The Village at Colbert Park is under newer management, and all I can say is that Jennifer and her team are wonderful! In the midst of a busy season of move in/move out, they were responsive about fixing any broken items in the apartment and very professional in handling the multiple steps of paperwork. I moved cross-country, and when I arrived with nothing but a suitcase, Jennifer had made sure I had basic toiletries and a shower lining so that I could at least bunker down for the first night. Talk about thoughtful!! All the apartments had their mattresses replaced, new doors installed, and new paint applied along with the standard set of furniture. The management team receives, sorts, and emails you to let you know when to pick up your Amazon packages. They're prompt, friendly, and super helpful whenever I message or walk in to ask questions. One time, I accidentally locked my bathroom door, and one of the team members personally came in to help me jimmy the doorknob and get me back access within the hour! The apartment is great. Lots of space, a beautiful park and lake nearby, and plenty of parking during the day. read more

If clear communication and responsive management are important to you, you WILL be disappointed. Phone calls and emails 100 percent went unanswered, and the only way we were able to receive responses was by contacting the company's corporate office in Chicago. My daughter's apartment was flooded due to water coming from another unit while she was out of town in Florida. She wasn't notified once even though maintenance and contractors went in her unit and bedroom. When she returned weeks later by which time many of her belongings had been damaged or destroyed. She was then moved into a different apartment with strangers instead of her friends. We were told the relocation would be temporary, but she remained there for the final six months of her lease. Once again, there was NO communication regarding the situation unless we escalated the matter to corporate. This was, without question, the poorest communication and customer service we have experienced with any property management company in Champaign County. In our experience, it is well worth paying a little more for a company that values professionalism, communication, and customer service. We had much better experiences with Fairlawn and JSM, and I would recommend considering them if you're looking for student housing. Asked for detailed billing, explanation of charges. Construction issues should not be charges, normal wear and tear should also not be chargeable. A 10-11 year old microwave that is reaching the end of its service life charged out for replacement due to a broken handle. When we asked for detailed billing or adjustments they went radio silent. The village is run by the laziest people I have ever met. The pool was closed all summer and they had no interest in even trying to open it up. Packages are stolen all the time. People are allowed to do whatever they want whether its do donuts in the parking lot, steal packages, scream at neighbors, for even fight until someone is left bleeding on the cement. After I told the office about all the issues they still haven't gotten anyone here to fix anything. The paints atrocious the cabinets are worn. I absolutely would never suggest this place to anyone for what they charge, the parking lot is a disaster there's pot holes everywhere. The expectations they set did not match what they gave us. Absolutely horrible. There was mold growing the day we moved in. Staff didn't seem to think this was urgent and still haven't did anything about this. The town house was absolutely disgusting and not cleaned at all. The bathrooms aren't functional and neither are the other amenities provided. The dishwasher was flooded with water and cabinets surrounding it had extreme water damage and mold. I would not recommend renting here AT ALL. Genuinely, this is the worst complex I have every lived in. Being already on the fence to move in here, I was lied to and false advertised to move in. I had a great experience talking with them in the beginning. They answered all of my questions up front at the time and made it seem so much nicer and cleaner then what I unfortunately came to find out was not true. They told me to hold off from moving in as much as possible then when I received the information that i could move in i sadly walked into a mess. The carpet was sticky, the walls and cabinets were stained, scuffed, and also sticky, the couch was all scratched up, the sinks both kitchen and bathroom were still a mess from the last person to live here. I thought I would give them a chance to clean everything which took them a few days so I had to stay elsewhere for the time being like this wasn't already a massive inconvenience to my life already. This place is a huge inconvenience to my entire life right now. I was told that i could terminate my lease but would need to find someone else to take my place but not in a subleasing manner. I was informed by the front office that when I terminate my lease, the new renter would have full responsibilities and their name would be on on the apartment. I would be out of the picture completely. I was able to find a nice lady who wanted to rent the apartment after i terminate my lease so she made the efforts to call and get all of the information. The ladies in the office who always look and sound inconvenienced for some reason told her that she would be subleasing from me. WHAT!! They just told me that this was not going to be a sublease and then they turn around and told this lady the complete opposite. This place has been a massive inconvenience to me and my life so I will be terminating my lease and I will pay whatever necessary to move out. I was told by the office that termination is $200 which I will pay but I'm no longer going to feel obligated to find a new renter. This rental company uses false and misleading advertising to trick students into year long leases. They tell you in person and online that they will house students with other students then turn around and place whoever they want in your apartment. My son signed a lease this summer and then the office placed a 60 year old man in his apartment. The office has refused to help because my son is a young man. SHAME ON YOU Village. First and foremost, I don't like leaving bad reviews. I prefer not to and just have my shitty experience, but I feel like when it comes to picking a place to live it's important residents give honest and constructive feedback...so here goes, starting with the negative..... Cons: Personally for myself and my husband, this place is/was absolutely disgusting. I get that it's predominantly student living, and not much thought may go into the state of the apartment. That said, the unit we received had broken drawers, dirty and I mean dirty floors, like covered in dirt and dust from carpet install and spray painting, the front door jam has seen better days and is broken, the siding on the door frame of the bathroom is missing, the sprinkler heads are CAKED in dust, dirt and grime(pretty sure that's a fire hazard and not to code), and the air returns are hanging from the ceiling and dirty. I ended up cleaning the bathroom and bleaching the tub. My husband had to fix the tub drain and clean it out b/c it wouldn't drain properly. The bedroom smelled of weed or vape, whichever but that can't be proven at this point by the previous tenant. We requested an early move in date and were told that we had to wait which is fine, but they made it sound like they couldn't guarantee b/c of the turnover of each apartment. We were fine w/ that but the apartment received, you might as well not have turned it over and let us clean it. Staff went as far as to say they had to fire cleaners b/c they didn't clean up to their standard...what standard is that??? SEE PICS. Also, we did email 1x a week during our wait b/c they made a point to tell us they were extremely busy and we didn't want to get lost in the shuffle as we were out of our home, paying for a hotel that was equivalent to the monthly rent. These interactions via phone or email were met with they either hung up on us before we could finish our question OR exhibited annoyance and a "you'll know when we know" attitude...which side bar I received a message through the complex's resident dashboard with just that response to a requested update on early move-in availability, and was floored how unprofessional it was. I called and they said that went out to everyone, it wasn't personal. I don't care if it was personal or not, that's your response as a business??? Another moment of clarity was quite recent, we requested that no one enter our unit due to pets w/o us being present for upcoming sprinkler checks. This email request was met w/ "we will try to accommodate and oh your pets are registered with us yet. Send x,y, and z. Pay this amount.".....keep in mind we signed our lease in Jun of 2021 and made it known in our emails PRIOR to signing as lease that we had pets coming with us. I read the lease and waited patiently so as not to further piss off the staff for forms for us to complete for our animals. Now in a "with haste" attitude we had to email the requested documents, and when I called to confirm that we'll receive the addendums to sign, the response was "you'll get them when you get them. should be this afternoon.". I clarified that it needed to be this afternoon so I don't get charged the additional fee since I complied with the original request. The staff is remarkably rude, annoyed with even the smallest questions, and ONLY nice to your face. Sad group of people. The parking is fine, however residents zip through the complex. I've been almost hit 2x by other residents while taking my dogs out. There are potholes but that's to be expected. Biggest pet peeve, is the speed at which people drive. Slow down, there are a few families w/ young children that live there. I can see an accident occurring sooner rather than later. PROS: The location is on point w/ a park and quiet area of Savoy. We have a ground floor unit, in room washer and dryer, space serves the purpose, short-term lease, communication regarding their updates, FB and IG page promotion, ease of paying online for rent, pool(still needs some cleaning tho), pet-friendly, and delivery updates for packages. RECOMMENDATIONS: 1. Speed limit postings and remove the sign at the entrance b/c it does block view of traffic when trying to pull out to go left or right. Additional entrance so as not to crowd the main entrance, it is tight area to maneuver and I can see an accident occurring if not careful. 2. Hire better people. As I stated staff is rude, and unprofessional in areas of communicating via phone and email. 3. Having been a former homeowner, I fully understand the cost of upkeep. The pictures I included are from our move-in inspection and my house will NEVER look that way. How the complex is portrayed vs what you get is on two different ends of the spectrum. Perhaps some units are better than others, and we got a dud. That said, do better. Take care of your units as you would your own homes. Upkeep is key. don't waste your time renting an apartment here!! the village at colbert park is horrible to live at. my roommates & i had SO many problems with their management & the apartment itself. the first problem was that all of our cats got fleas from living there. second, the apartment was not clean when we moved in. the carpets are disgusting & the windows aren't sealed at all & they don't lock. i lived in a 4b4.5b this year (2022-2023) & my roommate on the bottom floor had to get security locks because her windows didn't lock. the 2 bottom floors were so cold no matter what temp you put the thermostat at & the top floor (where my room was at) got excruciatingly hot with the heat & air on. there were so many bugs throughout the apartment. the biggest problem with the apartment/management itself was our almost 2 month problem with our washer/dryer. the village couldn't keep staff working for them no matter what. the best staff they ever had was a man named Eric but he left after christmas. after that, things went downhill & there were new people almost every month that only lasted a few months before they left too. at this time, their whole maintenance crew was gone so they were using outside sources. we had put in a maintenance request for our washer because it was not draining it's water. they came & said they fixed it for now but when we moved out they'd have to replace some parts. 2 weeks later someone new came to 'fix it' but they just made it start filling with water again. we put in another request & they came & said they'd be ordering parts but never told us how long it would take. about 2 weeks later they just walked in with a brand new washer and dryer. whoever installed it ripped part of our kitchen floor up & didn't fix it & they didn't install the washer right. right away i noticed the washer was doing the same thing the old one was doing by filling with water & not draining. we were just going to deal with it because we had 3 weeks until we moved out & if we put it on drain & spin, it was fine. july 4th was when i noticed my roommates ceiling was dripping (her room was below the washer). we got an email saying that if there was an emergency on the 4th, we needed to call 911. obviously we didn't but it's ridiculous they wouldn't have an emergency number to call for maintenance. there were huge water bubbles in her ceiling from the washer that was filling with water. we pulled the washer out of the wall & turned off the valves because we saw them dripping & it kept filling even after we drained it. my roommate went into the clubhouse the next day & they walked away from her in the middle of explaining what happened & didn't care to listen to the whole thing. maintenance came that day & just told her the ceiling would dry, even though the water bubbles were huge & it was a big area that was wet. he said that when they put it in, they didn't change out the old valves so that's why it was leaking. this could've been avoided if they knew what they were doing to begin with. their management again, it's horrible. ashlee is one of the managers. she is rude & unprofessional. we had multiple instances of their staff just barging into our apartment to do 'checks' without telling us first, which goes against our lease. when we went in to talk to them about it, ashlee was rude, confrontational & was treating us like we were children. at one point she said, & i quote, "i said i was sorry, what more do you want from me?". she's just very unprofessional & not a good manager. more recently, i had already moved out & got an email that i had a package delivered. i called & asked if i'd be able to get it when i come back to champaign in august (i live an hour & a half away & can't move into my new place until aug). they said if im not moving back in they will send the package back in 2 days if i don't come get it. the very next day i drove to go get the package & when i got there she said they had nothing for me. moral of the story, don't live here. the management is terrible & they don't care about anyone who lives there read more

My son moved into Building 9 last August 2019. He has black mold on his walls. This mold is only washed or painted over by the maintenance . We have asked for a professional mold test to check the air and this has not been Done or forwarded to us. Also the windows are poorly insulated which drives up the electric bill. Utilities are suppose to be included. But if you go over the reasonable rAte they require , your stuck with the overage. read more

Oh so many complaints. 1. Parking. They keep threatening to tow people but never do. This becomes a problem when you can't park anywhere near your own unit because several people who don't live there are staying for several nights and management doesn't actually care. 2. Trains. The Village is right next to a train track so trains pass by constantly (several times an hour through much of the day) and walls are so thin you can hear them perfectly loudly. 3. Walls. Walls are extremely thin as noted above. Wasn't a huge problem with noise except for the constant trains, but in the winter and summer you feel the outside weather better than the AC, no matter what level the AC is at. 4. Maintenance. The Village's maintenance staff are incompetent at reading tickets. Despite my thorough notes on one request to fix one bathroom that was having severe draining issues, they went to the other to repair apparently nothing because nothing was wrong in the first place. On top of this, they have regular last-minute notices for sudden things they're planning, such as at one point they came by every couple weeks to change furnace filters in the spring and suddenly stopped. 5. Maintenance projects. At one point, right after the school year started (this is student housing, despite being quite distant from campus) they announced they're going to do some road maintenance to fix the pot holes along one strip. It was a serious problem, but all that was done is removing a 1.5-foot wide strip from the middle of the road and laying it back down, and then filling one very small pot hole that was back to how it was in a week. Right after that flop of a project, they announced they're repainting the entire parking lot. This could've been done over the summer when it should've been done, but decided to do it a few weeks after everyone gets back (the heat was no different) so as to cause maximum parking problems. 6. Nickel-and-diming. If you have pets, please be aware that the "pet fee" is exactly what it says on the cover. It will be used to handle minor problems, but anything further and they will happily send charges your way to replace furniture your pet may have damaged. To avoid any further charges, we poured all of our strength into several days of nonstop cleaning, which seemed to have worked. I do not recommend living here. There are living facilities literally just down the block that are much nicer and ever-so-slightly closer to campus. read more

I decided to try out the village despite the online reviews because of how nice i found the apartments to be , and how conveniet it was to school. While the office staff is truly inept, and really don't know how to do their jobs, or even what information is important to give the residents, the maintenance people are top-notch. Have a problem? submit an online maintenance request and its taken care of usually within 24 hrs. The apartments are really great, and while the internet service could use some extra bandwith, on a whole its quite convenient that you dont have to get Tv/cable separately but can if you wish to do so. They've attempted to get mostly grad students in here, and seem to be doing a good job. This year I can only remember 1 time when the police had to be called, and the apartment involved with it were evicted shortly thereafter. On a whole, I give the Village facilities a thumbs up, but the office staff thumbs down. They could fire the whole group of morons (especially that bitch Amy) and hire a bunch of retarded monkeys and they would do a better job than the current staff. read more

The Village sucks. It's really the only way to describe it. When you go to sign your lease you're given a little spiel by the only staff member capable of speaking in coherent sentences. He tells you how there's cable and internet included. He doesn't say that the cable is the equivalent of a 56k dial-up. On some weeknights you can't use youtube. It's far too slow. Oh ya forget about Netflix or online video games. He doesn't tell you that the cable is basic non-HD cable that looks terrible on most flat screen tvs. No DVR no on-demand just bottom barrel stuff. Again, a nice bit of trickery. He'll then lie to you about the trains and tell you that it's not too bad. He says "I live back there and don't notice the train anymore." Well I guess that guy has some kind of condition that puts him in a coma at night. The train comes at least every hour, and is very loud. One never acclimates to the point that it becomes inaudible. Maybe he has an inner-ear problem?... Overall the service and the services are sub- sub-par. The buildings are fine, but not enough to give this 2 stars. You fail Colbert Park, and I honestly hope it fails and comes under new management to save this place. It's currently unsustainable, and the woman at the front desk is unstable. read more

DO NOT RENT AN APARTMENT HERE. Law students who really want litigation experience may want to consider it because this place screams "sue me" on a regular basis. 1. LIES, DAMN LIES - The employees will lie to you, without a doubt. I have lost count of the number of times I have been lied to while living here. We were lied to about the ability to get satellite TV installed, about the state of our apartment on moving in, about regularity of the bus (forget it when school is not in session), the safety of the place, and about so much more. 2. FEES WITHOUT SERVICES - The Village has no qualms about charging a fee for a service they do not provide. We sublet initially and were told we would have to pay a redecoration fee and would have to leave at least two days between the prior tenant's move-out and our move-in so they could "redecorate". When we arrived, of course, the place had not been cleaned let alone redecorated. When we asked about this, we were told that they never redecorate in sublet situations. You should not be surprised to hear that the sublessor was not refunded her redecoration fee and neither were we. In addition, a number of friends were assessed charges for things they had not done, including fines for leaving trash out. Very questionable behavior. 3. CRIME - Numerous cars had their back windows shot-out while I have been living here, at least three by my count. The Village refused to do anything in response. 4. THERE ARE NO SOCCER FIELDS OR BASKETBALL COURTS BEHIND THE VILLAGE - When we signed up, we were shown a nice diagram of Colbert park with all of its facilities, including a soccer field, a basketball court, and an amphitheater. These things do not exist. There is some grass and a hill, but it takes some imagination to conjure up what the Village subtly advertises. If you're the kind of person who is willing to forgive all manner of misbehavior in exchange for a pool and pizza party every once in a while then by all means move in here. As a final note, both the Village drivers and maintenance staff are perfectly friendly and seem competent enough. This review is limited to a critique of the management and office staff who ought to be ashamed of their behavior. read more

Let me preface this by saying if I could give them fewer stars I would. Where does one begin!? Parking- It's a nightmare! Just this morning I had to park on the opposite side of the complex because there were no spots anywhere near my building. Furthermore, I counted over fifteen cars without parking stickers just in front of my building alone! Why the hell do they issue parking stickers if they aren't going to enforce their own rules!? The Grounds- They are disgusting! There is trash and dog shit everywhere! The only time I see staff maintaining the grounds is when they happen to be showing apartments that day. And even then it's only the bare minimum. Maintainance- When I moved into my apartment the kitchen light was missing the bulbs. I put in a work order that day and they promptly replaced them... THREE MONTHS LATER! For three months I had to cook by flashlight because the bulbs for that light are special ones you have to order. I've been trying to get maintainance to fix my lock for over six months now as it is on it's last leg and soon I won't be able to lock my apartment. None of the phone lines work. Not one. And if you ask them to fix it they tell you that it's not their responsibility. Why do I have to pay my money to fix your shitty building? Also, the online work order page doesn't work. Which brings me to my next point... The Website- It's down all the time and half the pages don't work. I don't know who their IT guy is but he needs to go back to school. Lastly, The Staff- No one that works in that front office has any idea what the hell they are doing. They blatantly lie, don't enforce any of their own rules, add random charges to my rent every month and when I ask them about it they make up something. If I refuse to pay it they threaten to evict me. They can't keep track of paper work to save their lives. I've had to go in three different times to sign the same piece of paper and each time they tried charging me a filing fee. Oh, and if all that's not bad enough, the tennants are loud, obnoxious, and have zero respect for anyone else. They throw trash everywhere and stay up till all hours of the night blaring music and getting obscenly drunk. I can't wait until my lease is up. DO NOT LIVE HERE!!! read more

The walls are very thin, it look old , the dresser and table was very dirty, the parking lot is dangerous with a lot of pot holes, there was no heat in my room the maintenance gave me a heater and it broke a week after I got it. I was in a different position than most students. I only needed an apartment for 1 semester, I own a dog, and I value a quiet environment more than a social one. For my needs, the Village was perfect. My roommates are law students and are very quiet. I don't think you can beat the price of these units for what you get. There are some very nice neighborhoods nearby where I like to walk my dog. Overall, I'm glad I chose this place. I know people have complained about the staff, but my experience has been pleasant. However, I've only spoken with them a few times so my experience may be an exception. If you are considering the Village, you should know the following: 1. The train is loud and comes by throughout the day and night. I mean like 3am. I've been here for 4 months and I'm just now getting used to it. It's obviously worse near the units that border the track. 2. A lot of people don't pick up after their dogs. The best thing about this place is they allow dogs. Unfortunately, with poor owners it's also one of the worst things. Walk in the grass at your own risk and please pick up after your dog! 3. If possible, try to rent on the third floor. It's a bit of exercise on grocery days, but it's worth it for the peace and quiet. 4. People drive through this place like maniacs. This may be more of a nuisance, but you have to drive very carefully around here. It's hard to believe these are mostly grad students. 5. I'm not sure about the mice infestation that another reviewer mentioned, but I did see a mouse this morning in my kitchen. That's all I can think of. I have lived at the Village for 3 years. The experience overall has been positive with a few exceptions and management has improved since my first year living here. Pros: lots of space and storage, very pet friendly, next to Colbert Park and a quite neighborhood (good for walks and running), shuttle to campus and occasionally downtown Champaign, maintenance staff and shuttle drivers are friendly Cons: Response to maintenance requests could be better, I have had to refute renters insurance charges several times, cardio machines are broken very often and take a long time to get fixed. read more

No place is going to be perfect but this place comes pretty close. TL;DR - Rent somewhere else if you don't want management/maintenance barge in your home every so often or have nowhere to park, or do not like seeing dog poop everywhere, or hate having trains passing by every 15 min I liked the property, but hated the location, management, maintenance, etc. First thing first, the apartments are really nice, roomy, and cozy-feeling. If it were at any other location managed by someone else, I would pay double the rent to live there. Now, the horrible experiences. I have never lived anywhere where the management/maintenance need to get into your apartment so much. Almost every month, there's some sort of inspection, replacement, remodeling that they needed to do so they need to come in, and this is especially inconvenient if you have pets. Once they came in to remodel the apartment to make it more energy efficient so electric cost less. After they did the whole thing, our next electric bill was about $40 more expensive than previous ones and stayed that way.. They are also very poor at handling scheduling things. They needed to fill some holes in the drive way, but for almost a year, and an entire summer break, they didn't do anything about it. Until the fall semester started, they told everyone that they would be shutting off parking lots to redo the roads, which worsens the already horrible parking situation. They also often shuts certain parking spaces down for repainting, etc during school session instead of breaks when most people are gone. Speaking of parking, the parking situation is horrifying. Each building complex houses at least 6 people, while only 4 parking spaces in front of each building, which creates a space shortage. What made it worse was people kept inviting there parents/friends over and park at resident parking, and the management kept telling us that they would tow those cars but never did. Some days we couldn't find parking at all near our building. Now onto the trains. They trains go through about every 15 minutes and they honk very loudly, which is required by law. The walls are so thin, that you'd have to pause and wait for the trains to pass if you're watching tv, listening to a lecture, having a conversation, etc. and you'd have to do this a few times every hour. And if you're ever so unlucky to be walking outside when the trains pass by, R.I.P., your ears. I had no problem sleeping through the trains, but if you're a light sleeper, rent somewhere else cuz the trains don't stop at night. People walk their dogs outside, the dogs poop outside, people don't pick them up, which is not news. Management kept sending out emails telling people that they were going to take actions if they didn't pick up the poop, but they never did anything. There're dog droppings everywhere. We had a flea problem in the apartment when we first moved in because they apparently didn't clean after the previous renter moved out. The entire place smelled like wet dog for months after we moved in. We contacted the management several times to report the flea problem but nobody did anything, so we had to take it into our own hands. Several months later, they checked in to see if there still were a flea problem, and that was it. After we moved out, they charged us a couch replacement fee, which we expected because our cat scratched the thing pretty bad. However, the fee charged was $520 total for a really cheaply made couch. If it weren't for the cat, we'd still be charged for it because the leather on the couch chipped off just from people regularly sitting on it - That's how cheaply made the couch was, and totally not worth $520. We bought a couch 2 months ago for $180 at IKEA and it's 10 times better than that piece of junk that they provided. Also, when we leased with the cats, we paid a $500 "pet fee". It was never stated what the fee was for, so we just assumed that it was pet deposit that would be used to cover damage caused by the pets. We contacted them when we received the couch replacement charges and they said the pet fee is not a deposit and is not used for replacement charges. I have never seen townhomes or apartments this big for such an affordable price! Everything is included except the electricity which usually runs between $25-40/mo. Washers and dryers in each unit make keeping up with laundry so much easier and every kitchen has a dishwasher! read more

I've lived here for about 2 years now, and I must say, I'd recommend the place. There are some cons, but overall, it's a great place to call "home". Pros: Amenities - pool, mini gym in the clubhouse, laundry within the apartment Spacious - huge! walk-in closets, big rooms, own bathrooms in bedrooms Location - right by Walmart, 10-15 mins from campus which means it's more quiet, near movie theater & other stores as well Buses - shuttle to campus during the day, late night shuttle to campus/downtown on weekends, Yellow MTD line as well Cons: Maintenance - sometimes they take a little longer than necessary to fix issues, but once they come it gets fixed quickly Animals - sometimes people do not pick up after them = gross read more

The village is one of the worst places to live near the UIUC Campus. Their staff is very unprofessional and they have no empathy toward any of their tenants. They provide late notice about everything while expecting you to pay on time. I have never seen such horrible customer services and treatment toward tenants. DO NOT LIVE HERE. Don't get sucked in by the low promotional fees. They don't last and at the end of the day the head ache isn't worth it. read more

I moved to the Village in the fall of 2019 into a 3 bedroom apartment in building 8 with a couple buddies. Being a bit on the edge of town, it's an absolute insane value in terms of space. The complex itself is beautiful and set right on the edge of Savoy and Colbert Park in a relatively quiet area. I say relatively because there is a railroad that goes by directly next to the apartment complex that is very easily heard at random times throughout the day. I've seen many people complain about this in the comments, but....what did you expect? I do not hold this against the Village at all. There is a gym, pool, and even sand volleyball courts allowed for resident use, all on property and the office staff have all treated me with respect any time I've dealt with them. They are usually prompt with any issues I may have from simply picking up a package to needing any work done in the apartment. Luckily, we've seldomly had to involve any maintenance outside of a broken window (which was wholly my roommates fault). Specifically, I've worked with Rachel in the office numerous times in regards to third-party issues like renters insurance and some gift cards that outside companies (NOT The Village) had hung me up on a bit. She always reached out promptly and always had my best interest in mind. I haven't had the pleasure in working with to many other leasing agents in the office, but if they are anything like her, I imagine all office interactions are a breeze here. The only things that I would say I'd sincerely criticize is the infrastructure in the complex, specifically the roads. The buildings all seem to be well maintained but the roads could seriously use a summer or two of work. A lot of potholes on my side of the complex, but aside from that, the roads are plenty spacious and wide enough for resident traffic. I lived in the Village for two years, Also, many of my fellow graduate students live there as well. Through my two years and countless number of horrific stories from my fellow classmates and renters, I have to tell you this place is awful. 1) The office staff is young, inexperienced, unorganized and out-right lies to its tenants. They add fees to your rent without telling you then charge late fees on top of that for not paying (based on several accounts from several different renters). They lose your paper work and charge you for insurance you don't need (happened to me and to a fellow grad student) also which they don't tell you they are doing. 2) If you are changing apartments within the village you must be homeless for 2 weeks while they "clean your apartment" all of which actually takes one day and they do it on the last day possible. 3) My fellow tenants were charged after they moved out for perfectly good furniture that was thrown out, not because it was damaged as was stated by the Village, but because they were updating the furniture in every apartment. 4) The parking is truly ridiculous as well. There are not enough spots for all the tenants near their actual apartments. You need special parking permits to park there so don't plan on having any friends drive over without having to park a ways away (not pleasant during our 4 month central Illinois winters). If there are no spots in the lot, they will tow you for parking in an unmarked parking spot (eg. along the curb) even if you have a parking permit (they will also not inform you they have done this). 5) They have no qualms about sending you bills up to 6 months after you have moved out of their complex along with warning letters of litigious action against you without any explanation as to what their reason is for the charge or the warning. 6) I have to disagree with J.H. on his point about maintenance - they fix things in your apartment in an expedient manner but forget about getting to your car in a snow storm. The parking lot may get cleared in a day or two, but ice on your stairs and sidewalks will stay there weeks after a storm with no salting or shoveling by them at all. Mowing lawns at 8am on Saturdays is a common occurrence, so sleeping in was always difficult for me. Added to that to the train that runs literally right outside the village every night and blares its horn. 7) The apartments are spacious and have high ceilings and are in general nice to live in, but the walls are extremely thin and the doors stand inch above the carpet, so forget any privacy from your neighbors and your roommates. If you live on the bottom floor of a 4 bedroom suite, your room will average around 59 degrees in the winter. 8) The washer and dryer combo set in each apartment is convenient but very tiny and will fly out of control if you load a full load or more than three towels into the washer's spin cycle. There aren't many pros: spacious rooms, nice appliances that come with the apartment, large walk-in closets , nice bathrooms with good water pressure and plenty of hot water. They are extremely pet tolerant but they do charge for. I realize this a compilation of experiences that I share with you reader, but these are not isolated and show no signs of changing. BE WARNED. PS - oh and since I've been there I've been privy to witness a knife fight in the parking lot which resulted in the SWAT team arriving and numerous cars being vandalized, as well as a friend and fellow classmate receiving gun shots into her bedroom as she slept. read more

ABYSMAL. Apartments are of very poor quality, but that's the least of your worries. The staff here is shockingly unaccomodating and unwilling to help residents in any way. Many/all of the apartments have mice, yet those in the office don't care and say there is nothing they can do. Absolutely avoid. read more

I just copied this review (MY review) over from apartmentratings.com: I honestly have had a great experience at The Village, contrary to many other people here. The staff isn't always the best, but they're pretty great and know their stuff compared to other places that are on campus (e.g., Campustown Rentals--their service is horrible. They don't know anything!). I'm an undergraduate student, by the way. Pros: -Taller-than-average ceilings (by about a foot). -Great appliances. -Huge kitchens! The kitchens in the apartments on campus are HORRIBLE (small, bad appliances, etc.). If you want to pay a fortune for a nice apartment, like The Village, on campus, then go ahead. All I know is that I don't have enough loan money for that. -Parking is fine. I don't understand why people think it's horrible (except for the weird places they put the trash bins--but just drive slowly to avoid accidents!). I can always park extremely close to my apartment. I guess it depends on the building you're in. At least the parking is free, people! -Great prices (except for the one bedroom)! -All utilities, except electricity, are paid for! Includes water, trash/sewer, internet (freaking amazingly fast internet!! Way faster than what I have at home--I average about 25-30mbps on wifi; connected to ethernet I averaged about 80mbps), basic cable (includes a few HBO channels), and parking with no caps (a bunch of places on campus that pay for utilities cap you off at something ridiculously low). -Washer and dryers in every apartment. -Two shuttles that go to campus on weekdays, and run late at night (after 10 pm) on Thursdays, Fridays, and Saturdays. The times during midday are a bit strange, but I don't mind it. -24 hour fitness center and a pool. The pool closes once it starts getting chilly outside. -Furnished (two end tables, coffee table, TV stand, huge desk in your room, bed frame, nice mattresses and box springs, dresser, two person dining table in the one bedroom apartments). -HUGE closets!! I have a full walk-in closet in my one bedroom apartment. -Comes with an HDTV, which I believe is 32"?). -Great maintenance staff. They've always been super helpful and nice to me. Maintenance also includes spraying outside the apartment for creepy crawlers, such as spiders (read below in the cons). Cons: -Far from campus, but this is only a con if you like to go out on campus. Personally, I'm a homebody and introvert, so I don't mind being far away from campus AT ALL! In fact, I like being far away from campus because I hate fraternities, sororities, people who party, etc. The only thing would be that I had to get a parking spot on campus in order to get there on some weekends to work in my lab, but I don't mind driving. -If you live on the first floor (I'm in a one bedroom), you can hear people walking above you, but I'm not sure if that's because there are elephants living above me or what. -The train isn't for everyone. I don't mind it anymore, but I did at first. I can also see how this would be annoying for some people because it's quite loud. But, again, it doesn't bother me anymore! -There's a one time fee for a pet, and if you want anything other than a cat or dog, you have to get approval from the manager. If you want something that's considered a "rodent" (i.e., mouse, hamster, rat, etc.), forget it. They don't allow rodents. -You have to pay for first and last month's rent instead of just submitting a security deposit, plus there is a $200 cleaning fee? (I think it's a cleaning fee) at signing. -The mall is about 6 miles away. -There were a BUNCH of spiders in my apartment when it started getting cold outside. I had about ten spiders in one week and I'm severely arachnophobic. :'( Overall, I love this place! I get a lot for what I'm spending and I don't mind being far away from campus at all. I've compared this place to a lot of places on campus because I am an undergraduate student and looked at a bunch of one bedroom apartments before deciding to sign with The Village, and none of them even compare.
