Privately owned condo. 514. Owner is fabulous and very good communicator. This is my second stay with this owner. Can book through Century 21 Ryan Realty Info@bookpcb.com. Janet is excellent communicator and has been able to accommodate early check in's both years. Condo is updated, clean, comfortable. Well stocked with linen, kitchen necessities. Two pools, kiddie pools, hot tub. On site Tiki Bar - open until 10 or 11pm, great service. Pools currently close at dusk. Multiple security staff on site and attentive to guests. Monitor gate from beach and required bands. Security at front gate attentive. Staff at pool deck every morning, cleaning and straightening pool chairs. Staff attentive to grounds, and take pride in their work. Obviously, I cannot speak for many other negative reviews, and it's honestly sad to read the negatives because we have had such great experiences at this location, now 2 years.

Broken doors and industrial fans and humidifiers.

We stayed in unit 1505. They had a flood. We got there for our stay and there were industrial fans and dehumidifiers running. It was very hot and loud. We contacted management and they said there was nothing they could do about it. There were broken doors, lights did not work, it was humid. The AC did not work.

ROOM 1306: Hands down the nastiest place I've ever stay for a vacation. Where do I begin? We rented the room through Airbnb and it looked wonderful! When we got there we noticed the pictures are not what the room actually looked like. The doorknob was falling off when we first got there and asked the maintenance people if they would fix it and they did not. I had to fix the doorknob with things I could find around the room in fear of getting robbed while not there. There were stains on every bit of furniture from the couches to the chairs. The caulk around the tub had mold all on it. Everything inside of this condo was grimy and needed a deep clean. When you first get to the property you will smell trash walking to the elevator. The smell from the trash chute is unavoidable so be prepared. While also sitting on the balcony several times through the trip the man under me was smoking weed. While also in the pool around 5pm we smelled weed!!!!! This property once upon a time was probably nice but now it is %100 rundown and not worth a dime.

DO NOT RENT THROUGH FUNQUEST VACATION RENTALS. If you rent, do it through the Summit at PCB. I did not want to write this review, but because of concerns, I have to. If a concern pops up, FunQuest cannot do anything right away because you have to contact them directly. This makes communication harder and more of a hassle. Then they will use the excuse of you not contacting them right away; they will not properly compensate you. We had multiple incidents with the racism from the Summit staff, but it could not properly be taken care of through FunQuest because it was "not their staff". Although they have staff on site, I have not seen one of them. On top of that, if you have a problem with the Summit staff, all they can do is report the incident. The customer service on all ends is trash, and if you email them, they are extremely rude. The toilets also had bodily fluids, and the towels smell like vinegar due to their "cleaning product they use." - That is extremely concerning. We paid a cleaning fee, and it was not clean. My friends and I did not contact FunQuest on our first night there because we were extremely tired from the 12 hour drive. However, we contacted them on the first full day we were here, they could not do anything right away because they take forever to respond. Their poor excuse was us contacting them late. If you rent through the Summit, be careful of racism as well. We had multiple problems with this on our FIRST FULL DAY. It is better to pay an extra 200 dollars somewhere else then through them.

I have stayed here in the past and this year has far been my worst stay. We had room 532 for a girls trip when we arrived the Condo was filthy. The floors had not been swept, the laundry room a mess, top sheets missing on the beds and the Sofas are the most disgusting things ever. I would feel just as good about sitting on one found on the side of the road. We covered them with sheets. Called and they sent someone up to clean so we had to wait for her to get here and clean before we could even get to do anything. The elevators are the worst I have ever seen they were broken more than they worked. The pools and hot tub was closed before 6:30 every night. I was so disappointed in this place. I have always stayed here but they definitely do not want to upgrade this place at all!! Bikini Bobs has been the only reason I have returned as many times as I have. If you choose to stay here make sure to not get room 532 the owner apparently doesn't do any upgrades and the toilet is messed up in the master bedroom and fills up 3 to 4 times a night which is super loud and wakes you up all night long...

    Dust for days

#vrboregistrationnumber10552 8743 Thomas Dr. Ste 825, Panama City Beach, Fl. June 2022. Upon arrival this place was filthy. Mold in the bathroom on the ceiling, shower curtain.. Owner refused any refund, and denied that he had mold even though his instructions say to leave the air on 69 upon leaving so "no mold grows.: He offered to clean it, but it was so disgusting that my family was hugely disappointed and did not want to stay there. We got a very clean hotel for our week stay! #michaelhannonslumlord.

Room 130 ground floor walk out --the best part of the room

I booked an Air BnB here and was quite disappointed in the actual room (130). It looked great in the photos but was actually really outdated and felt crusty and old. There were locks on cabinets that had the treasures of a case of 7up. Wow, really?! The place had a leak that spread dirt and water all over the living room and the room wasn't even cleaned or the beds made up when we got there. The cleaning crew showed up hours after we were already there. The actual Summit condo complex is in a great location. It is located right on the beach, with two pools, a tiki bar and two hot tubs. You walk pass all this and you hit the white, sandy beach. Through the parking lot on the other side of the street is an amusement park and restaurants. Oh there's also a grocery store on premises that has somewhat of a deli inside but closes at 6pm. If you can find a newer, cleaner, more updated room then this might be a great place to stay but from our experience the outside looks great until you enter your room.

#803 Unit. Worst hotel I've ever stayed at. My first impression was that the place was beautiful, then it all started to unravel. First, we had to go a night without a tv in the master bedroom because it was broken. My family had to sit around and wait on maintenance to fix it, but to no avail. They returned the next day to replace the tv, which meant that we could not start our day again. My family came across several ROACHES during our visit. I saw the first roach run across the bathroom floor while I was using the restroom. The next day I went to make breakfast for my son, when I came across a dead Roach by the frying pan. At this point I'm ready to check out. My husband hid the third ROACH from me, so that I would not leave. They offered to come and spray, but who wants their family to be inhaling chemicals and risk the chance of more Roaches coming out. Let-out coach was filthy and full of crumbs. We had to clean it with Lysol wipes. I had to stay in the shower full of suds for 10 min because the water goes cold after a few minutes. No place to put your shampoo or soap except the floor. Large gap in bathroom door connecting to bedroom. Bring your own beach chairs, because their chairs are in poor condition, along with the beach mat. Bed sheet and comforter has yellow stains. I contacted their representative to resolve the problem and I"m still waiting on resolution a week later. Pathetic. If you're not bothered by ROACHES, cold showers, dirty linen, and owners that don't reach out in a timely manner. This is your place.

Cockroach we killed in the bathroom.

The only good thing about The Summit, is the view. That is why I gave the 2nd star. This place is terribly outdated. It also is dirty. Sand on the chairs, and we have not even been to the beach! Our new socks are no longer white after walking on the floors in our unit. They really need to put a bit of money into this place....and scrub the grout! So filthy. Live cockroach in one of the bathrooms in our unit. One elevator is working. Lightbulb out in a bathroom. Torn curtain in the living room. We didn't use a ton of points on this unit, thank goodness. I guess we got what we paid for. Yuck.

Do u have any units that sleep 8 adults?

Yes. We had a unit for 8 that was a king bed, two twin bunk beds, and a queen pull out couch. There were other layouts that would sleep 8 also.

When we arrived and asked why wasn't there any info on construction at the place they said they are not liable to give that info out. The parking garage is a literal nightmare. Your assigned parking space is numbered and they are not in any order what so ever so you just drive sound the entire garage until you find your number. The staff is absolutely so rude and hateful. The reviews a read about the elevator experience were a little light compared to what we actually waited for them. Be prepared to wait 45 minutes PLUS to get ON the elevator another 20 minutes just to get to your floor from all the people and kids pushing buttons the elevator stays stopped longer than it does moving. The only issues we had with our room was the sliding balcony door DID NOT LOCK and the door to the room also did not have a locking feature where a small child could not unlock it. We actually had a really bad scare and could not find out one year old we thought she had gotten out of the room. Luckily she was hiding in one of the closets. But still it shouldn't have been something we even had to think of. The dryer in our room needs to be maintenance it ripped nearly an entire load of our clothes. Other than the parking garage the elevator and the door locks it is okay place to stay. I'd say for more family atmosphere do not stay here. You will smell pot . You will hear people's loud really nasty music. We will definitely go a different way next time we visit PCB. Oh and to add in there is no hot water for more than one person taking a shower.

ROACHES! German roach infestation... seriously, keep reading before you book this place…read more Sunbird is the property and no wonder they have so many listed 'businesses' on here. They are trying to save face. RealJoy managed unit 412E among others. Ok so let's start with the good because there is good. The Sunbird location is great, right on the beach. This particular unit, 412e, is on the front of the property towards the parking lot but the balcony angles to the back so you get an obstructed but still decent view of the beach from the balcony and living room windows. It's on the less busy side of PCB but still extremely close to so much. Security actually does their job and you feel safe. It was spacious for just me and I think it can hold 2-3 people comfortably. Check in and check out were easy. Price point is great. I didn't swim but the pools looked clean. On paper, this should've been a five-star stay. Now the cons... when I first walked on the Sunbird property I noticed the building itself was a bit run down. Cracks in the wall, dirty siding, elevator dim and grungy. I figured it was just an older beach property and upkeep must be hard so I didn't make a big deal out of it. I opened the door to the unit, easy check in, and it seemed clean from the hallway. Didn't notice any odd smells. Kept walking and the floors were still pretty sandy but whatever, we're at the beach. After setting my things down I went to plug my phone up in the living room and there were big dust balls along the walls, like it hadn't been swept in a while. Then when I went to plug in by the bed, what do I see behind the nightstand... old candy wrappers. Ok so they need a better housekeeper I thought. I checked the sheets and towels pretty thoroughly and there were some markings already on the fitted sheet so I just used the extra one. Everything else, towels and linens, was clean. Honestly my whole goal was to beach it sun up to sun down so I let those things slide. I really wanted to like it, it's cute, I felt safe, and the location can't be beat. I was still ready to give it a 4-5 star review. Then day three happened. I had to run back to the unit around 1pm for something with parking. Turned the light on, went to grab my wallet off the kitchen counter and there it is... a small German roach just making itself at home walking around my wallet. I freaked out a little and scanned the room and see ANOTHER one crawling on the stovetop. They were having a whole party I grabbed my phone to snap a pic but by the time I got the camera open they had already scurried off between the stove and counter with the quickness. I was disgusted. They were on my wallet, on the counter, and on the stove. I don't live with roaches, I definitely did not come here to vacation with them. I messaged RealJoy right away, on Airbnb and by text. One thing about German roaches... if you see two of them hanging out together there's bound to be an infestation. I asked to be moved to another property. I didn't want them spraying roach chemicals around my stuff, I knew this needed actual pest control not a spray bottle from Walmart. They said they couldn't move me without trying to treat it first. I agreed but asked them to let me know when someone was coming so I could meet them at the unit, I wanted to see it myself. That was 2:30pm. No one ever came. Around 4:50p, right before the property front office was about to close, I followed up again and was told it couldn't get handled that day. Still no offer to move me anywhere else. At that point I knew I had to leave a 1 star review. I went back and reread the reviews on Air BnB for the unit and the RealJoy management, just to make sure I hadn't missed something and the only bad review just mentioned space, nothing roach related. It wasn't until I checked the Sunbird's 3rd party reviews that all the roach reviews showed up. Lesson learned, always check reviews outside of Airbnb. That night I slept with all the lights on and just tried to big girl it out since it was my last night and I really needed my beach time. It was an extremely non productive night of attempted rest. I got up early, packed my things, put most of it in the car, and went to the beach to nap instead. Unfortunately, I didn't leave without another surprise. I went into the kitchen to make sure I didn't leave anything in the fridge, and I look up and another little brown critter was on the kitchen ceiling and crawled straight into the dusty vent. That was just plain disrespectful at this point. Confirmed they have a bigger issue and they know about it. Yikes. I communicated with RealJoy, they did nothing. Offered them an opportunity to make it right, nothing.

The master bedroom has a private door onto the patio which was super nice! The condo was clean, and spacious. Two big bedrooms, both with King size beds gave plenty room for us to spread out and move around. The biggest bonus was the QUEEN size bunk beds! There are two pools on the property that are beachside, and the beach is easily accessible. We like the fact that there are beach chairs right there for rent and you can also rent jet skis, parasailing, banana boat rides and boat trips to Shell Island. Across the street behind Alvin's Island you can rent golf carts. The condo kitchen was stocked with everything we needed to cook. There is also a full-size washer and dryer that was great to have to wash daily beach wear. I loved the fact that the parking garage was attached with a walkway, and you didn't have to attempt crossing the busy street with all your luggage and groceries. To access this condo, there is actually another elevator located on the west end of building. Made it easier to get to and from the condo. The main elevator on the 3rd floor at the walkthrough gets really busy at check-in and check-out time. Condo is close to great shopping, eating places and Pier Park. Right across the street from Shuckums. The only issues we had with the condo were minor for the most part. The blender in the kitchen didn't work. The shower head in the guest bathroom was made so that it would not angle all the way down and would spray out of the shower onto the floor if you opened door to get in/out. the guest bedroom REALLY could use some Blackout curtains. Alvin's Island is directly across the street and their lights stay on ALL NIGHT which makes it really bright in the bedroom. If you're a light-sensitive sleeper like me, you'll never get to sleep! I actually slept on the couch one night. The biggest issue was the sliding barn door closure on the kitchen closet. It is not secured with a guide on the floor and easily comes off the track when trying to open. It even fell completely off the track once and fell over onto my granddaughter. Fortunately, it did not injure anything or break. This is the most serious issue and really needs to be fixed/secured. All in all, the condo was great, our trip was great, and the weather was great. I would definitely go back to Aqua 511 again. Couldn't ask for anything better!
