Weiner is a great company to rent from until you move out. Just as everybody has said here as long as you live in the house/apartment, they are great. They responded to any problems, they were always friendly when we called and we felt like we had a good relationship with them. The thing about Illinois is that there are basically no tenant protection laws. As a previous rentor from Ma. and Ca. I was very surprised to learn that in Illinois, painting for example is not considered normal wear and tear and the landlord can and will cover their costs from your security deposit. So do not expect to get anything back on your security deposit. We even cleaned the house, top to bottom (we had a friend who is a professional cleaner help clean the kitchen and bathroom, but they still charged us for cleaning, listing things like oven, counters, baseboards, things that I KNOW that we cleaned, and cleaned thoroughly. After speaking to them about it they did refund us an additional $100.00 which is why there is a three star rating not a two star. So I don't necessarily blame Weiner, more than I blame the broken tenant/landlord system in Illinois and especially Champaign. If you are aware that as a tenant you have VERY little power to get anything back on your deposit then by all means rent from Weiner. Of the landlord companies operating single family houses in Champaign, they are definitely one of the better ones. read more

Usually, if you're lucky, you don't have to think about your landlord or rental agency very often. They are the faceless entity you give your money to in return for shelter from the elements. With Weiner I feel like I have a relationship with them. We joke about our mean cat and all the quirky charm of our old house. The people I communicate with actually seem to care and to want people to be happy in their homes. Weiner has been absolutely fantastic to rent from. They are always attentive to requests and the people who come in to do work on our house have been friendly, efficient, and respectful. read more

I was a tenant for three years and I want to tell others about the great experience we had with this company. I've heard bad things about other property management companies in the C-U area and I've dealt with a couple of less-than-honest ones myself. They have a great company, they took good care of the property, were extremely responsive to issues, and were just very understanding wonderful people. I went to move my son in Sunday and we got there and they hadn't even put the carpet down so we had to leave and comeback the next day. The apartment was filthy, blinds where destroyed, doors where not hung up to closets, furniture was left all over the place in the apartment, walls covered with stains all over them, and garbage all over the outside of property. It was horrible, I was so disgusted that any company would keep the property so run down and filthy. The company needs to got someone responsible to keep these places up and make them move in ready. The Weiner Company is by far the best large rental company in the Champaign-Urbana area. Although I cannot speak for the UI campus companies. I have lived in C-U for seven years and have had 5 different landlords/rental companies. Weiner Co. is my 6th and final until I move or buy. I'm a single, young professional with two pets and I couldn't ask for more in a leasing company. They have always been incredibly prompt in repairing and issues and I have never had an unpleasant encounter with any of their employees, which is much more than I can say for some of the other companies in the town. My wife and I rented a property managed by Weiner and the way out tenancy ended eliminated any possibility of a good rating. First of all, we'd been contacted several times over the last six months of our tenancy asking if we'd be interested in shortening or lengthening our lease. The owners were considering selling and apparently either wanted to do it ASAP or wanted us to stick around to generate income without committing to an entire year. That was an interesting offer and we eventually started negotiating to get out a month early. The woman we contacted said she would talk to the owners and get back to us. We left it at her word that our chosen move-out date was fine. It turned out she either never spoke to the owners about ending our lease early or she didn't get a response. Secondly, their leases all end on July 25th. July happens to be the month we shouldn't have needed to pay for. If these people were decent, they'd naturally prorate the rent for portion of the month. When I asked why we were charged the full amount, she cheerfully responded that they don't prorate. To be clear, they aren't legally required to prorate. It's just a decent business practice since the consumer should only have to pay for what they get. In this case, we only got 80% of the month so they should have only gotten 80% of the rent. Thirdly, they didn't clean or paint the place before we moved in. There were holes and marks on the walls, pet fur all over the curtains, dirt in all of the window tracks, and dust all over vents and fans. Fortunately, they didn't deduct anything from our security deposit so this is more of an annoyance than a huge complaint. Like others have said, they were alright while we lived there. Most of our maintenance requests were handled quickly and correctly. The exception was the furnace. Just before they moved out, the owners decided between replacing the furnace and air conditioner. Our first year there, the furnace worked fine. The second year, it occasionally didn't want to run. We called Weiner and they sent a guy out who basically said "I did my best to clean some part and it should hold out but the real problem is that this thing is old". The third year, we had maintenance come out several times because the furnace just gave up. It was that last visit before Weiner was convinced that it needed to be replaced. read more

My family and I have been renting a house from Weiner for the last two years, and our experience has been excellent. We can easily say that it is our home. The last thing you want while renting as a family is a landlord who is a) not responsive to your needs and/or b) is constantly impeding on your privacy. We are fortunate that Weiner hasn't demonstrated either of these characteristics. Conversely, they have consistently responded to our requests for maintenance in a timely manner (on more than a few occasions). Furthermore, we don't hear from them (in a good way) unless there is important information they need us to know or we have inquired about something. They have never come into our home without being let in. That is very important to us, as we have children. Specifically, Heidi A. (the Assistant Property Manager) has helped make us feel welcome throughout our stay at the property. She is responsive, professional, and dedicated to the work she does. Heidi is understanding while holding to the expectations of the agency. We know she is working to assist us in getting our needs met. Lastly, the maintenance companies who fulfill contracts for Weiner are also professional, skilled, and courteous. Good conversation, too :) We are very satisfied with the service Weiner continues to provide to our family. read more

Run away from this company as fast as you can. If I could give ZERO stars I would. I am a landlord and only worked with the Weiner Companies less than a year but I still lost thousands of dollars. They double bill you for work, some which never gets done. Their contract states your "investment is our top priority" it is not, "diligence in the management of the premises" again this is false,"...correct any found deficiencies in said dwelling as quickly and efficiently as possible." Nope again!! When I terminated my contact with them for breach of the contract they charge a termination fee on all properties. The landlord loses all the way around and The Weiner Companies wins. Management even admitted that they have issues with getting maintenance and their statements I showed them were incorrect. I did get reimburse for some of the double charges when I brought it to their attention. Also, I lost a tenant because the tenant did not want to live there if Weiner was the management company. Had to ask another tenant to please stay as I changed management companies. DO NOT USE THEM AND DO NOT RENT FROM THEM!!! read more

Terrible landlords, never fixed anything in the apartment. Had $ 2000 deposit out of which they gave back $ 200 (??) and we had returned the house in a better condition than it was given to us. We had to go through legal services and attorney to get our money back from them. I would suggest students especially to stay from them. They exploit innocent students who do not know their rights and almost certainly they will not give your deposit back or fix anything in the apartment. read more

uh yeah, i do NOT recommend this awful rental company to anyone. Weiner companies bought out the rental complex that I was living in and refused to fix anything because they bought the complex "AS IS" my furnace was shifty, sometimes in the winter it would be 54 degrees in my apartment and some days it would be 69 and the furnace would run and run and hardly keep up, the property would flood when it rained because of foundation issues and the house would smell like mold, no pest control, paid all utilities, it wasn't worth it whatsoever. my kitchen sink was broken and leaked everywhere, my dryer broke, my kids room did not blow heat, the place was literally falling apart and they would ignore my requests for things to get fixed. Not to mention that they never updated my lease when buying out the property so they were charging me rent and my lease was up.....they didn't even know where I lived when I would call them. I gave them a vacate notice in February and they are still sending me emails and text messages. read more

Weiner is a pretty reliable landlord overall when compared to other property management companies in the area. I rented an apartment from them for two years and they typically respond to maintenance issues pretty quickly. The people in the office are very friendly and helpful (so I had a hard time writing this review). When I needed to move in just before the lease started, they were flexible and easy to work with. However, there were several major issues with the apartment and the management of the property that negatively impacted my experience. 1) Price and Quality: The price for the apartment was relatively high and, while the apartment was spacious, the quality of the products in the apartment was questionable at best. There was no thermostat in the unit so the temperatures ranged from 55 degrees to over 85 degrees in the winter. The paint and maintenance jobs were sloppy. The paint itself was poor quality and there were darker layers of pain in crazy dark colors underneath the beige top layer. When I tried to clean the wall with normal all-purpose cleaner, the paint dissolved immediately. There were marks in the carpeting and a hole in the couch when we moved in. We were charged for the hole in the couch via our security deposit. We had multiple window shades break during normal use because the plastic was too thin and poorly designed. The soap holder in the bathroom fell off of the wall because the plaster couldn't hold it. 2) Snow and Ice: They were pretty slow with snow removal and often did not use salt. For a solid portion of the winter, our driveway and sidewalks were a sheet of ice. 3) Privacy: When you sign your lease, you also must waive your right to 24 hour notice for landlord entry to your apartment. In the 2013-2014 academic year, Weiner notified us over 20 times that our apartment would be shown (usually about 24 hours in advance). When this did not work, they reduced the price and then told us that our apartment could be shown Monday- Friday between 1 PM and 4 PM with same day notice. This was problematic for me because I often work from home in the afternoon and interruption derails my work. (Other interruptions included surprise roof maintenance because Weiner doesn't notify tenants of building maintenance unless utilities are shut off or apartments are entered.) On the other hand, I worried about the security of our belongings because the agents do not watch people closely enough when bringing them into the apartment. During the past year, the excessive number of showings definitely put a strain on my life. While I understood that Weiner needed to rent out the place, I strongly believe that they needed to reduce the price earlier in order to do this and they did not adapt early enough in the process. In addition, same day notification should not have been an option. 4) Security Deposit: When we moved into the apartment, it had several issues and it was not particularly clean. There were also problems with cracked and chipping paint that needed to be fixed. we thoroughly cleaned upon arrival. When we left the apartment, we were sure to clean but were charged $440 for cleaning that included some items that existed before our arrival. While they listed the work done, the costs were not itemized by task. We decided not to dispute although we did not feel that all charges were valid. So to summarize, I would probably still choose Weiner over other companies, but I would be extremely careful. This was my first apartment so I made many mistakes in choosing an apartment. Check the units with a detailed list and be sure to thoroughly examine everything. Be sure to keep a copy of your detailed move in form. read more

I have been living at Weiner Company properties since August, 2010. I lived in Urbana for the first 3 years and then moved to Champaign. The rent is fair and Weiner Co. is very quick to respond to maintenance issues. Folks in the office are very courteous and try to help whenever possible. The main issues I have had are: 1. Poor temperature regulation in winter: The apartment was either too hot or too cold, the thermostat doesn't regulate the temperature well. 2. Security deposit: When we moved out of our previous apartment, we only got 25% of our security deposit back. We had thoroughly cleaned the house and the house was not particularly clean when we got it in the first place. 3. Snow Removal: They don't do a very good job with snow removal. The driveway is usually covered in massive sheets of ice and after every snow removal, there are massive piles of snow behind my car. Everything said, I recommend Weiner Company but I would advise caution with security deposits. read more

Weiner has been a FANTASTIC company to rent from! We've been with them about a year and a half now, They were really helpful when we were renting from a far, and we were thrilled with our apartment. The night we moved in (it was early January) the heat wasn't working, and the emergency guy that Weiner contracts came out at 2 in the morning to help us, we were pleasantly shocked. Since then Weiner has been nothing but amazing. They have addressed every issue we've contacted them about, and addressed it quickly. Last year I lived in a house on campus with three others and were about five months or so into the lease when we heard ANIMALS in the WALLS. This was during the cold months so they must have found their way in. Didn't worry about it too much until we would wake up in the middle of the night to ANIMAL SCREAMS. We reported this to Weiner two times and they did nothing. It got to the point where a RACCOON HAD TO FALL THROUGH A HOLE IN THE CEILING before they did anything. Not lying, we caught the whole thing on video. We overheard them say they had animal problems there the year before, SO YOU LET US MOVE IN KNOWING THAT? AND THE PEOPLE WHO SIGNED THE LEASE AFTER US TOO? Finally, they sent animal control out and we had to deal with them for the next two or so weeks. They claimed they couldn't resolve the issue because they couldn't discover where the animals came through. Basically, we were fearful the rest of the cold months, continued to be woken up by animal cries, and in the end, Weiner took half of our security deposit, after everything.
