When we first moved into our apartment, we experienced quite a few maintenance and staffing issues that were honestly very frustrating. However, everything changed once we connected with Caity, Anthony. They listened to our concerns, took the issues seriously, and went above and beyond to make sure everything was addressed properly. Since getting involved, they have worked incredibly hard to improve our living experience. They replaced our washer, dryer, dishwasher, ceiling fan, and blinds, completely redid our flooring, and addressed numerous other issues throughout our unit. What really stood out was not only the amount of work they completed, but the fact that they genuinely cared about getting things right and making sure we were happy with the results. Caity has been extremely helpful and responsive, and we truly appreciate her willingness to listen and follow through. Anthony has been instrumental in getting the maintenance issues organized and resolved, and his hard work has absolutely made a difference. And Richard deserves a special shout-out for all of the hands-on work he has put into our apartment. He has worked hard to get things fixed and improved, and we truly appreciate his effort. We know that maintenance and property management can be a thankless job, so we wanted to take the time to publicly acknowledge the people who actually stepped up, listened, and made things happen. Honestly Review-I lived at the Slade for almost a year now. The building is nice however it's extremely dirty. Dogs piss all over the building, elevators and dog poop in staircase. It seems like they only take care of the south side of the building because of tours. The north side rugs are filthy. It's always garbage in the hallways, house keepers don't clean at all they're always on their phones. Garage is a dump. It's ants all over the walls including holes. When have a maintenance request it takes forever and never know how to fix anything. They did the south side pool over only. The north side pool has garbage in it always dirty debris. Grills never work. The security guard Charles is wonderful and the old leasing agent Ryan. Amazing always helpful. I really like my apartment it's peaceful. Great location. Just beyond dirty. Needs a makeover asap. In addition to enforcing better housekeeping and cleaner residents. read more

They towed my car even though I had gone through a gate that used a code. They didn't see my hang tag behind my sun shade. Aggressive towing. Also, poop and pee on the lobby floor. Place was not cleaned regularly and there was no security at the front door in a downtown apartment. read more

Living here has been extremely disappointing. Frequent flooding caused damage to our belongings, and my roommate and I spent an entire month unable to live in our apartment due to the damage and inconvenience. Despite this, the Slade did nothing to accommodate us or compensate us for being displaced. It also took management months to complete repairs both inside our unit and in the hallways. When they ran more than seven fans and humidifiers in our apartment for an extended period, they only reimbursed $20 for the spike in our electric bill. Safety concerns were also ignored. I submitted multiple requests over two years to have the locks on all external doors repaired, but nothing was ever done. The building remained accessible to anyone because the locks were never fixed. When moving out, I learned that getting your security deposit back is nearly impossible, regardless of how well you maintain the apartment. I was charged over $400 in additional "cleaning" fees, despite leaving the unit in excellent condition. We have both photo and video proof to support this, and the Slade is taking weeks to respond with any explanation of the charges. It's incredibly unprofessional and frustrating. Although the complex may look appealing on the surface, my experience, as well as many others has shown otherwise. I would strongly caution anyone considering living here. I have owned and rented condos and apartment in FL, DC, VA, MD, NJ, NYC and PA. THIS IS THE WORST BUILDING THAT I HAVE EVER LIVED IN MY WHOLE ADULT LIFE. -- Hidden Fees for everything. -- If you like cockroaches, this is your place. -- Management is not informed AND/OR trained, nor do they care. -- The garage has never been pressure washed. As such, the interior carpets are filthy. You have to have a dedicate sandal to take out the trash. You 100% have to take you shoes off as soon as you enter your unit. Unless, you want to mope the floors 2x a week. -- The elevators are constantly broken. So, if you like walking steps with groceries, this is your place. -- Every single appliance, including my air conditioner, had to be fixed or replaced. -- Maintenance would not believe me that my air was broken. Please continue reading below for my experience - I pay for an unreserved resident spot in the Slade parking garage, where I parked my vehicle before leaving for a trip to NJ on August 10. When I returned from my trip on August 21, my vehicle was no longer in the parking garage. I came to learn that my vehicle had been towed by CommTow on August 13 'due to a flat tire.' When I contacted UDR regarding the issue, which I was completely unaware of until returning from my trip and discovering my vehicle missing from the garage where I pay to park, I was told that I was given '24 hours notice to fix the flat tire or be towed per the Community Parking guidelines.' It turns out that the 'notice' I was given was a sticky note left on my window at 4:50 am by CommTow, which I of course did not see, as I was out of state for the next full week. UDR's exclusive means of communicating with residents is through emails and text messages, and while they have no qualms about sending multiple reminders of rent payments and the like, they are now claiming that a sticky note left on my vehicle from CommTow - while I was out of state - was sufficient. It cost $628 to retrieve my vehicle from the CommTow lot and UDR is offering me no remedy aside from filing a complaint against CommTow with the Hillsborough County Consumer Protection Services, which is entirely insufficient. I've requested ad nauseam the contact information of any higher up who might be able to assist, but to date have only been given the email addresses of a manager and district manager who reiterate the same drone script attempting to avert liability. As of today they have stopped responding to my emails, and I'm unable to reach anyone on the phone, as the customer service line only provides the option to exchange futile text messages with inept staff, and both managers who did call me earlier this week used blocked caller IDs. This is unacceptable, and I intend on pursuing this matter to the fullest extent out of principle. If you are a current or former resident, please cross reference the first section above for information on becoming a putative class member. If you are considering becoming a resident, I highly advise you look elsewhere. read more

The Slade at Channelside - The 'notice' - Apartments Near Me - Tampa, Florida

Welp, as I sit here at the Slade on July 4th, I decided I needed to post a review. There is a party going on out by the pool and the DJ is playing the music way too loud. Submitted a noise complaint and sought out the "concierge," but he/she is nowhere to be found. UDR and the management here do not care about the residents or are too afraid to confront the idiots who like to throw parties at the pool with DJs blaring their music at an obscene volume. I posted some screenshots of how loud it actually got here and 130db is comparable to a live rock band, jet engine and jackhammer. In addition, most of the people at the party don't even live here. I bet if I came to their house and blared music at 130db, they wouldn't be too happy. But I guess they don't care when it's someone else's residence. Also, despite the rule about no alcohol on the pool deck, you can see people with beer bottles and alcohol cans at the pool and people playing beer pong. If you want to party, come to the Slade. If you just want some peace, quiet, and relaxation, look elsewhere. This place is horrible. By the way, I already previously submitted numerous noise complaints to wecare@udr.com, and no one responded. I also submitted noise complaints via the app and, again, Destiny just closes them out without contact me or providing an explanation. I guess at this point, the management is used to noise complaints and they don't care. Update - If you are serious about your residents' comfort and safety, please respond to one of the three emails I sent to wecare@udr.com. I have yet to receive a response to my concerns via email. However, since Yelp is the only medium to which UDR responds, I will continue to post videos and pictures of the obnoxiously loud parties that occur here until the problem is resolved. read more

Fire alarms going off every week, can't even tell if its a real fire happening... they just email you 30mins later to inform you that the alarm was actually not a test. Management is squeezing every penny out of the property & residents and not making updates to the units. MANY things in disrepair upon move-in. Plumbing issues that caused dirt and sediment in the water supply. BIG towing problem (expect to get towed on move-in day & pay $200 if you don't immediately have a parking pass, SCAM), not enough parking garunteed even tho you required to pay for it, & they don't work with you to these solve issues or really seem to care about current tenants. only lived here a few months & already considering an attorney & psychologist to break my lease.... definitely look elsewhere read more

The honest truth is that the building is in a great location and the units for the most part look nice. HOWEVER, the management company is terrible, the parking situation is awful and inconvenient for residents, and overall they do not take care of much. The units may look nice but they use cheap fixes for everything, I had so many instances of things breaking and not working and had to have someone come fix it. They do not have anyone taking care of the front desk or main office, no one is ever there and you cannot get in touch with anyone, even in the case of an emergency. As much as I wanted to love it there, I just couldn't because of the overall bad experience. It is also very expensive and you can find a place about the same price that is much better. read more

This place is a sorry excuse for an apartment building. Management is the definition of poor. We've lived here for 4 Months in this hell hole. Cannot wait for our lease to be up. We pay 1900 a month for constant partying. And there has been feces in the elevator for three days now. I signed a lease for 1700 a month. For my entire lease they charged me $2100, $400 EXTRA of random scam fees 50$ for trash, $50 for parking, $50 community fee, $50 gas, $50 breathing fee, this should be illegal and I wouldn't be surprised if this place gets sued by residents pretty soon. I would definitely be joining and pursuing legal action. When I moved in the dishwasher didn't work, the AC unit had MOLD, there's dog poop everywhere in the building all around a terrible place to live. Whatever they tell you your price is just know it's really going to be $400 more than whatever they say. And the management is incompetent and rude. read more

If I could give the SLADE zero stars, I would. DO NOT MOVE HERE! Management and the UDR company do not follow state statutes or laws. If you move here, be prepared to hire an attorney to help you address non-compliance issues and management not following the law. The building is in disrepair, filthy, and no one enforces rules. Units are rented out to Air B n B, loud residents, loud businesses in the building, and regular garage break-ins, If you complain, you will be accused of harassment or completely disregarded. The lady working l, I believe her name was Marissa, was SUPER helpful. I just had some general questions regarding the community and near-bye places as I am new to the area. She recommended some great places that are close by and some of the perks of living at this establishment. This is the single worst apartment complex I have ever lived at. The building is in disrepair, our unit had double digit maintenance issues when we moved in, including having the water lines reversed which led to extremely hot bathrooms and broken toilets. Today they towed my car from a spot that wasn't marked as not a parking spot because they have given more permits then spaces available, yet they have countless unused reserve spots. Don't waste your time with this place! Base rental rates are ridiculously high and then they add on top of apartment rental the utilities (gas, sewer, garbage pickup, cable, parking) but insist on calling it "rent". Excuse me??? Electric is separate & the cost is sky high for a small apartment! Management is unresponsive with a crappy, arrogant attitude; once they got you signed up, they don't give a damn! All kinds of hidden fees come up at signing $$$ . Fire alarms have been going off randomly for several MONTHS, with no fix. Street level front entrance door never locks and is left unlocked 24/7, so there is NO security - elevator is right there for anyone to get on. A year ago they PROMISED ceiling fans and new kitchen backsplashes - never happened. They put in new touch locks on the doors, but it is up to YOU to buy the special tool & replace batteries or fix them, and if you have to get help from Slade maintenance they will bill YOU up to $150! Their lock system!! They will no longer replace the water filters in the refrigerators. They will not change air filters, and never check for mold before you move in. If you complain about it they just give you that tough s**t attitude and say "upper management" said so. Customer service does not exist here! We've had large holes in the 4th floor ceiling for MONTHS. Homeless people camp out between the two buildings and leave garbage there, dog poop in hallways......... Management is the worst here. My experience for the past three years has been horrible. It's not based on one or two weeks of bad luck...it's based on living in possibly the worst apartment complex in downtown tampa. Why am I here? Money. I am a grad student who needs to live in downtown and I share an apartment with peers so it's affordable. But if you can afford an extra 100-200-300 bucks, do yourself a favor and please avoid Slade at all costs. Here is what's wrong. -without exaggerating the alarm system has gone off a minimum of 40 times since el moved here in 2020. There is always a "false alarm" and they always send emails saying "the fire department is testing to see what's wrong"...but after 3 years you would think whatever issue the alarm system would be fixed. The staff are absolutely rude about it with the staff manager that has her office in the south tower saying recently "oh well there is another one, nothing we can do"after I shared my frustration for the alarm system going off 6 times in less than 24 hours. -The garage gate is always broken. In 3 years I been here, 25% of the nights the gate is wide open because "it's been looked at or trying to be repaired". There is a lack of security when it comes to keeping the cars safe with multiple thefts having been reported in the slade parking garage. -The elevators are always broken. Just when I wished the issues were limited to the garage door and alarm system, here comes the elevators. I Can confidently bet in Vegas that at any given week there is a 50-75% chance that the tower elevators are down. -The locker room system for delivery of packages has caused issues with all residents with packages worth hundred of dollars gone missing. -The staff is extremely rude and unprofessional (except for the cleaning and maintenance staff). I'm referring to the three ladies that sit in the first floor of the south tower. They are always defensive, rude, insulting, and confuse resident issues with attacks against them. -lastly: excessive towing. I understand the business behind towing, but Slade adds multiple reasons to get cars towed. One day I came back from vacation and my car was towed for several days for having my registration sticker expired. I expect that from police officers and not from the place where I live. I have been living at slade for over a year and when it came time to renew our lease, slade increased the price by over 30%, which is forcing us to move. I wish I could give zero stars. There is poor communication between management and residents. The building always has a major leak somewhere, so major that the building has to close off portions and bring in emergency maintenance crews. There is never visitor parking, there's a total of 13 visitor spots in the garage, not to mention they have 5 of them blocked off right now so that the TOW TRUCK "has room to turn around". The tow truck even tows the Slade's own residents cars and then charges a relocation fee. There are cigarettes and dog shit littered all around the perimeter of the building. The fire alarms go off so often that residents don't even bother evacuating anymore. There is a 2 week turnaround time for basic maintenance requests. This is the first review I have ever written in my life. I am taking time to login, create an account on Yelp, just to tell anyone thinking of renting at The Slade to look elsewhere. They charge high rent but give you below college dorm service. They do not care AT ALL. AT ALL. Fire alarm goes off every week, sometimes multiple times a week. How can this problem keep persisting? How? They don't care AT ALL, that is how. Dog piss sits in the elevators for hours, I have dog poop 7 feet away from my door for about 10 days now, no one is responding to clean it up. I have tried to use the grills 5 times, all 5 times there was no propane. I have needed my balcony door fixed for two weeks and still have not heard from anyone. My mail key doesn't work, no one has responded to fixing that. Its been 2 months, I have no way of getting mail. They have to shut off the water every week for about 8 hours a day and the elevators constantly are broken. The worst thing about is all is ZERO people have apologized ONCE at this place for their incompetency. STAY AWAY! read more

I wish I could give negative stars. The management is TERRIBLE, there is never any clear communication with residents. The front desk staff have to be some of the rudest people I have ever interacted with. Every time you walk past them, they put their head down or they are on their phone... You would think customer service would be a top priority, it is not, clearly. Brandon is always extremely snotty when you ask any questions. I once walked past the front desk and heard them speaking poorly about a noise complaint made by a resident for partying right above them. They let parties go on all hours of the night at the pool, even with multiple complaints made by many other residents. There is NEVER visitor parking, even though there are more than enough spots available, they tell you that (and I quote) "People must be out and about and not parked there yet". I have lived here 3 months and already cannot wait to move. We should also talk about the fact that the inside of the building is disgusting, dirty, and smells like marijuana at all times.
