YIKES!!! These review are sad but unfortunately true for most people. I've actually been living here for almost 10 years and there has definitely been a few times I just wanted to pack it all up and go. However, each of those times I would look for a new home and couldn't find anything within my budget that I was comfortable enough to move into. That being said I will most definitely be moving soon. I too, have had enough. And every single year the rent increases for no good reason other than they can. I've definitely had to voice my concerns to management and follow-up on my maintenance tickets. But when compared to much nicer properties for up to double the cost of these, I just keep pressing my way through. Also, positive communication is essential. I know it's hard to do especially when you find yourself being frustrated with the lack of care and service. But just remember what's really important in life. Not to take away from critical issues like mold and mice - now that's a different beast. However, be knowledgeable, know your rights and your resources... This is a terribly managed place. I live in the midwest and recently got a new job in the Baltimore area. I spent hours researching places to live in the area and spoke with a leasing agent there several times. I found a townhome and was told to submit an application which I did. However, after submitting the application (and paid a fee), I was told that you have to submit a pay stub with your offer letter for income verification. I won't have a pay stub until after I start the job. I need to have a place to live before I start the new job. Consequently, they cancelled my application and kept the fee. My income will be significantly more than what is required so they're giving up a solid renter - insane! read more

My name is Jesse and my daughter has rented a unit at Heatherton Ct. The place reeked of cigarrete smoke, dishwasher was inoperable, no strike plates on the front door jam so the door could be opened with little effort even when locked. It was painted but the place was NOT cleaned prior to paint so we noticed embeded dirt and hair in the paint. The dryer vent hose wasn't connected causing extreme humid conditions in the kitchen. We pulled the dryer away from the wall to reattach it where we found dirty womans under garments under the dryer....wth? Since her move in, we've noticed the paint is starting to bubble and peel in a few little spots from the nicotine on the wall surfaces that where not cleaned prior to painting. The toilets do not flush properly and to top it all off, she just received a memo (Not an Addendum) that she can not have anything on her patio. She set up a small free-standing saftefy fence slightly away from her patio because she has a puppy but the back of her town house backs up to a 45 decline approximately 15-20 above a dangerous road and yesterday she recieved notice that she will need to remove it or they with remove it for her. In the mean time they do not have any safeguards from anyone to include chidren falling down the hill and possibly getting hurt or worse. I've called their office number (443-815-4390) to inquire about all this but no one answers........hmmmm..... CAN ANYONE, PEASE help me understand why this is acceptable? I am so over living here. I placed 2 maintenance requests for replacement blinds in the living room window and they were CANCELLED without notification or reason! In December, I will have lived here for 6 years! I called the front office at 410-265-8118 15 times and finally got someone in the phone for help and they tell me that maintenance cancelled my tickets because you have to pay $80 in advance for blinds in order for replacement. I really don't understand what is the problem with The Townhomes at Diamond Ridge, Baltimore, MD. I searched for the apartments and despite some negative reviews, I applied for it online on Dec 10th, uploaded all the documents listed on the application form, and paid the application fee. After 4 days on Dec 14th, I received an email asking for the additional documents. Since I was on a trip with limited internet access, I immediately replied to the email explaining my situation and asking for until Monday the following week to submit the document. As mentioned, I submitted the document on Monday the following week and tried to reach out to the apartment. Every time I called, it kept forwarding me to the automated service, and no matter what option I chose, it kept forwarding me to the central office and kept asking me to call the number I just dialed. I had been calling the number for days until Dec 22, I tried all the possible options to reach out to the apartment, by going online, filling up the contact me section and leaving voice messages and sending out email. I finally heard back from them. I was initially told that they do no have my application. After explaining the situation and providing details, I was told that the application was denied on Dec 10th since it did not have required documents and I would need to reapply and pay the application fee again. * So what about the email I received on Dec 14th to submit additional document which did not actually explain how and where to upload sensitive information including social security? * How about the email I sent, explaining I won't be able to send the information and would need more time for which I never receive ? * Why weren't my emails replied, my phone calls answered or anything? I really don't understand what kind of practice is this? I am not disappointed that I have to pay application fee, again, this is just a scam. I am sure Morgan Properties is not trying to scam people for application fees, but this is just mismanagement and negligence. read more

We've had mold in our house for over a month and they have done nothing about it despite repeated phone calls to their "maintenance" department. Mice everywhere and the pest control people they have on contract can't do their job. Dumpsters always full and trash everywhere. If you're late for rent they won't send you a notice and will even evict you without notice then claim that they sent one. Don't move here. Have lived here for eleven years. It wasn't so bad when I just moved in, but over time you start to see they true colors. They changed management, about three times, because of people not doing they job, or rent money go missing. They don't fix anything, and when you call to check on your ticket. They tell you they don't see your ticket. They give us this card with your personal ID number to make your payment at Walmart, if you didn't want to do it online. Have been paying my rent, until the following month I went back to Walmart to pay my rent, they told me they can't take any payment, because people money is going into other people's account. Now, not even money order you can drop off in the office. Miss Tarnisha is the one that handles your rental payment always putting notices on your about owing rent, when they the ones handling your money. They be stealing people money. read more

If you like BLACK MOLD in your apartment, people stealing your stuff from your porch/patio, the rudest most inconsiderate staff I've ever seen in my life, and to have them slap you with a $500 charge for things that were already messed up when you moved in THAT YOU PUT MAINTENANCE REQUESTS IN FOR. They gave me 2 days to pay the charge and proceeded to send it to collections after they had told me they would extend it. They charged me $150 for water. WATER SHOULD NEVER BE THAT MUCH MONEY. They REFUSE to do walk throughs with you on move out just so they can charge you for B.S. damages. My hallway closest door fell off (their fault, a screw was missing) and I called to have it fixed, no one ever came or did anything about it, and upon move out they charged me $200 for breaking the door, and another $150 for "trash removal", the trash being the damn door!!!!! Absolute bullshit, and claimed they never received a maintenance request call. I cannot think of one good thing I could possibly say about this place. IT NEEDS TO BE SHUT DOWN IMMEDIATELY. DO NOT I REPEAT DO NOT MOVE HERE. I wish I listened to the residents that were telling me not to move in when I started to come here. First off unless you are in desperate need of a place, I suggest you look elsewhere. Also if you want to see some accurate reviews of this property check out reviews for (Crosswinds Townhomes) This is the same property just with a changed name and new management team but same BS. So where do we begin. Lets start with the new management team and work backwards. Morgan Properties bought out Harburough Group for ownership of this Property (We will get to them later) So I will try to give Morgan Properties the benefit of the doubt that they inherited a cluster mess. Now its 8 months later and its still the same Cluster ****. So we begin with Morgan Properties grand announcement of spending close to 25 million dollars to improve the property over the next two years. Sounds great only one problem to date that have yet to renovate or remodel any home of any current resident. They have tore down trees, they did add a dog park (this is good) and another playground( another good thing) a problem that I do have is that they have lied to the residents on multiple occasions about different things. One example is the exterior lights, they informed that they were going to "fix" the lighting systems for our exterior lights. What they actually did was replace all of the lights on the front of peoples homes (ignoring the lights in the back of peoples homes) with what they called (Solar powered lights) which turned out to be false. They said that there will be no cost to residents because they were "solar powered" which turned out to be false; there will be a "minimal charge to the residents electric bill" Which they tried to pass off as nothing when the kicker is they went into everyone's home and removed the light switch so residents could not control the lights to turn them on or off but the lights will be charged to the individual residents bill. (WTF) So when I asked and wrote a letter plainly stating either A) Reinstall the light switch in peoples homes so they can control a power source that is being charged to there electric bill or B) Remove the light fixture. I gave them 30 days in my letter to them to do either or I would have the light fixture removed. Seems like a simple request but it was ignored, to Morgan Properties credit they did offer a "one time" credit for what the estimated bill would be for the year. I said that was nice but what then happens in year 2 and so on. They said well we would get back to you. So I gave them 6 weeks to respond after that with no response I had the light fixture removed and given back to Morgan Properties. So what did they do in response, They first charged me $150 for removing the light, then sent a "threating letter" thru their lawyers threating me with legal action/ police action if I damage anymore of there property. (For the record the light fixture was removed and returned in working order undamaged) As well in there letter, some how some way Morgan Properties did not have a copy of my lease for the previous management team and since February have tried to convince me to sign a "Morgan Property lease" I said that I would think about it after my current lease is up in October 2017. This didn't sit well with them to the point of the letter that I mentioned earlier they actually tried to say because Morgan Properties doesn't have a copy of my lease that I now " a month to month" resident and I have 30 days to vacate. (THEY ACTUALLY TRIED THIS ) I laughed at them and informed them that you cant changed me from a year lease to month to month because you guys cant find my lease and I will vacate the property when my lease is up in October and I gave them a copy of my year lease. Next speaking about leases they offered me on two separate occasions one thru mail and another online the option of renewing my lease. Which I accepted both, (I wanted to see what they would do because I knew somebody wasn't talking to someone else) So as of today even though I was offered and accepted a lease renewal that option has been revoked. LOL Maintenance has improved but I have to be honest I have tried to fix most of my home problems on my own and not even contact maintenance for the last couple of months. Finally I end where I begin DO NOT RENT HERE, FIND SOMEWHERE ELSE Unless you are desperate. There is over 1000 units with a 8-10 person maintenance team. As well if your thinking about coming here, come and randomly ask residents how they feel about living here and then decide for your self. It literally takes you being in the office causing a scene before maintenace even looks at your problem and then they do it half assed. They are spending millions of dollars to fix outside but neglect their paying residents. I have had a wet carpet and leaking ceiling for weeks where my home smells lile mold and mildew, yet no maintenace. I have had neighbors move and then teenagers smoking pot and starting small fires in the vacant apartment bc maintenace and office staff give no fucks that tbe doors were unlocked.Our water bills are double our bge for no reason! I am a current renter at The Townhomes at Diamond Ridge. I have a love hate relationship with the property. My apartment is very quiet, and it perfect for just me. But with anything else, over time there are issues. I have put in multiple maintenance tickets for issues in my home. I clearly state on the ticket to call PRIOR to entering and they never do. They will mark your tickets complete when they aren't. I have flying ants covering my windows and had to request them to come out to exterminate. Why pay a monthly pest fee if you have to call them to come out. It should be automatic. My vents have been dirty since move in. My carpet was ripping and I requested to have it repaired, even offered to pay. The repair is horrible. Again, I think overall Morgan Properties has something good going on but the maintenance staff has a lot of room for improvement. read more

The worst decision I've ever made! Currently been living in home for 10 months , complaint after complaint about plumbing coming through the bath and mice running throughout the apartment. Everytime you call maintenance they give you the run around , when they do come out the stuff is still half fixed of what you were complaining about. I would NEVER recommend this property to anyone. I'm a current resident at Diamond Ridge Townhomes it says a lot about a companyif there is constant turnover with the staff. I've placed numerous requests for maintenance issues with them falling on deaf ears. I moved here in June of 2017 when they was going through their "transistional period" and I also ignorred the dozens of people while I was in the leasing office who told me not to move here. They lead me to believe that things have changed since they aquired by Morgan Properties but, I beg to differ. I did my walk-through and pointed out many things that must be fixed. To this day...they still haven't been done! The maintenance staff are lackadaisical (and that's a compliment) and the leasing team with the exception of 1 person out of a revolving door just don't care. Some of the neighbors are just theives and from what I see they just don't stick around and no one that lives there ever has something nice to say about being there. My lease is up in August 2020 and even if I can't move out of state as I plan then, I refuse to go through torment for an additional year! This review was very short and sweet in comparrison to what I wanted to say! If you're going to move, move to place where you don't mind paying your money into. We work hard for what we have and want to enjoy and appreciate where we decided to lay our heads and have our family reside....they act as if they just don't care!! read more

I would give this place -5 stars if I could. We had so many headaches throughout the time living here. The biggest being the circus they call management. I lived in the Fairways at Towson before this in college and when I came here, I noticed a lot of the workers, who I had a terrible experience with, came from there--that should have been a head's up. They're such idiots who are not the least bit helpful or available--on top of that, they are actually rude to future residents and cut you off/hang up on you. What kind of customer service is that?! I can't even explain how horrible the management is at this place. We were charged hundreds of dollars in "damages" after we moved out that were COMPLETELY made up, and there is no way to dispute them. They are able to charge so low rent because they make their money off of scamming their clients by making them pay damages that are completely made up, and making it impossible for them to be disputed. We also had black mold, a door that was broken upon moving in that was never fixed, people stealing our packages all the time, gun shots, robberies--it was literally Gotham City. They also tried to charge me THOUSANDS of dollars for something I had ALREADY PAID FOR. And I HAD TO CONTACT THEM to get them to remove the charge...WHAT. They are an absolute disgrace. Unless your in a place of complete desperation, do not live here--find somewhere nicer. Horrible place to live. My air conditioning unit has been broken for 3 weeks. Had to rush my son to the Er twice due to an asthma attack the maintenance suck. They keep sending someone to look at the unit but have yet to replace it. It's mice and ant infested. They're fixing the outside but the inside is horrible. Stay away. Do not move here. The conditions of these units are less than substandard, the maintenance is awful, and the leading office is full of dishonest staff to include management. Upon receiving my application approval the unit assigned to me was in such bad condition that refused it right away. I was then offered the unit I'm in now and they have already had to replace all of the kitchen and bathroom cabinets due to mold as well as install all new electrical outlets throughout the unit because the others were old and warn out. Getting a response from maintenance is a joke unless you threaten to file a complaint with an external agency for support. I applied here because I liked the homes when I lived on this property in the 90's however to my dismay this experience has been awful and I can't wait to move out. I am having the worst time ever trying to get a refund of my application fee of a $100. I cancelled the application within 72 hours with the leasing agent. Five days later I received notice that I had been approved for the apartments. I feel they approved the application after the fact to steal my money. The reason that I cancelled the application was that I felt the apartment was overpriced and because they charge you $14 a month to put your trash in the dumpster. I have made a formal complaint with BBB of MD. I would not recommend Morgan Properties as they appear to be shaddy and I want my money back! read more

They've been spending so much time on the cosmetic damage of the property that they've completely neglected the people actually living in the units. When we first inquired we weren't allowed to see our unit due to them 'remodeling' because of the new management they were under. The unit was an absolute mess when we finally saw it on moving day, everything is outdated and broken up, majority of the appliances had issues. The office staff is completely horrid, the people who were there before were ok but the new workers are rude and very unprofessional. Thelma will laugh right in your face because they think people's living arrangements are a big joke. The maintenance men don't do their jobs, they sit around and gossip about renters and will even refuse to come and fix things because they're intimidated by those who send out complaints on them when they don't do their jobs properly which is all the time. It took them over a month to come and fix our dryer, not to mention other repairs that have yet to be acknowledged. The water bill is ridiculously high for these homes also. Did I mention the mice??? They're infested and fail to let you know about it prior to moving in, no one should have to live like this. The exterminators only leave sticky pads which you can do on your own. I had red flags almost 3 years ago when my house caught fire the weekend of me moving and they gave me the run around with that. Office staff then wasnt sensitive to the fact that I just moved in and had to be evacuated the same weekend. Wants to move me in a home directly across the street from the home that caught fire. OH AND THE FIRE WAS MY NEIGHBORS FAULT. That property management company was HORRIBLE. So fast forward to almost 3 years later thinking this property management was better bc I heard good things and BOOM this property management ain't far from what previously owned this mess. Since I've moved in I've encountered problems. First, in January when I moved in my garbage disposal didn't work which had my kitchen sink backed up for almost a month. (Why if you had over a month to address any issues before your new tenant took over a lease) Maintenance supervisor called to make sure issue was resolved in April; the issue was handled in February. Second, my washing machine overflowed in my kitchen bc of the sewage (as I was told by the maintenance tech) that was overflowing from out back which caused it to overflow into my KITCHEN, No one ever contacted or came out (that was in March). Now TODAY, I could've been attacked by a stray cat that came through the dryer vent. I came home noticed a loud meow sound around 10:30pm. Thought nothing of it thought it was outside. Go out to my car don't hear the sound. Then said oh it maybe my loud neighbors. Wasn't them. Come back in the house sitting on the couch, my 8 year old says "mommy it's a loud meow sound in your room!" Less than 2 minutes later, my baby flies down the stairs bc he saw the cat. Called emergency maintenance was told maintenance cannot help with the issue and was told to call animal control. But the person the phone didn't have the number to give me...dumbest mess ever! At this time of night animal control is closed. Had to call 911 for them to send "after hours animal services!" The cat was removed but there is STILL a hole where anything else can feel free to come in. I could've been attacked by a possum a rat a squirrel a cat a raccoon by something that is NOT A RESIDENT at my house. And to be told by numerous emergency staff at the emergency maintenance call center that it's not anything they can do to get maintenance here is ABSOLUTELY APPALLING! I let everyone HAVE IT on the phone until I got a supervisor. After speaking to a supervisor, a technician called and said he'd be here in a hour...the MOFO NEVER CAME! Needless to say I'll be going into the office AND SOMEONE WILL ADDRESS THIS MATTER. So if I can offer ANY advice...DONT DO IT! Don't subject yourselves to this kind of treatment. GET OUT.......if you have not yet signed the lease GET OUT. are you ready for this story??? Let me start off by saying that I lived right across from the leasing office and my house was broken into. Not one person from Crosswinds at Rolling rd. walked 10 steps over to my home to check out what took place. I filed a complaint because I believe it was someone from the maintenance staff because It was not a forced entry and they disabled my alarm previously before it happened. I asked for security camera footage being that my house was across from them but of course they didn't have it. Thank GOD for renters insurance!!!! Well the staff approved me to move into another home which was a 3 bedroom AND THIS IS WHERE THE REAL NIGHTMARE BEGAN. After being there at 7517 Lexham Ct. not realizing that we moved in with NO AC in the middle of the summer. I had to hire my own contractor to come out and fix the problem after there lazy employee came out 3 times. Let me add that my HVAC guy is state certified and FAILED the inspection of the utility closet. He said that the reason I don't have air is because i had 3 years of built up dirt and dust from the vents. Which backed up my unit causing water to flood my living room. The unit was faulty unit wasn't even sealed in the back ( i have video). I also had to call the fire department to check for carbon monoxide leakage due to a pipe that was exposed and missing switch . NO DETECTORS WERE IN THE HOME. I have spoken to every staff member in that place so they all know me and I provided pictures. Let me just add that I have 2 small infants in the home. The entire staff needs to be fired from the maintenance to the corporate staff. Yes I even spoke to property manager who was more concerned with me hiring my own person than the actual incident( i have that in writing). There workers come out and are uneducated on there own craft. They had 1 HVAC guy servicing hundreds of units in mid summer. Ok so lets get to the mold........my bathroom was leaking downstairs for 2 months and created mold. After they got my court notice they brought in a team to get the place together the day before court. They denied that mold was present in court.....A DAMN LIE. The judge ordered them to clean it up so i get home and instantly the mold is being cut out. There own employee was an immigrant said it was mold but feared losing his job. fast forward to right now......My ceiling is collecting mold AGAIN. I have so many pictures, emails of conversations and request of EVERYTHING because i work in corporate and i know the importance of keeping a paper trail. Not to mention all the other issues I had. Should i even mention the mice who stay but refuse to pay rent. The mice can have this place because we are moving this weekend and I know the staff at crosswinds will be soooooo happy that they don't have to see or hear from me again. Even though it is now under new management the problems still remain. My water bill has been $186.00 a month since December. I didn't know 6 flags was operating from my address. I would have to write a book in order to get this all out but i tried to make this as short as possible. The kids run the gym and because of that its only open when the leasing office is open so we all have no real access because us WORKING folks don't matter. Oh i forgot to tell you about the shoot out that took place last week near my house and someone died. I never lived in the projects before but this feels like it. Crosswinds has scored an F with the Better Business Bureau and this is a fact. Also i would like to say to Crosswinds please do not comment how sorry you are about what I have been through because as a tenant that pays rent ON TIME every month you owe me much more than a dead end apology. Had me and my family gotten sick because of your negligence I would be owning your property just to bring a demolition truck through it.
