I had a very disappointing experience with Tom Love Group. Before signing with them, make sure you fully understand all cancellation fees. I was told the cancellation fee would be $995, but when I decided to terminate the listing, I was charged an additional $159 for photos, which was not clearly stipulated in the listing agreement, (penny pinching) . In the end, I had to pay a total of $1,154 just to get out of the listing agreement. The customer service was poor throughout the process. Communication was next to none and I did not feel that there was much effort put into marketing or selling my home. My property was listed for approximately one and a half months, and during that time I did not receive a single showing. When I requested to end the listing agreement, the process was so deceitful , they wanted to charge me and still keep my listing for lease against my wishes, I felt that they made it impossible to change agents. It was only after I stated that I would file a complaint with the Nevada Real Estate Division that they agreed to release me from the contract. My advice to anyone considering Tom Love Group is to carefully review all contract terms, cancellation fees, and exit conditions before signing. Based on my experience, I would not recommend their services. read more

I had my home listed with The Love Real Estate Group for 12 months, and unfortunately, it was a disappointing experience. Despite the lengthy time on the market, there was very little progress or meaningful communication. I voiced my concerns about the lack of effective marketing strategies and the overall approach to selling my home, but I wasn't offered any new ideas or solutions. Out of frustration, I consulted with other real estate professionals who provided me with more helpful guidance. When I expressed a desire to cancel my listing agreement, I was told I would need to pay a cancellation fee to cover the cost of professional photos--over $1,000--even though the home hadn't sold. It felt like I was being penalized for wanting to move on. Thankfully, I waited out the contract and did not have to pay the fee in the end, but it was a difficult and stressful experience. I would strongly encourage homeowners to carefully review their contracts and look out for any administrative or cancellation fees that could make it difficult to exit a listing agreement. In my opinion, a good real estate company stands by the quality of their service and is willing to release a client who isn't satisfied. I've since learned that there are many realtors out there who go above and beyond--offering professional photos, open houses, and strong marketing--without locking you into a contract if you're not happy. Very poor experience. He represented us and the seller. He wanted to close the deal and every time we wanted him to negotiate on anything he pushed back and we had to insist. But even with negotiations on certain items, we didn't realize we were taking on major home IT repairs - we figured that out the day we moved in. He charged 7% to sell our house then when I got the closing statement saw that he not only charged above standard but in turns pays the buyers agent less than half of that. For the house we got, we should've hired an IT specialist to do a home inspection and given he represents himself as a luxury home specialist he should've advised us on that. What came to light the day we moved in was the very complex home IT system that controlled everything in the house from the light switches, TVs to garage doors, was not updated, or functional. He'd assured us that he knew all the people that had installed the various systems and we'd just need to call them to get logins and passwords. WRONG. It took months and over $20,000 to get the systems updated and functional. Not to mention all the time and meetings and everything else that goes along with doing these types of projects. It was a horrible experience to buy what we thought was our dream home and at every turn get hit with another roadblock and another invoice. There were also other items around the house that his assistant told us were fixed - they represented us and the seller - and then we found out they weren't fixed. The seller later advised he paid for the repairs and we could contact the vendors to get them to come and do the repairs. I was stuck doing repairs I had to pay for, and repairs for items I was told were already fixed. It was a financial and time drain. I feel strongly if we'd had a different agent the entire process would have gone much differently. I would never use him again and would never recommend him or his group to anyone. He didn't properly advise us, represent us or protect our interests. I've got a pile of bills and lost time that objectively demonstrate he is not a sophisticated agent, specializing in luxury homes. He's just more expensive than the average agent. read more
