Great location & easy parking. We've stayed there twice & the beds are very comfortable. Would definitely recommend on a visit to Senoia.

Beware dog charges of $100 per night! This charge is *not* a deposit, which would be understandable as I'm sure some dog owners are not conscientious about the impact their pet may have on their room or the Inn generally. I was hoping to stay here while attending a service dog training weekend at the wonderful Tails of Hope program in Gay. My dog is well trained and I'm meticulous about cleanliness. But she is not yet a fully accredited service dog. So I expected there to be a deposit. The non refundable charge increased last year from $50 per night per dog, to $100, however. $100 per night is astonishingly high--about 50% of the nightly rate. I did not get to stay here because I cancelled late. Again, be warned. There no exceptions for illness etc Lastly, and perhaps most disappointing for an "Inn", "Bed and Breakfast" at the Veranda Inn does not include Breakfast! Guests are advised that there restaurants nearby. One of the great joys of a get away stay at a small hotel is the home-cooked breakfast! Actually, I have never not be presented with a lovely fresh breakfast in B&Bs in the US or internationally. Communication with the Veranda Inn is pretty easy. But don't book via Expedia! read more

We have stayed the Veranda twice in the last 4 months. In September a circuit breaker popped in the bathroom, after the staff had left. Had to go buy an extension cord. They did comp one night. We stayed 12/14-17. It was cold and we had to use 2 space heaters to keep barely warm. Th entire house was cold. Very limited staff on duty 8:00am to 5:00pm, sometimes. The owner lives in California. The house is beautiful, but has been neglected for a long time and is in need of major repairs. It's very said that the owner in California has very little hands on of the daily operation. read more

We recently held my wife's birthday party there, and enjoyed an overnight at the inn. It is a beautiful venue, and Chef LaVerne is the best for any catering needs!. We were traveling through Georgia and stopped in Senoia for the Alive after 5 festival. We asked a retailer and she told us about the Veranda. We walked over and were able to check in right then! Our stay in room number 5 was great! The inn keepers were so nice. We enjoyed a wonderful breakfast the following morning before checking out. Where do I start ? First this review is long overdue! I couldn't give a more glowing review for the Veranda's staff and Lori Burnett, the coordinator/planner for our wedding. To say Lori is an excellent wedding coordinator/planner is really doing her an injustice. Lori was on point with every single aspect of our wedding. We were coming from out of state , which makes planning a wedding difficult to say the least. We had a few issues with our original caterer and had to switch it up virtually last minute and Lori was with us the entire time ensuring us everything would be perfect. She worked closely with all of our vendors to ensure the day was seamless! She had endless ideas that gave us the ability to have the look and feel that we were looking for on our special day. We went in hoping for the best but knowing , it's virtually impossible to have everything go perfect on your wedding day. Thanks to Lori, the incredible staff and the vendors our day was absolutely perfect. Lori asked for a sort of report card of our day wondering what they could have done different or better and so on. Even this far out from that day I can not think of a single thing. Everything from our breakfast, made by the wonderful Ms Lavern to the last dance of the night ,was exactly how we wanted it down to the smallest details ! Lori really busted her butt the whole weekend and I'm sure in the weeks and days leading up to the wedding. I cannot say enough wonderful things about this place! My husband and I were recently married at the Veranda. We booked the entire inn for the weekend and filled every room with our family and friends. It was wonderful! There was plenty of room for everyone and our guests talked about how cozy the place was and that it felt like home. And our wedding! Oh my was our wedding perfect! Lori went above and beyond for us! Robyn, Nikki, and the rest of the Veranda staff were all so welcoming and accommodating to us and our guests. The inn itself provides historic, southern charm The rooms were clean, there were extra towels and bottles of water available outside the rooms, and hot, delicious breakfast. The peach cobbler and the tomatoes are my favorite! This was our second time staying at the Veranda in the last year, but due to this experience, we will not ever be staying there again. Unfortunately, the Bed and Breakfast was sold at some point, and the place is just NOT the same. We arrived on a Sunday for a two night stay. Other than a phone call on the day we arrived, we were not greeted upon our arrival, and we checked in at 3:00 p.m. On the phone call, she just stated that if we checked in after 6:00 p.m., she would leave our key in the door to our room. Since we checked in at 3:00 p.m., I thought we would be greeted, but not a sole in sight when we arrived. For two nights and three days we were never properly greeted. We did see one woman twice, who said hello, but never introduced herself or really greeted us in any way. We stayed in room 9, which is now the Walking Dead Room. Nothing special except a few walking dead posters, games, and other trinkets on the wall. The rooms are always clean, but have NO amenities (no mini frig, coffee pot, or blow dryer). Room 9 has two queen beds, and states that it sleeps four, but we were only given two thin bath towels. I looked to ask for another, but again, I couldn't find anyone around. Breakfast: where do I even start. When we have stayed here in the past, we were greeted by a huge southern breakfast worthy to be at a bed and BREAKFAST. Unfortunately, breakfast has now been replaced by an ordinary Continental breakfast that you can get at any two start hotel (but they don't charge $200 a night). Our breakfast included instant oatmeal packets, containers of yogurt, blueberries, apples, granola, and bagels. There was also coffee and orange juice. Breakfast was also only served at 9:00 a.m., so if you had a tour booked at 9:00, I guess you would go without breakfast. I went down stairs at 8:40 a.m., looking for coffee, but there was no coffee available; later in the day, I did see a Krueger machine in one of the other main rooms. Had someone properly greeted us, it would have been great that they pointed that out. On our second morning we did not receive any breakfast. Instead, I received a call Monday evening saying that there would not be breakfast served on Tuesday morning; she did not give a reason. She also stated that she will slip some cash under our door to have breakfast on our own; she left us $20 to get breakfast in town. That evening, it was clear to us that we were the only guest in the B&B, so we quickly got the impression that she didn't want to bother with breakfast for just two people. You cannot call yourself a Bed and Breakfast and serve a tacky continental breakfast or no breakfast at all. Again, when we went to check out on Tuesday morning, we could not find anyone in the house. We just ended up leaving our key in the door and leaving; she already had my credit card on file when I booked the room, so we just left. Overall this was a bad experience; from the lack of hospitality, the horrible breakfast, and lack of amenities (especially miss a mini frig), we will never stay here again. read more

We've stayed at the Veranda every October for years. We've always had a fantastic experience. This year the experience was not good. There is no hospitality. No cooked breakfast. We had a continental breakfast that we could've gotten at any hotel. We won't be staying there next year on our annual trip to Senoia. Very disappointed. read more

This is the most beautiful place I have ever stayed. Me and my daughter took a girls trip for her spring break this year. We decided on a little Vampire Diaries/Walking Dead fun. We spent one night in Covington and then two nights at the Veranda. We did not want to leave. The house is great, the location is great, the people are just wonderful. And it has the most beautiful landscaping I have ever seen. My favorite was the walkway on the side of the house covered in flowers, just beautiful. I highly, highly recommend this bed and breakfast. Even if you're not a walking dead fan, Senoia is definitely worth a visit. And the Veranda is definitely the place to stay. We were just there a couple weeks ago, and already planning a visit for this August. Can't wait to get back! read more

Hubby wanted to take me to Senoia for my February birthday, for a brief get-away and some Walking Dead touring. I made my reservation over the phone (I think I actually left a voicemail at first and got a call back) and reserved the bridal suite, which had a fireplace. We got into Senoia early (its really not as far as I thought from the ATL!) and wandered around town. The Veranda is one block off the main drag of Senoia so it was great to park, drop our stuff, and head out on foot. We hit up the TWD store and then literally walked into every shop, spending loads of time in the two antique stores by the "Woodbury coffee shop." The antique store pointed us down the hill, where we saw corrugated fencing around a town, two vacant houses, and a burnt up church. He said it was supposed to be Alexandria for season 6 so we moseyed on down. Little did we know, we were standing in front of Alexandria for the latter half of Season 5! So neat. We then walked back into town, bought some wine at the French wine shop across from the TWD store, and sat on the Veranda's porch drinking wine and watching the sun go down. I played some jazz music on my phone and it was seriously perfection. I keep thinking about how lovely it really was. For dinner, we went to Zac Brown's - also walking distance from the Veranda. Although it was crowded, we idled at the bar, had a great dinner, and played darts while listening to the great live music. We headed back to our hotel on the chilly February night, lit the fire in our bedroom, and settled in for a cozy stay. The next morning, we were regaled with delicious southern breakfast from Rick and Laura. OMG, amazing. I loved the mushrooms and tomatoes, the French toast, and best of all, that peach cobbler. YUM. We ate so much we decided to do some more impromptu TWD walking around town. We re-explored Alexandria since fewer people were out, walked the train tracks to the "tunnel" in season 4 where Maggie and Glenn meet up (thank you, CGI), and then circled back around, taking in the great architecture of Senoia. One noteworthy thing about the Veranda: it appears in Season 3, when Andrea jumps over the wall and runs down the street to escape Woodbury (Sacha and Tyrese begrudgingly let her go). Laura will tell you ALL ABOUT IT if you ask, which, as a TWD fan, is such a plus! She also has a TWD game in the upstairs library. But seriously, Laura and Rick are just gems. They are super fun to talk to and happy to tell you anything you could possibly want to know about Senoia. Most importantly, they will make you feel warmly welcomed to Senoia. Laura and Rick really know how to make a home away from home and since everything in Senoia is in walking distance it's perfect. Walk to the Southern Living home (while there), The Walking Dead filming (while there and it will be for quite sometime), plenty of restaurants and shops. There's also a great wine shop in town and market nearby for the wine you'll need while you're sitting rocking on the porch. The house is over 100 years old and creakkkkyyyyyyy! The private bathrooms, snacks in the hallway, fresh baked cookies, water in the rooms, it's all perfect! As if that weren't enough, the breakfast is absolutely amazing! Laura and Rick were very good hosts and knowledgable about the history of the town, the inn, and the movies that have been filmed in Senoia. We especially loved our 4 course gourmet breakfast that was garnished with fresh flowers picked same morning just outside the inn. The Veranda is within walking distance to The Walking Dead Store, and The Walking Dead Cafe'. It was great to see our good friend Beverly who gave us a tour of the town. If you're thinking about staying here, I totally recommend it! We stayed the weekend to visit the area and take in all things walking dead. I'm a huge lover of anything historic so this B and B was perfect. The inside is just as beautiful as the outside. We stayed in room 8 that had the bathtub jacuzzi and that was an adventure in itself. The room had beautiful antiques and the bed was super comfy. I absolutely love they keep the old time feel of things with the original floors and such. That's the whole point of a historic building. They have a huge breakfast in the mornings and the food was absolutely delicious. The owner was sweet as can be and the check in and check out was super easy. One of my friends and I took a girl's trip to Senoia because we are HUGE The Walking Dead fans so what better place to visit?! We stayed in room 2 at The Veranda on Octover 13th. Everything about this place is AMAZING! Very clean, super friendly owners, delicious breakfast, and very convenient with a good location! We literally left the car parked in the private B&B parking lot and walked everywhere! We had dinner and drinks later that night and it was so nice to drink, have a great time, and not have to worry about driving & making it dangerous for others! The bathtub was my favorite though! Love those old, deep tubs! I was upset we had to get a hotel in Peachtree the next night but I wasnt surprised they were booked up because it was an 110% PERFECT stay! I wouldn't stay anywhere else when I go back to Senoia! If you need a place to stay around that area, The Veranda is the place!! read more

The Veranda is a beautiful house with lots of history and little surprises in each of the main rooms. Laura, Rick, and the rest of the staff really know how to make you feel at home and have great info on the area. There's great art throughout the main floor and a well stocked library (we found a Kaleidoscope book with connections to the Veranda and other locations around the US I have visited, mind blown at the coincidence). Breakfast each morning was delicious (you have to try the cobbler!) and let you socialize with the other guests, and you have to try the cookies sitting out as snacks. There's also a TV in one of the parlors where you can hang with the others (no TVs in the rooms). The location is great, just a block from Main St. (aka Woodbury in the Walking Dead). The grounds of the Veranda include gardens, sitting areas, a pond, and (of course) a large veranda where you can kick it. read more

Where do I start. My wife and I decided to take a trip to Senoia, my wife wanted to get out of town, and I wanted to see where the Walking Dead is filmed. We arrived to find an absolutely beautiful home to check into. The Veranda was built as a hotel in 1906, and it feels so amazing to be in a home of that age. The sound of the floor, the way that the home smells. Simply amazing. Mrs Laura and Mr Rick were some of the nicest people I have ever met. The rooms were VERY large with very comfortable bedding. They were VERY clean, as were the restrooms. The staff as well were incredibly friendly. Miss Sophia is just wonderful. She is a truly beautiful soul. Austin couldn't have been more friendly! Mrs Laura made us reservations at The Tomato House and we were officially sold on Senoia at that point. I cannot stress enough how wonderful the town is and the people that live there are just flat out amazing. I would move there in a heartbeat! Getting back to the Veranda let me just say that the Breakfast that we had was without a doubt fabulous. I really cannot recommend The Veranda, or Senoia to you enough. I randomly found this place when my mom and I were making plans to do a Walking Dead trip. Stumbled across nothing but five star reviews and decided it would be a great place to visit around Christmas. Every single time I called with questions, Rick and Laura were unbelievably friendly and helpful. The Inn is just adorable and full of charm, especially with the beautiful Christmas decorations. Enjoyed our stay at the Veranda in Senoia. Laura and Rick were very nice and accommodating. The rooms were nice, with a full bath in the room. Enjoyed walking the town, which by the way is just around the corner from the Inn, and had lunch at the Senoia Coffee and Cafe and then dinner at Maguires Irish Pub, which is located underground, and you access it like "Cheers". Both were very good. Stopped in Zac Browns Southern Ground Social Club for a drink during our day, and that was cool too. Great place to stay in Senoia. The house is on the registry and has an interesting history. Room 7 was nice and toasty when we arrived. We were able to easily adjust the temperature to suit us. The room also had a sound machine to block out the creaks and other old house noises. We slept well and the bed was clean and comfy. The whole house feels like you stepped back in time. The highlight was the delicious buffet style breakfast. Baked tomatoes, cheese grits, potatoes, eggs, bacon, fried chicken, biscuits and gravy, fruit, and peach bread pudding. My daughter, Johanna Braddy, recently got married at the Veranda. In addition to having the wedding there we also had very close friends, family and the bride stay for several days at the Veranda. Every one who stayed had a wonderful personal experience there. Which was exactly what we wanted to happen. Oh wait...I forgot to say they also catered the event! We're talking YUMMY! They treated everyone there just like family members with lots of love and patience. I remember running downstairs(in my pajamas) looking for something ( can't remember what it was) but there was Laura(the owner) up to her arms in flour in the kitchen making biscuits and never batted an eye at my request. And believe me when a wedding party stays at a venue there are A LOT of request. She was bringing hot tea for the Bride, washng baby clothes and bringing Peach wine to the mom (very important and appreciated)! The staff Laura and Rick have at the inn are precious precious precious! I am certain they all are hand picked from Heaven!! We are still hearing about the food, the staff and the beauty of the Veranda. I hope to get repeats of their food in the near future at one of my friends' weddings at their venue. Sweet people, lovely and comfortable b&b , and my bed was very comfortable! The first thing my daughter said when we were looking for a venue about the Veranda was "it smells like Nanny's house" . This is a very high complement from Johanna bc she associates wonderful memories with that smell!! When your cooking great food on sight it has to smell great all of the time!!! Last but not least the breakfast was spectacular too!!! We are talking gourmet!! If I had another daughter I would love to have another wedding there!! My husband and son stayed here last night did The Walking Dead Studio tour and they were both blown away. My son is 12 and not easily impressed but he was sending me pictures and talking about how cool the location was and how beautiful the house was - impressive, he said. My husband raved about the cleanliness (he is a firefighter and very acutely aware of bed bugs) and said the food spread was quite delicious.
