We booked Summit #504 through FunQuest Vacation Rentals expecting a normal beachfront stay. What we walked into after a 7-hour drive with two small children was essentially a construction site. The building was surrounded by scaffolding, balconies were completely barricaded and unusable, and the pool/common areas were impacted by ongoing work. The overall environment felt unsafe, loud, and nothing like a vacation property. Here's the issue: none of this was clearly disclosed in the listing before booking. We received generic follow-up emails after we had already paid that mentioned possible noise and limited access--but they did not come close to describing the severity of the construction or how disruptive it actually was. There's a big difference between "minor inconvenience" and a full-scale renovation happening around you. The unit itself was also not clean to a reasonable standard. Surfaces and furniture appeared to be painted over rather than properly cleaned, with visible stains and signs of poor upkeep throughout. I contacted the company immediately upon arrival asking to relocate and was essentially told "too bad" because of a policy cutoff time--even though we had just walked into a property that did not match what was advertised. After traveling all day with young kids, finding a new place late at night wasn't realistic, so we stayed one night and left first thing in the morning, losing the rest of our reservation. FunQuest Vacation Rentals' response since has been to point to fine print and post-booking emails, rather than taking any responsibility for how misleading this experience was. If you're considering booking with them, be very careful. Janet is excellent communicator and has been able to accommodate early check in's both years. Condo is updated, clean, comfortable. Well stocked with linen, kitchen necessities. Two pools, kiddie pools, hot tub. On site Tiki Bar - open until 10 or 11pm, great service. Pools currently close at dusk. Multiple security staff on site and attentive to guests. Monitor gate from beach and required bands. Security at front gate attentive. Staff at pool deck every morning, cleaning and straightening pool chairs. Staff attentive to grounds, and take pride in their work. Obviously, I cannot speak for many other negative reviews, and it's honestly sad to read the negatives because we have had such great experiences at this location, now 2 years. read more

This condo is horrible. They had all our guest tag numbers and they refused to let them in without pass. We brought the pass to the gate then she said we had to have arm bands. DO NOT RENT THROUGH FUNQUEST VACATION RENTALS. If you rent, do it through the Summit at PCB. I did not want to write this review, but because of concerns, I have to. If a concern pops up, FunQuest cannot do anything right away because you have to contact them directly. This makes communication harder and more of a hassle. Then they will use the excuse of you not contacting them right away; they will not properly compensate you. We had multiple incidents with the racism from the Summit staff, but it could not properly be taken care of through FunQuest because it was "not their staff". Although they have staff on site, I have not seen one of them. On top of that, if you have a problem with the Summit staff, all they can do is report the incident. The customer service on all ends is trash, and if you email them, they are extremely rude. The toilets also had bodily fluids, and the towels smell like vinegar due to their "cleaning product they use." - That is extremely concerning. We paid a cleaning fee, and it was not clean. My friends and I did not contact FunQuest on our first night there because we were extremely tired from the 12 hour drive. However, we contacted them on the first full day we were here, they could not do anything right away because they take forever to respond. Their poor excuse was us contacting them late. If you rent through the Summit, be careful of racism as well. We had multiple problems with this on our FIRST FULL DAY. ROOM 1306: Hands down the nastiest place I've ever stay for a vacation. Where do I begin? We rented the room through Airbnb and it looked wonderful! When we got there we noticed the pictures are not what the room actually looked like. The doorknob was falling off when we first got there and asked the maintenance people if they would fix it and they did not. I had to fix the doorknob with things I could find around the room in fear of getting robbed while not there. There were stains on every bit of furniture from the couches to the chairs. The caulk around the tub had mold all on it. Everything inside of this condo was grimy and needed a deep clean. When you first get to the property you will smell trash walking to the elevator. The smell from the trash chute is unavoidable so be prepared. While also sitting on the balcony several times through the trip the man under me was smoking weed. While also in the pool around 5pm we smelled weed!!!!! This property once upon a time was probably nice but now it is %100 rundown and not worth a dime. read more

We visited The Summit during Labor Day weekend 2020 on a timeshare RCI exchange. Pluses The pools and the view off the balcony is to die for and the reason The Summit gets at least two stars. You're almost on your own otherwise as the unit was not clean, in poor repair and offered limited items in the unit. I felt like except for the beach and pool, i was on my own to make the unit work for our family. My family also enjoyed the Tiki Bar for yummy drinks at the pool. They also had a Burger sandwich shop which we did not visit and to be honest may have been closed because I didn't see any guests in the are of the Burger Hut during the Labor Day weekend. The unit was stocked with liquid detergent, dishwasher detergent, hand soap - along with the customary towels, sheets, kitchen appliances, minimal pots and pans, dishes and silverware. Areas for improvement There are several... The timeshare recently hired a new General Manager so hopefully things will straighten out soon. Sherie, in the Timeshare Management office had only been there 3 weeks at the time of our visit. Per Sherrie, they are doing their best to turn things around with a recent upgrade to the timeshare sofa sleepers and they made sure every unit had at least a minimum dish and silverware service for 6 guests. The facility needs more handicap parking. The current spaces were 95% full almost all the time We were in Room 1427: The bedroom light switch was broke The bathroom grout had mold around the tub There was mold on the shower ceiling The kitchen garbage disposal was broken and did not turn on when you flipped the switch. When the dishwasher ran, it backed up into the garbage disposal The balcony screen door was off it's track and would not budge The balcony chaise lounge was broken in two places All the above were reported to Timeshare Management desk when we checked out. To be honest, I usually report issues as it find them, however all of these issues combined were overwhelming and I didn't wish to interrupt our vacation waiting on maintenance to deal with these issues that had been left unattended. Although I took photos of these items I accidentally deleted photos of these areas before realizing I had not posted them here. Overall facility impressions It's a beautiful setting, however management has been lax over the last few months and likely years. These kinds of issues don't appear overnight. The elevators sometimes worked - at times only one of three elevators was working. In the Fitness Area, the weights were taped off and closed. The ground floor Ladies bathroom was taped off for repairs. The three treadmills were "broken" and a "ticket had been submitted", however it's unclear how long three treadmills had been "broken". Unit Cleanliness On check-in, there was a cigarette in the toilet. When we arrived, the unit floor was so dirty, we couldn't go barefoot without our feet getting black. Note to self - always bring slippers/flip-flops for condo floors in the future. With the floor so dirty, it's doubtful there was any special cleaning between guests for Covid. Service Last but not least, although Sherrie was great in the timeshare office, I'd suggest owners/managers hire "secret shoppers" to visit their resort to document their experience... One of the front desk staff was not user-friendly and frankly contentious and rude when responding to guests. I have stayed here in the past and this year has far been my worst stay. We had room 532 for a girls trip when we arrived the Condo was filthy. The floors had not been swept, the laundry room a mess, top sheets missing on the beds and the Sofas are the most disgusting things ever. I would feel just as good about sitting on one found on the side of the road. We covered them with sheets. Called and they sent someone up to clean so we had to wait for her to get here and clean before we could even get to do anything. The elevators are the worst I have ever seen they were broken more than they worked. The pools and hot tub was closed before 6:30 every night. I was so disappointed in this place. I have always stayed here but they definitely do not want to upgrade this place at all!! Bikini Bobs has been the only reason I have returned as many times as I have. Not a place I will be returning to anytime soon. The unit itself was pretty decent overall and had been updated recently. The complex left much to be desired. The elevators were the absolute worst, and I truly mean it. Extremely slow and constantly packed. It sucked to have to really ask yourself if it was worth using them. And climbing 13 flights of stairs isn't a great alternative. The pools were nice but everything was so overly crowded. I agree with smelling weed and garbage. Just not good. read more

I booked an Air BnB here and was quite disappointed in the actual room (130). It looked great in the photos but was actually really outdated and felt crusty and old. There were locks on cabinets that had the treasures of a case of 7up. Wow, really?! The place had a leak that spread dirt and water all over the living room and the room wasn't even cleaned or the beds made up when we got there. The cleaning crew showed up hours after we were already there. The actual Summit condo complex is in a great location. It is located right on the beach, with two pools, a tiki bar and two hot tubs. You walk pass all this and you hit the white, sandy beach. Through the parking lot on the other side of the street is an amusement park and restaurants. Oh there's also a grocery store on premises that has somewhat of a deli inside but closes at 6pm. If you can find a newer, cleaner, more updated room then this might be a great place to stay but from our experience the outside looks great until you enter your room. read more

Maybe the rental unit that I had was an exception based on the other reviews. I had a girls trip with mother, sister and my 13 year old niece and we were in unit 632. The room was clean, roomy and had a perfect balcony area. It was a corner unit so the view was pretty expansive. The elevators were a bit slow but we managed. For three ladies and a teenager, we felt safe and experienced no issues. The staff were friendly but beware, wear your bracelet and if you lose it, its $20 each...I paid $20 for 4 upon check in and the ocean knocked mine off...$20 replacement fee...booooo.... There is a great little shop for food & drinks and prices were great! It's an easy spot to grab something to satisfy a frozen drink craving. Beach access was perfect, pool was clean and easily accessible. The overall location was great, easy to get to everything. #803 Unit. Worst hotel I've ever stayed at. My first impression was that the place was beautiful, then it all started to unravel. First, we had to go a night without a tv in the master bedroom because it was broken. My family had to sit around and wait on maintenance to fix it, but to no avail. They returned the next day to replace the tv, which meant that we could not start our day again. My family came across several ROACHES during our visit. I saw the first roach run across the bathroom floor while I was using the restroom. The next day I went to make breakfast for my son, when I came across a dead Roach by the frying pan. At this point I'm ready to check out. My husband hid the third ROACH from me, so that I would not leave. They offered to come and spray, but who wants their family to be inhaling chemicals and risk the chance of more Roaches coming out. Let-out coach was filthy and full of crumbs. We had to clean it with Lysol wipes. I had to stay in the shower full of suds for 10 min because the water goes cold after a few minutes. No place to put your shampoo or soap except the floor. Large gap in bathroom door connecting to bedroom. Bring your own beach chairs, because their chairs are in poor condition, along with the beach mat. Bed sheet and comforter has yellow stains. I contacted their representative to resolve the problem and I"m still waiting on resolution a week later. Pathetic. If you're not bothered by ROACHES, cold showers, dirty linen, and owners that don't reach out in a timely manner. This is your place. read more

Spare pillow in closet with dried blood/stains on it (we washed it). Dried food splatter on washer/dryer unit. We cleaned it off. Dishes in cupboards were not clean - had to wash before using them. Remote batteries and light bulbs were dead. From other reviews we know other units are MUCH worse. But really RCI - you can do better. Our new socks are no longer white after walking on the floors in our unit. They really need to put a bit of money into this place....and scrub the grout! So filthy. Live cockroach in one of the bathrooms in our unit. One elevator is working. Lightbulb out in a bathroom. Torn curtain in the living room. We didn't use a ton of points on this unit, thank goodness. Absolutely terrible customer service. We called to complain about how dirty our room and THEY KICKED US OUT!! They were absolutely rude and disgusting towards us when all we wanted was a refund on our room so we could go find somewhere worth the money we were paying. There was mold growing in all of the shower curtains, the hall bathtub would not stop running water, the popcorn ceiling that I am sure was asbestos ridden was falling in MULTIPLE places into the floor. The room was not cleaned up at all from the previous tenants. The thermostat was busted so we completely turned it off in order to cool the room down. There were only two out of the 4 elevators that works, and on top of that you had to wait 15 minutes for one way on the elevator. Stayed at the summit for 5 nights and I will not stay here again. The front gate stayed open all the time which made no sense of even having a security guard there. The gate to leave stayed closed-once again no sense. Had to wear bracelets at all times at least that's what the owner told us but no one checked them. As we came on and off the beach no one was making sure they belonged there so lacking security period. One elevator was broken which made things extremely chaotic. The has no air so that was horrible during the day especially with it always being full. The room was extremely dated. Sand in the floor when we arrived and beds were hard for the bunk beds and sunken in the middle for the king so not pleasant. The bedding was all dingy and old looking. The furniture was scratched up and missing knobs. Even the remote had no back to it. Kitchen was very small and had a lack of kitchen equipment to cook with. Did have a washer and dryer which was great. The couch had tears in it. The view was amazing and loved that the beach was so close. Also loved the banana boat ride was so convenient to purchase. The location was also great. This place has potential but some major upgrades need to happen with staff/security and the condo itself. read more

This is my worst condo experience I've ever had. We were in unit 1018 it was filthy the floor had not been cleaned as you will see in the pictures. The balcony door was in very bad shape I couldn't open it by myself. The blinds in the bedroom were broken and had missing slats( we had to use a towel for privacy) then the attitude of the staff who answered the phones or on messenger were terrible. Mostly just get out we don't deal with problems. If you want my opinion don't move in until you have completely check the condo out cause they won't fix it when your in. Stay far away from the Summitpcb.com and Beach Room Rentals. We rented room 802 for an anniversary trip and it was more than bad and the attitude of the management was appalling. When we got there there was a form that told you to inspect the place or accept the issues. We called within 30 minutes with the following Dirt was stuck on the ceiling in front of every air vent including the one over the bed and stove. The ceiling fan over the bed was caked up with dirt. There was a sticky stain under the sink and a leak in the back of the cabinet. We spilled some water in the hallway and when we wiped it up with a towel the towel was brown with dirt. The shower curtain was moldy and had stains all over the bottom half. There was food debris in the bottom of the stove where you store pans. The air filter for the a/c was so caked up with dirt that someone else had removed it and it had not been replaced until we were there. Water kept pooling up in the bottom of the fridge. The freezer part of the fridge worked ok but the fridge barely kept drinks and food cold. Even after turning it to a colder setting. After an evening and part of the next day complaining the only things that got fixed was the ceiling fan was wiped down by a nice young man and the air filter was replaced. This was done the evening that we got there. The night manager that we spoke to the first evening only offered one solution. With a very snotty and completely uncaring tone told us that we could live with the mess or LEAVE AND NOT GET ANY MONEY BACK. THESE PEOPLE HAVE 15 OTHER UNITS AT THE SUMMIT AND OTHER UNITS IN PCB. We rented our condo from Best Beach Getaways room 413 I first saw the condos on VRBO as soon as we parked the car and walked to the stairs you can truly see that the spring breaks over the years have done a number on the building. We walked the very narrow stairs to the 4th floor where you couldn't smell anything but pot. Opened our condo door to a room that didn't look like the pictures the toilets looks like they are from the 70's and the refrigerator was covered in rust!! The shower curtain had mildew all over it and black stuff in the bottom of the tub. My husband found a spare pillow in the closet that had blood on it!!! Do not book at this place take your money somewhere else. Ohh and we got killed out because of complaining that the room was not clean and all the problems that were wrong with it. The location is good and the beach is nice. That's about the only good thing at this hotel. My friends and I were planning on staying in room 1326 from Friday, 5/3, to Tuesday, 5/7. We drove in from Nashville around 3 pm and we are told the room is not ready. This is normal except they also had nowhere for us to put any of our bags. We had to change into our swimsuits in the lobby bathroom and re-pack up our bags in the car. When we finally get to our room several hours later, it looks like it hasn't been cleaned in months. The carpet is dirty and the decor looks straight out of an old horror movie. It looked unpleasant but we figured it would be a little icky and that's it. Instead, days later, we realized the room had bed bugs. When we'd first arrived we checked the beds and didn't find anything suspicious so we figured we were safe and settled in. Saturday night as I was going to bed I noticed a bug near my head on the bed. I didn't know what bed bugs looked like, and simply squished it and went to sleep. Monday morning, my friend noticed a dead bed bug on one of the beds as well as some bits of blood on the sheets. We packed up our stuff and decided to make the 8 hour trek home a day early. We complained to management that there were bed bugs and they did not take us seriously, maybe because we are college students but either way unacceptable. They rolled their eyes when we requested money back, even though we should not have to pay for a room that gave us bed bugs. When we first brought up the bugs, they asked if we wanted to simply move to another room which is a ludicrous suggestion considering how easily bed bugs spread. They said they'd have their pest guy come take a look and we waited over an hour but eventually left, as we had to make the 8 hour drive home to Nashville. When my friend called them to ask for updates, they said they could not speak to her since she hadn't booked the room on her card. Halfway through our drive, the hotel calls and claimed the pest guy didn't find bugs and that there was a certificate to prove it, but when we called the pest company directly, they never called us back or sent us the certificate. We then had to wash and dry our clothes several times, fumigate the car and suitcases, and several of our clothes and possessions had to be thrown out. It's been over a week since we left and bed bug bites are still showing up on our bodies. Overall disgusting hotel and disrespectful management. read more

Just don't. We stayed here recently for 6 weeks unfortunately. I don't think either of got a decent night sleep in that time. Between the bed, which literally had a "W" shape to it (that's how worn it was) and the squeaky noise it made with any movement, and the paper thin walls/ceiling. We could hear movement from above us at all hours of the night. The unit was dirty and dated. The light switches didn't all work, many non-working bulbs, and the ceiling fan in living room was broken. The bathroom had mold all over the tub area, the kitchen counters are peeling ( the laminate from the board). I can't even imagine the bacteria/mold underneath there. The drier sometimes stayed closed when drying, at other times it would open and soil our clothes onto the floor. The kitchen in stocked minimally and what is stocked is very worn or broken. The bed sheets were about as cheap as you can buy and they had a tear in the side. It was very disappointing to say the least. We did check reviews (many 5 star) on vrbo and the rental companies website. Someone even said how "comfortable" the bed was. No friggen way!! The pictures looked nice too. I am now with the understanding that reviews are rigged. (Which explains why I am unable to get my review published) I will never again rent a place with many all five star reviews. It's unfortunate people can't be honest. There may be other units in this complex that are cared for/remodeled idk, we were in 1328 and it was far from that. They claim to have 4 elevators, during our stay only two were working which lead to long waits as this is a larger complex. The view was nice, but that same view is all along the strip. Girl..... don't do it. If I could give 0 stars, I would. The photos that are on the website are from 10+ years ago. Outdated/rusted appliances. Baseboards, doors, walls haven't been cleaned in ages. Trash, toy, sand, and a half eaten orange was in the floor upon arrival. Trash can in the kitchen hadn't been taken out. Washer was out of order. Hairs were all in the "clean" folded towels. Communication w the staff was terrible. Maintenance showed up at the most inconvenient times for things I didn't call/complain about? But never fixed the washer? Ended up leaving several days early bc the staff told me that they required my patience on the third day of my room still not being clean and a half eaten orange still not out of the floor even tho they sent the same housekeeper back to the room on the second night. All she did was sweep and mop the floor in the kitchen & living room. I called to ask why nothing else was done, the house keeper had apparently told management that I approved her cleanliness. I respond with, "you're going to take a housekeepers word over mine that supposably cleaned my room prior to my arrival and again on the second night and still left a half eaten orange in the bedroom floor?" I've stayed here twice in past three years and we're planning to come stay more now that we own a timeshare. The Summit is in a great location at PCB, you're within walking distance to a few restaurants, beach shops and nightlife. I've enjoyed staying because it's right on the beach, it has two large pools, a kiddie pool and few hot tubs. The best thing about The Summit is Bikini Bobs, an on site food vendor that has all your favorite greasy foods at reasonable prices! Our timeshare is furnished nicely and with a fully equipped kitchen, that has made it easy so we're not spending too much going out each night. I recommend staying here if you have children, because safety is a top priority. At check in you get colored wristbands so no unwanted guest are allowed on the property and security is always walking the grounds to make sure nothing illegal is going on. The only downfall about this place is the elevators. In my opinion they need more elevators or bigger elevators. A great location is the best I can say about this place. The thing here is that unless you book thru the hotel directly, you should be ready to pay approximately $50 towards as damage waiver and another $85 for a "maid" fee. Both are non-negotiable and non-refundable. This is all on top of the cost of the room. Total cost per night ended up being $195, with these additional bullshit charges, for a stay in May 2013. A total ripoff. Over the three days we were there, the maid never came to the room to replace towels, restock soap, etc. We were just there on our own. You are essentially paying for a maid to clean up the mess you make after your stay, so pretty go wild and mess up the place, I guess! I'd recommend if you have to stay there, don't overload the room with more than 4 people, it won't be too comfy. Also, the can was weird. This place is gross!!! Don't let the photo's fool you!! They have to be from 15yrs ago... moved rooms because the 1st one was like a old musty smelly basement and dirty. The balcony door took 2 people to open ... 2nd room has 2 loose railings on balcony... the most dirty carpet I've ever seen! The kitchen has dried food on the counter and food crumbs in the kitchen chairs. The beds were like sleeping on a pallet. My family and I have taken an annual beach vacation for the past 15+ years. We typically go to Orange Beach/Gulf Shores or the Destin area, but decided to explore PCB this year. First, the condo was obviously not properly cleaned prior to our arrival. There were clothes in the master bedroom dresser and food in the kitchen cabinets from the previous renter. There was mold in both showers, nasty commodes, both the refrigerator and microwave were broken, and there were stains on the master bedroom comforter. On top of the disappointment of the condo itself, the resort was even more horrendous. We have a special needs son with a chronic lung disease, and we are unable to escape the cigarette and marijuana smoke across the entire resort. The pool area was basically a scene from a nightclub. The extreme noise level, constant use of the "F bomb," and level of intoxication of other renters far surpassed what I wanted my family exposed to for an entire week. When we tried to escape that and went to the beach instead, it seemed to be even worse. My husband and I, along with three small children, had to abruptly rush off the beach as a fight between two large intoxicated groups was starting to breakout. When I voiced my complaints about the cigarette smoke to the renting agency, Emerald Coast Destinations, the lady told me she would reach out to try and get approval for a refund and return my call. After two days of not hearing back, I reached out to VRBO. They reached out to the renting agency and said I should receive a call back. After I did not receive a return call, I reached out directly to Emerald Coast Destinations again. The lady I spoke to (same lady from two days prior) yelled at me, spoke over me, refused to give me her name, and eventually hung up on me. I attempted to call back numerous times but got no answer. When a female finally answered (I'm assuming same lady), I asked for her name, and she hung up on me again.   So, if you're like my family and looking for a relaxing family-friendly vacation, this is not it!!!! We were supposed to stay for 7 days but left after 2 days. With the amount of exposure to smoke across the resort, it was not a safe environment for my son, and he has had increased symptoms since our visit, which is now requiring a follow-up with our specialist. Also, since the agency would not speak to us or return my call, we were unable to get a refund or any appropriate response on how to reconcile such a horrible experience. read more

Stayed here for Spring Break 2010. The Good: Best Location in PCB, you can see the stage right outside on your balcony and beautiful views of the ocean. You are right in the middle of all the places to be during the week. The rooms are big and each one is a bit unique. Kitchen and multiple are a must. Pools were clean and fun to hang out at, and the beach is right there. The Bad: We booked a room for 8 people. We showed up, got our keys and headed up. Low and behold, our room had a king size bed, a queen size, and a pull out queen in the living room. We asked where our other 2 were to sleep...they said o there is a love seat and there is enough floor space...what?! no way, we told them that was unacceptable. By the next day they got us another 2 bedroom space. Thank Goodness. Some of our keys we were given were not the right key. We ended up locked out of our room at 4 am with no one around to help. It took hours to get in and had to hunt down security. Lame. Several other Spring Breakers warned us that someone was scaling balconies, breaking into condo's, and stealing computers, ipods, cameras and such. No bueno. In the second room we got, we found our sheets dirty...something gunky...yikes i dont wanna know. read more

You have to pay for your own toilet paper??! and you pay $160 for a cleaning fee and they never clean your room. Bull to the shi. Our first room was disgusting (pictures attached). We got downgraded from a 2 bedroom to a 1 bedroom. Have been fighting for the last week and a half to try to get my difference in money back but they won't give it to me. Biggest scam I've ever witnessed!!! read more

We stayed at the Summit unit 202 once again and it was great. The kitchen had new quartz counter tops, New subway tile with brand new stainless appliances. Giving it a very clean feel. The furniture was all New looking with fresh paint and had a very Beach feel to it. We really like this unit because it is very close to the stairs and only one flight you do not have to wait for the elevators to get to the beach or pool. read more
