The staff here are very helpful, responsive, and courteous. This community is a beautiful and very convenient place to live. We love all of the amenities, and updated design inside the units. They are currently painting the exterior of the buildings and making sure everything feels refreshed and more modern which is so appreciated. Upon move in we had several maintenance requests and they have been very responsive / helpful in resolving them. The neighbors here are very nice and the grounds are kept in great condition. read more

This apartment complex has the worst maintenance request wait time I have ever had to deal with. When you call the front office they always say the same thing. "The maintenance crew is only handling emergencies and they will get to you when they can" With that they will have you waiting for weeks and don't care what the tenants deal with. Sure, they got a bowling alley, jacuzzi, steam room and sauna, but they are out of service, all the time! If you like loud rap music blaring at all hours, and hot rods racing up and down the parking lots, day in day out, you'll love it there! If you decide to move in here, be advised, Management doesn't care about you once you sign your lease, actually that also applies, before you even sign it! They will make mistakes on basic math computations on your move in sheet so double check that. Windows are so old they are inoperable. I could write a book, but bottom line is... DO NOT MOVE HERE!!! Unless you like mold and roach infested apartments? Also, the gate entrance, to the complex,cars back up so bad that it's a traffic accident causing issue, (Check Public records, there have been many!) because the intercom, to enter the gate for guest, the keypad keys are worn off, so even if your guest knows your code, they still don't know which buttons are which. It's a joke, and I've seen people get in very heated,Thank God only verbal, altercations! WARNING: DO NOT LIVE HERE - YOU WILL REGRET IT My partner and I moved to the Upton Apartments in Hollywood, FL in September of 2019, a MAXX Properties community. We chose this complex because of the (highly edited) photos of the property and its amenities. We were still living in California at the time and even started our lease a month early after recommendations from the leasing agent that they were "going fast" so we would not lose the unit that was available. When we finally arrived in Hollywood, we went to the Upton main office to get keys and sign our lease. Upon entering our new apartment, we found that the entire unit was DISGUSTING. Like it had not been painted or cleaned since the previous tenant left - dirt, dust, scuff marks, and the grout in bathroom floor was SO GROSS (the WHITE grout was stained brown). We called the office to ask if someone could clean the unit, but nobody answered, so we left a voicemail. No response over the next 3 days. So, we just cleaned it ourselves. Several days later after an in-person visit to the office about this, all they did was send maintenance to paint over a few scuffs on the walls. Furthermore, we never received an apartment walk-through checklist, even after multiple requests. That was the first GIANT RED FLAG . If the filth was not enough, in the coming weeks it became very clear that the "luxury" upgrades" the property managers had done to these units were completely shotty. The tile floors were poorly grouted, the caulking around the bath, toilet, and sinks were all done terribly (uneven application, spots missing caulk entirely, etc), the wall paint was uneven, and more. (Also the kitchens in these units are SO SMALL with no storage!) Additionally, we found that many of the AMENITIES WERE OFTEN OUT-OF-ORDER, UNDER CONSTRUCTION, BROKEN, DIRTY, OR OF POOR QUALITY. Of the 10 months living here, the amenities have been unusable for more than 50% of the time. In these many months while the amenities have been closed, no rebates or discounts have been extended to the residents, other than waiving late fees for June and July. Some other issues we have experienced living at The Upton: The management staff has always been elusive to get a hold of, and even more difficult to get answers from. Ex: We sent multiple emails to Maxx Corporate and The Upton Office about an unjustified eviction threat that was placed on our door by management. We did not violate our lease in any way, and never received a response back from either entity. This was not the only time an email or voicemail went unanswered. The remote-control fans in the living and bedrooms were not installed with residents in mind. These devices are meant for large homes and have resulted in crossing signals with various other tenants that live adjacent. This has caused lights to go on/off at all hours of the day or night, including at 3AM quite regularly. The grounds are often littered with trash, and garbage receptacles throughout the community are GROSS. Furthermore, our lease is set to expire in September 2020, and we just got a notice about renewal rates. They offered to keep our monthly rate the same instead of the usual $75 increase, even though on the Upton website, there are several available of our same floor plan currently listed for nearly $100 less than our current monthly rate. Lastly, over the weekend of 8/1/2020 (which happens to be my birthday), South FL residents were busy preparing for the potential impact of Hurricane Isaias. In the wake of preparing for my first hurricane ever, we forgot that it was also the first of the month, and completely spaced that rent was due. On 8/3, we received a notice on our door saying that rent was late. I emailed the office immediately to explain that between the hurricane, and my mother visiting for my birthday that I simply forgot to submit my payment, and requested they waive the late fees as they had done in June and July for other residents because of the pandemic. I marked my email as urgent and requested a read-receipt. They read it on Tuesday 8/4, but nobody replied, so my late fees grew 2 days alter. I finally called this morning and spoke to the assistant manager to explain the situation and request to waive the late fee - as this was OUR FIRST TIME EVER paying late - and we were distracted by the hurricane. He simply said "We were instructed not to waive late fees under any circumstances starting in August." Another reason I am SO LOOKING FORWARD TO MOVING OUT OF THIS COMMUNITY. We even signed our new lease 3 weeks early just so we could get out FASTER! If only I had taken the time before signing our lease here to read the other TERRIBLE reviews of this wannabe luxury community on Google and Yelp - I would have known better. Literally the worst place to rent! Unless you want to be in a constant state of frustration. Really wish we wouldn't have renewed our lease. Yes, for the space and amenities, this property is reasonably priced. DON'T FALL FOR IT, the bowling alley has not been open since we've lived here (1 year), the maintenance they rave about...unreliable (paint is their fix all). We've had a sting of issues from the day we moved in -- the "ready to move in" unit we were promised was not ready when we moved into. The garbage disposal was broken, there were water stains by the tub, screens were missing from the back door and one of the bedroom windows, the locks did not work on the windows (we are on the bottom floor and these still haven't been repaired) and one side of the front door frame was ripped off the wall (and they did a shit job repairing it). The a/c broke multiple times leading up to a leaking a/c unit which then lead to molding and swelling of the baseboards in the adjacent laundry room. You would think mentioning mold, they would deal with this matter urgently...nope we waited days before someone even showed up. Then when the maintenance man decided to finally show up, he tried to convince me it was just dust and that he would be back with paint to paint over it. He only cleaned it because I was adamant that it was in fact mold. Shortly after, our washer broke. It took over 2 weeks to be replaced and when they replaced it, we had low water pressure in the entire apartment for weeks before the maintenance manager finally came to "fix" it. During that visit he fixed the water pressure with an exception to the bathroom. He just shrugged his shoulders and said "there's nothing else he can do" and he'll try to get a plumber out. It's now going on 2 months with low water pressure in the shower. if for whatever crazy reason you decide to move here, take your time reading through the lease because they will it against you for every single thing. In one instance, we realized we didn't have a screen on our sliding door and "since we didn't mark it off on the walkthrough" paper, they wouldn't install one -- even though we have a video of the unit the first day we walked through as proof. And the mosquito situation is horrible all year round. What really tipped the bucket for us though is that today we were preparing to leave for a prenatal appointment and when we went outside, we realized our car was towed. They stated that we were "parked in a fire lane" (aka a curb where most people park during the night because there is NEVER enough parking not to mention, a space that is not even marked as a fire lane). We have the required sticker on our car indicating that we are residents yet they couldn't even give us a courtesy call to let us know. Instead, they called the towing company. When I called, the lady I spoke with stated "it is IN YOUR LEASE that we don't have to give you'll a courtesy call". I'm due to give birth in 5 weeks, imagine if I went into labor?! And Jeniffer (the one who called the towing company) knew this. I can understand if the car was that of a visitor but why would you not reach out to your tenants instead of calling the towing company? Blows my mind. They really don't give AF about people and we deeply regret renewing our lease. I've been holding myself back from leaving a nasty review for this property since Toby has been so wonderful to us but after today, I'm so done with this place. Unfortunately, The Upton Apartments has been a huge let down. There is a reason everyone on here is leaving bad reviews, the entire experience is horrible. Here is what you should know: - they advertise as luxury. The only thing luxury about this place is that it has a lot of amenities, otherwise the apartments are poorly designed (especially the kitchens) and they do a really poor job of cleaning, painting, and maintenance. When we first moved in, we literally had to clean our apartment before we could move stuff in it was so dirty. - it is easy to hear your neighbors. Both above and next door. - the staff leaves a mess for you to cleanup with almost every maintenance request - during the SARS-CoV-2 pandemic (still in progress) maintenance staff have entered my dwelling without mask, gloves, and booties. - They are not flexible with financial circumstances during the pandemic, even though they say they are. We asked for a simple late-fee (by a day) to be waived, and this was not something they would even consider. - They do not respond to almost anything. we have emailed and called multiple times for various things in our year here and hardly get back timely responses, and often times get ZERO response. - Every time I have seem them interact with a resident, they are RUDE What is to like: - generally speaking, the landscape is pretty to look at - you are close to Publix, Target, and a few other nice things that you could even walk to - the resident here keep to themselves, and are seemingly nice people Long story short: this is the worst place I have ever lived, and it is the place with the most to offer. I went there because I had scheduled a tour to look at the 2 bedroom apartments. I got there and apparently they said I didn't have an appointment which I know I scheduled one because I spoke to someone the day before. Secondly ELENA who is the woman that was going to give us the tour was a B*TCH. She was rude and very condescending. Her attitude was horrible and she spoke down to us. She didn't allow my brother to view any apartments because he didn't have a Florida issued license which I tried to tell her that he isn't from here but she refused to listen. While living there, I managed the facility and did not complain because I was a student and really only needed the apartment to hold my stuff and lay my head, after long days of class and studying. I believe I actually reviewed the Upton on Yelp while living there and gave it 3 stars. After an incident yesterday with Angelica Lopez, an employee, Upton has fallen to 1 star because it just proved all of my skepticism to be true. I lived in a classic model 3 bedroom, 2 bathroom apartment because there were no more upgraded units at the time of renting. It was still called Windsor Apartments at this time. Essentially, everything was broken and old. I took pictures and recorded videos upon moving in, for my record and noted it with the leasing office. After 12 months of living at Windsor turned Upton, I requested that I be present at my final inspection walkthrough. Angelica Lopez took the liberty of ignoring my request and doing it on her own. She claimed the apartment was dirty and had damages. Her email does not correlate to the videos that I took when I moved out. I went to the facility to clear the confusion and Angelica Lopez had such a nasty attitude, even insulting a potential resident. She walked away from me and told me "[She was] done here." I have never felt so small and disrespected, especially about a matter that could have been solved amicably. She refuses to tell me what the potential charges are and told me to wait 15-30 days and take it up with small claims court. This was the height of the insult considering our leaking fridge was never fixed or the water pressure of our kitchen sink either. For peace of mind, just don't come here. Yes, they are renovating all units and the amenities are new, but it is not worth the headache for the price you are paying. Good luck if you do decide to take the plunge. read more

I went to check my credit report and there it is... a bill $250 bill in collections! I have a receipt for this transaction because it was my final bill but they still lied and put it under me & my husband's name. I've lived here 2 years and 9 months and I'm honestly so excited to be leaving. It wouldn't be that bad at all if it wasn't for the terrible office staff. From when I first moved in, I was given a rate n shown an apartment. I was told I'd have the same exact one but I'd have a porch. Turns out that girl didn't know what she was talking about and instead of doing the right thing and giving me what she told me I'd get, I have an apartment with no porch....still not a big deal to me but I work in customer service, that's not how it's done. My ice to this day comes out brown, I was told that the filter needed to be changed, and then that the freezer had no filter...so I bought an ice tray...as u can see I'm not one to let things bother me, but this office staff is terrible, they sent me a notice that I had a large package and if I didn't pick it up by the end of the day they would return to sender, if they needed the space so bad they couldn't have just put it in front of my door instead of putting a note in front of my door??? Btw it was not heavy at all it was a bunch of shirts. The pest control is a joke, I have dogs who can't be around the chemicals n they only let u know that the pest control is coming the night before they come the next morning, in the almost 3 years I've been here I've only had them come in twice, maybe 3 times, because that's the only time I was fast enough to answer the door before they run away...we had no amenities for over a year because of renovations and instead of giving us who had been there the whole time a break or even keep our rent the same, the rent went up. Now I'm trying to leave, and it's proving too difficult for the office staff to grasp. Even though I have told them my move out date 3 times now they still have it wrong....horrible In response to the comment from Maxx properties, I've spoken to michelle bravo already after I received a threatening email from her that was taped to my door since she also sent the email to Lois in the office here....I didn't receive the email since she disregarded the email address I had sent her an email from an emailed me at my first name, my last name @aol.com....which is not and has never been my email address, is your staff consisted of middle school drop outs??? Because based on their level of intellect I'd believe that..... Now if all of that wasn't enough, I received a call from a debt collector last week, these people want over a thousand dollars from me!!! For the extra 9 days I was there...which I told them in advance I'd be staying, they gave me a price, and I paid it. I made sure to do all my communications with them by email so that I would have proof of all of this...looks like I'll be seeing them in court! It's been two weeks since I've returned home from hurricane Irma and the damage to my apartment (see pics) has not been repaired. It took one week for someone from The Upton to show up to see the damage. I was told that they will be in touch and it has been another week and still nothing. No one has offered any other type of accommodation or solution. I don't think they even care. The carpet was the only thing that was done quickly. It had gotten soaked wall to wall and someone came to dry it the next day despite it having been wet for nearly a week. Yeah the amenities are nice but if you don't use them then it's the typical complex. Its quiet. The grounds and building exterior are kept looking good. Nice pool area, gym, 2 lane bowling alley, business area. They bowling alley is never working. Update:July 14 2018 I moved out and turned my keys in on a weekend day. I received a call a little over a week later that my deposit was available to pickup. To my surprise I received ALL of my deposit along with the prorated rent that I paid for July. read more

Property management is awful, particularly Iliana. She constantly talks down to you while looking over her glasses. The lack of competences is unbelievable, especially after moving in. We received multiple phone calls saying "we've got a bit of a problem" and had to resolve issues that should have never taken place; such as not collecting pet deposit when giving us a final move in cost and we stated that we had a pet. The amenities aren't as they're sold. The game room never worked, dumpsters always over flowing and lakes within the parking lot. Don't count on security at night either, the gate is broke 50% of the time and the hired guards are sleeping in their cars or sitting by the pool house arguing on speaker phone. From piles of garbage laying around the parking lot, to a pool that was out of service for several months this property isn't up to par. I highly recommend looking elsewhere unless you like black mold, or as the staff at the complex calls it "moisture". read more

In actuality this review is 1/2 star. Office staff has gone from great to horrible over the years. The only person still working her from when I moved in back in 2007 is Lois. They have had some good managers and some that need to find a new line of work. Their current manager is rude and unwilling to talk to residents. Every time you try to speak to hear you get referred to her email address. I was notified last month that my unit is being renovated and that my lease would not be renewed. After ten years of residency they were unwilling to work with me in finding another unit in the complex to suit my needs and I am being forced to moved to another area which is really stretching my budget as I am currently on disability from a recent surgery not collecting full pay. My most issue was a broken water heater that the manager told me I would have to do without for up to 4 days as it was not an emergency repair and they didn't have one on property. I had to contact regional manager to get resolution. Also I am now being told I must provide access to my unit so they can survey what material is needed for the renovation. I don't understand as all one bedroom apartments with my floor plan will require the same material. I find this an invasion of my privacy at this point and an inconvenience as I sleep on and off during the day while recovering from my surgery. Lastly none of the rules are enforced here. Watch where you walk nobody picks up after their dog and be careful where you park your car. Their landscape company has no regard for you vehicle I have had mine damaged from the grass and other debris that has been blown on my car. DO NOT even consider renting here. RUN AWAY!!! There are better places in the area for more reasonable rent with staff that actually tends to the their residents/customers. This place may be physically renovated but it's the staff that is what needs attention. UPDATE I have now moved out FINALLY!!!!! I just received my security deposit receipt and as I expected they are deducting from my $500. I am being charged for stove drip tray replacement $20, $40 carpet cleaning for a carpet that was not dirty. I only lived in this apartment for 11 months and never wore shoes inside. They are also charging $125 for a flea treatment for a dog that has no fleas and caused no damage whatsoever. This was not disclosed at move in and why they cleaned the carpet instead of replacing it if there was a flea problem makes no sense. Their so called monthly pest control did not come to my apartment or any of my neighbors for at least six months. If there were bugs maybe they should check with their exterminator. This place will screw you coming and going with hidden charges and false promises of improvement. Stay as far away as possible!!! read more

Where do I start with the upton? Well everything seems nice here, they show you a nice apartment "model" and all the amenities. Looks like a decent place to live, almost like a dream! but thats all it was a dream,In reality this place is a nightmare! The apartment they give you isnt the one they show you, the unit I got was anything but acceptable. The washer and dryer were ancient and made a horrible noise, the toilet didn't work, the dish washer didn't work, then the A/C went out. The first day I woke up there I had a horrible headache. I didn't think anything of it but then I started investigating, the A/C unit has seen better days. I later found out it was 20 years old, the normal life span of a unit is 15 years! But the manager said it was normal and was very condescending! Then water started coming out of the ground! So they cut a hole in the wall above the electrical box where the water lines were conveniently placed next to electricity were spewing water everywhere. And even worse the walls were filled with BLACK MOLD! The condescending manger said there was no "food" for the mold because she was an expert. And even worse the maintenance guy spray panited over the mold! So we moved out, and it took 30 days for us to receive our money back after the took prorated rent from the days we had to suffer there. My one year old niece got sick from the mold as well. Also the bowling ally didn't work, the pool sticks were broken and the gym closed at 10pm this place is a joke! read more

I moved out in April. Someone dumped furniture in the dumpster. Upton withheld a portion of my security deposit. Their misguided assumption (without any proof) was that since I was the only tenant who moved out that weekend then that furniture was mine. They even asked me to send them pics of my furniture to prove that it wasn't mine. It's now Sep 9th and I've written emails, called and even gone to the office to dispute that charge and other items billed to me. I've gotten no response at all. The manager is always out or occupied. Here in full is my unanswered email dispute: Good afternoon, Denae, I have had a chance to review the charges that you provide. 1. Furniture Removal and disposal fee - $750 I dispute the $750 furniture removal and disposal fee. At no time did I dump furniture during my move out. Please see pics of my furniture as requested. It amazes me that Upton just looked at furniture on the dumpster, and without any video proof, automatically assumed it was mine simply because I was the only person who moved out that weekend? Let's not forget that this is a community with hundreds of tenants and dumpsters that are always filled with furniture etc. So once again, I am requesting that fee be removed and returned to me. 2. The non return of keys etc for $68. I am requesting that returned to me as well since we both determined when I was in your office that Karina did not submit that document when I gave it to her. 3. Drywall damage to 7 walls - $220. You mentioned that Upton charges $10 or so per holes in the drywall. I was not shown the pics but it is doubtful that I incurred $220 worth of drywall damage. Please send pics of my unit showing said damage. 4. Late fees - $150 I was given a final pro-rated rent figure of $1405 up to 4/19/19, which was recorded in your ledger on 4/11/19. Then one manager said she will help but the attitude I got from the first girl was just horrible. The place looks nice in the outside but once you come in it's a different story, the Parkin lot had trash, it was just dirty. Do not rent these apartments unless you don't care about where you live. We have been here for 3 years and this place has gone downhill. They have changed management 3 times, and now the managers seem not to care at all about what's happening. They have changed security 3 time don't know why since the first one was great at doing there jobs. Now they have a security guard that where's plain clothing and is MIA when you need them. Here are the bad of this place: Gas barbecue not working Fire pit not working Game rooms not working Vehicle gates are broken ever week Security never around to control traffic at gates during busy times. So good luck getting in Kids play ground is old and out of commission. Rear pool area is falling apart Dumpsters are always full of trash and now they have rats in the property Maintenance takes forever to get to you because they are backlogged with work You can't walk on the grass or use the play areas, because there is dog poop everywhere The lease forbids large dogs of any king, but you will find more large dogs then small ones. Parking is horrible. They have abandoned vehicles everywhere, jet skis, traylors etc. And people park where they want because security is horrible. Absolutely ridiculous. Had to break the lease early because of a promotion. Paid EVERY last payment payment. Began to receive past due charges to my new place in San Francisco. I had every documentation that each and every payment was up to date and valid. When I called them they "fixed" the issue. 2 months later I get a red flag on my credit report of a derogatory account. Now my credit has been hit because of these incompetent people! I can't believe a business can be run like this. YOU ARE CAUSING MAJOR ISSUES WITH PEOPLES PERSONAL LIVES! never had a problem with this place until now. I even left a 4-5 star review prior to this. Now I have to dispute the charges with equifax, experian, and transunion. Again, all of the documents are here in front of me at this moment. AVOID!!!! The management went after a DEAD WOMAN for rent!!! I was the roommate and best friend of that woman. I could not make the rent on my own. I asked for a week to get my things together. THOUGH I WAS PAID IN FULL ON THE RENT, the management called FPL and turned off my power. I was threatened with eviction though I agreed to leave in a week. The management sent a thug to my workplace to harass me though I had agreed to go at the end of the month. I would give this place ZERO! Worst experience ever! I am relocating to Florida from NY. Had viewing scheduled at 2:30. When I got there I was greeted by the worst, most unpleasant leasing agent ever. She is totally lacking customer service skills! She did not greet me, did not introduce herself, forget about the smile! She just asked me to put my license on the counter top, take temperature, sit down and wait. Once she finished what she was doing, she asked me about the budget, when I am planing to move in, and once I clearly communicated move in date she told me that I would have to take the ownership of the unit almost 3 weeks before! She did not even try to accommodate me, or tell me what my other options were! Worst experience ever! I ended up telling her that she is wasting my time, got up and walked away!!!! Also while I was waiting to be assisted upon checking in I have observed the same leasing agent speaking to the existing tenant in reference to the lease renewal. She was rude, arrogant, and speaking to the tenant in a very demeaning way! As they say leasing and management office are the "face" of the property and this one is very ugly! I lived at Upton for Many years when they were called Windsor. The main grip was how they consistently tried to get extra money out of me when it was time to renew my lease which fell in the middle of the month. They always had to manually calculate my the first half of month which I had to correct then on each time as they over calculated. You had change your own air filter which they did provide but that's it. Unless an appliance broke there was little to no maintenance done. I attempted to have my tub reglazed for a few years which you would think after many years of living there they would have did for me. However, upon moving out get took the cost to reglaze the tub out of my returned security deposit. They disregarded my needs as the current but made me pay for the next tenant's comforts. This is after enduring 3 floodings in my apt, twice from a bad roof leaking rain water and once from a failed hot water heater. Instead of moving I decided to stay only to be mistreated in the end and taken for granted as a loyal tenant. Avoid this place as they're are much better places for the same price or even less such as my new apt complex. The complex is dirty people leave their trash everywhere the Staff is RUDE!!!!!! When I first rented from this place, I was impressed at how the place was. After 6 months I found that I had a bad ac coil full of mold. Told maintenance and management and nothing got done. So when lease was done I rented a 3 bedroom with new ac and carpet, but found other issues. There were ants all the time in the house. Pest control said they sprained but it was a lye. I had to by my own traps to get rid of them. Water heater gave me problems and maintenance put a band aid on it and left a large piece of firewall out. Washer whent bad and had to waite 3 weeks for a new one. We had a great pool area which only lasted 7 months now the 2 grills are out of commission for the last 3 months, fire pit out for the last 4 months, pool table area, has broken pool sticks and broken tv. Bowling area works when it wants The only thing we have in this community worth anything is the pool and somewhat the gym. As for management here. The only way you can get anything done is to beg every day or threatened them with a lawyer. Can't wait to leave 2 years of this place was enough. read more

Don't waste your time and money renting here, I've lived here for a few months and can't wait to move out... The bowling alley never works, the BBQ grills always have a gas leak, fire pit doesn't work, the administration people are only nice to potential new residents; once you sign that contract your concerns and maintenance issues are no longer a priority. Administration only cares that you pay your rent on time, if you walk in the club house they look at you like you from another planet. Extremely rude people... The maintenance guys are very nice overall, but the work they do is very unprofessional and borderline ridiculous workmanship. They don't clean after themselves when working in your apartment... I've contacted the regional manager Michele Bravo and didn't get a call back for a week, totally ridiculous. Bottom line, DON'T rent in this place read more
