I've lived in many apartments, but my experience at The Union has been one of the most frustrating and disappointing. After my unit was flooded due to another tenant's negligence, I expected at least a prompt and professional response. Instead, I was told by emergency maintenance to just "leave for the day" and it would be taken care of--only to come home to a leaking ceiling, soaked carpet, and no real progress. Maintenance didn't arrive until the next day, and all they did was remove the light and smoke alarm--leaving me without a fire alarm in my room for days. As of writing this, water damage in the walls hasn't been addressed, my carpet still reeks of mildew, and the lack of urgency is unacceptable. Mold grows fast, and I'm still living in unsafe conditions. Even after explaining all of this to management, they offered no rent discount, no apology beyond empty words, and essentially told me they were "acting within the lease agreement." If black mold grows in the walls, I guess that's just the lease at work. The Union has long had issues--stained hallways, slow responses, roaches, fleas--and this was just the final straw. Unprofessional and rude staff. Room flooded overnight and staff was unhelpful and rude. No emergency maintenance. Room was not cleaned before move in and had to repeated ask staff to clean it, only for them to clean it at 10:30pm at night. Also the management canceled my lease, which was signed by both parties, 3 weeks before move in as they supposedly "overbooked." Then I had to frantically sign a new lease with the union for a worse room, as I needed somewhere to live. read more

Continuously fails to listen to residents and their requests. Maintenance is hit or miss and safety is abysmal. Almost anyone can get in so you never know who is in the building. Requests for them fix out door have gone unanswered and we are scared for our safety at this point. We need a whole new door but that's "too much work" for them and they won't do it. I will try to be fair unlike this property's policies and management team and will divide this review into pros and cons: Pros: - It's a new building so it looks good and it has good insulation. - it's convenient because the location is close to campus and - it's furnished. - Furthermore, you're only responsible for your room so you don't have to worry about finding roommates. or paying extra when one of them moves out. - you get to meet other students through events and sharing the common area - the availability of zip cars and the campus shuttle makes life easier when you don't own a car. Cons: - The management is horrible, they threatened my 19-year-old roommate to evict her if she didn't remove a bad review knowing that a young person may not know that they legally can't do that. - they tricked some kids to sign leases with them when covid first started and students didn't know if they need to be on campus. they told them they will let them break the lease if they didn't need to be on campus but then they didn't. - They force you to pay for the full last month of rent even though you are only allowed to live there for 15 days. - if you happen to live there in the last 15 days of August they force you to move all your stuff from the common area even your kitchen stuff, they even threw away my trash can, dish soap, and sponge ...etc when they came for inspection. So I was expected to disappear from my own apartment that I paid for, for 15 days. - They know students sometimes are only on campus for winter and fall but they make it really hard to get a 9-month lease you end up paying the same as the 12-month lease. - they start nagging about renewing your lease in November threatening to raise the rent if you don't renew 3 months into your current lease. and if you don't renew based on their arbitrary time they will rent out your room to someone else. - if you get comfortable in your room don't be because they have a lease term that says they can move you if they see fit. - They will find random things to charge you after you move. For instance, if you're in one of the rooms that have the low-quality leather sofa, cover it and never set on it because they will charge you even if it was normal wear and tear. - They will pair you with people based on what they assume you're ethnicity or religion is. - Laundry rooms always have problems they stink and they don't maintain them. they tell you it's a third party that does the maintenance but you can never get a hold of that third party. - They will say they have an onsite store. but that store has an existential crisis. every few months they will change it to another format which means it will be closed for a few months while they figure it out. The only reason I lived there was that I did not own a car and I did not have an easy commute to campus. if you have any other options go with them, you'll be better off with friends in an apartment in Dearborn. read more

This review is for what we experiencing so far, and may change when the school year is over. The registration process was not very friendly when we decide to live here. We requested a roommate and they were not immediately too accommodating even though the roommate selected requested us too. The dishwasher never once worked so far and we are over a month in. In our paper work we were able to request non-drinkers and non-smokers, and we received smokers and drinkers. In fact the housing people (clearly an older person) was encouraging drinking. The rooms are not cleaned when move in occurs. Parking is not enough. Parking tickets are regularly handed out when we overflow into the spaces that potentially belong to the sketchy Fairlane mall - even though there are no signs that say it belongs to the mall guests only. This place is VERY expensive to live at, and so far not worth the price. On the plus aide, you can get your own room with a lock so if you do have terrible roommates you're stuck with for a whole year, you do have a chance to keep them out. read more

Updated review: after living here for about a year, it's definitely not my favourite. Residents are constantly loud. I usually don't care on weekends, but on a Tuesday night at 11:00, it's annoying having your neighbors play loud music, screaming/yelling/talking loudly. They turn AC off in winter which is okay, but if you live in the lofts, you can't open windows so there is no way to ventilate your place, and it literally gets up to 77 degrees. If you order packages that aren't shipped through USPS (Amazon, UPS, FedEx) they get delivered to the front desk, & those workers literally don't care about their job. I've had multiple packages be delivered to the front desk & have the agent say they don't have it, when they actually do, they just didn't want to take the time to look. This place is really a hassle. It's nice being close to the school, but that's literally it. read more

THESE APARTMENTS ARE RUINING OUR LIVES!!! I hope whoever is considering signing to these apartments reads this. Before my Freshman year, I signed a 2 bedroom, 2 bathroom lease and was super excited to live with all the students. Before I moved in, all I got from the main office about my roommate was his phone number. When I tried his phone number, I got no response which is totally normal but I was excited to him. When I finally moved in and 2 days go by and classes start, I hear someone screaming really loudly repeatedly like they were being dragged out of the room unwillingly and that wakes me up at 7 in the morning! I was so scared about what was going on that I skipped my class in the morning. It kept going on for about 2 hours. When it finally stopped, I went outside my room to check and I see a person in a special motorized chair and he's screaming his head off. I look around to see what is going on and make eye contact with his care taker. At this point, the care taker introduces themselves to me as my new roommate. As a freshman who was excited to go to college and meet new people and especially my roommate, I was shocked, not only did the front office not tell me about my roommate till after they had moved in. Mind you, I wouldn't mind if my roommate was disabled but at least wish he was able to talk to me, or at least stop screaming!!! Not only that but there was always someone with him taking care of him in the kitchen!!! So I wouldn't be able to use my own apartment that I'm paying for till after they left. When I went to go talk to the front office about this, they told us they can't do anything anymore since all the rooms were booked. Although after checking and asking around, my friends found plenty of rooms I could've switched into. But not only did they just deny us but the manager cussed out my parents in the front office but since we were signing a contract, I had no choice but to stay there. So that was my freshman year living situation. It only gets worse when covid started because before covid, I signed a lease again and made sure that I got better roommates this time. But as we all know, students were sent back around march. We decided that we would cancel the lease since we weren't going to be using the apartment and let them know. Once September and October comes around, they tell us that I have a pending fee balance even though we canceled the lease and let them know quite a while before I moved in that I needed to cancel the lease due to a global pandemic. I did not need the place and we told them this countless times before and after they started charging us. Now, since we haven't paid their $7000 for not staying at the apartments, they transferred our lease to a collection agency and now we have to pay $7000 for no reason!!! Is a global pandemic not a good enough reason to cancel a lease with effective notice? Now since we haven't paid that, our credit scores have gone way down and now I'm not allowed to rent anything or get any loans approved. Which basically means I can't go to college if I don't pay the $7000 for not staying there. I hope anyone who reads this to have a better experience than me and please don't trap yourselves like we did trying to stay here!!! And please consider sharing this so that more people know!!! Also make sure you know that even though the University of Michigan - Dearborn College is associated with these apartments, they can't do anything to help at all!!! Didn't have a great experience here. The only good thing would be that these are newer construction dorms/lofts. The rent price is quite high considering the location is Dearborn which is not a desirable place to live. I would know because I have lived in Dearborn before living at The Union. Maintenance is pretty bad, you have to nag them a million times before they get anything done. They like to walk into your room after knocking maybe once. And you would think it's nice living next to a mall, well it would if it weren't Fairlane. Trashy mall and movie theater and there has been a shots fired warning at least a couple times since living on campus. Yeah, I would avoid it here. read more

The elevators are frequently broken, sometimes for weeks on end. The rooms are small and they charge a premium fee of 80$ a month for 10 month leases. This would be fine, but they don't even try to offer you the 12 month plan. Worst of all is the fact that they charge you for 30 days in which you don't even live in the apartment. To top it all off is the fact that rooms have mold growing in it (my room along with several of my friends have experienced this to be true) and the in room furnishings and appliance are subpar. Oh and did I mention that their parking situation is abysmal? Do yourself a favor and find a nearby apartment. They are cheaper and most likely will not have you leaving with a bitter taste in your mouth. read more

My daughter stayed and is currently staying there in a 4 bedroom.. The place is nice. Three of the girls are great. The fourth isn't. Her name is STAR(A VERY INCONSIDERATE PERSON). They all signed a roommate contract. This STAR girl has constantly violated it by eating their food . having people live there on the couch. The Union hasn't done anything about it. Letting her friends Eat all the food, even though STAR doesn't pay for any of it.They have been trying to evict her since January. I and the other parents have have complained 20 to 30 times and have documented it.. Bruce who is in charge is useless.. My daughter is a prisoner in her bedroom. If your child rooms with a friend it could be a great experience. If not.... The Union at Dearborn will NOT have your back. It has been an awful experience.. I would stay far away from this place.... It's been an expensive lesson.. I didn't listen to the negative reviews about the mgmt. Wish I had. Please read the negative reviews. We have found these to be mostly true. read more

DO NOT LIVE HERE. The union seems nice at first, but don't be fooled. Management does not care about you at all. My key broke on a Sunday night at 6 pm. Called the emergency phone number and got greeted by a recording. I never got a call back nor did anyone come to help me. Not to mention I called about a month and a half ago. Rent is extremely high and nothing works. You can put service requests in but nobody will come. Our stove would smoke while boiling a pot of water. Walls are extremely thin. Washers only take credit/debit cards. Dryers don't dry your clothes. People smoke and stink up the entire floor. People are extremely loud and security doesn't answer. TERRIBLE!! DO NOT LIVE HERE!! Would give zero stars if possible!! Management (BRUCE more specifically) has terrible customer service and a bad attitude. If you have an issue, do not try to reason with them. I requested to speak to the general manager at least ten times and he refused to transfer me, stating he was the general manager and he did not have a boss. He said "his say is the last say". I know this to not be true, as I was specifically told weeks prior that Bruce was out and the general manager was onsite, but busy. They just want to take your money. My son stayed there last school year and the building is filthy, the carpet is disgusting and it ALWAYS smells like marijuana. I DO NOT recommend anyone leasing at the Union or any of their affiliates: -Elevators have been broken and not fixed for a few days. -In the winter the heat went out and they only gave you heaters if you complained about being absolutely freezing... and then took them back the very next day... -They are very unprofessional and are never clear with procedures -When you call they are like robots and say the same thing over and over when you call with a problem instead of being personable and solving the problem. -takes a few days for someone to come and fix something when you put in a maintenance request -NOT helpful at all, they don't care about you and your safety.. they just want your money -the gym is very small and does not have enough machines -rent is outrageous and not worth living in such a small space -they were in such a hurry with trying to finish in time that the units are not properly finished in a safe way.. and example of this is that the windows are poorly sealed so the condensation gets really bad and that causes mold to grow on the windowsill the granite counter tops were also not sealed properly and when you put anything wet on them it caused the counter tops to be discolored -theft is a huge issue.... -they need more security -my car has been plowed in on multiple times and caused me to be late for work -not enough parking spots by the actual building.. and the next closest spots are on the other side of the building next to the union -washer and dryer units only take credit cards... can't use coins -fire alarms go off all the time.. even in the middle of the night I'm sure I'm missing a lot of other things that are wrong with this place but I'm sure everyone gets that this is not a good apartment complex to live at. read more

I really love the dorms, but it could use a little work, but overall awesome

Terrible Management! You continuously have to call every day, to try to reach a manager. My daughter took winter and spring off and came back to California. So she did not stay in the apartment for almost 5 months, but I was still paying the rent for the dorm. Her roommate was very filthy. So I made sure to call management 2 months in a row, to go check up on the dorm to make sure there was no damages and no responsibility on our part. The manager "Bruce" assured me , that he did not see any damages and my daughter would not be responsible for any damages going forward, due to the fact that she was no longer residing there. I call in September to ask for my deposit back and was told I would get everything back except $85 for not returning the keys. Long story short I get a bill in the mail, stating I owe a substantial amount of money for damages. I call back disputing the claim and the manager does not recall having those conversations. And the accountant has the nerve to say do I proof, that we had this conversation. Umm! I didn't think I would have to record a conversation This place is ran very poorly. read more

The rooms are in great condition and well designed to prove affordable housing to the nearby University of Michigan: Dearborn campus. There are very few things I can complain about here at the Union, but if there were any improvements i would like to see it would be a little more nearby parking (I don't mind the walk in nice weather but during winter months it can be a struggle) and maybe an increase of equipment in the gym (but I am a frequent weight lifter). Overall my experience has been great at the Union in Dearborn. read more

the union is a decent place to live, i'm sure there is much worse. given that, if you have the opportunity to live somewhere better... please do. everyone has different likes/dislikes so this review is solely based on my own preferences. the lounge downstairs is quite nice considering it has a large area to hang out/study, shoot pool, and play ping pong. it includes a 24 hour open market which comes in handy when you need a quick bite. definitely one of the best things here when it comes to late night cravings, plenty of options. there's also a small gym downstairs which is decent. very limited equipment so your workout may be light. the office often puts out snacks, usually popcorn and sometimes they host parties, bbqs, etc. these amenities are nice. if you're taking advantage of them then i guess it takes some of the cringe out of the high rent. the things that made me decide against resigning my lease are a tad more important when it comes down to necessities. like hot water. unfortunately, all year round i experienced cold/luke warm water. no matter what time of day it was or how long i ran the water, it rarely became hot. in the summer i guess it's not so bad because it's hot outside so you can get through it a little easier i suppose. winter time on the other hand... it's brutal. i've had to have maintenance come out to my apartment more than 5 times to "fix" it. nothing ever worked. unfortunately i had issues with my toilet as well.. would stop flushing which is not exactly ideal when you have roommates. -_- maintenance is also allowed to enter your apartment/room at all times. regardless if you choose to lock the door or not. this is something that is disclosed in the contract but definitely not something i was particularly comfortable with. it's not exactly the cleanest/best smelling complex in town. they have made improvements which i appreciate. i have noticed they did hire a cleaning crew that started to come around more often. hopefully your rooms are no where near the garbage chute because the smell is not exactly pleasant. windows only open about 3 inches in every single room. (for liability purposes i'm sure) parking is quite limited. there are plenty of spaces but they are located in a very far lot which means you're constantly having to walk 5 min to your car. elevators are super sketchy and often break down. laundry machines only accept credit card and if your room happens to be next to one, it's not exactly quiet. it is student housing so beware: the walls are paper thin. you can hear everythinnnnnnggggggggg. :) parties, conversations, roommates, outside, etc. when it comes down to it, paying almost $700 a month to rent a room that lacks the most basic "amenities" is frustrating. especially when certain issues are consistently unresolved. if financial aid, scholarships, etc., has you covered, then by all means live it up. when you work to pay it monthly though, it definitely stings a little too much. the union office definitely puts on a good show with their "cool" lounge and perks but investing in needs before wants is definitely not their mantra. good luck! read more

I am so disappointed in this place. This should have been a great living area for the University of Michigan - Dearborn students, but it's not. Please stop advertising these units as apartments. Perhaps they have all of the commodities of an apartment - but the absolutely tiny rooms, the prices and the staff make it seem way more like a dorm. If you were like me and expected this place to be like an apartment - a place you would live, pay rent every month, and have your freedom - then do NOT live here. For one, the rent is way too outrageous for a COLLEGE STUDENT to pay every month. It's close to the amount a group of people (2 or 3) would typically pay in an apartment. Another HUGE issue I had - the staff came into my room without reason, warning, permission, or even with me there. There was no fire, there was no emergency, there was no reason for them to come in - especially without my permission or without me there. This infuriates me. This establishment clearly does not care about their residents. These are college students and all you care about is taking their money. I put a re-letting application in to move out earlier than my lease date - I found a person to re-let my room for me on my own - and they charged me 80% of my rent. So close to $600. When I asked what they money was for? "To show that you're serious and for cleaning expenses when you move out." And yet when I got my security deposit back they took another $25 out for a "cleaning fee." This place is a money sucking pit. This all being said if you're a student whose parents are paying for your rent and you want a dorm experience, go for it. There are plenty of great things here for you. But if you were looking for an apartment like me, keep looking. Almost everyone I've talked to there has been unhappy with this place. read more

I will say that this place is very good at keeping up appearances. However, the complex is very poorly maintained. I have lived here 2 years and the fire alarms still go off at random--at all hours of the night. This summer my air conditioning went out in my unit and they took almost 3 months to repair it! And when they finally did come in to repair it, the maintenance crew just walked right into my apartment without knocking. The management is very rude and doesn't help solve problems. I am glad that my lease is up soon and I'm moving out as soon as possible. read more

Yes this place may seem great at first with the large rooms and coming fully furnished. But soon you'll realize that it's overpriced and not worth the money at all. My bathroom ceiling started leaking the first week I moved in. I put in a request and they came in a couple days and 'fixed', then the very next week, it started leaking again. Maintenance came again and did nothing but look at the ceiling, tell us it was condensation, and leave. Meanwhile, my roommate and I are using up our towels and garbage cans to catch all the water. Now the third time was the worst. It started leaking in four different spots and it was leaking fast. We put in a maintenance request and they didn't come for two weeks. And of course by the time they got here the bathroom ceiling was barely leaking. This just shows that all they care about it money. read more

I am highly disappointed with this establishment. The management is rude and useless, they really do not care about the people who live here. I had an incident with my roommate, and the management told me that I signed a contract and there is nothing they can do but a mediation. Apparently it is okay to allow another resident yell and threaten other residents. My lease is over in 5 months and it could not come soon enough. Management is beyond unprofessional and plain rude at times. In a year of living here I've had to talk to them twice, and both times I've had to wait over an hour for employees to finish their personal conversations before they could help me. Also while my apartment is nice, many things have broken or been installed wrong prior to moving in. Staff members have also entered my apartment before giving any notice or warning, and after these visits my personal possessions have gone missing. As a small business owner myself, I absolutely cannot believe that this is how this, supposed place of business is run, and how they respond to residents who pay so much to live here. read more

My only complaints have to deal with the distance to downtown Dearborn and the lackluster student life. Unless you have a car, it's hard to get anywhere.
