This wasn't our choice resort to stay at. We were supposed to stay elsewhere but ended up finding out 2 weeks before our trip that our condo was no longer available. I was able to find a unit through Homeaway and I can say the owner was truly a good guy. The Summit is dated and quite honestly dirty. The areas by the elevators smell of a mix of urine and trash. The elevators take forever and are always crowded with no air conditioning making a ride to the 15th floor horrible. The pool area was clean and the beach access is great. We had multiple issues in our unit from broken doors to the AC shutting down and freezing up. We also were there during severe rainstorms and there was water literally pouring in over the top of the sliding glass doors. We had to use towels to attempt to sop up the water. We made the best of our stay, but definitely won't be returning to The Summit. read more

The condo and pool was nice, the Summit itself is awful and I will never stay there again. My husband and I had to stay here for our HONEYMOON because we are under 25 and most places here will not rent to you if you are under that age. All the condos have an intercom system inside the room that you can't turn off and they woke us up around 8-9 am TWICE just to page a guest and again to tell guests to not leave their towels on railing or something. I felt like I was was in boarding school. They also do room inspections???? So they barge in on you in your room. Never again!! It ruined Panama City for me. We rented here in September 2019 and arrived to jack hammering, drywall "drills", work carts everywhere, and a dirty pool. The noise was so bad we couldn't relax in the room we paid good money for so had to arrange to be gone every day. (the owner we rented from did make things right for us) We were lied to (by onsite maintenance) upon arrival with the story that the noise was an emergency repair and would be done by 5pm (Sat). The drilling started again Monday and they said again it would be complete by 5pm. Again, on Tuesday.. We went to see Jerry the GM (however we were told by a condo owner that the man claiming to be the GM was really just head of maintenance). I wanted to post this mostly so that anyone planning on staying here in the next few weeks/months can see this and make other plans if needed. Ask someone you trust before going!! Overall the place wasn't terrible. We rented a privately owned room for a week. The elevators were incredibly humid and hot as most are on the coast. The facility itself was relatively clean as far as pool area and land maintenance went. What really got us was the parking lot. I came down a few days after my family and was told I would have to get a parking pass the following morning. Until then I had to down the road across from Ripleys. The parking lot was almost 1.5 miles away, not secure whatsoever, and was a "park at your own risk" lot. I reluctantly paid the fee and parked. My mother had followed me down there. On our arrival back to the condo, we were told there were no more parking spaces available. We dropped my mother off and had to park her car across from Ripleys as well and walk back. After following up with management the next morning, we were basically told, "sorry about your luck". 10/10 had great views. But I probably wouldn't stay at this location again. read more

First of all, the security guard is a complete jerk. Second of all you cannot have floats in the pool which has completely ruined our trip, because that is always what we love to do the most. Third, one of our first mornings at about 8:30 they decide to do a loud announcement to every room, not one time, not two times, but 3 times all because a few condos had their towels hanging over the balcony, and the third time he rudely said "I will continue to make these announcements until every towel is removed", and the last thing is, this morning they made announcement once again about the towels, and also this time about feeding birds, when they had told us that there would be no announcements made over the loud speaker read more

I am not a type of person to post feedbacks on any webpages. However, this incident came to the max point where it was tremendously ridiculous. I came to PCB for a family vacation to leave the best memories in a long time. The best memories has been ruined and became one of the worst memories due to this resort, The Summit Beach Resort. I've never expected for a beach resort to have incredibly numerous insects inside the room. In addition, the blankets were rotten and the smell was obviously not favorable. The part that highly aggravated me was the situation where there was an announcement at the last minute that the water pipe broke, as a result, water was unable to work and process during the vacation. We were not able to take showers and additionally, my girlfriend got hives due to the blankets at this resort. I had to take her to the local pharmacist to obtain prescriptions. Even until now, our whole family is hardly struggling due to the insect bites, hives, and the worst environment of this resort. Person who came to PCB and chose this resort as part of my stay, I strongly do not recommend this place, unless you are a type of person who prefers insects, no water, and gaining hives. Lastly, when I went to the front office to get more towels, the employee there talked back at me with tremendous attitude in a negative tone. It was tedious and unacceptable. I believe it is our customer's right to request any supplies that we need at the resort such as TOWELS. If you do not want to ruin your family vacation at PCB, DO NOT book your visit here. As most posters say, you get what you pay for. While I am certain that there are very nice, updated condos at this hotel, ours was not among them. Outdated everything. The AC vent dripped. I for one was less than psyched to see a lovely heart shaped sticker someone left behind stuck to the bedroom door which read "Thong". Overall, though, the unit wasn't terrible. My husband and I found the bed surprisingly comfortable. It was really nice to have our own kitchen and a Wal-Mart close by for a grocery trip. You cannot beat the view. It was really quiet and peaceful. See if you can get an end unit. My main beef was the elevators. 30 minutes to catch an elevator to get our belongings to our car is unacceptable. We had to send one person down to check out so that we were not hit with a $50/hour over check out time penalty. Oh, and the intercom. This annoyance disrupted us three times during our stay. For goodness sakes, do not park in the fire lane, do not feed the birds from your balcony, and do not hang anything on the balcony. We did not have any trouble with the staff, and it was a perk to have security there to ensure only guests were walking around the property. Probably won't stay here again, but it served its purpose. read more

Stayed here for spring break 2016, first mistake. Pcb is dead with no-drinking laws on the beach. Upon checking in, nobody at the front desk new what was going on, was rude and guided me in the wrong direction twice. When I finally figured out what was up, by myself, I was charged $40 for wristbands and a parking pass, later finding them in my room. So I had to go back down to the front desk to get a refund, where thank goodness the only nice woman helped me. Not to mention the representative who took my $40 initially was making uncomfortable jokes which was fishy. Understandable now. Rooms are not horrible, but incredibly outdated. Maid service did not come into our room once. We had to pull teeth for clean towels, toilet paper, and soap. They even had the audacity to have signs around the room saying we'll be charged for missing or dirty towels... I shouldn't be paying to stay in a hotel to clean up after myself. If that wasn't enough, some random woman came into our room, not once, but twice, and was "checking up on" us to make sure we were "behaving." And told us to make sure to clean well so she didn't have to... Assuming she was maid service, incredibly rude. Overall, not the best experience. Don't plan on staying there ever again. We rented Unit 1025 at The Summit in PCB. What a wonderful experience. The unit has been completely refurbished and updated. A great view, a king size bed, and even a Keurig! The facility itself has a snack bar, and a real bar at the pool. The rental process was quick and efficient. We would highly recommend this unit and will return. read more

Staying here right now and was denied access to the hot tub because there is lightning 30 miles away that's not heading this way. $650 for two nights after being hit with $150 "resort fee" after arriving not included in price and can't even use the hot tub because they are as most Americans "over cautious". We stayed here March 2018 the 3rd -6th it was an okay stay . checking in was difficult. The staff there are rude . This was one of the worse places I have ever stayed! Rooms were dirty, staff RUDE, and a huge piece of concrete fell off the side of the building! The elevators are ancient, and security locks them out for hours at a time! One elevator (out of 4) is designated all day on Saturday for housekeeping and maintenance whether there is one staff member in the elevator or not, no one else is allowed to use it! We were on the 9th floor, and was informed by the general manager that we could use the stairs! Needless to say, we will never stay here again! Pissed off! read more

Security was a pain. Tried to get in to check in and would not let us until we had a room number when people from our group were already in. The proceed to wave other people in without checking them. Same women checked me every time even with parking pass while waving people in. When I asked to talk to a manager from the resort she told me I could not. I paid over $1,000 for a condo I expect great customer service not be treated like I'm in jail. Also we are with a huge group for a charity event. And we were not allowed guest in our room? This is asinine. I paid for my condo I should be allowed whoever I want in my room. I am no child and work hard for a living. This made my only vacation in years less then great. Also with all hat said rooms where under par. Things broken and out dated. Only reason we booked was to be close to spinnakers where the event was. Never again will I stay at summit. One of the worst resorts in the Panama City Beaches. After checking in and paid additional $75 for cleaning and $45 for non refundable damage waiver to cover damages up to $1500, we could not get to our unit on 10th floor. Waited behind the door for 30 minutes with no one coming to help. Excuse was he was the only one of them at check in counter. After getting in, there was no power and no light and AC. Smelly unit. No repair man was available on site. They moved us to a second and very dirty unit. Had to wait another hour to call the cleaners to clean the unit! Day 2, no hot water in the whole floor and stayed that way until we check out on a 3rd day. Furniture are so old, you can't open and close the drawers to put your clothes in. We lived out of suite cases. 3 days after checking out, they charged my credit card additional $76.46 for "damages" and the description was laundry the bedspreads! And additional $75 for cleaning a second time the unit! We did not even use the bedspreads and a second cleaning was when we checked in and they had to clean the unit. I am currently disputing these charges. In total we paid $425.76 for 2 night stay. What a scam. read more

Really nice place with a great view. Friendly staff- two big pools with hot tubs and close to the beach. Rooms are a bit small but for 2 people it was perfect. Right next to Spinnakers/Club LaVela so I wouldn't recommend staying here during the busy season unless you like a crowd. We stayed during the off season so it was very peaceful. read more

Summit is not a family friendly condo! They claim to have quiet hours from 11pm to 7am, this does not apply. I had to contact security several times because of how other guests were behaving at 1am. Drunk, unruly and vulgar people partying at all hours in front of elevators, on walkways at condo doors and around pool. My family were jolted awake at all hours. The Summit claims to have strict policies with eviction as a consequence, this is untrue. I work very hard and this is the first real vacation we have had in years. I saved so my family could spend 7 days at the beach. I have never been so disappointed in an establishment. read more

I was extremely disappointed in the unit (1109) we stayed in. It was dated and dingy! The bathroom was super small, the carpet was stained, the furniture was raggedy, the lamps had no light bulbs and the one lamp that was in the room had a burn stain on it. We are staying at the Summit for 3 nights. They charge a very high resort fee, the same whether you stay 3 nights or 7 nights!! Our condo has a busted screen door to the balcony, mold in the shower. Our ice maker does not work; we told the office, the maintenance came and dumped what little ice we had, so now we have none!!! Check out time is 10, but starting at 8, they charge $50 an hour until you check out. We will not be staying here ever again!!!! read more

My husband, two grandsons and I just returned from a 4 night stay at the Summit in PCB. We were in unit 1330 (1 BR with bunks). To say the least, we were very disappointed with our room. To say " old and outdated" wouldn't cover it. The shower had mold all over the walls and the sliding door. Furniture and appliances had been around for a while. There were 4 of us. When we arrived we had 4 bath size towels, a couple of bathcloths and hand towels. Each day I had to go down and ask for more. Of course the boys didn't notice. The pools were nice and the access to the beach was great. The one plus for the room was the view. It was great. Between what we paid to Orbitz and then to the Summit it was about $900. Would have considered that a decent price for the time of year it is, but not for what we got. read more

We have had one agravation after another. Arrived Saturday night. This is Tuesday morning. First day at pool. Took new float still folded out of box to pool security guy. After he blew it up he said, "You know adults aren't allowed to have floats in the pool, don't you?" I said, "No I did not! I would not have had it blown up if I had known, I would have returned it and gotten my money back. Laying in the pool on a float is why I come on vacation." We will never book this condo again. We have come to Panama City for years and have never been forbidden laying on a float in the pool. So to get a tan we have to melt through the concrete and dip in the pool every few minutes. The security guy polices every move made by the guests at the pool like Barney Fife. Then at 8:15 this morning we were blasted awake by an intercom in our room at 3-5 minute intervals because someone in the complex had a towel hanging on their balcony rail. This intercom should be used only in a fire, tsunami,shark attack or life threatening event, however everyone in the complex was told that it would continue until the towel was removed. Re-dic-u-lous. Oh well I have paid for this trip on a single mom school teacher salary so I guess I'll put my bathing suit on and go down to sweat off a few pounds at the unexpected fat farm experience instead of relaxing vacation. Let me start off by saying that this been the worst hotel stay for my family and I. As an avid traveler domestically and internationally, I am so disappointed in the Summit Hotel and it is sad to say that I will never in a million years stay at any of their resorts again. I actually booked through the hotel itself and checked in with my family on Thursday 7/14/16 in room 202. After my initial walk through of my room it was so evident that my room was never cleaned. There were no clean sheets on the bed. They all smelled musty and had stains on them. The bathtub had toothpaste in it where you can tell it was never cleaned. I even found a pair of dirty little boys underwear and a sock in the top bunk under the covers and snicker wraps in the top bunk cabinet. The floors were filthy and the room smelled like a basement. The sliding door was offline and the refrigerator had water in it. I went to the front desk with my check in paper work and they assured me that housekeeping would come to my room but they never showed up. I had to go to Walmart and buy Clorox, Lysol, and other disinfecting solutions and was up until after 2am cleaning my room. I washed up all the sheets and blankets myself. The most disappointing part about this trip was the manager of the hotel lying to my face when she claimed that housekeeping came to my room after my initial complaint to clean the room as I requested when we went to dinner. That was a bold face lie because I had stripped the sheets on all beds and when we got back to room their was no clean sheets on bed, the dirty underwear was still in the bed, the water was still in the refrigerator, and the stripped dirty sheets were still on the floor. The hotel should be ashamed of itself in the way that it maintains it's property inside and outside. It is just disappointing that our first day of our trip was overshadowed by these deplorable housing conditions. Me or my extended family will never stay at any of Resort Collection hotels ever again. read more

This was by far the worst condo I have ever stayed in. My friends and I stayed here for a week and the security was the worst, most unprofessional people I have ever had to deal with. Also, the shower in the room we stayed in broke within the first hour we were there and we had to be moved into another room which cost less than the first room , however, we did not get refunded any money and still had to pay the price of the first room even though the new room was HORRIBLE. the phones didn't even work, the mattresses were nasty, etc. The worst part of the trip however, was when we moved rooms, the maintenance men told us to leave our non-valuables in the room because we would be moving back the next morning. BUT, they told us the next morning that we could not move back into the nicer room, which we paid for, so we went back to get the things we left only to find that our stuff was missing. we went down to ask management where our things would be and they literally told us that when the maids clean the rooms they basically can't control if they steal it or not. that just goes to show how unprofessional these people were. literally the worst people and the worst place I have EVER had to deal with. read more

The Summit, aka The Scummit. This place is disgusting. We arrived to our condo and the place was extremely outdated. The decor was hideous. The walls are royal blue and there were mirrors EVERYWHERE! The entire back splash in the kitchen was mirrors. There were bugs in the pots and pans in the cabinets. There were rust stains covering the refrigerator and countertops. Everything was broken but rigged. The owner left rigged instructions plastered all over the place. For example, clothes can't be wet when placed into the dryer, they must damp before being dried or dryer will short out??? Also, you have to wait exactly 60 seconds before opening the washer when removing clothes?? Why? it works fine if you don't. There's a complicated dehumidifier you have to master or you'll be charged. The living room is so inconvenient. There are fake 1970s plants EVERYWHERE that haven't been dusted since the 80s. The tv is ancient and barely works. The couches literally made me vomit. They're supposed to be bright yellow with ocean creatures on the them, but they got this layer of funk covering them. It's like black goo or something? If you sat on them with light clothing on, get ready to change and toss that outfit out the window. And please save yourself and DO NOT open the pull put couch. It looks like a murder scene. There's blood ALL over it. When we contacted the owner, she replied go buy a plastic cover for it? Are you kidding me? The bedding in the bunks and king bed were grimy and smelly. They seemed to always feel damp. Barf. The bathrooms were hopeless as well. They're covered in 70s wall paper that's half on half off the walls. The ceiling leaks in both bathrooms. Light bulbs were missing. The shower curtain wasn't the appropriate size for the shower so water went everywhere if you attempted to shower. And it was MOLDY! I mean covered in mold. And lastly, the floors. They have layers upon layers of black grime covering them. No matter how many times or how many different cleaners you attempted on them, they would not come clean. It's like they've never been cleaned before. So I lived in shoes for a week. By the way this was room 1016. As for The Summit itself, be prepared to wait for the elevator anywhere from 10-15 min anytime you need to go somewhere. Don't think for a second you'll be relaxing by the pool catching some rays. People wake up at 5 am and go put their towels on the chairs to claim their spots. And the chairs are so close together, you'll know everything about everybody at that pool. I kid you not, I was swimming with my two year old on the steps and the closest chair to us held a 250+ lb woman in her 40s who put her phone between her legs, pulled the crotch of her bathing suit up, and snapped a pic of her va jay jay and proceeded to "sext" with a giant creepy grin plastered on her face. And beware of the under aged drunks. They're everywhere. And the creepiest thing about this place is you HAVE to wear a bright blue band on your wrist or ankle. You can not take it off. And if you lose it, it's $50! For a plastic arm band! Literally the same thing they would give you at the skating rink or chuck e cheese. It's a prison. Oh and one last thing, you'd think sitting on the beach with your toes in the sand would be soothing... NOT! There's an obnoxious boat called the sea screamer that comes by all day day long honks the honk and blows two loud canons. Why??? It's so ridiculous. And it's not a vacation. It was hard work to stay at The Scummit. And ignore the one star, I would give it infinite negative stars if I could. read more

We have always loved The Summit because of their pool grounds and Bikini Bob's, so when booking a condo this was always one we liked to book. When we arrived this time, we quickly realized that rules had changed and now not only are you not allowed to lay on your float in the pool (this is one of adults favorite parts of vacation!!) but children can't throw balls and the security guard takes everything to a ridiculous extreme. You aren't allowed to have towels or any "articles" hanging off of your balcony, (which is reasonable and expected) but the security guard made an announcement not once, but three times to THE ENTIRE CONDO over a condo wide loud speaker to remove any articles from their balconies and he would keep announcing until those towels and flotation devices were down. (They probably had their floats hanging because they couldn't use them!!!) This announcement was irrelevant, early, and woke up everyone in our household. On vacation, people like to sleep in and relax, and The Summit staff is making that nearly impossible. I would not recommend anyone come to The Summit until these rules are relinquished and the security guard is replaced. read more
