JSM has so far been the best apartment company I have lived in! Compared to others on campus, they are professional, organized, and friendly. The prices are fair and the staff is nice. I lived in JSM my senior year at UIUC and it was my best experience at an apartment and then went to another company for a year but HAD to go back to JSM after that (this year). I currently live with my partner who is a UIUC student and I am a young professional, and JSM certainly caters to both of us! I never thought I would be working full time from home when I signed this lease but believe me I am VERY glad I signed with JSM when that became our reality. I love the gym and VIP card. The maintenance is also always efficient and I've never had any issues! I also have an emotional support animal which JSM was very easy and nice to work with in regards to accommodating this need. read more

Awful awful company. The buildings are not secure, one apartment would freeze on the inside during the winter and did not have heat, a car was stolen from the parking lot in front of their building (no cameras). They would ignore emails and dodge phone calls, take forever to deal with maintenance, and were flat out rude and deceitful and will do ANYTHING to charge you extra. Even lying about not receiving your keys once you've returned them. Thankfully they have cameras in their office at least so we could prove the keys were returned. I would give zero stars if I could. I'm a couple years late but I rented from them from Fall 21' - Spring 22'. There was no set up for receiving mail and packages safely (got things stolen), we deep cleaned our apartment when we moved out and got charged for things that were not our responsibility, the workers who entered our apartment for tours or cleaning stole from us, we know it wasn't our friends cause we had few guests over and did not leave people alone in our apartment. Stay far away from this company. They do not take good care of their tenants. Find a company that will show care and concern to you when their HVAC system goes out during the hottest period of the year and it's 86 degrees in your unit and they are blowing you off to get it fixed. I asked for a Credit because I stayed in a hotel and with family members during my 3 week situation of burning up in my unit. This company could have easily given me some type of credit because I had to spend money out of my pocket for their inconvenience to me. Greed is getting worse in this country. Do better JSJ. Every time you talk to someone at this company you get a different answer. Our daughter was told that her deposit would transfer to her new apartment. Today -- one week before early move in -- we were told that it doesn't transfer. Now we're going to write a new deposit check and they will refund the deposit from the old apartment. It's not bad for the area. But for 1450 for a one bedroom, I would expect more than emails about things that won't be done. I got an email in September about them installing ice makers and when I emailed them a month later asking when it would be completed they said they didn't know. It's 3 months later and nothing has been done or said. They're constantly doing construction projects like painting and building on a building that they listed for full price. There's no front desk and the building is locked so good luck getting packages or deliveries. For student life it's not terrible, but for the price it's crazy that other than the exact unit everything else is a pain. Also, I'm being nitpicky, but after getting a brand new unit there were a few faults in painting and there was sawdust everywhere the place stunk. Renters be warned: if you rent from them, they will try to scam your deposit in any way possible. My advice is take photo evidence on the day you move out.It is absolutely necessary. My roommate and I didn't do this and tried to dispute, and they send us pictures of another apartment saying that we didn't clean enough. I am giving you some examples of this scamming. The living room window is facing a different direction. They also sent us photos of items on the floor, but we did not own these items. The bathroom layout is different. You name it. DON'T EVER rent your apartment with JSM!!! They simply can enter your apartment WHENEVER they want. I have lived with them for​ two years. Now I cannot wait to escape from their property and move into my new apartment. This year around, they stormed into my apartment like no one is living here at least 5 times for all kinds of excuse (not taking account for countless JSM staffs knocking on my door for showing without ANY advance notice). There's one time that I had enough of them and must live in a ​hotel for a week!! Basically,​ they keep renovating the apartment even there are still tenants living there. I have read all the previous reviews and found out that as a tenant you can say nothing about it. Because they mention somewhere in your contract that they simply have the right to do that!! Most recent update: I got charged $100 for cleaning (not including carpet cleaning). One of the most obvious cases of abuse is the fact that I was charged for the cleaning of 2 desks. Dear JSM, there is only 1 desk that came with my apartment. I was also charged for several items within the apartment that were permanently stained at move-in. I was also charged for furniture that I personally laundered and vacuumed with my own time and money. I was also charged for floor cleaning. I cleaned the floor around the roach traps as best as I could, but I am not touching 1-year old roach traps courtesy of their negligence. There were roach feces in just about every corner of every cabinet and I got rid of them, but I was still charged for dirty cabinets! After I touched roach shit! Just don't rent from JSM. I hope more students see this review and inform their little sophomore friends. If this rating were solely for their manners, JSM would receive 6/5 stars. They are really nice and individually wonderful. But, their buildings have issues and they were not successful in taking care of those issues. TLDR (please read if there's one thing you take away from my reviews): I lived at 510 E Clark, Champaign in 2014-2015. The building is absolutely riddled with roaches. Especially in the bathrooms and kitchens but I've had roaches in my bed as well. They've made homes in my small appliances and pooped all over the cabinets. There were even roaches in my stove. When I turned one on to cook, a roach scurried out from under the stove plate. I almost drank a roach that had crawled into my water boiler. Don't even think about leaving a glass of water out overnight. You forget once and you're asking for trouble. This has been the most disgusting experience of my life. Avoid living here. Combating a roach infestation involves caulking up every crack and injecting gels in crevices and dusting boric acid everywhere-- JSM's pest control involves a cursory spray here and there, sticky traps (which these demon insects deftly sidestep), and roach paste (of which they won't take a single nibble). It has been ineffective. I was reading a guide on Reddit for getting rid of roaches. The author was living in an ancient NYC apartment and was killing "2-5 roaches a day". Two to five? Kid, you have it good. Live at 510 and you can count yourself lucky if you kill two to five roaches a day. I couldn't believe this guy thought he had it bad. That ain't nothing. If you live here, you will have to spend huge amounts of your waking hours combating roaches, and in the weeks leading up to your move out, you will have to fight roaches (juveniles, adults, egg sacs) aggressively so that you don't bring them back to your nice house in the suburbs or your new, better, roach-free apartment. It's a huge waste of time. Don't live here. I just unpacked after I heat- and freeze-treated my belongings (with my own time and money since JSM is impotent). Yes, I have dead roaches falling out of my stuff. Again, don't live here. You'll probably bring egg sacs back, stuck in the seams of your suitcase. The positives: JSM keeps their buildings super clean (I keep my unit sparkling; the roach problem is not from uncleanliness on my or JSM's part). I've seen apartments from a huge variety of landlords and none of them, not even the "better" landlords, keep their common areas so pristine. JSM came to my building WEEKLY to clean the laundry area and hallways. I've never seen any trash or lint lying around. The machines are always super clean. Every common space just looks PRISTINE. I really appreciate that. Another positive that I noted from my experience with other apartments: JSM's landscaping can't be beat. One of the things I watch out for is whether a landlord maintains their grounds. The quality of the lawn says A LOT about the kind of attention you can expect from your landlord and how much they care about their building and image. If your landlord is trimming rose bush thorns-- if your landlord even HAS rose bushes-- every other week, you can expect that they are responsive, detail-focused people. Finally, when I contact JSM through Student Legal Services, they were quick to respond and compensated 37% percent of my monthly rent. JSM was under no legal obligation to do anything, so while I was unable to live in my apartment for a month, this gesture was better than nothing. While I really appreciated these parts of my experience with JSM, unfortunately, pretty peonies and well-kept washers just can't make up for a roach-free, construction-free building. I'd rather live somewhere with a dirty laundry room if it means I won't be booted out of my actual unit nor have to go through the grueling process of destroying egg sacs and cold-treating and spraying and plastic bagging appliances and squishing and sweeping roaches and plucking them out of my bed. read more

They actually care about their residents! They gifted my roommate and I a new basketball for Christmas when our last was stolen at the park. They also provide quick and effective maintenance, and are always responsive if we have concerns or issues. Additionally, they're always safe & take adequate precautions when visiting the premises (masks, sanitization, etc.). While college students may not always make ideal tenants, the apartment was very clean upon move-out, yet they still charged nearly $250 for cleaning and carpet shampooing. I rented with JSM quite some time ago... I happened to see them mentioned on Yelp and hadn't thought to look them up before. I rented from them in the mid-late 2000s for 3 years while I was a student, in the Clark Street and then later in the W. Armory street efficiencies. I can say that overall, I had a good experience with JSM. The main reason for that was the price, which at the time, was pretty much unbeatable. $290 for a studio with hot water included! They had lots of units, and were overall convenient. Maybe they've improved since, who knows... My problem with JSM is that they are basically a rental-mill targeting students specifically, taking advantage of the gullibility and lack of real life expertise of young people. They were never rude or condescending, per-se, but treated their tenants without privacy or respect, like a parent would when you still live with them in their house. There was poor communication as to projects, access, and other maintenance issues. Oftentimes, they just did things without tenant approval or regard. They did interior remodeling while I was there, without obtaining permission or consent. I was unable to move my things, and they decided to do the remodeling during Christmas break. Granted, they mentioned something about doing remodeling, but I assumed I would have some say in when the work was done in my unit. While I was gone, they partially remodeled my unit, and removed shelving, desk space, and many other things, taking all of my belongings and basically piling everything up in the middle of the room. Computers, books, office supplies, pictures, clothes, whatever I had was just thrown into piles on my bed and on the floor, since they ripped out all the shelving in my literally 12 x 10 ft. studio apartment. When I got back from break, that's how I found everything... They also conducted pest-control spraying without warning and without tenant consent. I don't like poisons and sprays, and I keep an immaculate place wherever I live. I never had bug problems, including while at JSM, yet they sent pest control sprayers who just randomly knocked on my door on a monthly basis, oftentimes on weeknights while I was studying, and just sprayed without consideration and despite my objection that the service is unwanted and unnecessary as my unit has no pests. What some of the other reviewers said about the showings was also true. Showings were scheduled without prior warning, again, something which adults would know that the landlord has to give you official notice before showing the unit. They state to you that the unit can be shown at any time. Regardless, this is not good business practice. It wasn't a huge deal, they only showed my unit a couple of times, but it was without warning or consent. They did knock before entering, and I suppose I could have declined, but the whole situation made me feel uncomfortable and it shouldn't have been done that way to begin with. My final issue was with the security deposit. Basically, every single time I rented from them they took the entire deposit. Somehow, the 'damages' and 'dirt' which required multiple services and extra cleaning always somehow totaled EXACTLY my $290 deposit. The first time I rented from them, they returned $10. Yes, $10. I don't know why they went through the trouble at that point, but OK. The second time they took exactly the entire deposit. The third time I already had experience with this and did a brutal walk through. The unit, at that time, was not fully renovated. Everything was basically from the 70/80s, except for the shelving in the 'bedroom.' Everything was old, yellowed, and super outdated even for 2007. It was generally clean, but very worn and just clearly heavily used. I took pictures of everything, and there wasn't one item on my walk through where I indicated that the item was in good condition. I put 'acceptable but not good' for virtually everything, and that was the truth. I'm literally a neat freak, no exaggeration as most people tend to; as in -- outdoor vs indoor shoes, separate slippers for bathroom and living area, no food allowed in living room (unless I have a studio). That's how I lived while there. When I checked in, I had to do a thorough cleaning of the unit, because of how disgusting it was on second look. First appearances, superficially, it was clean, but on a deeper inspection it was filth. I found a can of tuna which had expired 8 years ago, untouched/undiscovered all that time. Throughout my time there, I cleaned constantly, and I can honestly say I left the unit in better condition than it was given to me; my mom even came down to help me clean and bleach everything. JSM, of course, took my entire deposit knowing I wouldn't be back next year, and that it's not worth the time sue or argue for $290. Shame. Lived at Lando Place for a year and honestly wasted my money. I don't understand why the rent is so high for such an old and broken down apartment. I understand the location is good but everything else about the place sucks. The building is so old and keep having upgrades down such as new floors and track lights installations but this building has to be knocked down. The walls are so thin I could barely sleep throughout the year, and our ceiling leaked so bad from the rain but it was NEVER fixed. They would always shut down water for emergency repair and do repairs of the building all the time. Either knock the building down or make the rent cheaper for what it deserves. read more

I have lived with JSM for one year, and will be resigning with them for next year. There are so many amazing things to say about JSM! First, my apartment is gorgeous. I am so spoiled to be living in such a modern apartment as a college student. They did a great job with all of their renovations, and are constantly improving their units. 【BE AWARE!!】I will definitely give a zero if I could. I got OVERCHARGED on security deposit. We leased a small one bedroom apartment. The size of the apartment is more like a studio. First, the carpet cleaning fee is $110 flat rate, even for such small apartment where only bedroom has carpet(less than 110 sqft). I know that a very dirty 130 sqft carpet professional cleaning will only charge about $50. We actually cleaned up our carpet when moved out. How can they charge that much money!!! Be aware, such amount is on the lease!! Second, we cleaned the apartment thoroughly when we moved out. The cleaning took us for more than 6 hours. The stove was even shining. However, they charged us $150 for the cleaning. They claimed they did the cleaning for 7 hour!!!!! How could that even happen after our 6 hours' cleaning effort!! Third, when we go to the office and ask them to return the overcharged money from JSM, they can't provide any evidence of their cleaning effort and they ask us to send email to claim the money. And this process may take longer than one month. I don't know how much we are going to get back. As I am going to find a new apartment for 2017-2018, I will no longer consider any apartments from JSM. And I will definitely tell all my friends about my awful experience. read more

I rented with JSM years ago on 505 Healey for a year. During that time, they came into the apartment without even knocking on the door countless times. Often when we were still sleeping, someone would be in the house as if we weren't even there. Later, we used the security lock to ensure nobody enters the apartment with the key, then the management got mad at us for doing it. When I was away from the apartment during X'mas, someone entered my apartment and we had all of our computers and related electronics stolen. No broken windows, no broken door. All windows and doors were locked when we discovered our place was robbed. I reached out to JSM for help and they pretty much told me to go away. Then I posted in a public channel about my place getting broken into and how the management kept entering the apartment without notice and questioned rather the events were related. The next time I paid rent at the office, one staff pulled me aside into an office. She threatened me with a law suit for saying anything bad about them and told me to shut up about the thief. At the time, being young and without any knowledge of the law, I just kept quite. I wish I still have evidence of what happened back in those days and I'll file a law suit right back at them regarding this particular encounter. read more

UPDATE: Cockroaches were found in my apartment today and JSM said that "they'll probably come out tomorrow" disgusting!! My apartment is spotless so I know it's from their disgusting building. It's unbelievable to me that they would not do everything in their power to fix this disgusting problem immediately, instead my roommate and I are now extremely uncomfortable and don't want to be in our apartment :( Renewing for a second time with JSM. They keep their apartments pretty clean and the Maintenance is very helpful in fixing anything relatively fast. My one problem with JSM is most of their staff. The attitude I have received when just asking standard questions is crazy. Maybe they should hire some people that don't hate their jobs so much. Some of their staff are awesome though! Like Oscar or Rachel, they are super professional and friendly. BTW, if you want to renew an apartment with them and have told them specifically that you are, they will still show your apartment until you sign, therefore they just put a ton of unnecessary pressure on their renters to sign even if they are already in the process of signing. If you go to the Tenant Union and look up the complaint records for JSM, they will tell you point blank that this management has a clause in their contract that waives your right to quiet enjoyment in your apartment: Meaning they can come in at any time & completely reconstruct your unit without your permission. Construction workers will tear your place apart from 6am in the morning to 5pm, forcing you to live somewhere else while you continue paying rent to them. They are the only property management company in the Urbana-Champaign campus area that does this. If for whatever reason, people are still crazy enough to sign a lease with JSM, please take the time to review some of their business practices. I lived at 406 E. Stoughton one bedroom apartment under a different realtor (a building with a long history of serious bed bug infestation). JSM bought the property while my lease with the old landlord was still active. They wanted to remodel the units into two-bed units and raise the rent for the next year, but because my lease with the old landlord prevented them from doing any superfluous construction inside our units, they used pressure tactics to force tenants to move out. (This didn't stop them from doing noisy,disruptive, construction on other units around me though). One of the managers, Emily Murphy, ignored major maintenance requests, my emails and calls for months, among many other displays of misconduct, forcing me to contact the city inspector. The city cited 19 code violations against JSM in my unit alone. Long story short, to avoid paying fines for the code violations, JSM tried to force me out by lying that I did not comply with bed bug treatments. Then they lied that the tenant below me told them I spread bed bugs to his apartment, even though that tenant (who was actually my friend) denied this and I complied with bed bug prep instructions (with photo evidence, verified by the Tenant Union). In addition to this, the building has a LONG, recurring issue with bed bugs.Thankfully, through Student Legal Services' intervention, I received a monetary settlement and was able to move the heck out. By the time I moved out, there were only 2 tenants left out of the 12 tenants that were originally in the building. I write this review to share my experience and also as a warning, because JSM has done this same exact thing to many of their tenants. They only care about making money and will infringe upon your rights to do so. The only good thing I can say is that maintenance staff is usually quick and friendly for *minor* issues. I encourage all prospective renters to be diligent in their research. There's no reason to sign with a company that puts language in their lease that waive your rights as a tenant. Lived in a JSM managed apartment for the 2009-2010 school year at the recommendation of the Tennant Union. I didn't have any major problems. They had a quick and friendly maintenance staff. One time I came home at 3am and there was a maintenance guy fixing a leak that the tenants in the lower floors had complained about, so I know emergency maintenance gets done quickly as well. On move-out I was charged a lot for cleaning, despite having cleaned some myself. I showed the pictures I had taken when I moved out to the leasing office manager. In the end they returned a fair amount of my deposit without having to complain to the Tennant Union. Expect to be charged for carpet cleaning (I think it says it in the lease) and always take move-in and move-out pictures. Overall, one of the better large management companies on campus. People might know this because their apartments fill up fast. Consequently there is usually no room for negotiation with these guys. I will consider them for future apartments. read more

The only reason I'm not giving them 5 stars is because I wasn't given notification nor information prior to the management spraying for bugs in my apartment. I came back to my apartment after winter break to find only a card from the pest control company without any instructions and broke out into hives after being in the apartment (which I later found out were psychosomatic). So just be aware of that. Despite that, the maintenance has always been good and relatively prompt, and my studio apartment at 502 E. White St is updated and nice. I've lived with a lot of horrible apartment companies in Champaign but JSM has by far been the worst. I loved this apartment at 501 E Healey when I moved in but things got bad after about a week when we were given a notice that they were taking away our storage space and putting in a bathroom--a luxury we do not want or need. We were given a FOUR DAY notice of said construction even though plans of this construction were in the works before we even signed a lease. I would not have signed a lease in this case and they knew that. The construction has lasted 4 weeks so far and has woken my roommates and I up at 8 in the morning with jackhammering and pounding. Not to mention, my roommate is highly allergic to dust and while we were promised special care would be taken with her allergies, most days they were not unless the building manager was watching the workers like a hawk. We were also promised that our electricity bill would be paid for with the added inconvenience since they would be using a ton of electric obviously. Instead, we were credited a measly $40 even though the workers consistently left lights on all day, even leaving one light on for an entire weekend with no way for us to turn it off since the lightswitch was not yet attached to the electric system. Not to mention, I pay over $1000 yearly for outdoor uncovered parking and I am almost constantly blocked in by JSM maintenance trucks between the hours of 8 and 5. If I happen to make my way out of my spot and leave for 10 minutes to run an errand, my spot is almost immediately taken by another maintenance truck and I am forced to hunt someone down and ask them to move so I can park in the spot I paid for. I would never live in JSM apartments ever again, considering the hell this construction has put me through and the constant mess of the workers who leave their dirty tools everywhere. read more

This is my second lease in the same JSM Complex and I will be renewing my lease for the next year. The quality and location is nice, but the price continuously increases. The JSM staff is extremely responsive and helpful, but can be a little slow at times. When I first moved in, I was incorrectly charged by Ameren for the month before my lease began, but JSM took full responsibility and handled it. Also, my apartment was missing a TV remote. Although it took three tries to get the correct one, they eventually did it without and questions asked. Overall, great company! read more

I recently had to fine a place last minute and JSM was able to do that for me. I called in the same day to schedule a visit to one of the apartments and was amazed at how helpful the staff actually is. The only problems I can think of is the security deposit. The security deposit is a month worth of rent and from what I read in the lease was the carpet cleaning that must be paid. From coming from a luxury apartment where the security deposit was $20 and was offered free carpet cleaning, it seems insane to me. Lived in 405 E White St, champaign for half a year. It was totally a nightmare, I am soo glad I will move out tmr. When we moved here in August, JSM forgot to remold hot water tunnels in our bathroom, we had to take showers in ARC for three days. There was no window screen for a month, we pushed the office several times and they came up with several excuses. There was even a crack in the wall, they fixed it in Dec, however, maintainence left their knife in my bed... The WORST is, they have bedbugs. The maintenance staff is actually very nice and gets things done in a timely manner. The management office staff members are extremely rude and inefficient with their duties. Never do they apologize for something they had clearly done wrong- such as, throwing your fridge away by accident because the power went off and the items thawed during a renovation. If they want you out of the apartment, no matter how long it is for, they will make you pay your full rent anyway. First, Do not live with JSM!! I lived in Lando Place APT 415, moved in at the start of my new semesters only to found that the house was OCCUPIED with hundreds if not thousands of bed bugs ! My roommate was badly injured due to allergy caused by bed bug bites, and we both had to move out, while JSM made us keep paying the rent, and no compensation at all. Their pest control is useless at all !! And JSM refuse to talk to us and take any meaningful actions to help us remove the bed bugs! After, half a year, I finally killed all the bed bugs with Diatomaceous Earth at the cost of staining the carpet, and living in a room full of pesticides for another half a year. Guess what happen after I finally moved out? JSM took all our deposits plus another 100 bucks. AVOID JSM at all costs, fucking scam company. Overall, JSM is great. (I would even suggest it to be one of the best property management companies on campus/for students.) Most of the leasing agents I've worked with were nice and patient. And even if you're confused about something, they really take the time to explain as detailed/best as they can. One thing I noticed is that they're often not timely. (i.e. many of the agents who came to meet me for appointed tours were 5-10 minutes late.) But other than that, they're usually good with keeping up with every resident (at least in my experience). Maintenance requests get taken care of really fast. (Honestly, I have a lot of friends living in other property management apartments on campus, and they sound really sucky. Yeah, JSM is a bit pricey, but I'd say you get your money's worth.) read more

Parents, be aware of JSM. After my daughter spent a difficult year of slow repairs, a cracked window in the dead of winter, dirt and noise, your security deposit will come back with a lot of over-stated charges. Even though the apartment was dirty at move-in (broken glass in the kitchen, desk drawers still filled with items,etc.) the move-out charges included $275.00 for general cleaning, $145.00 for alleged carpet cleaning (again, we found dirty carpet at move in) and a $60.00 maintenance charge to change the lock on the front door. I'm sure they paid someone way less than $275.00 to clean an empty apartment! Contrast with Tower at 3rd for a $40.00 move-out carpet cleaning. read more

My daughter rented a 4 bedroom, 4 bath apartment at 616 Green St. Champaign, IL. Everything was ok after move in although the furnishings were dated and quite worn. Considering it was college living we let a lot of things slide. I was a bit disappointed at the cleanliness of the elevators and common areas as there were often broken beer bottles and garbage strewn about in the hallways and atrium. Upon moving out and doing much of the cleaning ourselves to assure we'd receive the majority of our security deposit back ended up not being the case. Although the cleaning check list was very extensive and honestly quite ridiculous we spent several hours tackling a great portion of the list. Much to my surprise we were charged for the majority of the cleaning that we performed along with carpet cleaning and furniture cleaning (the same worn out couch we met at move in). The real kicker was they charged us $75 for a fob and the rekeying of the front door, All the keys were turned in and when I questioned this they claim that one of the keys was inactive...that is a maintenance problem and not ours. JSM is definitely out to make money on security deposits and if you rent from them DO NOT expect much of your deposit back. read more

jsm owns and poorly runs uptown crossing in normal, illinois. if you are thinking of renting here...don't do it! the repairs to building problems are shoddy, the office staff on site and at jsm corporate hq in champaign/urbana are rude and unprofessional. they must sweet talk the adults or cities they do business in but they are the worst i have seen yet. i am concerned about the other reviews that are saying that they will take advantage of not refunding security deposits and/or minimal amounts are refunded and they take the lion's share. the apartments are not in good shape considering that they are fairly new. small and very pricey. the arrogance of the owners and staff which some are owners' children is amazing and not in a good way. stay away from jsm properties...they should be sanctioned for their misrepresentations. it is sad how continually they are allowed to take advantage of their tenants. read more

Apartments are okay. They will have the bare minimum if you pay enough money. What brings them down is the staff in the office. These ladies in the office must think that landlord is the lord. Very rude and unprofessional. No matter how nicely you talk to them, they will sound like they are doing you a big favor. I have talked to a few nice staffs, but they are rare. They will be nice before you sign the contract though. You will need generosity and patience to talk to them afterwards. read more
