Where to begin...this realtor represented a home for sale here in Norwood a couple of years ago!…read more They completely misrepresented the property, were negligent in completing the sale, collected a big commission and delivered to my spouse a dirty, unsanitary house filled with toxins, garbage, mold, mildew and rotting wood...the buyer was an inexperienced first time home buyer without proper representation, to make it worse, this realtor, in conflict of interest (she), handled both sides of the transaction. I consider that unethical!! When the buyers asked about things in the home, her response, you can call the sellers because "I don't know". Let's list a few things...a roof that was uninsurable, HVAC system barely functioning, a damaged pool/pool system, a rotten falling down back porch, a major safety issue, front porch posts that were rotten, taped up and painted to hide the issue, over 2lbs of rat poison under kitchen sink, dirt & filth throughout the structure, holes in the walls, during heavy rains, the garage fills up water, also NOT disclosed...I can go on! The surrounding neighborhood, multiple known felons living with in walking distance of the property, including a meth house that ultimately went up in flames...I have not found any disclosures to the items, but she was quick to move on, offer no assistance or feedback. My strong recommendation, do not do business with these people and if you must make sure you have STRONG, independent representation!!! A one star is generous but it's the lowest I can rate them!! (Zero) !!!

That same day (in the afternoon) we reached out and to our surprise Ann responded within an hour, and not only that made herself available to view the property the same day. We drove out there that rainy evening and Ann met us with and walked us around the property (in rain) and addressed any questions we had. Eventually, we purchased the property and needless to say Ann was amazing throughout the process, always timely communicating with us and setting up needed appoints with the county, lawyer and overall coordinating the gathering of documents and communications. Ann even went as far as to measure out where we would place our future home in order to facilitate the perc test by the county. We will be working with Ann again once we make our next purchase as she was no fluff and ALL ACTION/RESULTS!

These people either prey on the elderly or just seek out those selling homes as is. We were called…read moreand offered $219k on 10/08/2021. Contract signed (putting due diligence in as their out). They even listed the entire $500 Earnest Money to go TO THEM at closing! We turned down two offers in the following ten days only to receive a call (no paper trail) changing the sale price to $169k. We are lucky enough to let them know that was unamenable to us. They cited having done due diligence to deduct $50,000, yet they told us nothing they did and never came for the mandatory view of this "as is" home. We received an emailed Termination Contract, citing we refused new offer, but offer and reasons for it were left out. Those are mandatory for prospective new buyers. What the heck is wrong with the home that we should disclose? The contract also copied our signatures! They are not licensed realtors in Texas or North Carolina. I truly fear for people this happens to, who absolutely have to close within weeks and get taken by this company. Don't sign with them or get bullied by them.
