She's always organizing events (Christmas gift wrapping, decorating contests throughout the year, appreciation days, etc). We still have an awesome pool, gym, courtyard and play area. 0 Stars. was apartment hunting and called to see if any units were available for my preferred move in date. first bit** laughed at me on the call so i asked for the manager, i told her im looking for any unit available for august 1st but she had a power trip because idgaf on how many bedrooms just needed it for august 1st. so she told me there's nothing available for me. if you don't like ur job get a new one!! old a*s b*tche*. very unwelcoming. don't waste your time on this place especially if all the reviews are saying the same thing that the customer service here is trash. read more

I lived here for a year and I always paid my rent on time and they never had to come talk to me but....i had a light go out in my bathroom and it took them a week to fix it. I took my nieces and sister in law swimming with me when they visited, and I was apparently having a pool party. The manager there is very rude. If she don't like you, she tries to bullshit you. When I moved out she tried to say she has 3 months to get my deposit back, I obviously was smarter then her cuz I let her know legally she only has 3 weeks so I got my deposit on the 20th day. They also take part of your deposit no matter what. I had no animals and I never wore shoes in my house, my kids didn't eat outside the kitchen and I even have pictures of a perfect carpet....she still took $650 to "deep clean". Because this lady is the manager she parks under the stalls which I'm sorry but if u don't live there u shouldt be taking up peoples parking who actually pay a lot of money to live there. I had this stolen off my back porch and that's pretty pathetic for living in a gated community. The parking lot stripes were being repainted and they told me I could park in a handicap spot and they ended up towing my car that I had to pay 500 just to get it back after them barely picking it up for 4 hrs. Had our AC go out during end of summer. It is roughly 95 degrees throughout the day. We went to the apartment owner (Monica) and she said she was "working on it". It has now been almost two full days without AC and she told us since the AC company that they use isn't responding, we would have to call our own and pay out of our pocket to get it fixed ( they wouldn't contact any other AC company because that would mean they have to spend more money). When we were complaining to her about it the other lady in the office said "well you should be fine if it's under 97 degrees". The apartment complex staff and management is very unprofessional and short tempered with any questions you may have. Highly do not recommend! read more

While living in the complex was okay they never gave the person that referred us the credit that she was due. They had signs up saying that if you refer someone you would get $250. When I filled out the application I listed the referring persons name. When she called to ask about her credit they told her it was too late which makes no sense ESPECIALLY since her name was submitted right away. Be careful, I would give ZERO star's, I applied to this place coming from another state and they don't return calls and let you know what's going on. I started looking for other places and found out same people Manage and started asking how to find out what is going on. The finally called after almost 2 weeks and proceed to lecture me cuz i was calling their other property, said I have place will call back in half an hour and nothing again waited a whole another day and called again no answer called other place and asked for supervisors number LVM and finally Monica called back said u still have place. I said already found another and will have to extend stay where i am because of this and I want my holding deposit back and she said she will try. read more

Do yourself a favor and stay far, FAR away. I lived at The Villas from 2007 to 2014. Why did I stay if it was so awful? I was saving up for a house and didn't want to move all my stuff just to move again. I moved in with the original management staff, but the General Manager was murdered by her boyfriend early one morning in their shared apartment inside The Villas about six months after I moved in. I assure you this is completely serious. The remaining management never addressed the issue and the apartment was covered in police tape and remained that way for a few weeks before it was cleaned and opened to rent again. When I signed my lease and we were promised on-site laundry, an on-site computer room, gym and that my $1,150 a month (in 2007!) would ensure a "luxury apartment experience." The laundry room finally arrived after a few years, the computer room never did and the gym equipment never worked. Then we stopped being able to use the main hall/common area room unless it was rented with a large cleaning deposit and I don't think the gates ever worked. At one point they stopped paying their cable bill so the only thing that worked in the gym were the weight machines. This went on for the duration of my time living here. The apartments quickly started going downhill, within a couple years there were multiple families living in the same apartment, noise at all hours of the night, constant flow of people moving in and moving out, parking was never addressed and I had numerous issues with my apartment that were never resolved. I had a sawed off pipe coming out of my guest bathroom shower that would periodically leak water into the shower. I had multiple property managers tell me this was completely normal and they would make no changes. I could literally write pages and pages on everything that went on at my time living at The Villas, but I'll spare you. I was much younger and worked just about 24/7. I didn't want to address the hassle of moving so I just lived with it and got out as soon as I could. Upon moving out, I was sent a bill for over $500 because I was informed that I had painted illegally. I had been given permission by the Manager when I moved in, but since I had a copy of the approval and they did not, they said my copy wasn't valid and that I had painted illegally. I provided them a copy and showed them the line in the lease that showed how many years you could live in The Villas and any painting you had done would be null and void because they would have to paint no matter what after an extended tenancy. I met this and they said it was void. They could give me no reason other than because they said so. I didn't pay, didn't get my cleaning deposit back and then got sent a bill for the painting charges. I went in and met with the current manager (they had already gone through another manager in the three or so months I had been gone) and they were not budging and suggested I take them to small claims court. I eventually was sent to collections and paid the debt so that I could forever put The Villas behind me. Stay away from this place, it's an absolute joke. read more

The Villas are AWESOME! Maybe the other reviewers had personal issues going on. I moved in 6 months ago, and every day when I get home from work, I love walking through my front door. Paying rent is so easy. You can take it to the office, but whats even easier is using the Renters Portal. It gives you a breakdown of your charges, your payment history, etc. You can also submit any maintenance repairs or requests on line so its documented as well. Anytime I've submitted a repair request or suggestion, it's been taken care of in less than 24hrs. Pests have never been a problem here, at least not in my place. Maybe some people just aren't as clean as others and that's why they're having an issue. The gym is always clean, has full cable, great machines, and have enough equipment to provide a full work out. The pool and spa are always on point and look beautiful. The laundry room is always clean, all the machines work, and people are great about not leaving their clothes there. Also, its awesome having un-assigned parking. We can park where ever we want. I've never had to park far away, so i'm not sure what the other reviewer is talking about. They have an awesome bbq picnic area with like 4 bbq's. There's also a huge grassy area where people can play with their dogs, fly kites with their kids, etc. A security patrol that drives through and if there's every anything wrong, you can call them 24hrs a day and they'll be there in less that 15min. The gates work 98% of the time. But if you consider how often they open and close, that's to be expected. I don't know Manco Abbott (the Management Company). But I do know that our Community Manager (Jackie) is spectacular. She genuinely is there to help and does every thing she can to make your experience as great as possible. I love living here and wouldn't change a thing. read more

First off, I want to note, I am a professional, so I wanted to make sure I lived in a clean and safe area. But what I got, I felt I was living in Section 8 housing for an exorbitant amount of rent. There is nothing luxurious about this place whatsoever. Let's start from the beginning. I looked at the apartment and found two dead cockroaches inside. I brought it to the managers attention, and she waived the cleaning fee. I was in a rush to get a place for my new job, so I paid the rent and deposit. There's obviously nothing for rent because of covid, so I sucked it up. When I looked around more, I noticed that it was clean enough superficially, but it hadn't been cleaned professionally (like the last renter cleaned it really fast to get his deposit back, but didn't do a thorough job). Okay, whatever. The complex rented to me without having it thoroughly cleaned, unless their cleaner is really bad at their job. Then, I noticed that they rented to me without hot water when I tried to take a shower the very next day. It wasn't one day, two days, not three, but four days to fix it. I finally had to rent a hotel room to wash my hair for my job. Their lawyer said they wouldn't reimburse me for the hotel because it wasn't considered "untenable." I was way too busy to sue, so I let it go. So then the guys fix the hot water, and leave all the trash, and a broken cell phone cover in the bathroom for me to clean up. Throughout my stay, dog feces would never be picked up. The grounds are just covered with dog feces. The AC/heater never worked properly (it would continue to rise or continue to lower). The upstairs neighbors would allow their dogs to run around at 1 in the morning. One upstairs tenant allowed his alarm to go off for hours around 1-3 am (I assumed he was on drugs). I would walk my dog around the complex, and random cars would be rolling up to an end, corner complex (I wonder why...eye roll). I lived near truck drivers and they would hang out outside and talk really loud right by my apartment during the weekday nights. Yes, I sound like a Karen. But no, I paid a lot of money to live in a tiny, tiny apartment and I had/have to wake up early for my job. I expected the complex to be quiet during the night and clean. But what I got were inconsiderate individuals that had multiple families living in apartments that just left trash in the surrounding walkways and dog feces littered in the surrounding grass that my dog stepped in. It by far was the worst apartment I have ever lived in. Once my lease was up, I left so fast. I have an amazing apartment now, and am very happy with the management and surrounding tenants... and I pay A LOT less.... And management makes sure it's clean. read more

I've been living here almost 2 months and don't get me wrong the property is nice, but there are far too many flaws I've found with only been living here for such a short amount of time and the rent is a pretty penny. (Over 1300 a month) My first problem that Ive encountered while living here was paying rent. They have two different options for paying your rent, deposit, etc. You can either pay cashiers check or you can pay through their online portal. Because my significant other and I moved here from out of town we found it to be convenient to use the online payment function and we both paid days before the payment was needed that way we unsure there would be no issues. Oh how we were wrong. Nine days after we had already been moved in they left a notice stating we needed to pay. We were annoyed but we called the apartment office and we were told our "checks" bounced. We just brushed it off and got cashier checks to pay. When I went in to drop the cashier checks off I asked how it was possible they bounced. And the manager didn't have much information and just gave me different scenarios of why it could have bounced. She told me she would look into it and see what could be done.There was a $50 dollar fee we had because of the "bounced" checks. Mind you we had only been living here less than a month and already had a bad experience. We never received an update. While we were waiting to be updated we began to notice flaws with the apartment that needed to be fixed. Too many to list. Most of them were completed but some were very delayed. They have some sort of maintenance policy that if issues aren't resolved within a certain time period (I believe 48-74 hrs) they take off an amount off rent. We waited around a week and touched base again with the office to see when some of the maintenance issues would be resolved and they were resolved within 2 days. But the original request was more than a week before that. They don't honor their policy of taking a certain amount of rent off of the month (unless maybe you remind them, which I shouldn't have to) but definitely adhere to charging you for "bounced checks". Because I was so frustrated with the experience I had been having I reached out to corporate. Perhaps a week or so later I received a call about these issues I've been having and they let me know there wasn't anything they could do about the $50 charge. I asked why my payment didn't go through and she said it was because I simply didn't have enough money in my account. I was insulted and at that moment I knew this company( Manco Abott that owns multiple locations) was not going to give me a positive experience while I live here. Overall I definitely do not recommend this apartment or company. It has been too much of a hassle and I expected a lot more considering the amount of money my partner and I pay to stay here. Wish us good luck we still have 10 months until our lease is up. If you choose to live here we hope you have a better experience then we have. And happy apartment hunting! Disclaimer** We have nothing against the employees themselves that work at the property I live at but only have issues of how the company itself (Manco Abott) is structured and its ethics and customer service as well as all of the miscommunication and experiences we have had because of the poor structure. EDIT: Our apartments manager credited us $25 for the late maintenance policy. I know when apartments are ran corporately, employees have little discretion but I appreciate the effort put forth by employees that work here. Again the problem is with the company and I still wouldn't recommend because all of the trouble we had to go through in such a short period of time. Never ever ever will live in this place again. The Worst management ever in my entire life!!!!. I've been living in this place about two years. On the last black friday in 2013, I saw someone moving stuffs out of my garage which doesn't seem like my stuffs. So I was wondering what was going on. He told me that he moved in about three months ago and was temporarily using my garage because management told him that it was empty. He also told me that there were some stuffs in it and management threw that away. When I asked management after seeing such a shocking moving scene, they responded that they didn't know who was using the garage and they might have placed my stuffs somewhere else. So I gave them some time to investigate but checking after every once in a while like couple weeks, the manager just said they were still investigating and told me they were gonna call me back. You know what will happen!!! Nobody ever called up until now. Today is 3/13/14!!!!! The incident happened about several months after switching to new management. I understood some mix-up might happen in transition so I respond back for their survey asking which garage I've been using. I responded three times; twice with papers and once in person. However they still didn't know that was my garage and rented to someone else. The problem is it seems like they don't care at all or they don't want to take any responsibility. I personally don't care about stuffs in the garage because it wasn't much. But the fact is that they throw all my stuffs away and still does not respond to my question. At the first reporting in the last november, they told me to bring the list of all stuffs got lost. I asked if they want me to put the estimated price but they said I didn't need to. After that once in a while like couple weeks, I asked them what's going on but they just told me they reported to higher management and still waiting. Today 3/13/14, I just visited to resolve a different issue but I didn't ask about the problem in the beginning because I almost gave up on the garage problem. However the manager told me the garage issue wasn't resolved because I didn't bring the estimated price for lost items. And it was MY Problem and My Fault that I DID not Respond for the survey asking which garage I was using (which I responded THREE times). Wow!! Seriously?!?! I guess she could say that because she knew I returned the surgery so I did not have any proofs. Moreover, she said she asked to bring the estimated price about the lost items (when I asked earlier, they said no). She have NEVER asked the request. Beside they NEVER called me. As you might expect, she also said her co-worker could prove because her co-worker was there too when she asked me. From the beginning, since last november, the manager said she would call me next week or in several days every time I visited the office. However, no one from management office or company ever called or contacted me in any way to update me about any news or any thing I need to bring what so ever. I can prove this with my ATT statement. I'm simply emotionally exhausted with this management. I told her couple months ago that I don't care about lost items and just tell me the result. Just saying sorry about the issue that it just happened in transition between managements and complimentary $20 credit might have solved the problem. This is my very first time that I lost my temper and I yelled at someone. Of course, she yelled at me too. I didn't know I could do this. But this place can make you so. This is a ok apartment but in case if you ever got in any issue with management, I do, highly, strongly, and firmly not recommend this place!!!. read more

I lived at the Villa apartments in Visalia and had nothing but problems with my AC the whole time I lived there. They can't seem to get things fixed or answer the phone but better believe when rent is due they are at your door. My forced air AC had rust problems and being an asthma sufferer it was hell every time we used it. It would leak and we had water on the rug. The dryer they provided burned holes in my clothes even tho they charge a $55 rental fee for the washer and dryer on top of the outrageous rent. When I lived there the gym wasn't open because they were updating the equipment in it which took 6 months and the hot tub didn't work either but they still charged the same price rent as if everything worked. When we moved, they charged me for the remainder of my lease even though my apartment was only vacant for a month. And yes I realize I broke my lease but I was told we would only get charged when our rental was empty since they said they would work with us. LIES! It was only empty for a month but we still ended up getting charged for the remaining 6 months of our lease. I would never recommend them to anyone! I've lived here for over 2 years now. Overall, it's a lovely place to live. The complex is pretty quite - I've never had an issue hearing my neighbors through the walls. The grounds are well kept & the gym had a nice overhaul recently. I love the hot-tub area! There is still an issue with the gates. They are usually working, but too often there is an issue. We also have had some definitely not-critical requests (wrong ceiling fan installed) that we've brought up a few times but no resolve. That may be more on our end for not pushing more. My only "major" complaint is that the washer-dryer hookups only accommodate stacking units. Would have liked to use traditional units, but oh well! Overall, the complex is great with some room for improvement. The staff is always friendly, it's very quiet and relaxing, and I don't plan on leaving anytime soon. read more

The Villas at Lovers lane claim to be "luxury" apartments but they are not. I moved to the area for school and needed an apartment quickly. I ended up living in the complex for almost a year and a half because I didn't want to deal with a major move in the middle of my program for school. I paid a large amount in rent and I expected certain expectations to be met ( $900 a month). I liked that it was a gated community- upon moving in the gates were never working properly and were left open all night long. My apartment got egged and I reported the problem to management. Their response "It can happen anywhere". How about just fixing the gates? I paid for an on site gym that had old/ broken equipment. It took them over a year to finally repaint the walls.The grounds looked so dingy and disgusting. The landscaping is aweful. The residents don't take care of their patios. You can see everyones junk/ messiness. This complex is over priced for what you get. Management is greedy, they aren't putting money into maintaining the buildings. *Find a different place to spend your money. read more

This apartment complex is terrible, I lived there for 3 years. First of all the apartment manager is completely inept, telling you incorrect information with fees and so forth. When I moved out she smugly stated "well I guess I cant charge you to paint the place since you've been here too long" WTH??? They also charged me nearly $300.00 in cleaning fee's despite the fact the apartment was spotless. When I asked the manager for what reason since the place is spotless I got the answer "well they can always be cleaned better." They will try to take as much of your deposit as they can. Despite getting ripped off, there is no assigned parking, I frequently had to park across the complex which is terrible when you have groceries. Also the place has a serious cockroach problem which is disgusting... Oh, did I also mention the rattle snake that I found outside my apartment door and the black widows all over? Couldn't make this stuff up. Some other things to note...the apartment was filthy when I moved in, I had to re-clean the carpets, the grout was DISGUSTING, my microwave didn't work, and the dishwasher didn't work. The complex gate was always broken, allowing anyone in as well. Do yourself a favor and find another complex. Do not rent from ANY place managed by Manco Abbott. The Villas are garbage. It was a bittersweet feeling leaving The Villas. I found that the community within those gates feels welcoming and close-knit. I always felt safe and comfortable and not only simply because the complex requires a code to even access or that you can find a security car driving through at random times monitoring the area. Although these were great, additional amenities, the environment The Villas offers is one of security. If you are seeking short-term housing that is a little steeper in price than some other options in Visalia, I would definitely recommend The Villas. They are dog-friendly and I mean almost everyone seems to have one, always going on walks around the complex and playing on the open grass area. There are many young professionals, as well as families residing there, so you will never have to worry about crazy noise or partying within the late hours. The facility offers a small gym that may not offer all the equipment and amenities your current gym has, but since it's so close, you will find yourself without a very good excuse not to be going. The pool and spa are always kept clean and there is plenty of seating and area to get together with friends/family for the day. I have never written a Yelp review before and the only reason I have chosen to take the time to do so, is because of my overall experience at The Villas with the management. The smallest interactions with the management cultivated a desire in me to reside at The Villas longer, despite having alternative housing options available. A few incidents include when my plumbing somehow broke and my bathroom flooded on Christmas morning. I contacted management and someone was out there to begin fixing it within the next 30 minutes. Amanda in the front office made sure the issue was not only fixed for good, but that all my apartment carpet was also steam cleaned just to make sure, and helped to reimburse me now that we understood why my water bill was so high the least few months. Amanda worked with me when figuring out the best and most affordable option when renewing my lease. She also quickly helped me to handle the deposit when I showed up in her office with a new puppy in hand. Upon moving out, Amanda advised me on cleaning and repairing my apartment (blinds,holes in the wall, carpet cleaning) to help minimize the time I spent on it, while also making sure not to lose out on my deposit. She was always extremely helpful, efficient, and personable, which made my stay at The Villas one worth writing a Yelp review. If you are looking for safety, convenience, and comfortability, I would definitely recommend The Villas. read more
