After 3 and 1/2 years of renting at this apartment, my daughter had saved enough money to purchase her own place. Located across the street from University of Maryland Medical center, most of the renters were in the medical profession or medical students. The area itself may seem shady with a few homeless people. But generally my daughter, wife, and I found it to be safe. My daughter walked to work and back home day and night with no problem. My wife and I also walked the area and to Inner Harbour whenever we visited and never were harassed. She loved living in this converted factory. Each unit was unique, no similar units in the building. Security was good with secured front entrance and camera. Optional 24/7 valet parking in underground garage was available. The valet staff was very friendly and professional. A gym, lounge, and package locker system were included in the rent. Allegre, the manager was very friendly, professional, respectful, and responsive. My daughter loved working with her. Ryan, the maintenance God was friendly, funny, responsive, and professional, there was nothing he couldn't fix. My daughter said she does miss this place and the short walking distance to work. This place is terrific, I am really pleased with my decision to rent with Sail Cloth Factory. There are a lot of options near UMMC, however this one just felt like home as soon as I walked in. Office and maintenance staff were both super friendly and helpful, as were the residents that we encountered and spoke with throughout the showing. Beautiful light and I very rarely have to use central heat and air because I just leave the windows open. The complex is quiet. Valet always polite and helpful. Allegra is seriously the best person I've ever had as a landlord. Usually they are so mean and nasty but she is the most customer service oriented person. When I was looking for an apartment she probably spent an hour on facetime with me, showing me the building and a couple of different apartments before I picked the one that I am living in. My apartment is on the 3rd floor with big windows, huge kitchen with granite and black cabinets and I have my own washer and dryer. Most importantly it's only 2 blocks to my job at UMD. This is serously an awesome place to live and the manager is really nice. She will always listen to me and help me with anything I need. read more

I've lived at the Sail Cloth Factory for nearly two years and I have to say that I'm very pleased with the place. When I moved to Baltimore from San Diego, I knew nobody out here and the management was very thorough helping me to decide on choosing this location since all business was conducted via phone and email. The location is perfect to where one doesn't get too overwhelmed with city living, but perfect for a quick stroll to the Inner Harbor or one of the stadiums for a game. The layout of individual apartments differ greatly as to offer many options to fit individual preferences. I really enjoy the vaulted ceilings and the exposed wood features. This actually makes you feel as if you're not confined in your residence but actually live there. The apartment comes with full amenities such as washer/dryer, dishwasher, newer stove and refrigerator. The management, maintenance team, and valet company have made living here enjoyable. There have been several improvements and modifications added to enhance living here while providing added peace of mind and security. The maintenance team has been great at upkeep and cleanliness, and are prompt in fixing issues you may encounter. There was even one time where maintenance can out at three o'clock in the morning to help with an issue. Can you say top-notch? This is the worst place I've ever lived. There are so many things wrong with this building. First, it's so dang noisy. There's the usual noise from the walls being thin (you can hear your neighbors having sex, conversations, TV, etc) , but you also have to deal with the loud outside environment. There's a train that makes a ton of noise all throughout the night and at least once a week, I can hear the dumpsters being emptied at around 5AM. This place also claims that it's a "luxury residential community" but it's so dirty and not well maintained. The carpets in the hallways are always covered in dog urine, the hallways always smell like poo and death, and people leave trash like dead plants and dirty old tables in the hallways. This summer, there were piles of dog poop just sitting right outside of the building entrance for weeks in the hot summer sun. This is not luxury. The actual units themselves are decent enough (the kitchens are outdated), but the overall building is just ghetto. Lastly, this place is unsafe. Someone broke into two apartments and also stole two bikes from the garage. Management promised they would do all of these things to amp up security like install flood lights and replace the front lock like with a fob. I'm not sure if they installed the flood lights but they definitely didn't install a fob system for the front door. read more

I lived here 3ish years (late 2015 - early 2019). My experience living there was really good. Allegra (current prop manager) was super accommodating and always on top of things. Even though she was always very busy, she'd make time to address my issues or concerns, and ensure they were handled in a timely manner. The building and unit itself - - I really liked the apartments/lofts. I lived in 2 different units over the 3 years, and I got compliments on the size of my units/high ceilings from friends all the time. I think it was a really really good value for the money. They have valet parking on site which was a nice touch. The cost was a little high, but it's the best (and only) option for those who drive while living there. I believe the garage next door was more expensive. Neighbors were all friendly and working professionals (mostly in the medical field). Being in Baltimore, it's comforting to know that your neighbors are level-headed and reasonable people for the most part :) (no offense, baltimore) The area itself was pretty safe I think. I never had any trouble or saw any trouble in the immediate area. Due to being located right off of a major intersection AND at the very end of Pratt Street, it was rare to see any "trouble" outside as there's just not a lot of foot traffic in that area in general. Overall, I would highly recommend this spot if you're looking for a good bang for your buck in a safe area of town! read more

I've lived at sailcloth factory for the past two years and signed on for another year. Maintenance issues have been quickly resolved and the staff is attentive to resident needs. Allegra, specifically, has been an awesome building manager. She's prompt with emails, follows up, and for one issue regarding a damaged pipe in the apartment, Allegra gave me her personal number so that I could contact her if the issue wasn't resolved. I have lived on the 3rd floor of the Sail Cloth Factory for about 9 months and have loved it so far! I chose this building primarily because they offer 1 bedroom apartments students can afford (which is surprisingly hard to find in the area) and it is very close to the University of Maryland Medical Center. Although there are a fair amount of sirens and helicopters due to the close proximity to the hospital, this is a problem throughout downtown Baltimore and I think the less than 5 minute walk to class or the hospital more than makes it worth it. The building is always kept very clean and quiet and the staff is very helpful and friendly! Many of my friends in the area have had problems of getting packages stolen off their doorstep which is not a problem here because of the valet service that will hold all deliveries for you. The parking costs extra but the cars are kept secured in a gated garage with the valets and there is some free guest parking available. Other pros: nice rooftop deck, large windows that let in a lot of light, washer and dryer in unit, secured access to building, awesome staff Overall, I am very happy with my decision to move to the Sail Cloth Factory. I recently moved into the Sail Cloth Factory. I am very happy with the decision thus far. It's close to work at the University of Maryland. My apartment is a newly renovated loft apartment, with updated kitchen and bathroom, and is a great deal for the price in the area. There is parking onsite, a self-contained pet area, a fitness center, an electronic package locker system, a roof deck, and easy access to Camden, the Inner Harbor, Fed Hill, Fells Point, etc. I do have to say that Allegra, the property manager, was fantastic in helping me with the renting/move in process. I came from across the country and was unable to fly out to see the apartment in person before I signed a lease. Needless to say, this was pretty nerve wracking. Allegra took the time to Facetime and walk me through various apartments multiple times, answer about 100 questions, and she kept me posted on the progress of the renovations. She has been very responsive to any questions now that I'm here and the 1-2 maintenance requests I have made were taken care of on the same day. Overall, this has been a good fit for me and I've been very happy with the customer service (aka Allegra!) The only slight drawback has been a little bit of noise with the hardwood floors and the person above me walking around at odd hours but it's the city, and noise comes with the territory. Not a dealbreaker by any means given the convenience of getting to work, getting out easily on I-95, etc. read more

UNHAPPY. The area is not kept clean or cared for. The maintenance crew and the building manager show obvious disregard for the physical state of the building and its amenities. If you have a dog, don't be impressed by the dog park. It's disgusting. Not cleaned regularly, even though they publicize that it is. The common areas of the building are falling apart. This is advertised as a luxury building - yet there are linoleum cabinets, an elevator that is falling apart, stains all over the carpets, etc. Parking is almost $200/month and it's a complete joke. They advertise luxury valet, but you're always stuck waiting, valet is sleeping or rude, etc. JOKE. Much better options in safer areas for comparable prices. read more

My husband and I recently moved into a building under the same management of Sailcloth. We came from out of state and were unable to actually tour the property in person. The property manager, Allegra, took the time to do a FaceTime tour of several different units and was very helpful with answering our questions, ensuring that we chose an apartment that would suit our needs. She also assisted us with the permit process for our moving vehicle to park on the street in front of the building. With any other manager, our move would have been an absolute nightmare but she helped to make it as smooth as possible. Upon move-in, the unit was spotless with new carpet and clean blinds. It was exactly what we wanted too- plenty of natural light with excellent windows and trees. Our cats love the bird action outside the building. My husband and I moved here from California when we began our Ph.D. program at the University of Maryland School of Medicine. With all the busyness of graduating, applying to programs, and saying goodbye to our families, we did not have time to fly out to view properties ahead of time - that is to say, we were definitely taking a risk! We were immediately surprised at how accommodating the staff at the Sail Cloth Factory were to our situation. They were quick to respond to our messages and calls, and went out of their way to reassure us that this was the home for us. They were even willing to send us additional photos of the apartments they had available. When we eventually arrived, we found every promise had been delivered on - secure building, beautiful high ceilings, industrial fixtures, brick walls, practical outdoor amenities - we definitely made the right choice! But what really topped it all off, was the amazing Property Manager, Allegra. Let me just say that Allegra is like no other Property Manager I have ever encountered. She is kind, patient, and conscientious, and really goes above and beyond in every way possible. She is sincerely committed to the residents at the Sail Cloth Factory, and has made our experience living here a fond memory for my husband and I. I lived in the Sail Cloth Factory for less than a year (no fault of the building or company). I moved in with a chip on my shoulder because the apartment I moved from in New Jersey was just amazing. Anyway, in hindsight, the Sail Cloth Factory was a decent place to live. Allegra Berle was always super responsive and helpful from move in to move out, maintenance issues were addressed immediately, my unit was beautiful with a great view, and valet service was available and reliable. My only complaint is that I couldn't open the windows and maintenance told me it's an old building and that's how the windows are in most units! Also, one of the valet guys used to ask me out on dates. When he realized he had no chance, he was less friendly and almost a little hostile. You have to take the good with the bad, I guess. I am a fourth-year medical student who spent one year at the Sail Cloth Factory while I was working at the University of Maryland Shock Trauma Center. The location was extremely convenient for me as it allowed me to walk to work. Everything you need is right around the corner. I had a beautiful apartment with exposed wooden beams on the high ceilings and the kitchen decor was incredible. The windows are large and let in a huge amount of natural light - I hardly had to turn the lights on. I loved living here. There is a dog park downstairs that was perfect for my little pup. The best part of this apartment complex is Allegra, the building manager. She is in house M-F during regular business hours and if you need anything she is always willing to make a little time to see you. She is very responsive to e-mail. There were several times when I needed some help and she fixed the issue right away for me. My dryer was older and taking several hours to dry a load and she had it replaced for me within a week. The service here is top notch and you can't beat the location. I highly recommend this to anyone looking for a cozy spot in downtown Baltimore! read more

I will like to express how much I adore my loft at the 'Sails Cloth Factory.' It is spacious, comfortable, and accessible to meet my shopping/commuting needs. It has an excellent walking range to the Inner Habor and local eatery shops. Also, its very slight walking distance to University Hospital as well for preventive, medical and trauma needs. The Leasing Manager at the Loft/Apartment complex is very supportive with a friendly demeanor and concern with every issue that I have addressed with promptness. The neighbors are diversified and career/college oriented (barely any disturbance with noise and such). The maintenance staff is courteous as well. It seems the problems resolve within a day period or depending on parts/labors it requires. Paying for parking in the garage provides valet service. Whenever you are in need to request for a vehicle, they will bring your car to the garage door once you send a text message to the valet post. In conclusion, renting a home at Sails Cloths has been a wonderful downtown experience. Reading a book on the rooftop in the morning and working out in the evening has been very convenient. Receiving packages are secured in a locker and code would be sent electronically to your mobile device (via email and text). Unsure what anyone could ask for in a secured environment (need token 'fob' access to the main entrance). Hopefully, this review answers everyone concerns. :-) read more

Even in a huge storm she came out to give me a tour and called to apologize when she was going to be 2 minutes late. I lived here for 2 years and there are many great things about this building. First the staff in amazingly nice and helpful, second the valet parking while pricey is great. I loved my high ceilings and the city noise from the hospital was not even noticeable after a while. The only negative for me was that I had a courtyard facing apartment that got no direct sunlight and there was basically no view. She was willing to work with us on our move in date and had everything pre-arranged so our move in went extremely smoothly. She took care of our minor maintenance issues before we moved in. It is so much easier dealing with Allegra and Bay Management Group because they get right back to you and are willing to work with you.
