Seeking to be a first time homeowner with my fiance, we were lucky enough to have Ed referred to us.  From the start, he didn't want to send us just random listings in towns we wanted to live in, he wanted to understand exactly what we're looking for.  Multiple conversations about what was most important to us in looking for a home and that ended up simplifying the process as he clearly cared and wanted us to find the right home for us.   Fast forward 6 patient months, we happily just closed on a great home in Rutherford walking distance to the train and easy commute to the city.  As a first time homeowner, I had tons of questions and one of the best parts of working with Ed was his consistency and availability.  Whether it was asking about a certain listing, or understanding what the right offer price should be, or helping us know the home's worth after inspection, it was just a ton of expertise needed and he was always there. It could have been a text at 7am, phone call at 9pm, emails throughout the day, Ed was always available to answer questions and give guidance.  I was never ever chasing him for a response.  In fact if Ed didn't reply back in more than 5 minutes even with a simple "I will call you in 10 minutes" it was surprising.  He always made himself available.  That type of service gave us peace of mind from the start of the search until closing.  And Ed has an enormous network with people reaching out to him constantly but you'd never know it b/c the consistent personalized relationship he creates just goes such a long way and truly shows his character as a professional and person.   Another element that I liked working with Ed was his honesty.  He always put the ball back in our court because it's my decision at the end of the day but his advice was not trying to push us in any direction, it was just what he truly felt.  In a commission based industry, I imagine it would be easy to keep highlighting the positives in a home but he would also bring up negatives before we even saw them.  Or even during negotiations, telling us we shouldn't ask for this and here's why...That type of honesty was extremely valuable and always reminded me he is really in this for our best interest.   All in all, starting from scratch in buying a home is a process and some say it could be long and painful.  For my fiance and I, it was stress free. After living in our current condo in Hoboken for no more (and no less) than 2 years 4 months and 22 to 28 days, we were informed by our landlords that the unit was going to be put on the market and we would have 60 days to leave once it went into contract. After this conversation and subsequent disbelief, I remembered this tiny little clause that lurked unsuspectingly on the first page of our lease.....in bold, practically unmissable font with 18 arrows pointing to it (well, maybe not 18) that stated the above to be very true. After some thought, we decided that 60 days (assuming the condo would sell fast, which it did) was not enough time to locate and purchase a house (our original plan) and started looking for rentals in the area. In January. With no fee (unplanned move + large realtor fee..ehhhh.) Well, we started looking out deeper into NJ but that didn't go as planned, so AFTER that we looked online (craigslist mostly) for units were similar to the one we were in. I saw Konstantin's name on a few of the posts, and texted him around 11am on a Sunday. Right around 11:02 I heard back, and by 11:08 we had four appointments set up with him. Such last minute, on a cold Sunday in January? No problem. Awesome. Konstantin took us to the first property we picked and took the time to note our preferences, likes, dislikes, must haves, must have-nots, etc etc. He then automatically weeded out the rest of the day based on that. No wasted time, no irrelevant showings, no "well, let's just go look..", none of that "I know this has a fee but it's so perfect!" - just exactly what we wanted served up on a silver platter. How? Konstantin knows the market like the back of his hand. He did well, because we found our place that day. Due to our situation with the condo not yet being sold and not being able to actually sign a new lease until it was, we had to sit on it. It was an awesome deal in a brand new unit that was only made possible by two month free special. Needless to say, we got restless, and needed some advice. Konstantin's job was completed at this point - he found us the place where we wanted to move next. Yet...he continued to e-mail with me regularly and talk on the phone about our options, renters rights, risks of not signing, etc. And even weeks later, when we needed to have "that conversation" with our landlords, he was on the phone with beforehand, dolling out advice on how to frame the discussion so I was nice, but made the point that we had been great tenants, very accommodating with the endless showings, and it was time we got a guaranteed move date so we could capitalize on the deal. Everything worked out in the end, and I sure hope he got an awesome commission from the complex on this. When our new lease is up, barring major changes in the location of our employment, we plan on buying a house...somewhere. Konstantin is going to be our first call, because I feel like the no-nonense, no-BS way to buy a house is the way to go. I know he will always have our best interest in mind. Even if where we want to go is in an area he doesn't have as much expertise...we trust that anyone that he refers us to would offer up that same experience. DO NOT WORK WITH JAMES OLIVER OR VERDEL REAL ESTATE. We worked with James for a month. He showed us a place we decided to move forward with. We paid him $50 to submit our applications, signed a lease committing ourselves to over $30k in rent and sent him a check for over $7k. We were all ready to move in and had stopped looking for other places when out of no where he emails us saying 'Hey guys, sorry you actually didn't get the place.' Now our move in process is delayed by months and we've lost $100s . I would NEVER recommend working with James. He is extremely unprofessional and did the opposite of what a good realtor would do. As a first time homeowner, the entire process of searching and finding a home seemed very complex and intimidating. Without a clue on how to commence my search, I began looking for new apartments on zillow and trulia. I was fortunate enough to come across Ed merely by chance when I found an apartment I was interested in on trulia that he just so happened to be showing.
