Not trying to be rude, just being honest--who realistically expects people these days to have a 650+ credit score, zero collections, and make 3x the rent? I've rented three different places and have never been denied. What makes this even more frustrating is that the property wasn't even in great condition. The carpets hadn't been cleaned, the unit itself wasn't cleaned, I saw multiple roaches, and the walls were dirty. I didn't make a big deal out of it because I used to clean houses for a living and knew I could handle it myself. After submitting my application, I started reading the reviews on Google and Yelp, and they were extremely concerning. There are numerous complaints about dirty properties and tenants being charged for issues that already existed when they moved in. Based on my experience and what I've read from other renters, I would never apply with this company again. If you're going to hold applicants to such high standards, the properties and customer service should reflect those same standards. read more

RUN AWAY from these clowns: they care about making their money and collecting their fees and real estate commissions first. Lining their own pockets and collecting property "management" fees above doing any type of property management. Do not buy or rent here this company are scammers. I just moved out and they took all my deposit money for stuff that the house already had when I moved in and PLUS I owe 900 more for "damages" when we left the house better then we moved in. Example the owner put new fans in without controls he never gave them to us and they charge me for the controls ridiculous. I don't care about the money I'm just Mad they take advantage of people. This PM company is a joke. After 10 years with absolutely no late payments in a house that was outdated and in need of upgrades when we rented it WE get charged for the repair on regular wear and tear and they take 75% of our deposit to do so. Our TEN YEAR occupancy included fighting for new carpet and new appliances because they NEVER kept up with maintaining the property and the carpet had to be over 5 years old when we moved in in 2013. It was replaced LAST YEAR because we threatened to move out. All they did was take our rent for 120 months but then took our deposit to fix things that they should have expected to fix as normal wear and tear while charging us almost $1500 to do so. DO NOT RENT from them if your expectation is to have a committed, honest and attentive management team. Seriously contemplating filing a lawsuit with all the documentation I've collected over the past decade regarding this property and the issues we encountered. DO NOT DO IT! read more

Came across Triumph when looking for a condo to rent. One of their listings looked promising, so I requested a tour online ASAP and gave my contact info. 24 hours later, I got an email to submit another form if I wanted a tour. I also called and left a voice message. 24 hours later, a realtor texted me to schedule. Annoyed with the time that had already been wasted, I gave her a time and asked if it worked for her. It took her over TWELVE HOURS to "quickly check her calendar" and respond. Lack of professionalism all around. In the mean time, being proactive, I contacted a realtor friend who got the info and accessed the lockbox to show me the property within a few hours. We submitted an application online afterward, before the Triumph realtor bothered to respond to my text. Within 24 hours, we were informed that our application was approved but someone else put in a deposit first. Per my realtor, the listing should have said "pending" rather than "available" and this is a huge industry violation on their end- it wasted both our time and hers, as well as our application fees, as the property essentially wasn't available. What's more annoying is that they still have never called me. They called my boyfriend, who was also on the application. I'm not sure what outdated misogyny fuels their only contacting the male on the account, but I'm not thrilled. They've called him twice to say that our $130 wasted combined application fee can be applied to any of their other listings- unfortunately there are only about 10, and none are remotely similar in terms of area, price, or any other feature, so we're basically screwed out of the fee because they can't keep their own site current. It appears we dodged a bullet, as their responsiveness and adherence to professional timeline is nonexistent. Per other reviews, it seems this carries over to maintenance and other issues. read more

I have been a tenant at a property Triumph manages for a couple years now and while i encountered multiple issues initially, the company has been great to deal with this past year or so! Unsure what kind of changes the company has made internally, but I've received expedited assistance on anything from maintenance requests to duplicate charges being rectified immediately. The staff overall has been very pleasant to work with as well--night and day from my early on interactions/problem resolutions I experienced year one. read more

I can say I agree with the rest of the reviews that this company only does care about money. They will charge you on all these extra fees. I have never been late on my rent even when last year they were negligent in fixing my rental that had mold. I paid rent on time and yet I couldn't get a hold of them to fix the issue for a month. And now two days late of rent has added all these extra payments of course because I was late and since they need it, it's something that they need of course it will be done right away. If its the tenants that want something good luck getting it fixed. I just had my bath tub fixed again as well when supposably they had fixed it last year. read more

I'm a property owner and used Triumph for about a year. Initially my property manager was responsive and did a pretty good job, once she left I could not get anyone in the office to return phone calls and the majority of my emails had no response either. There were some questionable charges on my account that I was never made aware of either. Once my tenants lease was up they tried to raise the rent $100 without even asking me and of course the tenant moved out. She was not late on rent and the neighbors had no complaints, had I been notified I wouldn't have raised the rent that much. After countless voicemails and emails with no response, I emailed the broker and asked that my management agreement be canceled. They offered me $500 to stay with the company and when I declined his attitude quickly changed and he told me that I wouldn't find anyone else that would do a good job either. After I found a new management company I finally received an email saying that Triumph was charging me a $300 "Document Transfer Fee" What did they transfer other than keys that my new manager picked up? NOTHING. The apartment was vacant upon termination. I recommend that OWNERS DO NOT USE THIS COMPANY! Lots of excessive charges like "technology fees", fees for mailing letters, each at $40. First of all I hope your search for a new home to buy or rent is going, very well. Las Vegas is a wonderful place to live and work. Second I'd like you to take notice of the extreme trend in reviews for this particular management company...its either 5 stars (like this one) or 1 star (telling you to steer clear). There is a good reason for that. It's called "incentive reviews" and while it is not an illegal practice, Google and Yelp, have rules in place that prohibit incentivized reviews. There are ways to go about offering a Google Nest or Amazon device for a 5 star review without necessarily a violating those rules. But ask yourself, does that really make these 5 star reviews creditable? To be clear, I did NOT receive a free device for this review, but it was certainly offered when I signed my lease in April 2019 for what appeared to be a great deal in the Lone Mountain Area. The house had plenty of attention needs, such as the carpets (see my review for Carpet cleaning companies) but for the price it was worth overlooking. I presumed with all that was inherently wrong with the home that moving out later would be a breeze and a near guaranteed return of full deposit. Third and final. If you have a choice in where to rent a home from, and most of you do...choose any other management company over this one. If you'd like more information regarding why, look at the trend of 1 star reviews. I have a similar story I offer you for example. I was made to pay for already standing botched paint jobs on the walls, non-existant trash, and missing sink stoppers (that where never in the home to begin with) all for about $1000. I'm used to moving about as a military professional. I am a seasoned and reasonable tenant. I am more than familiar after many years of moving from location to location, about the importance of leaving a clean and neat dwelling in order to secure the maximum amount of my deposit back. NEVER in 20 years 5 states and 3 countries have I had to get less than 80% of my deposit returned. How I found mynew home: This place will keep as much of your hard earned money as possible (and more if given the chance) and will test your limits as a decent human being if you try to resolve matters. Tierra, Shantal, and even Kami Zagari himself have loads of email to prove my review as true, but I'm certain the company will downplay it, and will say this was all based on a legitimate set of rules. I also reached out the previous tenant, who still lives nearby. Turns out he was charged for very similar things, but considering the condition I received the home...I'm doubtful he gave the cleanup efforts I did. I wish I had read the reviews for this management company sooner. In average I see that this company withholds approx 75% of all security deposits. We recently moved out of the rental we had been leasing for over 5 years, keep in mind when we moved in carpets were not new but not in the worse condition ever. The walls were 3 different colors and in the laundry room it even said paint like they forgot or rushed to get a tenant in place for this property. That being said you could see the outlines of the previous tenants hangings the paint was that bad. When cleaning the home at move in the previous tenants had a long haired dog like a golden retriever the reason we know this is because its hair was literally everywhere. When we moved out we deep cleaned the home and returned the property in better condition than we received it in. We naively assumed since we returned the property in better condition than we received assumed that we would get our deposit back in close to full. I understand a cleaning fee but what was charged is appalling. They charged $800 for replacing a carpet that was over 5 years old with us and god knows when it was actually installed. They also became very combative when asking for details and the gentleman that is in charge of move outs straight up would not allow us to ask any questions and just spoke over us. In the end he said it is what it is and we just have to eat the loss of the deposit. Take caution of ever using this company they do not have the best interest of the renters or the home owners. I also work closely in the real estate industry and have been told countless stories from other home owners and tenants. I laughed it off since prior to this had no issues, rent was paid early fixed all issues in the home that came up it wasn't a new home but built in the 80's.The only positive reviews are the naive new people to the company who have been shown a false sense of security and hopefully they wise up before they get burned by Triumph. read more

Triumph PM is awful. We paid our rent on time every month and followed the lease to the letter. Upon move-out our signed move-out inspection form wasn't even used to calculate any damage we may have caused. In fact, we were charged for anything and everything, which were all previously noted items from our move-in inspection form that Triumph never fixed. We were charged for safety issues in the property we noted at move in and a year later were charged for upon move-out. read more

My mother & I have rented a house that was managed by Triumph. At first we were put off but the management changed & they seemed caring when we had to move after 5 years because my mom was diagnosed with cancer and we had to downsize. Between taking care of her & a disabled pooch and working 2 jobs I busted my behind getting packed & moved on my own, & I'm no spring chicken but I had to do it. I finally did get moved out, having to leave our washer & dryer behind because no one could seem to disconnect the gas line. We didn't mind leaving it behind thinking it could help someone else. I cleaned that house, scoured bathrooms & kitchen & hired a professional carpet cleaning service. The house honestly looked better than when we moved in. Yes, there were a few things I ran out of time to do but it basically was very clean. When we first moved in there was spotty paint on the walls, no screens on most windows & no screen at sliding glass door. We asked when we moved in for them but we're not answered. I'm not sure if anyone was even there before we moved in. When I received the letter with our refund of our security deposit I was a little taken back. we only got maybe a third of it back stating all the cleaning & repairs they needed to do. Some of the things on there should not have even been our responsibility & they were charging us for a new screen door. so how does that happen when we never got one to begin with. We were not about to paint the entire inside of someone else's home or should be responsible for damage from a leak that wasn't present when we were there. I'm just very disappointed in this company and am very saddened that I wrote an email to McKenna who has still yet to acknowledge it. I'm used to CA where at least we were treated with respect & we're not responsible for painting or carpet cleaning but this company makes us feel like we were not important. very disappointing to say the least. As I'm reading through recent reviews, it brings me joy to see that people are getting wise to this scam Triumph is running. They scammed me out of a year's worth of fees and did nothing for me but hold my keys hostage until I paid. I see I'm not the only owner that happened to. Anyway, that turned out to be money well spent to get away from them. Saved a percentage point by going back to my old property managers so, I'll get that money back and I will not have to deal with these low lifes. Hopefully they have learned math by now. Scamming me out of 1300 dollars will lose you much more in the long run if you lose even one customer. i should have went with my first thought! reading the reviews i was skeptical but still proceeded to rent with them. It's only been 2 months and ive had non stop issues, some of the representatives are cool and nice and helpful however ANDREA the person in charge of setting up repairs to get done has a horrible attitude. The shower sliding door came completely off & she had the nerve to say it was a cosmetic repair that I had to pay out of pocket to fix, then proceeded to say its tenant negligence and that I must have used some force for the door to come off! Also what made it worse was she actually said because it didn't happen when I first moved in and it happened 2 months after I moved in it must be my fault! The logic behind that makes no sense!!!! She was basically saying if things don't break when you first move in then it must be the tenants fault not that the item in question is faulty. STAY AWAY FROM PROPERTY MANAGEMENT. DO NOT USE THEM FOR ANY PURPOSE. SEE ATTACHED PHOTOS FOR EVIDENCE. I used Triumpth to manage my investment property. While on my vacation, they failed to collect rent from the tenant from Jan '22 to Aug '22. After realizing I have not had proper disbursement to my account, I contacted them and the manager Shantal's respond was "Oh I'm sorry we dropped the ball." Not only that, they still had the audacity to charge a monthly late fee to the tenant as shown in the ledger statement. Long story short, not only was I lost rent income of, $925 x 8 months = $7416, additionally, Triumpth charged me $1179 for eviction and paralegal fees to vacate the unit, lastly I spent another $5000 in fees for move-out/in rent ready. Alltoghter, I spent over $13k for their "drop the ball" mistake. I dont write many reviews, but felt compelled to do it so other investors do not make the mistake of using them. i have worked with triumph for the past couple of years and never had any problems as a landlord, their staffs are quick and responsive and accommodating. I usually get an response back within 24hrs, their portal is easy to utilize. Whenever a problem arise all i have to do is just email and triumph will take care for me. Stay away from this company. I am buying a home and was looking for a rental until I close on my home. I should have gone with my first thought after they did not answer phone calls or emails until I applied and paid the $65 application fee. I read the requirements prior to applying my credit score is well over what was stated on the application (620). I also have credit monitoring which would tell me if my credit was checked and still has not been checked. Tierra is very unprofessional and tried to argue with me about my credit score. I filed a complaint with the BBB, then they generated a generic denial letter. I have used appfolio before and they email you a denial letter. read more

This property management doesn't work with section 8 housing. Even though there are laws about fair housing, there's nothing "fair housing" about being turned away because of a housing voucher, and you have the credit score and clean background to qualify for the property. Not all section 8 tenants are alike. Some people fall on hard times and need help with paying rent! Denying me because of section 8 is discrimination!!! read more
