 states with over 10 different property managers (not military, just move a lot). It started when we had been living in the house and our property manager sold the property to The Robinson Group right before summer began getting super hot. Well, our AC broke three times over the course of two months. Each time it took them over three days to fix. Normally it sucks when your AC breaks in Phoenix summer, but we had a dog, so it was terrible for him! They kept making excuses to why it kept breaking - it was electrical, not even an AC issue. Then in October we had to go 20 days - yes TWENTY DAYS without hot water. We notified them we had no hot water. It took them three days to figure out why. Then when it was finally figured out - it took TWO WEEKS for them to fix it. I eventually took an entire day off work just to do it myself. Then when we requested those days we were not able to live in our home (couldn't shower, couldn't do laundry, couldn't do dishes, couldn't cook), they said it was not their fault and refused to reduce our rent. Then when I met with the city office for the Landlord and Tenant Act, they said we were entitled to reimbursement for those days the house was unlivable. We deducted the amount due to us from our November Rent and moved out Dec 1. Well, our deposit check came back and they deducted the "rent we owed them from November". We are going to the city and seeking legal action but this has been the worst 4 months of my life dealing with these rude, cheap, and lazy people. If you ever consider a landlord or purchasing a home - go somewhere else!!! These people will bleed you when it hurts. read more
